• All exterior transitions between window/door frames and wood/siding/metal flashing have been completely sealed with “Sonolastic NP1” caulking to prevent any possibility of moisture or insect problems.

• Entire concrete foundation and footings have been double-sealed to prevent moisture transfer – first with tar to fill all possible holes, cracks and penetrations, and secondly with “Delta MS” membrane system.

through ventilation of all unheated attic areas. Plumbing, Mechanical:

• York “Affinity” ultra-quiet heat pump tied to an Armstrong “Air Advantage” high-efficiency forced air furnace, providing cost-effective forced-air heat and air conditioning.

• Hot water is provided by two “Rinnai R75LS” gas-fired tankless water heaters for virtually unlimited economical hot water.

• Mechanical ventilation of all second floor bathrooms and second floor bedroom closets is pro-vided by a single 450 cfm in-line attic-mounted exhaust fan vented through the roof, providing fast, noise-free ventilation and preventing moisture damage to interior walls and exterior soffits.

• Mechanical ventilation of ground floor bathrooms is provided by individual Broan 80 cfm ceiling-mounted exhaust fans, vented through the roof to prevent moisture damage to interior walls and exterior soffits.
