TEAM MEMBER SPOTLIGHT Phil Shipley Project Manager

PROPERTY SPOTLIGHT The Millennium Kirby

Located in Houston, Texas 378 Units

Leasing Office Opens February 2016

Phil joined the TDC team in October of 2012. He has served in the construction industry for over 35 years. Throughout his career Phil has committed himself to: delivering projects that are safely constructed, quality built, and developing long term customer relationships. Phil has constructed projects across the US and in Europe. Prior to joining Dinerstein, Phil worked with several large international Construction firms and serviced numerous market sectors. His project experience includes healthcare, airports, municipal buildings, civic centers, water plants, historic conversions, DOD, manufacturing, laboratories, bio-pharmaceutical, electronics, semiconductor, data centers, condominiums, assisted-living, hospitality and multifamily. Some of the projects he constructed in the Houston area are: Terminals A&B Houston IAH, Humble Tower Apartments and Marriott Hotels, 3616 Richmond Apartments, AMLI 2121, SE Water Treatment Plant, Methodist Hospital – Texas Medical Center, and the UTMB – Truman Graves Blocker, Jr. - Medical Research Building. Phil and his wife Cindy have been married for 37 years. He has two children - Joshua and Jessica. Joshua is a Superintendent for TDC on our Enterprise Road project in Reno. Jessica is in Nursing School at Texas Tech where she’s studying to be a pediatric nurse.

This 5-story LEED Gold property includes 378 units and is centrally-located in in the heart of the Houson Medical Center just down the street from NRG Stadium (home of the Houston Texans). Each unit will feature high-end finishes including stainless-steel appliances, quartz countertops, and contemporary lighting. The property will also feature three entertainment courtyards. a state-of-the-art fitness center, club room, Hydro-massage room, and a resort-style pool.

Sterling Summit, Reno, NVOur Sterling Summit project in Reno is progressing per plan and scheduled to open this August. The first building is framed with the roof complete and building dry-in and stucco lath are in progress. We have begun framing the third of five floors on building two and the first floor of building three is framed and decked. The clubhouse and leasing offices have been complete and operational since September, and leasing for fall is going extremely well.

Millennium Rainey Street, Austin, TXConstruction continues to progress extremely well at Millennium Rainey Street in Austin. Final LEED testing is underway as final finishes are in progress in level one units. The building’s exterior is approximately 75% complete with unit cabinets installed in the first four of eight levels. The team is on schedule to deliver the ground floor leasing office by mid-March and all units by mid-May.

Millennium Kirby, Houston, TXConstruction is continuing to progress extremely well at Millennium Kirby. Club and leasing finishes are in underway with fitness equipment scheduled for installation this week and club furniture and permanent power over the next two weeks. Leasing office is scheduled to be turned over to management at the end of January or early February with the first section of units scheduled to be turn over for occupancy by the end of February. Project completion remains on schedule for early June.

Vantage Med Center, Houston, TXConstruction is over 25% complete and continues to progress well at the Vantage Medical Center. The level 7 amenity deck has been poured and level 8 of 22 concrete forming is in progress. Site utilities and MEP rough ins continue per schedule and the project’s first phase remains on schedule for year-end completion. The project’s 375 units still remain on schedule for a late February, 2016 completion.

Millennium Mission Valley, San Diego, CAConstruction is off to a strong start in Mission Valley despite unusually cold and wet weather in San Diego. Approximately 300 foundation piles have been drilled to date and concrete footings at retaining walls are well underway along the east side of the project. Plumbing and utilities are scheduled to start by the end of the month. The project remains on schedule for a fall of 2017 opening.

Sterling Northgate, College Station, TX Construction is off to a strong start in College Station with building pads and over excavation for the garage and 7 story steel structure now complete. Concrete crews have begun mobilizing this week to start the garage foundation process with utilities scheduled to start shortly after. Steel framing is scheduled to start early this summer and construction remains on schedule for a later summer, 2017 completion and opening.

Sterling District, Fayetteville, ARThe construction progress at Sterling District in Fayetteville continues to go extremely well. The first section of units are tracking ahead of schedule with cabinets and granite counter tops in progress. The pool has been dug and gunnited and courtyard stucco is in progress. Electric meters and flooring are all scheduled to begin by the end of the month in building 1. Everything remains on schedule for a mid to late summer completion and delivery.

We are honored to be a key player in such an important part of so many lives - let’s remind each other of this when the focus becomes unclear. Later this month our TDC Core Values will be revealed in an continued effort to engage our hearts and minds and center our focus on what is truly important.
