Special COVID-19 Notice: Health and safety measures to include social distancing and the use of facial covering over the nose and mouth will be required for attendance. The sale will be held outside on the courthouse steps.
By virtue of orders of the Anderson Circuit Court in the below listed actions, I shall proceed to offer for sale, at public auction, the real estate described herein to the highest and best bidder at the Anderson County Courthouse, Lawrenceburg, Kentucky, on Thursday, September 17, 2020, at or about 1:00 p.m. EDT, which real estate is located in Anderson County, Kentucky, to-wit:
SALE NO. 1: Coffey v. Sims, et al., Civil Action No. 19-CI-00274, Anderson Circuit Court, Anderson County, Kentucky; said property being a certain lot or tract of real estate on Lock Road containing 0.626 acres, more or less, with deeded easement, Anderson County, Kentucky 40342, of record in Deed Book 158, Page 557; Parcel ID 61-16, in the County Clerk’s Office, Anderson County, Kentucky.
The foregoing parcel of real estate shall be sold on terms of cash deposit or cashier’s check or certified check in the amount of the purchase price, or 10% down at the time of sale and the balance thereof due and payable in thirty (30) days after date of sale. The purchaser(s) of said real estate shall have the right to pay all or any part of the purchase price by cashier’s or certified check on day of sale; if the purchaser(s) does not elect to pay the entire purchase price by cashier’s or certified check, the Special Master Commissioner shall take from the purchaser(s) by cashier’s or certified check the sum of 10% down and a good and sufficient bond with surety acceptable to the Master Commissioner payable to the Special Master Commissioner for the balance of said purchase price, and bearing interest from date of sale at the rate of 12% per annum until paid in full. Compliance with the foregoing terms shall be at the time of the sale and the requirement of good surety shall not be waived by the Special Master Commissioner under any circumstance other than prior order of the Court. The bid of any purchaser not complying with said terms shall be rejected by the Master Commissioner and the property immediately resold.
Each tract or parcel of real estate shall be sold subject to the following:
A. All current and subsequent year valorem real estate taxes; currently due and delinquent taxes which are not accounted for in foreclosure proceeding, for which the purchaser(s) shall receive no credit against the purchase price;
B. Easements, restrictions, stipulations and agreements of record in the Office of the Clerk of the County Court of Anderson County, Kentucky;
C. Assessments for public improvements levied against the property; D. Any facts which an inspection and accurate survey of the property may disclose; andE. Any and all planning and zoning regulations imposed upon the subject property.
SALE NO. 1: The amount of money to be raised is the sum of $2,324.71 plus interest and costs, as set out in a Judgment and Order of Sale of the Anderson Circuit Court dated July 16, 2020. The liens of all named parties to this action will be extinguished upon recording of the Master Commissioner’s Deed of Conveyance.
MASTER COMMISSIONER’S NOTE

PUBLIC HEARING
The Anderson County Fiscal Court will hold a public hearing on Sept. 17, 2020, at 10 a.m. at the Anderson County Annex for the purpose of obtaining comments from the public regarding the pro-posed tax rate.
The tax rate levied last year was 12.9 and produced in the amount of $1,813,840. This year’s compensating rate is 12.6 and will produce revenues in the amount of $1,833,589. The Anderson County Fiscal Court proposes a tax rate of 12.9, which will produce a total of $1,877,241 in revenues.
Revenue expected from New Property is $16,957; revenue expected from Personal Property is $353,430; revenue expected from Motor Vehicle is $248,675; and revenue expected from Water-craft is $8,592.
Revenue received in excess of last year’s revenue will be used for COVID-related expenses and general budget expenses.
