With temperatures heating up, you are spend-ing more and more time outdoors. Youre workingon your flowerbeds, sprucing up your gardenshed and more. Oh, how you love the warmweather. It makes you want to throw open yourdoors and windows and bring the outdoors in.Lucky for you, you can. Here are some tips.
Bring in the natural light: Replace those heavywindow coverings with lighter ones wherever pos-sible. Use sheers instead of drapes. Pull up thoseblinds. Clean your doors and windows, openthem on good days and remove anythingobstructing the view outdoors.
Opt for lighter, earthier colors: Planning to doa little repainting this spring? Choose lighter, earthier shades, like greens, blues, browns andyellows. Any color that reminds you of nature willhelp bring the outdoors in. If you dont plan torepaint, you can still bring in natural colors bychanging out accessories like pillows and throws.
Add natural materials: Bamboo, hemp, jute, rattan, seagrass and wicker are just some ofMother Natures offerings you can bring into yourdecor. Replace your plastic mini-blinds with rattanblinds, purchase some wicker baskets for yourmagazines and throw down a couple of seagrassrugs.
Incorporate natural accessories: MotherNature provides some of the best accessoriesaround, from pinecones and seashells to pebblesand stones to fruit and vegetables. Incorporate

HOME IMPROVEMENTHOME GARDEN LANDSCAPE
(BPT) - Thanks to foreclosures and shortles, home buyers are snatching up great hous-at reduced prices and remodeling to create
ylish modern homes. Lucky for those buyers, any of today's top trends are relatively easy tocreate, and will add re-sale value to their
omes."TV interior design shows are mostly aboutuying and remodeling a home, versus buildingom scratch or finding a new property that pre-sely fits a wish list with plenty of personalquirements," says Dani Kohl, program coordi-
ator for the bachelor of science in interioresign program at The Art Institute ofdianapolis and a practicing architect and inte-or designer.
The top remodeling trends include:* Uniting the kitchen and living space for
n open-floor concept* Culture dictating an increase square
otage for entertainment, haven from a busyork schedule or modern luxuries
* Finding multi-functional uses for bothaces and furniture
On average, Kohl's residential clients areending about $40,000 to $60,000 to reno-
te and remodel their homes. Most of theoney is spent in the kitchens, master bedroomsnd bathrooms.
"Gone are the days of the formal diningom and living room," says Kohl. "Walls are
eing knocked down to join the two rooms."Parents want to be able to cook while
atching kids do homework or entertaininguests. Kitchen islands most often serve as theain division between kitchen and living space,nd are the entertainment centers of a kitchen.
"Kitchen islands are looking more like free-anding furniture pieces with elaborate marbleps and wood work, and interior designers areten finding functional yet hidden places toore the trash can and keep the dish washerom view," Kohl says.
Pedro Lima, an interior design instructor ate Art Institute of New York City and owner ofdro Lima Interiors, says that temporary parti-
ns between the living space and kitchen areso on the rise. These partitions can be of vary-
ing heights, whether it's a two-way fireplace ormodern book shelving. Partitions are a greatoption for homeowners who want that open-floor plan for the kitchen and living room, whilestill maintaining a defined space for each.
Lima says that our current culture and habits
are driving the changes in modern, interiorspaces."When it comes to the master bedroom, we
are looking at a more pampering atmosphere,"he says. Both Kohl and Lima agree that clientswant more of a spa-like feeling than ever beforeto create a bedroom that is a safe haven forover-worked homeowners.
"Master bedrooms now have their ownseating areas and entertainment nooks, andhave become personal spaces away fromeverything," Lima says.
An increase in square footage for closetspace is another popular request, according toLima. "We, as designers, are now looking intoproper modular systems of rods and shelving, inaddition to our architectural and design duties."
Closets are not just for storage anymore, either. "Now, we're looking at closets to serve
as a dressing space in addition to serving as aplace to store an increased amount clothes andshoes."-
How are clients gaining square footage forthe needs of today's residential space withoutmaking a complete renovation and creatingadd-ons to their homes?
Lima says that downsizing to accommodateupsizing is part of the remodel plans too.
"Designers are spending more time at look-ing for innovative ways to add versatile furniturethat serve multifunctional purposes," he says."For instance, coffee tables also serve as stor-age spaces and additional seating, wall unitshave built-in desks, and couches open up tobeds in home offices."
Whichever remodeling trend homeownerschoose to apply, all trends point toward inte-gration, simplification and organization, as
homeowners seek to enjoy their homes andshare it with family and friends.

By Tresa EricksonGo into any furniture store showroom,
nd you'll come across hundreds of group-gs, some that were manufactured toatch and others that are similar in stylend coordinate well together. Furnituretailers know how to stage their show-
rooms to maximize the look of each pieceand help shoppers envision how a certaingroup of furniture would look in their home.Whether you choose to buy a matching setor mix it up with pieces that complementeach other is up to you.
A common misconception is that all of
the furniture in the room must match. Whileyou can purchase a complete furniture set,you do not have to. You can select a match-ing table and buffet for your dining roomand chairs from some other area of theshowroom or another store altogether. Thekey to a coordinated room is furniture thatsuits each other and the style of the room.A heavy, ornamental mahogany table andbuffet might look out of place in a beach-themed sunroom filled with white wicker.
Before you make any decisions, youneed to ask yourself a few questions. Whatrooms are you shopping for? How muchfurniture do you need? What is the style ofthe rooms and existing furniture? If you'vegot a blank canvas to work with, the sky isthe limit. You can choose any furniture youwant for the room and design around it. If
you already have some furniture you don'tintend to part with or move to anotherroom, you will want to select furniture thatcomplements it and speaks to the style ofthe room.
You must also consider your designskills and time constraints. If you don't havea knack for interior design or a lot of timeto shop, then you might want to look solelyat furniture sets. The manufacturer will have
already taken the time to pieces. You can purchase tsuits the style of your roomwith it. If, on the other hand, ting rooms together and hashop for furniture, then youmix it up a little and look athe showroom floor. Depenneeds and wants, you might of pieces from a set and cwith other pieces from aroroom. Or, you might forgogether and make up your owpieces from several furnituaround town.
Remember, it is your honiture that suits you and theor long to create. If you hadon't buy it, no matter how

