Lanes prevents watercontamination risk Lanes for Drains expertise inmanaging contamination emergencies isbeing used to protect natural watercourses after a major factory fire inSouth Wales. The fire at the Real Crispfactory on the Pen Y Fan industrialestate, Crumlin, Caerphilly, causeddamage costing millions of pounds.More than 60 firefighters tackled theblaze, being treated as arson, after itbroke out at the factory run by SirhowyValley Foods, at 3.20am on September20. BSRIA testing for Evaloc projectEVALOC – short for Evaluating LowCarbon Communities – is a three and ahalf year Research Councils UK (RCUK)funded research project led the LowCarbon Building Group of the OxfordInstitute for Sustainable Development atOxford Brookes University, with theEnvironmental Change Institute ofUniversity of Oxford. The research team isinvestigating six low carbon communities[already set up under the Government’sLow Carbon Communities Challenge] interms of the impact, effectiveness andsuccess of their changes in energy use onenergy behaviours. Clearly the EVALOCteam’s efforts rely on accuratemeasurement and recording of the energyconsumed in homes within the sixcommunities involved and that is whereBSRIA comes in. BSRIA InstrumentSolutions is one of the UK’s leadingcompanies dedicated to supplying thelatest testing equipment to aid incompliance with the ever more stringentregulations in the construction industryand was delighted to co-operate inensuring the supply of accurate data forthe EVALOC project.

IKOslate is a composite roof tilemanufactured from mineral reinforced,99% recycled and re-engineeredmaterials. Its unique structure gives itsuperior strength and makes it easier tohandle and install. IKOslate has thesame aesthetic qualities as slate becausemoulds of quarried slates are used toform the composite tiles. Each mouldimparts different textures and patternsto the tile and its natural look isenhanced by a realistic “slate grey”finish. IKOslate allows the experiencedroofer, or contractor without extensiveroofing experience, to deliver asustainable roof with the look and feelof slate faster and more economicallythan previously possible. underslating membranes. With themajority of membranes focusing simplyon vapour permeability, there can be adanger of moisture overload as newlyoccupied (and heated) houses dry outquickly. However, Ultimo HS is anintelligent membrane that can deal withhigh levels of humidity and is able toabsorb and release large amounts ofmoisture vapour in a measured,effective way. Therefore, the risksassociated with condensation arevirtually eliminated with Ultimo HS.The membrane’s inherent propertiesalso mean that it is able to effectivelybalance the requirement for heatretention within the roof void with theneed to control condensation at rooflevel. Ultimo HS has similar vapourpermeability properties to IKO’sestablished Rubershield membranes,but is capable of absorbing moistureand retaining it until such time as theclimatic conditions allow for its releaseby evaporation. In this way, excesscondensation moisture resulting fromnew build or renovation wet-trades canbe ‘managed intelligently’ instead ofresulting in the condensation problemsnormally associated with these severeconditions. The introduction of fan-flued gas appliances in themid 1990s allowed gascentral heating boilers to beinstalled away fromexternal walls. This meant that builders coulddesign new-build andrefurbishment properties withboilers being installed oninternal walls to make better useof the available space. The fluesto these boilers were, in somecases, routed through voids inthe ceiling space (and throughstud walls) between propertiesabove.On 2nd October 2008 theHealth & Safety Executiveissued a safety alert to raiseawareness of the potentialdangers from certain types offlues connected to gas-firedcentral heating installations insome properties (particularly,but not exclusively, a largenumber of flats and apartmentscompleted since about 2000)that may not have been installedproperly, or may have fallen intodisrepair.To comply with The Gas Safety(Installation and Use)

Regulations (GSIUR), a fluemust be visibly inspectedthroughout its route, but if builtinto a ceiling void, the ability todo so is impaired unlessinspection panels are part of theconstruction. In November2010 the Health and SafetyExecutive issued new guidelinesand a Landlord had until 31stDecember 2012 to arrange forinspection hatches for suchflues. After 1st January 2013 anygas engineer working on asystem where the complete flueis not visible will advise theLandlord that the system is ‘atrisk’ in accordance with the GasIndustry Unsafe SituationsProcedure (GIUSP) and withthe owner's permission will turnoff the gas supply to the boilerso it cannot be used.Although the gas boiler and fluemay be condemned this doesnot mean that the system needsto be condemned. By installingan Electric Boiler thehomeowner will benefit fromthe same controllability andflexibility that their gas heatingsystem offered. As electricboilers are silent in operation

and do not require flueing it canbe located in almost any roomwithin the property.Furthermore, as there is noAnnual Safety Inspectionrequired on electric boilers therewill be significant cost savings toPrivate and Social Landlords.With electric boiler outputsfrom 4kW to 14.4kw on singlephase electricity and 3-phase24kW and 36kW outputs, TheElectric Heating Company(EHC) can offer a centralheating solution to mostproperties. There is amisconception in the marketthat electric heating is expensiveto operate however EHC offerimpartial advice on the bestelectricity tariffs within the UKto ensure that running costs arekept to an affordable level.

