The value of home-ownership has beenquestioned by themedia as Americansstruggle in the currentrecession. But thetruth is that most fam-ilies are happy abouttheir choice to buy ahome.
Bankrate, Inc., a fi-nancial publishingcompany, recentlysurveyed more than1,000 randomly-se-lected adults abouttheir home purchaseand 90 percent re-sponded that theydon’t regret buyingtheir home.
Even during tougheconomic times suchas these, many homeowners realize thatthe benefits of home-ownership are over-whelming —especially in a time
where hous-ing afford-ability isat its all-timehigh. Ac-cording tothe National As-sociation of HomeBuilders/Wells FargoHousing OpportunityIndex (HOI), 72.3 per-cent of all new andexisting homes soldin the second quarterof 2010 were afford-able to families earn-ing the nationalmedian income of$64,400. At the end of2007, only 46.6 per-cent of homes wereaffordable to familiesearning the medianincome.
What are some ofthe other benefits?
An immediate bene-fit is that interest rates
are at recordlows and
there isa wideselec-tion of
homes onthe market to
choose from. It’s abuyer’s market. Pur-chasing a home nowwill allow you to nego-tiate for more itemson your wish list thanwhen the housingmarket recovers andyou may have to com-pete with others foryour dream home.
A little further downthe road, when filingyour federal tax re-turns, you will be ableto claim two deduc-tions — the mortgageinterest deductionand the property taxdeduction.
Much of your
monthly payment, es-pecially in the first fewyears after buying ahome, goes towardsthe interest on theloan and not the prin-cipal. The federal gov-ernment allows you todeduct those interestpayments from yourtaxes in most cases.State and local prop-erty taxes paid on theassessed value of thehome are also de-ductible on your fed-eral return.
For many homeowners these com-bined tax deductionscan result in a taxsavings between$5,700 and $11,400,depending on filingstatus.
Also, homeowner-ship is the biggestsource of net worthfor most families. It is
the one investmentthat not only can helpyou put your kidsthrough college or re-tire comfortably in thefuture , it can also beused to house yourfamily and create life-time memories and astrong, healthy com-munity in the mean-time. You can’t getthat from a stock or abond.
These are just a fewexamples of the finan-
cial savings and otheradvantages of home-ownership. Learnmore in the free “Op-portunity Knocks”brochure availablefrom the National As-sociation of HomeBuilders atwww.nahb.org/home-buyerbrochure.

An interesting newstudy released by theNational Associationof Realtors® (NAR)shows that homeown-ers report higher lev-els of happiness whencompared to renters. That may also explainwhy homeowners givetheir own physicalhealth higher marksthan do renters.
Several research pa-pers cited in the NARreport confirm thathomeownership alsohas a significant im-pact on educationalachievement. Accessto economic and edu-cational opportunitiesis more prevalent inneighborhoods withhigh rates of home-ownership.
When it comes toproperty, homeown-ers have more in-vested both financiallyand emotionally. Be-cause they have moreto lose when crimerates impact housingvalues, property own-
ers are more moti-vated to form volun-tary crime-preventionprograms. And be-cause they move farless frequently thatrenters, homeownersbuild the kind of so-cial ties and “roots”that create strongercommunities.
Along with protect-ing their homes andneighborhoods fromcrime, homeownersspend more time andmoney maintainingtheir homes. Neigh-bors also influenceother homeowners toimprove their proper-ties, resulting in ahealthier, more enjoy-able environment.
As NAR presidentVicki Cox Golder ex-plained, “Homeown-
ers not only enjoy thelong-term financialbenefits of owning ahome but also a moresatisfying life — whichis what’s really at theheart of the AmericanDream.”

