Sunnyside is situated between the Pentland and Moorfoot Hills, to the south of Leadburn, in theScottish Borders. The area is well known for its livestock farming and scenic rolling countryside. Itlies just four miles from the conservation village of West Linton.

West Linton is an idyllic village centred around a picturesque green and offers an excellent range oflocal amenities including shops, restaurant, health centre and post office. There is a school busservice from the end of the drive to Romannobridge Primary School, and to the secondary school inPeebles (14 miles). Private schooling is available at a wide selection of schools in and aroundEdinburgh. Peeblesshire is one of the most beautiful and accessible parts of the Scottish Borders with rollinghills, farmland and woodlands. The area is renowned for its outdoor activities. The River Tweed isthe most prolific salmon river in Scotland and shooting can be arranged on nearby estates. Thereare golf courses at Innerleithen, Peebles and Cardrona. BUILDINGSSunnyside includes an extensive range of buildings offering both stock housing and also a notablerental income through a commercial lease for light industrial and storage use. The buildings arewell located in terms of access off the public road and are serviced by a separate hard track whichprovides easy access and ample turning space. The approximate dimensions and construction are asfollows:

1. General purpose farm building (91m x 15m). Steel portal frame construction under acorrugated asbestos roof. The sides and ends are enclosed by concrete block walls and profilesheet cladding. Internally the shed has a concrete base and is equipped with a feed barrier andhandling pens. There is a self contained farm workshop and storage area at one end.

2. Range of adjoining buildings adapted to provide a versatile premises which is currently let forstorage and distribution purposes. LANDThe land extends to about 371 acres in total and lies within a ring fence with the majority of the fields accessed by either internal farm tracks or directly off the public road. It comprises 282 acres ploughablepasture, 51 acres of permanent pasture and 26 acres of rough grazing. There are 6 acres of woodland to the north of the farmhouse which is due to be felled in June / July 2017.

The land ranges between 250m and 295m above sea level and is gently undulating. The fields are naturally well drained and of a good size and layout, and the majority of these are served by mains fed watertroughs. The ground is mainly classified as Class 4(1) by the John Hutton Institute and is generally well drained.

Until recently the holding has been farmed in-hand by the sellers but is currently occupied under a series of summer and winter grazing agreements.

Sunnyside Cottage enjoys a fine position towards the centre of the farm with far reaching viewstowards the Moorfoot Hills to the east. The original part of this detached cottage is of brickconstruction under pitched slate roof and has been sympathetically extended to create a comfortablefamily home.
