So what’s stoppingthem from taking the plunge and buying theirfirst home? The answer? Cash. Yes, ever sincethe property market was brought to its kneesby the global credit crunch, banks and lendershave not been too kind to first time buyers. Ifyou want to get on the property ladder, you’regoing to have to come up with a hefty depositto minimise the risk to the lender. And savingfor these deposits while paying out for rent isoften near on impossible.

As a result the government, developers andaffordable housing providers have beenworking together to come up with a range ofschemes and initiatives to give first-timers ahelping hand – one of which is OwnPlace.

WHAT IS OWNPLACE?OwnPlace is a scheme aimed at helpingaspiring homeowners to buy a property bygiving them a massive discount on thepurchase price.

Backed by Riverside, the scheme involvesthe sale of empty properties, thus helping toregenerate areas in the process.

As the provider states: “OwnPlaceproperties are often grouped together so theinvestment you make in your new home willbenefit from the improvements being carriedout to surrounding houses by owner occupiersimproving their properties to create a betterneighbourhood.”

Buyers will receive a 25% discount off themarket value of a property. As long as thebuyer lives in the property for at least fiveyears before selling it on they will not have torepay the grant.

WHO IS IT FOR?Anyone looking to purchase a home throughOwnPlace must meet the following criteria:

• You must be aged 18 or over

• You must be living in rented accommodation or with friends or family

• You must be able to show that you need help buying a property (i.e. because you don’t earn enough to do it alone)

• However, you must also be able to show, if you buy with OwnPlace, you will be able to afford (and maintain) the property

• You must have either a mortgage or the savings in place to make the sale.

If you already own a home you may still beeligible to buy through OwnPlace if, forexample, you have to move out of yourcurrent home because of a relationshipbreakdown.

WHAT KIND OF PROPERTIES AREAVAILABLE?There are a range of properties available butmainly two and three-bedroom terraced houseswhich have been empty for a while.

At the time of going to press there were 38properties available through the scheme in theMerseyside area.

IS IT ANY GOOD?We think so! The scheme seems to work on

various levels. Firstly it allows local people tobuy a property in their local area and secondly ithelps to regenerate an area by removing thenumber of empty properties. The properties willnot be sold to investors, landlords or developers,only to owner occupiers so there’s a good chancethey’ll be cared for and well-maintained. Andwhen an area is well-maintained there’s morechance of other people moving into it.

the property due to the restrictions ofplanning permissions. Once a newdevelopment has been given the greenlight by planning authorities, it is usuallythe case that the individual propertydesigns will have already been finalised.

However, there are various wayscustomers can personalise the interior oftheir new home, especially if they reservethe property early. By getting theirreservation in before the construction ofthe property is complete, customers canput their own stamp on their new home bychoosing preferred kitchen units, worksurfaces and tiles free of charge from aselected range.

They can also choose to pay foradditional upgrades such as graniteworktops, an integrated dishwasher andlaminate flooring”.

employee, then you should be taxed atbasic rate (20%) on the £4,000 ofearnings via Pay As You Earn, but atleast will not need to pay any NationalInsurance as the income is beneath theannual threshold of £7,748. If yourfriend is operating payroll as heshould, then HMRC will very quicklybe aware of this income following therecent introduction of RTI (Real TimeInformation) reporting.

I would say in general any newdevelopment is probably to thebenefit rather than the detriment ofthe area, this could vary thoughdepending on the type ofdevelopment so the estate agent willbe able to help guide you as towhether this would have an effect onyour house purchase and any futurevalue”.

Landlords are being made awareof a free scheme to help maketheir properties warmer and moreenergy efficient.

Green Deal Manager, part of theArmistead Group, is encouraginglandlords, particularly those with alarge number of properties, to getin touch and arrange for a freeupgrade of boilers, doors andwindows and external wallinsulation as part of thegovernment’s ECO (EnergyCompanies Obligation) initiative.

Launched this year, ECO worksalongside the Green Deal tosupport energy efficiency measuresand reduce carbon emissions fromthe UK’s domestic building stockby funding £1.3billion ofimprovements each year.

Through the scheme, Green

Deal Manager will work withlandlords through every step of thescheme, from assessing propertiesand ensuring they are eligible tohave more energy efficient featuresretrofitted, to carrying outthe work.

