STUART FULLARTONSYLVAN LAKE NEWS

The Town of Sylvan Lake is reminding lakego-ers of some simple eti-quette for their furry four-legged companions this summer.

A popular destination for some dog owners aim-ing to help their canines cool off, a large part of the lakefront along Lakeshore Drive — particularly that which lies within Provincial Park boundar-ies — is actually off limits to dogs.

With more and more complaints being filed, the Town is taking steps to ensure the no-dog rules are being followed, and is now increasing both awareness and enforce-ment in a bid to ensure compliance.

“This summer mostly, although we started to see it last year as well, we’ve been receiving a lot more complaints about the dog

rule, and — since it is a rule — why it’s not being enforced,” said Town com-munications officer Joanne Gaudet. “Basically Council has directed staff, and staff spoke with both Parks staff and the RCMP and decid-ed that there’s going to be a bit of a blitz about enforc-ing the rules a little bit more.”

To that end, the Town has begun distributing a pamphlet outlining where dogs are and aren’t permit-ted along the lakefront.

Within the Sylvan Lake Provincial Park, which encompasses the lakefront north of the boardwalk between the west side of the Pier and just beyond 34 Street, dogs are prohibited at all times, all year long.

Within Centennial Park, dogs are permitted on sidewalk areas, but only on a leash. They’re not allowed in the park’s grassy area, where people often enjoy picnics and other outdoor activities.

Town reinforcing no-dog rules along lakefront

Provincial Park rules are beyond the Town’s con-trol, but are in place to ensure visits to the lake remain enjoyable and inci-dent-free for both people and their animals, said Gaudet.

“There’s so much activ-ity with kids running around, there’s food every-where, there’s all these new smells — even the best behaved of dogs can get overwhelmed and react in a way that we perceive as negative,” she said, adding the RCMP has already had to deal with a number of dog-related incidents this summer.

People and their dogs who infringe upon the rules will be asked to leave, said Gaudet, and could end up being fined.

“Most important in all of this is it’s a Provincial Park rule,” she said. “We just want to reinforce that it is the rule.”

Meanwhile, the Town’s Off-Leash Dog Park at the corner of Memorial Trail and 60 Street offers an area for dogs to roam leash-free.

“There’s so much activity

with kids running

around, there’s food

everywhere, there’s all these new smells — even the best

behaved of dogs can get

overwhelmed and react in a way that we perceive as negative.”

A vital community orga-nization is hosting a golf tournament in August with the aim of raising some much-needed funds.

The Sylvan Lake and District Victim Services unit provides supportive services to individuals affected by criminal and traumatic cri-ses, including — but not limited to — traffic acci-dents, domestic violence, suicide, sexual assault and bullying.

The unit’s advocates are specially trained to deal with such situations, and last year worked with over 1,500 peo-ple, all ranging widely in age, according to program co-ordinator Jennifer Plotkinoff. For that reason, the unit needs as much support as it can get.

The annual golf tourna-ment, now in its 15th year, will take place at the Sylvan

Victims Services golf tournament fundraiser returning in AugustLake Golf and Country Club on Aug. 5. It will not only provide an enjoyable way of raising money for a good cause, according to Plotkinoff; it will also give participants the chance to meet people who work both for and alongside the Victim Services unit.

“I’ts a great opportunity for the public to meet the local RCMP and advocates from the unit,” she said.

The tournament in previ-

ous years has brought in up to $25,000 in support of the unit. That money helps fund training for the unit’s advo-cates and supports its pro-grams and service offerings in general.

This year, Plotkinoff said, organizers are aiming to beat last year’s fundraising total of $20,000.

Live and silent auctions will take place in conjunc-tion with the tournament, and offer attendees a chance

to get their hands on various pieces of prestigious sports memorabilia among plenty of other items.

The tournament begins at 11 a.m., with registration running from 9 to 10:45 a.m.

