in Mediterranean Revival style architecture. It is located on US 41 in Estero.

integrates a range of shopping, housing, hotel, office and recreational facilities with distinctive design and
exceptional characteristics of the area.

The Tenant’s entire storefront opening within the Landlord’s building façade shall be designed, fabricated, installed
and maintained by the Tenant. Tenant’s storefront design should be respectful of the Landlord’s façade, thematic
architectural expression and landscaping. The Tenant’s storefront windows and other large glazed areas shall
include provisions for mullion articulation beyond a basic extruded aluminum profile.

This is a VAV & Chilled Water Lifestyle Town Center. Engineer is required to accommodate
conditions that may affect the performance of the HVAC system for their store.
HVAC (Buildings: J, K, L, P, Q, R, S, T, U, V, & W ONLY)
• System Landlord supplied conditioned air from centralized rooftop equipment.
• Equipment Tenant to provide variable air terminal. Fan powered terminals and electric heat are at Tenant’s option.
• Supply Air Conditions 50 degree F at 0.75” w.c. static pressure. Landlord has provided adequate supply air for retail occupancies and exterior exposures as may exist in each Tenant’s space.
• HVAC Load Calculation Tenant to submit detailed computer generated load calculation to justify request for air allotment.
• Outside / Relief Air Provided by Landlord through the supply air system.
• Return Plenum (Ducted return is for odor producing Tenants only and subject to Landlord approval).
• Smoke Exhaust/Relief None required.
• Toilet Exhaust Landlord has provided a central toilet exhaust system for Tenant’s tie in with Tenant supplied fan and ductwork from their toilet room only to the central duct.
• Odor, Thermal & Process Equipment Exhaust Size for application by Tenant.
• Replacement Air From Tenant outside air and dedicated makeup air units.
• Temperature Controls Tenant to provide electronic control system fully compatible with the Landlord’s central BAS/EMS control system.
• Test & Balance Tenant shall employ a TAB, NEBB or AABC Certified Air Balance Contractor to perform final testing and balancing.
• Building Thermal Values Exterior wall U=0.053 Roof U=0.05 Glass U=0.7, SC=0.4
HVAC (Buildings: M & N ONLY)
• System Landlord supplied chilled water from central chiller plant.
• Equipment Tenant to provide chilled water fan coil unit. (Electric heat at Tenant’s option).
• Chilled Water 45 Degree EWT with a 13 Degree delta T minimum.
• HVAC Load Calculation Tenant to submit detailed computer generated load calculation to justify request for chilled water.
• Outside / Relief Air Provided by Landlord through Landlord supplied louvers in rear of space.
• Return Plenum (Ducted return is for odor producing Tenants only and subject to Landlord approval).
• Smoke Exhaust/Relief None required.
• Toilet Exhaust Landlord has provided louvers in the rear of space for Tenant connection.
• Odor, Thermal & Process Equipment Exhaust Size for application by Tenant.
• Replacement Air From Tenant outside air and dedicated makeup air units.
• Temperature Controls Tenant to provide electronic control system fully compatible with the Landlord’s central BAS/EMS control system.

• Water Redistributed by Landlord via overhead mains. Designated connection point within or adjacent to space. 1 ¼” (retail spaces) 2” (designated food spaces) valved connection with 45 psi minimum pressure available. Tenant supplied meter w/ remote reader for large water users only, including Food Tenants.
• Waste 4” wye connection off Landlord main. Designated connection point within or adjacent to space.
• Vent 4” connection off Landlord main in multiple story buildings only. Designated connection point within or adjacent to space.
• Grease Waste Landlord has provided central grease interceptors and greasy waste lines to designated food spaces. Location of separate, in-ground interceptors as approved by Landlord, or provided by Landlord at Tenant’s expense.
• Natural Gas Low pressure gas is available from the utility for cooking use only at exterior meter bank in limited locations.
• Toilet Rooms One required for all Tenant spaces, available to public. Separate facilities (two toilet rooms) when over 3000 sf, when employing more than 15 people or seating for more than 10 in food establishments.
• Drinking Fountain One required per 1000 occupants.
• Service Sink One is required in each Tenant space.

• Implementation Tenant shall directly employ the Landlord designated contractor to install and/or modify existing grid or utilize
connection provided.
• Tenant Flow Switch Not permitted.
• Valve for Tenant Space Not permitted.
FIRE PROTECTION

• Landlord Equipment Breakers with interchangeable trip rating plug at common distribution boards in central locations.
• Power Provided by Redistributed electrical power by Landlord.
• Metering Check meter in Landlord meter room by Landlord at Tenant’s expense.
• Capacity Retail Tenants (10 watts / square foot) 60 amp 2”C with pull wire up to 4,100 sf / 250 amp 2”C with pull wire 4,101 sf and larger
• Capacity Food Tenants (40 watts / square foot) 60 amp 2”C with pull wire up to 1,000 sf / 250 amp 2”C with pull wire 1,001 sf and larger.
• Telephone 1” conduit with pull wire to designated connection point in central locations
• Fire Alarm Smoke detectors in fan system, ADA compliant notification with stand alone monitoring only when individual tenant space meets code requirements.
• Exit Pathway Illumination Exit pathway illumination required at rear door via light fixture above door on emergency power and at front door with an emergency light fixture in the space strategically located to illuminate out an open door, all by Tenant. Rear door EXTERIOR fixture shall match building standard fixture: Diversified Architectural Lighting, Inc. (MODEL # WA2 WMD 42TRT 277 BRZ EMERG)