Merseyside Property Clearance haslaunched a new hazardous wasteremoval division following demandfrom customers.

The new arm of thebusiness, named Biologikill,

specialises in the clean-up of sceneswhere death has occurred and theproperty may be contaminated withbodily fluids or other biohazards.

The Wavertree-based firm’s fullytrained expert cleaners, who work 24hours a day and seven days a week,deep clean properties that have beendealt with by authorities as a crimescene or a scene where a trauma hasoccurred. The company also tends tothe removal of gross filth withinproperties.

According to director GeorgeMensah, Biologikill builds on thesuccess of Merseyside PropertyClearance, which provides industrial,

What does your job entail?My job is extremelydemanding. As well asoverseeing the busy HugoJames Property office, I dealwith all aspects of propertymanagement from liaising

with landlords, collecting and arranging rentpayments, as well as arrears chasing anddealing with repair issues for tenants. Eachday is completely different.

What’s your favourite thing about your job?I enjoy meeting new people. We deal withmany people from varied walks of life anddifferent cultures, including students,working professionals and people onbenefits.

What’s your least favourite thing? I enjoyall aspects of my job, but I would say myleast favourite only occurs when we do nothave sufficient stock to meet the demand,because of our high turnover of lettings.

If you weren’t in property managementwhat would you be doing? That’s a hardquestion, I’ve been in the property industryfor over 12 years now and it is part of my lifeso I’ve never really thought of another careertrack.

What are you going to do straight after thisinterview? Straight after the interview, I willbe attending the monthly Liverpool PINmeeting at the Village Hotel in Whistonwhere I will be delivering an update onrecent news within the lettings industry.

Following the Liverpool launch of their debut album, ‘On’,we chatted to guitarist Neil Campbell to get the low-downon Bulbs, Liverpool’s exciting new band. With an impressive

back catalogue of projects, this new line-up features aneclectic use of sound and powerful visuals, making them a

band not to be side-stepped in 2013.

Are you excited about the album whichhas just launched? Yes, absolutely! We’vebeen working on the album for about a yearand a half. We released little excerpts of thetracks through social media in the lead upto the launch.You screened a film by artist SonnyPhillips, alongside the album launchperformance. Would you say the bandis as much about the visual as it isabout the music? I think the musicsuggests your own sort of film, in a way.Halfway through the first year, Marty[Snape, electronics], joined the band; andthe film is heavily coordinated with theelectronics, so we can synchronise the two.

We’re mainly an instrumental band andthe music is composed in quite a fixed way(like in classical music).

The film and the music are very closelysynchronised. It’s quite detailed. It’s notjust about one single thing.You and the other bands members allhave different musical andperformance roots. What brought you

all together? We’ve all got our owninfluences, from classical music through toprogressive rock, through to electronic anddance music. All sorts of things!

We all really want to get to a point wherepeople open their eyes to a differentexperience of the world, by providing themwith lots of very rich experiences, includingthe visual concepts as well as the music.There are so many different soundsworking together on the album. Was ita matter of trial and error?We wanted to experiment and try newideas out; to hear what it would sound likepairing different things together. Themusic itself has a number of recurringthemes and several layers workingsimultaneously, which will give theaudience lots of information. We want tocreate a completely immersive experiencefor our audience, so we need a big soundand informational content, like speechsamples.

The album starts quite sedately but soonkicks in with a rockier edge. The music isconstructed to bring ideas back in subtleways to the listener. It’s more than musicyou can get after one listen; it has layers ofstructure that you can analyse more deeplyif you want to.

We’ve aimed to cover bold concepts like‘who really rules the world?’, and ideas

about artificial intelligence. But theexperimentation is contained and it doesn’tinterfere with the audience enjoying themusic. It’s still danceable!Being from Liverpool yourselves,would you say it’s a good startingplace for up-and-coming bands?Liverpool’s a very musical city with theBeatles, and a lot of other great bands, butI think it can also be quite conservative. Ithink we’re coming out of that though.

As a city it is full of creative bursts andeccentric people who want to do differentthings and don’t really want to fit into aspecific scene, which is great! What we’retrying to do is a bit different too. Will the band be playing any festivalsover the summer? At the moment we’reconcentrating on the album launch andgetting more exposure but we have somethings coming up in the autumn which wewill announce on our website.After the launch at Capstone Theatre,what’s next for the band? We’re releasing the album ourselves but it’sgoing to be distributed through a range ofprogressive rock distributors. We’re alsokeen for other artists to remix and makenew songs out of what we have done.