Further information on the tournament, and on the Victim Services unit, is avail-able on the Sylvan Lake and District Victim Services unit’s website at www.sylvan-lakevictimservices.com.

Innisfail-Sylvan Lake MLA Don MacIntyre speaks during Canada Day festivities in Sylvan Lake last Wednesday. JASMINE O’HALLORAN-HAN

DON MACINTYREMLA INNISFAIL-SYLVAN LAKE

I appreciate the kind words and congratulations many of you have been sending me. Thank you.

Over the past weeks I have met with Innisfail’s mayor and council, the mayor of Sylvan Lake, the Urgent Care Committee, the Wolf Creek Primary Care Network director and the Sylvan Lake Water and Wastewater Commission to understand the issues and take them up with the vari-ous departments in Edmonton.

I was also privileged to address a number of gradu-ation ceremonies at Bowden Grandview School, Penhold Crossing (their first grad!) and the DARE grads at Innisfail’s Middle School, and make a special presen-tation to Miss Emma Gabert, who represented Innisfail as the Minister of Environment for a day.

I joined in the fun at the Innisfail Mayor’s Garden Party and rode in the parades in Sylvan Lake and Innisfail, and am looking forward to further celebra-tions, more parades, and

Dear Editor,

We certainly hope the person or persons who took our Canadian Flag and pole and broke the bracket it was in off our house sometime on Canada Day evening will have it and display it for as long as we have. Twenty years we’ve had our flag and flew it every Canada Day; now it’s gone. We hope you are very proud of yourself!

meetings with other town councils throughout the constituency this summer.

In the legislature, we have already been working on constituent issues such as cutbacks to the Primary Care Network and Sylvan Lake’s Urgent Care Centre. We also elected a new legis-lature Speaker and installed Alberta’s new Lieutenant Governor, Mrs. Lois Mitchell.

In addition, Wildrose Leader Brian Jean has appointed me to be the Shadow Minister of Electricity and Renewables, and I have been appointed to the legislature’s Standing Committee on Resource Stewardship. Needless to say, the Wildrose caucus has been busy.

If you’ve been watching the news, you are probably aware that our new govern-ment wasted no time at all in providing us with issues to challenge. NDP Energy Minister Marg McCuaig-Boyd owes Albertans an explanation why her new chief of staff, Graham Mitchell, is registered as an active lobbyist against Energy East and other key pipeline projects for Alberta’s energy industry.

My colleague, Shadow Energy Minister Leela Aheer, says this new hire “sends a troubling message to our energy industry. Albertans need to have the confidence that their gov-ernment is working to advance our province’s energy interests, not work-ing against them.”

According to the federal

lobbyist registry, Mitchell has been lobbying against the proposed Enbridge pipeline to the west coast and Energy East since last January in his role as inter-im executive director for LeadNow.

In our constituency, we know all too well the trick-le-down effect of a govern-ment that has little or no

interest in promoting one of the two major drivers of our economy. The Wildrose caucus will be working hard throughout the summer to stand up for Albertans and fight for projects that ensure long-term stability for our energy sector, consistent growth for our province and jobs for Albertans.

A simple test that could have life-saving implications will be offered at the Sylvan Lake Farmers Market on Friday (July 10).

The Prostate Cancer Centre’s Man Van will be parked at the market from 4 to 7:30 p.m. to offer men over 40 baseline prostate-specific antigen (PSA) blood tests.

The test is carried out with the aim of detecting prostate cancer at an early stage. It detects the amount of PSA — a prostate-produced protein released into the blood-stream — in a man to determine his risk of prostate cancer.

According to the Prostate Cancer Centre, a non-profit organization dedicated to detecting and treating prostate cancer and other related diseases, the cancer is the

leading one among men in Alberta, with one in seven men expected to develop it at some point in life.

About 2,600 men are diagnosed with prostate cancer every year, and about eight men die from it each week.

