§ 143-135. Purpose of IP District and establishment ofsectors. [Amended 12-3-2009 by Ord. No. 586]
The IP Industrial Park District is intended to permit and encourageindustrial development that will be so located and designed as toconstitute a harmonious and appropriate part of the physicaldevelopment of the Township, contribute to the soundness of theeconomic base of the Township, provide opportunities for localemployment close to residential areas, thus reducing travel to andfrom work, and otherwise further the purposes set forth in thischapter. The limitations on use, height and lot coverage are intendedto provide for modern light industrial development in a suburbanlandscaped setting. The IP District is to be developed as a plannedindustrial district which shall include Mixed-Use Overlay and OfficeTechnology Campus Sectors in conformance with an overall planfor the development. Residential and the more general commercialuses are considered not compatible and are prohibited, except inthe Mixed-Use Overlay Sectors, as proposed in the approved ValleyForge Corporate Center Master Plan. Because the nature of theuses, the location of the district, the location of the sectors and thearrangement of the uses within them are expected to have a closerelationship to an overall plan, it is deemed that the exercise ofplanning judgment on location and site plan is essential. Within theIP Industrial Park District, there shall be sectors as follows:
Mixed-Use Overlay Sector.
Shall apply to area within the IP District as may be designatedby the Board of Supervisors of Lower Providence Township.
(1)
An area, when developed pursuant to the provisions of theMixed-Used Overlay Sector, shall not be developed incombination with the underlying IP Industrial Park ZoningDistrict.
(2)
Whenever the Mixed-Use Overlay Sector is declaredinapplicable to any land by administrative or judicial actionor whenever the Township deletes land from the sector, theunderlying zoning classification for the subject land shallapply.

Office Technology Campus Sector.
Shall apply to area within the IP District as may be designatedby the Board of Supervisors of Lower Providence Township.

Uses by special exception. Any use of the same general characteras any of the above, including distribution plant for small parcels(those capable of being hand-delivered) may be permitted whensuch use is authorized as a special exception by the ZoningHearing Board.
C.
Ancillary uses.
Permitted ancillary commercial uses include restaurants,banks or similar financial institutions, automatic bankmachines, recreation facilities operated as a business withina building (i.e., sauna, health clubs), and service businesses,including barber, beautician, tailor, shoe repair, photography,copy center, travel agency and postal services.

Ancillary commercial uses shall be primarily intended toserve the daily service needs of the employees and users ofthe IP District.
(2)
All ancillary commercial uses shall be carried on within orcontiguous to the facade of any building(s).
(3)
D.
Conditional uses. All conditional uses shall comply with theprocedures set forth in § 143-80 of this chapter.
E.
Procedures for consideration of a conditional use. The followingprocedure shall be followed for consideration of any proposedconditional use pursuant to this article:
Conditional use application. An application shall besubmitted, in writing, to the Township Manager. Suchapplications shall include, as a minimum, a tentative sketchplan indicating how the applicant intends to develop theproperty and sufficient data to document compliance withthe applicable standards contained in Subsection E. TheTownship Board of Supervisors shall schedule a publichearing on said application within 60 days following the dateof the regular meeting of the Board of Supervisors or thePlanning Commission (whichever first reviews theapplication) next following the date the application is filed,provided that should the next regular meeting occur morethan 30 days following the filing of the application, said sixty-day period shall be measured from the 30th day following thedate the application has been filed. Such time may be waived,in writing, by the applicant.

Supervisors shall hold a public hearing thereon pursuant topublic notice. At least 30 days prior to the date of the hearing,one copy of the development proposal and all additionalsubmitted information shall be transmitted to the TownshipPlanning Commission and one to the Montgomery CountyPlanning Commission, together with a request that theseagencies submit recommendations regarding said use.
Use of a lot located in the IP District for an auto repair garageshall be permitted only when all the following requirements aremet: [Added 12-21-2017 by Ord. No. 647]
The lot abuts Trooper Road.(1)
The lot has vehicular access to at least two public roads.(2)
Any exterior storage of vehicles, parts, or equipment shallbe completely screened from view from all public roads and/or residentially zones/used properties by solid fencing andbuffer plantings.
