    With this in mind, the RoyalInstitution of Chartered Surveyors(RICS) has developed a helpfulguide to letting a property in acompetitive marketplace.

    There are several importantconsiderations in preparing yourproperty such as, have youprovided a safe and healthyenvironment for your tenants? Doyou need a license from your localauthority? What type of tenancy

    will you need to have? When youhave answered these importantquestions, you can start to thinkabout how to let your property.

    Using a letting agent can takeaway the worry and hassle ofmarketing and managing yourproperty. Agents are the quickestand easiest way to let yourproperty, as most tenants useagents to find properties.

    When you have found an agent,you should always get writtenconfirmation of their terms andconditions as well as costs beforeyou sign anything.

    An agent will then help you

    decide the best way to let yourproperty. They will discuss the rentyou should expect to receive,whether to let to multiple or singletenants and advise on the best wayto find suitable tenants. It is theagents job to undertake viewingsand to ensure the property is let.

    When using an agent, you willneed to sign an agreementoutlining their charges andcontract length. It is important youunderstand this fully to ensure youdont get locked into a lengthycontract.

    Once you have found a tenant,you need to agree the terms and

    conditions of the let with them.Here, it is important that youdetermine who is responsible forwhat.

    For example, it is theresponsibility of the agent tosource written references, creditchecks and obtain the deposit fromthe tenant.