The Prostate Cancer Centre notes that men — often busy with work, family and social commitments — don’t always con-sider prostate health to be a priority in their lives, with many of them struggling to find time for a doctor’s visit.

The Man Van aims to bring prostate cancer detection into the community, and offers the test at no charge. No appoint-ments are necessary.

As the Central Alberta Buccaneers’ football season pro-gresses, so too does the team’s involvement in the commu-nity.

The men’s Alberta Football League (AFL) team, whose roster includes several Sylvan Lake players, is currently sell-ing raffle tickets at home games for a chance to win a num-ber of prizes — one of which is an all-expenses-paid date night with linebacker and team chair Todd Lewis.

Proceeds are being raised for Whisker Rescue Society in support of stray and surrendered cats.

The initiative is just one of many the Buccaneers have been involved in lately; others have included blood and food drives, and a football clinic for kids.

Giving back, according to cornerback Tylor Johnson, is simply part of being a Buccaneer.

“We impact the community with even just one day’s work,” he said. “It’s a pretty special opportunity to be a part of.”

The Buccaneers are just over halfway through their 2015 AFL season, and are currently sitting in third with three wins and one loss.

The team’s roster includes players from all over the Central Alberta region. Home games are played at MEGlobal Athletic Park in Lacombe.

VACATION BIBLE SCHOOLI remember going to my very fi rst Vacation Bible School (VBS) when I was 5 or 6 years old. I don’t remember much about it except that I glued pasta onto a tin can. I am pretty sure that my Mother treasured the gift that I off ered her that day, a lovely tin can pencil holder covered with a little bit of macaroni and a box car load of Elmer’s White Glue.

Years later I interned in a small church in Kingston Ontario. I was 20 years old and thought I knew everything. I was given the job of organizing VBS for that church. I was terrible. I quickly discovered that I had little or no organizational skills and even less ability to think on my feet. The people in the church were gracious and I am pretty sure that they quietly and patiently fi lled in the gaps without making me feel like a failure. Those veteran VBS leaders took control and helped make me look good.

I love VBS. I think that it is a great expression about what matters to God. Once, when Jesus was talking to some adults people started showing up with their children – parents who were hoping that Jesus would bless their loved ones. The disciples tried to shoo them away because in that culture children were to not to be seen and certainly not heard. Jesus welcomed the children, prayed for them and told everyone that the Kingdom of God belonged to them.

By the time you read this, our VBS will be almost fi nished for this year at the Alliance Church. It has been a ton of work, but as Jesus reminds us, it is worth every hour of labour. Jesus loves the little children!

Now more than 20 years into an illustrious career that popularized them as one of the most recogniz-able acts in Canadian music, Our Lady Peace might just be at the very height of their game when they perform in Sylvan Lake this week.

The four-piece Toronto alt-rock outfit will take to the stage as headliners of the Summer Sensation Beach Music Festival on Friday night, in the midst of a time bassist Duncan Coutts described for the band as “a very nice place to be right now.”

“I don’t think we feel tired about anything — creatively, physically or any of that stuff,” he said, not-ing the past year has seen the band perform “some of the best shows we’ve ever put on.”

“We’re still striving to be better and different and to grow.”

Our Lady Peace: New material on the waycontinued from page 11

One such performance arrived in 1999 at the icon-ic Woodstock Festival in Rome, N.Y. — an event perhaps best remembered for its frightening scenes of violence and property destruction.

Our Lady Peace played before the chaos descend-ed, and Coutts’s own mem-

ories of the event are much more peaceful — but no less unforgettable.

“To look out and see a couple hundred thousand people staring back at you, it’s an experience you don’t get to have every day,” he said.

Yet there are plenty of other perks about playing in a festival environment, Coutts feels. This weekend,

for instance, he’s hoping to catch up with estranged acquaintances and take in some of the other bands’ performances.

“I used to play on the Toronto scene with one of the creative forces behind Dragonette many, many years ago, and I haven’t seen him in a long, long time, so it will be nice to say hello again, and I’ve

never seen Stars play in all the years that we’ve been together, so I’m looking forward to that.”