For operator FX Leisure, a young,innovative organisation that runs sixleisure complexes in the North ofEngland, performance on the bottomline is of prime importance so the newenterprise was built with energyefficiencies guaranteeing a swiftpayback on investment very much inmind.FX Leisure had quickly ruled out a hotwater storage option as inefficient andexpensive and installed 17 RinnaiHDC1500i gas fired condensing unitsto fulfil its massive demand for 20,000

litres per hour of safe temperaturecontrolled hot water, safe in theknowledge it will never run out,whatever the demand. Rinnai’scondensing continuous flow gas firedwater heaters return the biggest energyefficiencies on the market today.The 17 x Rinnai HDC1500i units feedexecutive soaker showers, poolsideshowers and changing room showersand the installation is a clear illustrationof the sea change towards decentralisedplant rooms. With no centralised boilerroom having to be incorporated intothe plans, FX Leisure could use thatfreed up space for profit makingactivities.A major downside to stored hot watersystems is in-built at the design stage.Often capacity for hot water storage isoversized in relation to actual usagebecause nobody really knows what theultimate demand will be. This, however,is not a problem with a continuous flowwater heater – in many instances withinthis complex the water heaters arefeeding the showers directly so there isno need for re-circulation around thebuilding. For example, the Country Club also hasa football park but this is only in use atweekends. Four Rinnai units have beeninstalled there which will only fires upwhen the showers or other hot wateroutlets are used. This immediately cuts

wasteful energy usage. Storage systems,by virtue of their design are unable tocope with modern hot water demand,as the recovery times are often longerthan the period of use. Not only does the use of decentralisedwater heating save energy and money,it offers flexibility and ease ofinstallation. The Rinnai wall hung units take upvery little space and are easily accessiblefor service and maintenance. Theheaters can be linked together toprovide more than adequate coverageand in the unlikely event of one failingthere is more than adequate back-up tocope with demand. The advantages of a continuous flowhot water system over a stored one to abusiness such as the Country Club aremanifold. When there is no demand forhot water, the system uses no energyand in terms of longevity a continuousflow heater system can have a life spanin excess of 20 years; almost double thelifespan of a traditional stored hot watersystem.Energy savings are increasedsignificantly over stored water heatersbecause the heater operates only whendemand is generated which eliminatesthe cycle of heating and reheating thesame tank of water. With a continuousflow gas water heater you also avoid theproblem of cylinders becoming

corroded and rusty, causing water tobecome contaminated. The problem of legionella is alsoeffectively eliminated. The Rinnaiwater temperature for distribution isaccurate to ±1˚C. There is nostratification as there’s no storage -there is no requirement to heat avolume of water just to ensure theelimination of legionella bacteria as theminimum temperature that a Rinnaiachieves is 60˚C.“Rinnai’s energy efficient condensinggas fired water heaters deliver costsaving on installation, low runningcosts, ease of maintenance, lower lifecycle costs, lower replacement costs andthe high performance that will deliverthe quality expected of a five starestablishment such at Hale CountryClub and Spa,” concludes Rinnaioperations manager Chris Goggin.Adds Chris Goggin, “Due todecentralising several of these units arebeing used on a direct to outlets typesystem. DCV should be the industry standardfor sustainableventilationAs the Government continues to pushfor ever more stringent energy savingmeasures in the house buildingindustry in its bid to meet carbontargets, the detrimental unwantedside effects of inefficient ventilationsystems in air tight homes are stillmaking their presence felt.

It is accepted that the greater theventilation, the greater the heat capacityrequired to replace heat loss and today’senergy saving homes are the result of thebattle to solve the problem of heat loss,and therefore wasted energy. Thedownside of this is that new, sealedbuildings provide better conditions forcondensation to occur if the ventilation isnot sufficient and efficient.

This, together with the subsequent mould growth, is somethingthat social housing landlords aredesperate to avoid, as rectifying theproblem is an expensive ongoing drainon precious cash resources and, at itsworst, poses a possible health hazard tothe occupants.The main cause of condensation is thegeneration of moist warm air caused byeveryday domestic activities such ascooking, bathing, washing and dryingclothes. However, many houses areunoccupied and unheated throughoutthe greater part of daylight hours, as theoccupants are elsewhere attending workor school, whilst unoccupied thebuilding then cools. The moisture

producing activities are thusconcentrated into a relatively shortperiod and this sudden increase in warmmoist air can produce condensation asthe air comes into contact with therelatively cold building, which is stillwarming up. Therefore, effectiveventilation is essential for a safe, healthyand comfortable indoor climate and inorder to protect the fabric of a buildingagainst damage that may be caused bymoisture. A humidity operated DemandControlled Ventilation (DCV) systemadjusts air flow based on the number ofoccupants and the ventilation demandsthat those occupants create, making it themost effective form of whole houseventilation on the market today.

