An Urban Condo undergoes improvements
Musical Chairs partnered with the realtor to advise the homeowner
on repairs and improvements needed on a 2 bedroom condo
The entire condo needed painting
The hardwood floors needed to be refinished
The kitchen walls needed repair
The lighting was updated in the kitchen, bathroom and dining room
Urban condo sells in one month
The realtor and homeowner priced the condo at $499,000. As a result they received an offer at the first open house.
The first offer didn’t go through but another offer was made and accepted. The realtor and homeowner were very happy!
This was my first time working with this realtor. He had never had a property staged before.

In addition to paint and new hard wood floors the living room needed a new floor plan
Our objective was to open the space up a bit so the room would look larger
We also wanted to light the room up as it tended to be dark

Bedroom
The second bedroom in this condo was being used as a spare room.
It was cluttered with spare furniture and had no real floor plan
In order to sell as a 2 bedroom condo potential buyers need to see an actual bedroom. 90% of individuals cannot visualize what a
space could look like. They need to see a staged space.
The buyer was very resistant to renting a queen size bed . The realtor came back to me a few times and asked “ Do we need to stage it as a bedroom?”
I rented a portable queen size bed to stage the 2nd bedroom.
