When Lakewood Bay Homeowners Association Corporation dissolves on Dec. 31st, 2018, our Board of Directors will become the Lakewood Bay Parcel Committee Directors on January 1st, 2019.

Our 2019 Lakewood Bay Parcel Committee meetings will be held the first Monday of each month at the Lakewood Oaks Clubhouse as they are currently.

SIDING PROJECT UPDATE:During the Bidding process in the RFP, the Bidding companies were asked to provide a bid on the LP Smart Siding and a Bid on an alternative siding product such as Hardie Board for comparison of cost and quality.

LPOA sent out seven RFPs to the companies who requested one and two companies submitted bids. Blue Springs Siding and Window Company gave us a tremendous bid for Hardie Board Lap Siding. Hardie Board is a better quality of siding than LP Smart Board and it is fireproof and critter proof from woodpeckers, squirrels and birds making holes in it.

The reason, our Siding Committee chose LP Siding was because it is a good product and the cost was less than Hardie Board. However, the Blue Springs Siding and Window Company was able to give us a Bid on Hardie Board Lap Siding for the entire community project that is less expensive than the LP Smart Siding, with similar warranties and pre-finished siding in the colors we chose for the LP Siding. The other exciting feature of their Bid is that they will give us brand new six inch gutters in white to match our new trim, absolutely free! Our Lakewood Bay Parcel will pay for the gutter screens to fit the new gutters.

On both companies RFP Bids, the LP Smart Siding came back about $600,000 - $800,000 more than the Hardie Board Horizontal Lap Siding. Blue Springs Siding and Window Company was able to give us quite a good discount on the Hardie Board Siding because they wanted to be competitive on their bid. The Blue Springs Siding and Window Company’s Bid for Hardie Board Lap Siding was $1,635,597. The company’s references are excellent, so we feel confident that we will get excellent work done on our project.

We believe, the Hardie Board Siding is very high quality and a better product for our community which has a lot of critters who like to chew on our siding. The colors are the same, hues of grey like they were with the LP Siding. Blue Springs Siding and Window Company’s bid stated that our entire siding project will be completed in 18 months or less, depending on the weather.

With that information and from meeting with Blue Springs Siding and Window Company, the Lakewood Bay Board approved a recommendation to have LPOA accept the Hardie Board Horizontal Lap Siding from Blue Springs Siding and Window Company contingent upon the approval of a simple majority of our owners.

With that being said, upon approval of this recommendation from the LPOA Board of Directors, on December 18th, each of you will receive a voting ballot to approve changing the siding material from LP Smart Siding to Hardie Board Siding. We have already passed the vote necessary to do the Siding Project and Special Assessment, so this vote is just to change the material from LP Siding to Hardie Board Siding.

LPOA will soon be notifying each owner regarding your Special Assessment for your townhome siding and information regarding the financing options of a Loan through LPOA, a personal Home Equity Loan, or paying off your Special Assessment up front.

IF YOU PLAN ON SELLING YOUR TOWNHOME PRIOR TO THE NEW SIDING OR AFTER THE SIDING IS COMPLETE:Please remembers that you MUST disclose on your sellers disclosure that the new buyers will have the Special Assessment and lien on their townhome until the Special Assessment is paid in full. If you have a Home Equity Loan for your siding, your mortgage company will require you to pay it off at closing. If you plan on paying your Special Assessment upfront and not have a loan or Home Equity Line of Credit, you will have nothing to worry about.

We have had two sellers in the past couple of weeks forget to disclose the Special Assessment on their Disclosure Sheet. This could get them sued.

GUTTER CLEANING Gutter Cleaning has begun in Lakewood Bay. The crew has been working around the snow and rain, so please have patience and it will get done.

LEAF REMOVALTurf Management is in the process of the annual Leaf Removal for us. It should take the better part of this week to complete it.

The Lakewood Board of Directors are sure each of you are just as sick as we are, reading about Trash Dumpster problems each month! Unfortunately, the problems are getting worse and we have decided to make some changes that may be a solution for us.

Below are the latest pictures from 12-10-2018 of our trash dumpster area. You will notice that all three of the Trash Bins are out of the Trash Building and trash bags and lose trash litter the Trash Dumpster Building Floor. One of our Board members husband spent hours last night cleaning up the entire Trash Building. This is not his job, he gave his free time to clean it up for us.

The trash company does not pick up trash bags thrown over the walls of our Trash Dumpster Building. There were so many bags on the floor when the trash company lifted the individual bins out of the building to empty, they could not get them back into the Trash Building. So the trash bins were left on the parking lot.

SOLUTIONS:1. A gabled roof will be put on the top of the Trash Dumpster Building to help prevent people from throwing their trash over the walls.2. COMING SOON: We will have the Trash Building locks rekeyed and every owner will have to pay $25.00 to get a Trash Building Key from the LPOA Office. There will only be one key per townhome available. If you move, you will be required to turn your Trash Dumpster Building Key back into LPOA and you will get your $25.00 returned to you. If you lose your Trash Dumpster Key, you will be required to pay an additional $25.00 to receive a new key.3. This will stop people who move from Lakewood Bay from coming back to dump their trash and renovation materials in our trash bins. Hopefully it will stop owners from lending their keys to other people to use our dumpsters.4. When you go to get your new key, you will have to show proof of townhome ownership or a Lakewood ID. We will let you know when the new system will be implemented. It won’t be until we get the roof done and the key system going.5. NOTE: Please tell your repair men or renovation contractors that they cannot throw their repair or renovation material or old material they are replacing into our trash bins. As part of your agreement with these repair people, you must make it clear that they have to take away their debris or you as the home owner will be fined and so will the company.6. On Saturday, 12/08/2018, one of our owners had Bryant Heating and Cooling do some repairs for them. Later the Bryant Heating and Cooling Truck was seen by other residents at our Trash Dumpster. Four men got out of the truck with masks on their faces and proceeded to throw their trash in our dumpsters. We don’t know if it was hazardous material or not, but this is very serious!

WHERE TO SEND WORK ORDERS FOR REPAIRS?

PLEASE EMAIL ALL WORK REQUESTS TO: [email protected] request will be put on our list and you will be notified when your repair will be taken care of. We will respond to your email within 24 hours.

REMINDER: DECK REPAIRS, JUNK BEHIND TOWNHOUSES:LPOA has noted townhouse owners that have bricks, wood, and other junk behind their townhome which is not allowed in the covenants. You will be cited and fined if you do not remove these things from your townhouse. Please DO NOT put them in the trash bins, as the trash company WILL NOT take them.

LPOA has also noted some townhouse decks that need repair. Remember, townhouse owners are responsible for the cost of all deck repairs. LPOA will be sending out letters and fines to the individual owners for these violations.

ROOF DAMAGE:Just another reminder that LBHA is NOT RESPONSIBLE for repairing roof damage from townhome owners contracting with companies to set up cable or satellite dishes on their chimney or side walls or any other situation when these companies walk on the roof! If leaks occur from anyone other than LBHA contracted roofers or carpenters, the townhome owners are responsible for the cost of repairs.