The British Standard Code of Practicefor control of condensation in buildingshas been in place for many years. TheBS 5250:2002 version to the Code ofPractice says: “The ideal ventilationsystem is controllable, responds tooccupancy and extracts air from themoisture producing areas to outsideduring periods of high moisturegeneration and replaces it with acontrollable amount of outdoor airflowing in via the other rooms. This would regulate the amount of airrequired to remove moisture at source,prevent its spread and ventilate thewhole building with outdoor air in acontrolled manner.” Still, 10 years on,specifiers are baulking at committing tothe one method, occupancy controlledDCV, that complies totally with itsrecommendations. It really could not be clearer thathumidity controlled DCV might havebeen invented specifically to complyperfectly with the BS Code of Practice.So why isn’t DCV the universalventilation method of choice? Quitesimply, the answer is because theGovernment itself approved a piece oflegislation that is effectively workingagainst the specification of DCV.Although there appears to moves torectify this situation.

A bespoke Hudevad heating solution has merged elegance withpracticality in a state-of-the-art construction project for the Roman

Catholic Church at Buckfastleigh, Devon.The Diocese of Plymouthcommissioned South Wales constructioncompany opco (sic) to convert StBoniface House and three adjacentbarns into 8,942 sq ft of modern hi-techoffices for the Diocese.“The collection of aesthetically pleasingstone buildings were originallyconverted from agricultural barns topremises suitable for office fit-out,including structural modifications andopco took the process a whole lotfurther, says opco regional directorBruce Macdonald. Project manager forthe £1.2 million scheme was Jones LangLaSalle, the structural engineer wasJohn Grimes and Amber Managementwas in charge of mechanicalengineering.The main buildings were to be linkedwith a new fully glazed walk way andreception area so as well as specifying forthe offices Amber Management neededto devise the best way to provide heatingin that area. Amber Managementdirector Alan Howell, called in expertmanufacturer Hudevad to come up witha bespoke solution for this challenginginstallation.Howell explains that due to the natureof the building and existing floor

heights, the only practical solution wasto fit a radiator in the glazed area. Thebuilding also had angled and curvedwalls, so finding a solution to theseparameters was a challenge. Added tothe brief was the necessity that theradiator was to sit in front of glass, andno visible pipe work or valves to spoil theline. Careful on-site measurements weretaken and templates produced soHudevad could produce a multi curvedradiator in one section, with hiddencontrols and concealed flow and returnpipe work that would still ensure easyinstallation. “It was always going to be a challenge tofind a solution for a large glazed spacebut we knew Hudevad could make abespoke solution from their productrange. We know from past experiencewhat Hudevad can do,” says Howell. It was decided that Hudevad wouldadapt its SC double element columnradiator (SCD) to provide a continuousunit 600mm high and 4.25 metres longin a flowing curve in line with thearchitecture. The visually stunningHudevad SC with its simple clean lines,square headers and raked tubes offersstrength and elegance and is ideal foruse in front of windows and very

adaptable for use on variable floor levels.The evenly spaced and wafer thinheating elements mean SC is never avisual barrier, but always a conduit oflight, in front of glass or in other openarchitectural interior spaces. Elsewhere, offices in the main buildingare heated with Hudevad Plan, atimeless, simple design that matches alltypes of architecture where it can beused as an active building component,either unobtrusively or as a feature initself. Plan, in common with SC, mayalso be angled or curved to matchbuilding shapes. Fifield BuildingServices based in Exeter performed theinstallation and director Dan Fifieldsaid: “Despite the bespoke nature of thedesign the installation was simplicityitself. Hudevad was very helpful; therewere a couple of late changes orderedby the client they turned everythingaround quickly and efficiently. The jobwent very well and we are very pleasedwith the end result.”

An effective solution to overheated corridors andcommunal spaces in multi-storey residential buildingshas been developed by SE Controls, which exploits theversatility and performance of the company’s smokeventilation systems, allowing the controlled ventilationof hot air to maintain comfort for residents.