In the end we’re hoping to reach aworldwide market. We are a Liverpoolband but our outlook is global.

I love Indian food. I’veprobably tasted 50% of thekormas in Liverpool andthink of myself as a sort ofconnoisseur; so I wassurprised to learn thatactually, I know very littleabout real Indian food.

I came to Zaaffranexpecting just a meal, but Ileft with a new insight intothe cuisine thanks to theknowledgeable owner.

“We don’t serve onionswith the poppadoms,” hetold me. “It ruins yourpalette before your meal.”

The interior is modernand cosy. Entertainment isauthentic with Indianmusic videos playing on theTV behind the bar. Theingredients are personallysourced to ensure only thehighest quality produce isused in the dishes.

First came the chutneysand poppadoms (£2.25).Made fresh and fromscratch, we had a choice ofthree, a tangy mango, mildmint yoghurt and a spicy

pickle. I didn't find Imissed the onions; themixture of flavours was aperfect balance.

Next came the starter.We only specified that we’dlike something withchicken so it was a surprisewhen four differentmountainous dishesarrived.

The presentation wasflamboyant and the meatamazingly tender and juicy.We were served: chicken 65(£5.95), a spicy sticky dish;murg malai tikka (£6.95) asoft cheese-based marinadewith Indian spices; chickentikka Zaaffrani (£5.95), ahouse take on the classic;and chicken majestic(£5.95) a tasty moreish dishwith crushed peanuts. Allwere extremely deliciousbut my dining partner andI ended up arguing over thelast of the chicken majestic,it was sublime.

Already feelingextremely well-fed we thenmoved onto our mains. Not

that we dislike spicy food,but we’d made clear inconversation that weappreciated the milderflavours and so we weretreated to chicken korma(£10.95) and murghmakhanwala (£10.95),which came with boiledbasmati (£2.75) and garlicnaan (2.95). The korma didnot disappoint. Thoughkorma has a tendency toend up bland, I'm pleasedto say this version wasbursting with flavour. Themurgh makhanwala wasequally as delicious, thechicken, again was juicyand tender. The garlicnaan was tasty and fillingand well with the fragrantrice which was well cookedand plentiful.

I can't fault much aboutZaaffran. It had a lot to liveupto given my vastexperience of Indianrestaurants, but I'm glad tosay I have found a newoption for my Saturdaynight treats.

Now that the sun is finally showing itsface we can’t wait to enjoy the taste ofsummer. With many restaurants mixingup their menus using an abundance ofsummery fruit and vegetables we locatedthe ones that really whet our appetites.

Hosted by female presenters and broadcast journalists, theevent raised over £8,000 for Radio City’s charity ‘Cash forKids’ and The Variety Children’s Charity. rallying support for two-yearold Amelia-Mae Davies, whois battling with the childhoodcancer neuroblastoma.

Mum Angela, originally fromWirral, and dad Stewart Daviesare desperate to raise £250,000to fly their little girl to Americafor treatment and provide herwith the best chance of growingup.

Amelia-Mae was diagnosedwith the aggressive form ofcancer last September, just twodays after her second birthday,and has since been receivingtreatment. However the longterm survival rate for children

with neuroblastoma is less than40% and, for the best chance ofbeating the illness for good,Amelia-Mae’s parents want herto receive immunotherapytreatment and prevent heragainst further attacks of thedisease.

So far, around £100,000 hasbeen raised for the family,thanks to generous donationsand fundraising events, but thefamily is still in need of help toreach the target.

By using a machine which lookslike an electric razor, the treatmentis said to “infuse into the skin andlock into the DNA” to provide anon-intrusive facelift, and theclient feels nothing more than agentle tingle.

With the treatment alreadypopular in Europe Peter, whorecommends at least three sessionsto those who try it, adds: “We’veonly had it here for around two

weeks and those who have had itdone love it.”

Minsky’s is currently offeringthe anti-ageing method on facialareas, arms and hands and “bingowings,” and the salon is eventuallyhoping to provide treatments to theflat body.