HOME IMPROVEMENTHOME GARDEN LANDSCAPE
Step Up The TransformationBy Tresa EricksonAlong with entrances and exits, stairways
e some of the most heavily trafficked areas ofe home. You and your family probably go upnd down the stairs a dozen times a day, and ifere is carpeting underfoot, that can lead to a
t of wear and tear. Fortunately, there are manyptions for dealing with a carpeted stairway thatas seen better days.
Study the carpeting on your stairs. Whatnd of condition is it in? Is it just soiled andained? Give it a good cleaning. Fill up a buck-
with warm water, grab a bottle of carpeteaner and a scrub brush, and get busy. For aeeper cleaning, you might want to rent a steameaner or hire a carpet cleaning service.
For carpet beyond cleaning, replacementght be your best bet. This can be costly, but if
ou live in an area with cold weather or withoung children or seniors prone to falls, it isorth considering. Tramping up and down hard, old steps is never fun, and falls down hard steps
n lead to serious injury. Bring warmth, comfortnd cushioning to your stairs with new carpet.ou can opt for wall-to-wall carpeting or a run-r, though with a runner, you may have to have
e stairs refinished. While nice, carpeted stairs can be dif ficult to
keep clean. Along with regular vacuuming, youmay have to do a deeper cleaning from time totime. If youre not one for hauling the vacuumcleaner or steam cleaner up and down the stairs, consider some alternatives. Many homeownersthese days are replacing the carpet on theirstairs with hardwood. Although expensive to
install, hardwood is durable and easy to clean.Laminate is a more affordable option, and likehardwood, it is easy to clean. Just sweep anddust with a wet-dry mop.
If hardwood and laminate are not your style, paint is another option. Paint is very affordableand offers endless possibilities. You can open upthe space by painting the stairs white. You canbrighten up the space with bolder paint colorchoices and freehand designs. You can addsome whimsy to the space with stenciled or tiledstairs. Just paint the stairs whatever color youwant and stencil in some designs or apply tile tothe risers. Tiled risers are a feature in manyhomes of the Southwest. For those concernedabout falling on slick, painted stairs, carpet tilesare available for the treads.
The sky is the limit when it comes to trans-forming your stairs. Rethink that tired, worn car-pet. New carpet. Hardwood. Paint. Its your
choice, and depending upon the route you take, you might just cut down your cleaning time.
Step up the transformation

Research shows that hearing aids really doelp. A study by the Better Hearing Instituteund that using hearing aids reduced the risk ofcome loss by 90-to-100 percent for those withlder hearing loss, and from 65-to-77 percentr those with severe to moderate hearing loss.
What's more, people with hearing loss who useearing aids are nearly twice as likely to bemployed as their peers who do not use hearing
aids. And eight out of 10 hearing aid users saythey're satisfied with the changes that haveoccurred in their lives specifically due to theirhearing aids. From how they feel about them-selves to positive changes in their work lives, relationships and other social interactions, hear-ing aid users are benefiting from today's tech-nology.
Face it. You've got too much game in you toslow down now. So play at the top of yourgame. Stay at the top of your game. Make anappointment with a hearing healthcare profes-sional and learn how you can hear your besttoday.

Home sales in the Metropolitanilwaukee market were up 11.3% inarch, compared to a year earlier. The

There were a total of 1,420 homesld in March, compared to 1,276 inarch of 2012. For the first quarter, ere were 3,318 sales versus 2,907 in012.
Since the "Great Recession" began2007, the market saw a precipitous

007 2013Throughout the first quarter, brokers
ave been concerned about the lowvel of inventory available for sale. Theumber of homes newly listed for saleecreased in March by 12.7% (2,857. 2,494) and by 15% in the 1st quarter

2013With total metro area listings in
March of 10,229, the markets inventorylevel is 7.52 months. That is downsharply from March of 2012, when therewere 12,993 listings, yielding an inven-tory level of 12.55 months.
If the 1,904 listings with an activeoffer are subtracted from current listingsof 8,801 (as of 4/11/13), the inventorylevel drops further, to 5.07 months.
The law of supply and demandwould dictate that prices increase as sup-ply (listings) decrease. However, despitetightening inventory for the last several
months the Milwaukee marketplace didnot see much price pressure until the endof the 1st quarter.
Milwaukee County saw priceincreases in 12 of its 19 communities inthe 1st quarter. The City of Milwaukeesaw prices rise from $80,766 in the 1stquarter of 2012 to $87,765 in 2013, an8.7% increase. The seven communitiesthat did not see price increases did see
increased unit sales.Nineteen of 27 communities in
Waukesha County had prices rise in the1st quarter. Prices in the City ofWaukesha rose 6.3%, with 173 sales, two more than the same period in 2012.
Despite seeing a 24% increase inunit sales in the 1st quarter inWashington County, average sale pricesdecreased in 8 of 13 communities in thecounty. Two of the largest communities,West Bend and Germantown, saw aver-age prices fall by 5.8% and 11.5%,respectively.
In Ozaukee County, 7 of 8 commu-nities saw prices increase an average of$21,948, or 9.2% in the 1st quarter.
Sales in the City of Mequon increasedfrom 41 units in Q1 2012 to 48 units in2013, and had an average sale priceincrease of $66,915, or 19.6%.