Mold is a relativelycommon householdoccurrence that canpotentially causehealth problems aswell as damage tostructures and sur-faces. Although mostmolds are harmless, some can cause seri-ous respiratory prob-lems, especially insensitive individuals,so it's important to beaware of potentialmold growth in yourhome. As with mostthings, a little knowl-edge goes a long way- read below for infor-mation that will helpyou identify a moldproblem.
Mold Basics:Mold enters your
home as tiny spores, which need moistureto begin growing, di-gesting and destroy-ing. Mold can grow onalmost any surface, including wood, ceil-ing tiles, wallpaper, paints, carpet, sheetrock, and insulation, given the right condi-tions.
Identifying theProblem:
Mold most often ap-pears as small blackor white specks inplaces like your dampbathroom or base-
ment walls. To the un-aided eye, mold has avariety of appear-ances: fuzzy, velvety, leathery, powdery, and glassy. Moldcolonies may appearto be black stains orpatches of white, yel-low, green, brown, black, gray, or evenpink. Some mold maybe hidden behind wallcoverings or ceilingtiles, but is often visi-ble to the naked eye.
Where to Look:Mold grows best
when there is anabundance of mois-ture, so it is oftenfound in areas withwater damage or ex-cessive humidity.Mold can also befound growing alongwalls where warmmoist air condenseson cooler wall sur-faces, such as behinddressers, head-
boards, and in closetswhere articles arestored against walls.Mold often grows inrooms with both highwater usage and hu-midity, such askitchens, bathrooms, laundry rooms, andbasements.
Trust your nose:The compounds
produced by moldshave strong smells, which are volatile andquickly released intothe air. Because thesecompounds oftenhave strong or un-pleasant odors, theycan cause a "moldy"or musty smell fre-quently associatedwith mold growth. Amusty odor suggeststhat mold is growingin the building andshould be investi-gated.Fast and Furious:
If you suspect a
mold problem, youshould address theissue as quickly aspossible, as mold canspread quickly. Youcan successfullyclean up a smallamount of mold your-self using a simple so-lution warm water andsoap, but larger infes-tations should be re-moved by aprofessional mitiga-tion expert.
Please contact yourlocal Pillar To Post of-fice for your mold in-spection.

(ARA) - While savingenergy and loweringyour bills during thewinter takes some per-sonal sacrifice, it mightnot be as hard as youthink. With a combina-tion of changing yourhabits and a few sim-ple fixes, it's possibleto realize significantsavings on your utilitybills.
You could be well onyour way to savingmoney and lesseningyour impact on the en-vironment this winterby making a few sim-ple changes:
• Reduce yourhome's average tem-perature by a degreeor two. You obviouslydon't want to makeyour house too chillyfor you or your guests, but this is a case wherea little can go a longway. For each degree, you may be able tosave 1 percent on yourheating bill, accordingto the U.S. Departmentof Energy. Over thewhole winter, that 1 or2 percent can amountto quite a bit in actualsavings.
• Consider a pro-grammable thermostat. This allows you to setthe heat at a lower tem-perature while you areat work or while yousleep, and then pro-gram the thermostat toreach comfortable lev-els before you arrivehome in the evening orget up in the morning.
Products like theSchlage LiNK remotehome-managementsystem, which can beused with a Trane Re-mote Energy Manage-ment Thermostat, allowyou the option of con-trolling the temperatureof your home frommost Web-enabled cellphones or a computerno matter where youare. You can also setup the system so whenyou enter your code inthe Schlage wirelesskeypad lock in yourfront door, the thermo-stat will adjust to a tem-perature that's mostcomfortable for you.You can even programthe thermostat to sendtext or email alerts ifthe temperature goesbelow a preset level, indicating a potentialheating system failure. With a system like this, you can save a lot ofenergy - and money -and always be comfort-able when you arrivehome.
• Check your HVACfilters and replace themif they are dirty. Thisshould be done at leastonce a month duringtimes of heavy usage, according to the De-partment of Energy.Clearing and cleaningany vents in your heat-ing system will alsohelp it run more effi-ciently. The SchlageLiNK remote home-management system, when used in conjunc-
tion with the Tranethermostat mentionedabove, will send textalerts when filters needto be replaced.
• Seal places whereheat could escape. Some strategic caulk-ing and weather strip-ping can go a long waytoward bringing yourheating costs waydown; the Departmentof Energy says prop-erly sealing your homecan reduce costs by 20percent. Using ductsealant to close up anyexposed heating orcooling ducts can alsooffer significant sav-ings.
• Keep curtains openduring the day to let innatural heat energy.Keep them closed atnight to provide extrainsulation around yourwindows.
If you're looking formore ideas on how tosave energy, it may bea good idea to have alocal contractor con-duct an energy auditon your home or visitwww.energystar.govfor more information. The auditor will be ableto give you minor tips,as well as suggestionsfor major projects youmay want to do in thefuture. After all, with afew simple cost-savingmeasures in place, youmight be able to affordbigger energy-savingprojects in years tocome.
Saving energy might not be as difficult as you think