Sylvan Lake fans on Friday could be treated to a first listen of some of the band’s newest material, with its members having been in and out of the stu-dio on a regular basis of late.

The end product of the

studio visits is currently unknown, but new music in some form will likely be released at some point this year, Coutts assures.

“We are just putting the finishing touches on recording one song, and we’ve got a bunch backed up waiting to be recorded,” he said. “Whether we end up just releasing a couple of songs every couple of

months or whether we put out an EP or an album — we’re not sure how that plays out right now.”

Such decisions, he added, are a luxury afford-ed to them as an indepen-dent band.

“There’s a freedom that comes with that, so we’ll sort of figure out how to do it, and if it looks like we have enough songs for a full release, then we’ll do it.”

Meanwhile, the Summer Sensation is one of just sev-eral shows scheduled for the band this summer, allowing for what Coutts describes as a more “focused effort” on each.

It’s a much different sce-nario than the one the band became accustomed to in the late-’90s, when its members were “essentially on a tour bus for four years,” said Coutts.

“You would get off bleary-eyed and you would do another show, and there’s a wonderful train-like quality to that where the shows just get better and better and better, but (it’s nice) to have some time in between and actually get to enjoy the places that you’re in.”

Hedley, Matthew Good and Dear Rouge are among the other acts slated to per-form at the Summer Sensation, which runs July 10 and 11 at Centennial Park.

Event and ticketing information is available at SummerSensationFest .com.

This tiny cottage (16’ x 16’) has the unique status of being built for a much-loved 1907 SaskAlta McClary wood stove. The stove had languished in an old homestead in Saskatchewan for many years and then in a Red Deer garage — until the family found just the right home for it near Petro Beach. As of June 2015, the 1907 SaskAlta Stove was to be moved to a new home — a new cabin being built for it near Crestomere (Rimbey).

Blue Moon, built in 1923, was named for the owner, Mrs. George Stagg, whose favourite expression was “once in a blue moon.” Like many other cottages, this one had a large screened-in porch, a rocking chair and a 1907 cast iron wood stove (‘Mother’s Comfort’). It also featured an add-on porch at the back where each fall the Stagg’s big Hupmobile car was housed when the family returned to Nordegg. The Blue Moon was torn down not long ago.

The Sylvan Lake town has a unique feature — a “cottage area,” which is mostly between the downtown busi-ness area and the east end of town.

Many memories abound of sum-mers at the lake. Art Densmore, once

a longtime cottager, gave a humorous slant on cottage life: “There are those who picture a cottage as a place where one puts up one’s feet and relaxes. Not so! It is a place where one works hard all weekend and then returns to one’s job to rest!” Many might agree with that statement.

Stories of life at the lake in the ‘old days’ all have a similar thread through

them — hauling water from commu-nity pumps (great gathering places), lighting gas lamps (don’t damage the mantles), filling wood boxes for the wood-burning stoves, carrying ice for ice boxes, using a flashlight to find the ‘biffy’ in the dark, and buying fresh vegetables, chickens and eggs to be delivered to the door.

This photo shows Grey Glen, built in 1921 and later called Sherwood Lodge by its new owners in 1944. The cottage is still standing at 5027 35 Street and is one of the oldest cottages in Sylvan Lake. Very few changes have been made — the old McClary cook stove and the stone fireplace are still in use, as is the screened porch.

The new beer garden proved a particular high-light, said Arksey, with many attendees having expressed their appreciation for its large size and social atmo-sphere.

“We kind of kept the same look to it to a degree, but it’s a bigger and better facility for people to be in,” he said.

Dean Ray performed on the garden’s stage Friday and Saturday nights, while most-ly pleasant weather also con-tributed to the event’s suc-cess. An estimated 6,000 to 7,000 people attended over three days.

“The crowds came out and it was nice to see,” said Arksey.