Horstmann highlights energy saving controls at EcobuildHorstmann is one of the UK’s foremost designers and manufacturers of domestic central heatingcontrols and its latest products use advanced technology that can contribute significantly to savingenergy - in many cases as much as 10% annually. LED lighting and voltageoptimisation aregenerally accepted to beunsuitable bedfellowswhen it comes tomaximising energysavings, with a widelyheld belief thatoptimisers will notdeliver power savings ifinstalled in conjunctionwith LED arrays.However, a new study that looked intothe impact of voltage optimisationsystems on four major lighting types –flourescent, incandescent, CFL andLED – is challenging this establishedand widely held view.Researchers from EA Technology,Chester, gathered information on theeffects of supply voltage on LED lightoutput and power use, lookingspecifically at 220Volts, 230Volts and245Volts. Typical light outputs wereobtained and normalised, with theoutput of each type set at 100 lm at245Volts. The results are very interesting.Reducing the incoming mains voltage by10%, from 245Volts to 220Volts,delivered an 8% saving in Watts used byLEDs but only a 1% decrease in lumens;lighting brightness is barely affected yetenergy usage could be lowered by ameaningful amount. The performancevariation of the lighting types between

However, there is currently verylittle publicly available data for LEDperformance at different supplyvoltages.”Jeremy Dodge, Head of TechnicalServices, Marshall-Tufflex, said: Thisstudy has the potential to challenge thecommonly held misconception that VOwill reduce efficacy, performance andonly deliver very low savings on productssuch as LED lighting. This perceivedwisdom is a common reason fororganisations opting against installing avoltage optimisation system after theyhave invested in energy efficient lightingdespite VO offering meaningful andquantifiable savings on many other typesof electrical equipment without loss ofperformance as electrical appliances aremanufactured to work at much lowervoltages than that supplied in the UK.”

New Bona finish chosento restore hall floorFloor Restorers of Cheltenham, whospecialise in the renovation of naturalfloors such as stone, marble and wood,have renovated the hardwood floor inthe Princess Hall at Cheltenham Ladies’College. The floor was installed in 1952and is constructed from Gurjun planks,a warm, pinkish brown species whichwas chosen to tone with the woodworkof the stage and balconies, and which isparticularly silent to the tread. Floor Restorers have carried out work atthe renowned school premises before,but it was the first time this particularfloor had been sanded back for 16 years.Consequently there was considerablesurface damage to deal with includingscratches and scrapes, a build up ofmaintenance products and some waterdamage. Floor Restorer’s Paul Biverconsulted Bona’s Tony Peak over themost appropriate finish for the floor.

Euroroof Mastergold scores well on college roofWymondham College is a unique state day and boardingschool, and following problems with the roof of theswimming pool and sports hall, Alumasc was called inby the roofing contractors, TC Garrett Ltd. Alumasccarried out a full condition survey and found that theoriginal waterproofing was failing, in addition to asignificant amount of standing water on the roof due toinsufficient falls. The rooflights had also degraded badly.Alumasc recommended stripping back the roof to theconcrete deck and replacing it with a new warm roofincorporating a cut to falls tapered system which wouldsolve the problems of the standing water. EuroroofMastergold was chosen due to its suitability for warmroof refurbishment applications. The 20-year warrantywas an important factor in the specification, and bothroofing contractor and client were impressed with theaesthetics of the charcoal mineral finish. Followingremoval of the old waterproofing and installation of anew vapour control layer and tapered insulation system,TC Garrett installed 1200 square metres of EuroroofMastergold over a thermo-adhesive underlay. Theinstallation involved intricate detailing around the newrooflights and work had to be carried out duringchallenging winter conditions, whilst also ensuring theschool could remain open throughout.Euroroof Mastergold transforms working withtraditional bituminous membranes, speeding upinstallation time without compromising long-termperformance. Manufactured in accordance with ISO9001:2008 and ISO 14001:2004, Euroroof is a fullywarranted system that offers high tensile strength andpliability and excellent resistance to puncture and UVdegradation. Building and refurbishmentcontractor, Aztech BuildingServices, have recentlyinstalled an UltracretecoverTEC B125 compositecover and frame in one ofthe main thoroughfares atBristol University.The University of Bristol is widelyregarded as one of the UK’s bestuniversities. Based in the heart of thecity, and with over 15,700 students, theUniversity not only forms an importantpart of the city’s history and heritage,but also plays a significant role in itsfuture. Lanes engineers turn detective tosolve m-way regeneration riddleLanes for Drains engineers haveturned super sleuths to help progress amotorway construction project vital tomajor plans to regenerate a large part ofPortsmouth. Innovative survey work wasneeded to allow Lanes’ client, Colas, tofinalise plans for a new motorwayjunction required as part of a £130mregeneration scheme for Tipnerpromoted by Portsmouth City Council.A team from the company worked forthree months with some assistance froma local Colas team and consultantengineers Halcrow, to find and map thedrainage system around the M275motorway prior to the building of a newjunction at Tipner, a suburb ofPortsmouth, Hampshire.With little moreto go on than an out-of-date map, theyscoured the land, through six feet highbrambles, using metal detectors and theskill built up through many years ofdrainage experience to track down morethan 200 manholes.
