Evolution of Suvilas

Suvilas – A Dream come trueMr. Sunil Chowdary began his career as a first generation entrepreneur in the year 2008 at the age

of 36. He swiftly became creator and proprietor of ‘The Chow Holdings’ which was primarily a prop-

erty holdings company until 2010. The company’s objective was simple: to acquire land with clear

titles. Whilst managing ‘The Chow Holdings’,

Mr. Chowdary purchased an apartment in downtown Bangalore from a reputed builder. Sub-stan-

dard construction quality and untimely delivery forced Mr. Chowdary to renounce the property and

sell. This incident taught Mr. Chowdary some valuable lessons and changed his entire perception

of the housing market. It was then that his dream of creating a real estate company was realised.

Mr. Chowdary aspired to supply dream homes for those who, much like himself, were unable to

find the quality that they were searching for in the current market. Indeed, Mr. Chowdary soon dis-

covered that quality housing was in high demand. With the determination to achieve his dream, Mr.

Chowdary soon set out to acquire land with clear titles. By using the land already acquired in the

name of ‘The Chow Holdings’ and with help from close friend Mr. M. N. Umesh, an advocate with

over 20 years experience and now a part of the Suvilas family as Director-Legal, his dream could fi-

nally become a reality.

Mr. Chowdary’s next aim was to set a bench mark in the construction industry by using high quality

products. Land with clear titles was identified and Mr. Chowdary’s real estate venture was ready to

begin. It was at this point that Mr. C. R. Suresh joined forces with Mr. Chowdary to form a partner-

ship company called Suvilas Properties in 2010. Suvilas was later made a private limited company

in the year 2011 and became Suvilas Properties Private Limited with a share capital of 25 Cr/ 5

millon USD.

Mr. Chowdary met with the talented and knowledgeable architects Mr. Sreedhar S.B. and Mr. Ravi

John Paul at Design Desk in 2011. With experience totalling 20 years, these architects have un-

questionable ability having worked with accomplished architects at Sobha Developers, a reputed

developer and builder.

Collaboration2

After many meeting with Mr. Chowdary, who had firm vision for the project, the architects con-

ceived the final design. The plans were then finalized for Suvilas’s first signature project.

Design3

It was important that statutory approvals were put in place before any work could begin. Suvilas,

along with the architects, made an excellent start by obtaining all the required statutory approvals in

a short span of 8 months. This proved extremely quick for a start up company. As a result, everyone

involved in the project gained a huge amount of confidence.

Naming the project was left to Mr. Chowdary, who decided that this, the debut from Suvilas Proper-

ties Private Limited, should be named ‘Suvilas Royal Gardenia’, a name fitting for such a grand and

ambitious endeavour with a super builtup area of 2 lac sqft on 2.05 Acres of land and named the

second project “Suvilas Palms” to be developed on 10.5 Acres with a built up area of 1 Million sqft.

Approval4

The architects, however, met multiple oppositions when it came to the practicalities of construction.

To achieve the high quality standards which Suvilas aspired to, it was clear that the only option was

to create an in-house construction team to ensure effective monitoring of quality and safety. In 2011

Suvilas Constructions Private Limited was born, Mr. Chowdary becoming the Chairman and Man-

aging Director of The Suvilas Group.

The next step was to gain expert knowledge and excellent material for the construction process.

Mr. Chowdary, therefore, believed it was of upmost importance to travel to European countries to

research and source expertise in construction methods and materials. His trip was extremely suc-

cessful as he sourced the best quality materials that the construction industry had to offer.

Next was to appoint the correct people for the correct jobs. Fortunately, the right candidates with

prior experience at leading organisation were hired to head different departments. At last, the Suvilas

dream was becoming a reality.

Quality6

To finish the project to the standards Mr. Chowdary initially aspired to, it was agreed that time should

be dedicated to source the right building materials. Mr. Chowdary and Mr. C. R. Suresh, along with

the architects travelled to China in the hope of acquiring building materials. This journey was not

successful as the materials on offer were not to the satisfaction of the team.

Back home in India, the hunt continued to find the best materials for construction. The team visited

more than 100 project sites throughout India and even ventured abroad in their quest. This search

helped them to find the perfect construction materials and equipment which was paramount to

achieve the very best finish. The building of the model home could now begin.

It was decided that in mid 2011, the team would travel again to European countries with the goal of

finding the latest technologies in the construction industry. During their 35000 km search of Europe

by road, the team were very fortunate to source materials which were of high quality.

The CMD of Suvilas was always determined that the correct equipment and materials were to be

used and that no corners should be cut to achieve highest quality standards. By travelling the world

to source the very best the market had to offer and by exercising patients, he had ensured that this

first Suvilas project is exactly what he envisaged.

15

It was Mr. Chowdary’s decision to showcase European Construction Standards and Technology in

all Suvilas Projects to demonstrate the impeccable standards practiced at Suvilas.

After obtaining all the necessary approvals, on completion of the model home and the basement

slab, which is 30% of project construction the project will be open for inspection after this “Suvilas

Royal Gardenia” will be launched.

Mr. Chowdary was alone when he first dreamed of beginning a construction and real estate devel-

opement company. Now that his dream has become a reality, he has been joined by over 200 em-

ployees, both in the corporate office and the engineering team.

The Suvilas group has also built a strong, skilled work force which is a large and vital part of the

construction team. The Suvilas group has worked towards improving the quality of life of the work-

force by implementing measures such as providing company uniforms, safety gears, building a well

equipped cafeteria on the site as well as providing food and quality accomodation. Mr. Chowdary

also has plans to build a school for the children of the Suvilas workforce to attend. The comfort,

safety and livelihood of all Suvilas employees and their families are of at upmost importance to the

group as a whole.

resounding success. The Suvilas team aims to build on their accomplishments as the

company continues to grow, develop and break even more boundaries within construction.
