Project History• Tamien Station Area Plan:
– Adopted 1995– Created by task force including property
owners, businesses, residents– Goals:
• Support transit & create a pedestrian friendly environment
• Create a livable community• Increase CSJ housing supply • Ensure new development is compatible
with existing neighborhood

• VTA sold CSJ 3.5 acres for neighborhood park
• City of San Jose and VTA Project Entitlements:– 440 units total, 88 affordable units– 3,000 – 10,000 sq. ft of commercial
space– Community engagement
• VTA issued a Request for Proposal in 2016– Response deadline January 2017

VTA Developer Selection Process
• VTA received proposals• Staff recommended that the board select UrbanCo-Tamien as the
developer partner • Board approved UrbanCo-Tamien in April and authorized VTA to
enter into an ENA (Exclusive Negotiating Agreement) • VTA and UrbanCo-Tamien are currently negotiating terms and
project details• Next step: enter into a Joint Development Agreement and Ground