Entries in the Pro Rodeo were about the same as last year, he added, while entries in the Junior Rodeo were up significantly, and saw about a 20 per cent jump from last year.

Unofficial results from the Pro Rodeo are posted on Rodeo Canada’s website at www.rodeocanada.com.

A screenshot of a 1980s HJ Cody School yearbook offers a glimpse into the school’s past, which will be re-lived at a school reunion later this month. SUBMITTED

Organizers of an upcoming HJ Cody High School reunion are hop-ing the event will offer a kind of connection not quite possible through social media.

A reunion is slated to take place July 24 to 26 for the school’s graduat-ing classes of the 1980s, and while Facebook and other online outlets are being used to spread the word, meeting again in person in an increasingly digital world will be spe-cial, assured co-organizer Kelly Resvick.

“We can talk on Facebook and that sort of thing, but to actually sit and connect face-to-face with some people will be quite emotional,” she said.

Resvick graduated from the school in 1986 and said the average grad class size around that time was between 32 and 36 people. She said the town’s comparatively smaller size back then allowed for a very close-knit community.

“It was a small town and we were kind of all friends,” she said. “Everybody knew it as a farming community and that sort of stuff, so we were a close-knit group within the year that we graduated.”

The event will give alumni the chance to reconnect with their old

HJ Cody School 1980s reunion slated

for this monthclassmates, and with graduates of other years. That means some attend-ees will see their old classmates for the first time since graduation.

A particular highlight will see alumni taken on a tour through the school — for many, including Resvick, it will be another first since graduation.

“Some people have kids who have gone to the school, but I haven’t been there since we graduat-ed,” she said. “It will be interesting to see how it’s changed.”

The event will be held at the Benalto Fair Grounds where the stu-dents enjoyed plenty of good times together, Resvick added.

A tailgate party, picnic, gala, dinner and dance will all be part of the reunion’s lineup of events.

And excitement is quickly spreading into the community.

“There has been a lot of interest in the commu-nity in terms of help and donations and that sort of thing, which is nice,” said Resvick.

Many graduates from that era, she added, still reside in the area, though she expects some will travel from afar in order to attend.

Further information is available on the event’s Facebook page at www.facebook.com/groups/hjcody.

SPORTSSPORTS

Sylvan Lake Bantam Lightning baseball head coach Travis Smith has high hopes for what he feels will be “an excellent weekend of baseball” as his team gets set to host Provincial Bantam AA Qualifiers this weekend.

The outcome of the weekend’s games will determine seeding for Provincials later this month — the location for which has yet to be confirmed. And while Smith knows his players will face some stiff opposition, he’s optimistic about their chances of success.

“The teams we are playing, for the most part, have been at this level all season and play really well as a unit,” he said.

“We have some excellent athletes at this age group and now we just need to pull together as a team as well.”

This year marks the first in several that a Sylvan Lake team has entered a team into Provincial Playdowns, which the Lightning kicked off with a 22-10 defeat to the Stettler Silders before bouncing back with a 32-2 win over the Acme Red Sox.

Such ups and downs are part of the learning experience throughout the season, Smith feels.

“We are gaining some much needed experience to see what it takes to play competitive ball,” he said. “This is a

great group of ball players that really wanted to play at the competitive level.”

Provincial Qualifiers begin at noon on Saturday (July 11) with the Red Sox taking on the Sliders in the tourna-ment’s opening game. The Lightning go up against the Calgary Cubs in their first game at 6 p.m. on the same day, before facing the Fort MacLeod Royals and the Red Sox on Sunday at 1 and 4 p.m., respectively.

All games are played at Four Seasons Park in Sylvan Lake, with the tournament wrapping up on Sunday night.

SPORTSWith an aging member-

ship, the Sylvan Lake Sailing Club is seeking new members to ensure the sport’s longev-ity in Sylvan Lake.

Vice commodore Jim Barclay said the physically demanding nature of sailing means the club’s members typically begin to drop off as they hit a certain age. With the majority of boat owners being in their 60s, younger members are being sought.

“We wouldn’t discriminate or turn any older members away, but it would be really healthy for the club and fabulous to attract some 40-year-olds,” said Barclay, “It’s a demographic problem that’s all over North America — younger people haven’t caught on to the sport.”

Barclay himself began sailing around the age of 35, and quickly became hooked. He’d now like to see others try it, and hopefully eventu-ally follow suit.

To that end, he invites newcomers to the sport to attend a club outing aboard an existing member’s boat, departing from the club’s Marina Bay launch site.

“It’s something that you have to try to appreciate it,”

he said. “You never know, you might just get hooked.”

There are various types of sailing, he added — each with its own perks. For instance, racing, he explained, might appeal to more competitive sailors, while casual sailing offers a much more relaxed experience and way to enjoy the lake.

Barclay said the club is trying to achieve a balance between the two, and he understands a certain degree of competitiveness can be intimidating to new sailors.

“We tend to scare some people away because of how intensive our racing is,” he said. “We really have some good sailors and good racers in Sylvan Lake.”

Newcomers don’t need to own their own boat at the start, he added.

“They can come out and get an introduction to the sport and they don’t have to buy a boat. The annual mem-bership fee is $100, but we wouldn’t ask that of a person if they just wanted to come out and go for just a ride.”

Further information on the club is available at www.sylvansailing.ca.

Sylvan Lake’s Jaxon Lynn makes a putt at a recent golf tournament. Lynn, 17, hopes to earn a golf scholarship at a top university this fall. SUBMITTED

Having recently graduated high school, 17-year-old Sylvan Lake resident Jaxon Lynn now has his sights set on earning a golf scholarship at a post-secondary institution this fall.

As a competitive golfer, Lynn has kept his scores in the higher ranks, making him one of the best golfers in Canada for his age group.

Although he’s not yet confirmed a post-secondary school, he hopes to attend a National Collegiate Athletic Association (NCAA) Division 1 college in the States to pursue an education in business marketing.

This season alone has seen Lynn compete in tourna-ments in Phoenix, Palm Springs, Houston, Spokane and Nanaimo, as well as others closer to home.

He’ll head to South Carolina later this month to com-pete in the U.S. Junior Amateur Championship, before jetting off to Montreal to compete in the Canadian Junior Boys Championship in August.

Balancing golf and high school wasn’t easy for Lynn, but with plenty of hard work — which saw him take on an extra-heavy workload in Grade 11 — he managed to suc-ceed in both, without compromising either.

“It wasn’t that bad actually,” he said. “I overloaded my school schedule in Grade 11 so that my Grade 12 year was easy.”

Teachers and staff at HJ Cody School, from which Lynn graduated late last month, offered plenty of support to make the feat possible, he added.

And he’s had many other supporters who have contrib-uted along the way.

“It has been important to have a lot of support from my family and friends, as well as people in the community,” he said. “I am grateful and appreciative of the help that I’ve got so I can travel all around the province and country, and even the States.”

Regardless of where he ends up, he assured the sport will always be a passion.

“I enjoy golfing and I have fun while doing it.”- NEWS STAFF

LETTERS

Dear Editor,I refer to the letter to the

editor from Bryna Boisvert, published July 2. This article contains unwarranted criti-cism of Municipal Planning Commission (MPC) mem-bers and Town staff, and other misinformation, which needs addressing.

The letter contains the statement that “several bylaws were not adhered to”. In regard to all applicable requirements, the applicant met the requirements of the Land Use Bylaw. Nor was the proposal contrary to the intent of the R2 Medium Density Residential District, which is to provide an area for a variety of dwelling types and other uses which are compatible with a residential area. To be clear, the intent of the R2 district is to encour-age a variety of housing types such as detached dwellings and duplexes (permitted uses) as well as apartments, row houses and fourplexes (discretionary uses).

The only point on which the proposal did not comply with the zoning regulations was in regard to parcel cover-age. The proposal included coverage of 61 per cent whereas the maximum nor-mally allowable in an R2 zone for a fourplex is 55 per cent. Therefore, the proposal included a request for the relaxation of the maximum parcel coverage accordingly. This was also stated on the consultation letter that was circulated. Policy 3.3.3 of the Town’s Land Use Bylaw states that “the MPC or Council may consider a relaxation of any standard as prescribed by this bylaw”.

The letter also accuses that “not one of the MPC mem-bers seemed to be knowl-edgeable on what the R2 zoning entails ... they could not properly answer how garbage is removed from the fourplex building. The bal-conies are not in compliance … the decks were never noted by the development author-ity as being in the side yard”. I have the following response:

• That MPC members are not knowledgeable: This is a sweeping, exaggerated statement. MPC members are not expected to mem-orize every zone, the types of permitted and discre-tionary uses in each, and the vast array of other regulations contained in the Land Use Bylaw. The information presented in

MPC decision on development application was meritedthe report provides all necessary details for MPC members to make an informed decision. MPC members would never be expected to know how garbage is removed from a fourplex. This is the function of the Town’s Public Works depart-ment. Staff and MPC are only concerned with the point that screened gar-bage enclosures are pro-vided with this develop-ment in accordance with

the requirements of the zone.

• The balconies are not in compliance: There are no balconies proposed, only decks.

• The decks were never noted by the development authority as being in the side yard: This is not true. Paragraph (h) of the report states: “Each unit will provide a 2.44m x 3.05m deck projecting into the side yard main-taining a setback of 1.6m

from the property line. Part 7.43.1(a) permits a maximum projection of 0.6m into the side yard setback of 1.5m which has been adhered to.”Another concern

expressed is parking and “the proposed fourplexes have eight parking stalls each and eight stalls in the drawing are tandem parking. Tandem parking is not allowed as the bylaw states”. The applicant does propose eight parking stalls — one stall included in

the garage, and two of the stalls as tandem parking. Policy 7.38.32 of the Land Use Bylaw states that tandem parking shall not be permit-ted as a method for meeting the parking requirements for a secondary suite, and this application is for fourplex buildings.

Finally, the writer states that 11 letters of objection to the proposal “were com-pletely unheard at this meet-ing”. This is incorrect. The staff report referenced 11

objectionable responses received, and the points raised by the objectors were summarized in a table. Furthermore, each of the written responses were attached to the public report.

The staff analysis of the proposal and corresponding MPC deliberation and deci-sion was a fair one given the merits of the application.

Resilient MarketThe Sylvan Lake market remained resilient in June. Sales kept pace with last month but were off slightly from June of last year. Year to date sales are down almost 29% from last year, but that statistic is a little misleading. 2014 was the most active market we’ve experienced since 2007. If we compare this year’s 185 sales in the fi rst 6 months with the previous 5 year average of 192, 2015 is a “normal” year. The overall sales to listing ratio suggests a “buyer’s market”, but when listings and sales over $500,000 are taken out of the equation, that ratio moves into “balanced” territory.

The relationship between Supply and Demand determines price. When Supply is high and Demand low, prices will go down. When Supply is low and Demand is strong, prices will go up. An ideal market occurs when Supply and Demand are in balance - enough choices for buyers and enough buyers to satisfy serious sellers. A slower economy could push the market into buyer’s territory, but unless it’s fl ooded with inventory because of a catastrophe, we aren’t overly concerned.

There are plenty of opinions about where the economy is heading.  We do know a few things - 94.5% of Albertans are still working and need homes to live in, and oil companies are still drilling for oil and selling it for a profi t, even though that profi t isn’t as high as it once was.

Call us for detailed market information for Sylvan Lake, Red Deer, Blackfalds, Lacombe or Ponoka.
