William E Hannan & Associates was formed in 1983 to
provide Building Services Consultancy.
The company today continues to focus on Building
Services Engineering and Sustainability delivering high
quality projects for both UK and international
developments.
Sustainable Design
Energy reduction, the core of sustainable design, was
inherent in our building design process long before it
reached the political agenda. Our sustainable credentials
are therefore built upon years of experience at the
forefront of low energy, low carbon solutions for a wide
range of sectors.
Our approach is holistic and collaborative, extending
beyond the building services systems to the fabric and
form of buildings and development sites.
Our engineers and technicians possess a unique, intimate
understanding and knowledge of energy use in buildings
and they have been responsible for the design of
numerous BREEAM EXCELLENT schemes.
We draw upon extensive experience of sustainable and
low energy schemes having completed many examples.
We have a full range of modelling and simulation tools at
our disposal to ensure the optimum solution for each
situation and our expertise encompasses the selection
and incorporation of renewable energy sources to offset
energy demand and our projects have included a variety
of renewable technologies.
Our sustainable Design team is led by fully qualified
BREEAM Assessors & Accredited Professionals and CIBSE
Low Carbon Consultants & Low Carbon Energy Assessors.
What is BREEAM?
The Building Research Establishment Environmental Assessment Method (BREEAM) is the leading and
most widely used environmental assessment method for buildings. It is now recognised for setting the
standard for best practice in sustainable design and has become the recognised method to measure
and to describe a building's environmental performance within the UK.
BREEAM is designed to recognise and reward performance above regulation which delivers
sustainable benefits in environmental, comfort or health sectors. BREEAM awards ‘Credits’ under
environmental groupings as follows:
Management: management policy, commissioning, site management and procurement
Health and Wellbeing: indoor and external issues (noise, light, air, quality etc)
Energy: operational energy and carbon dioxide (CO2)
Transport: transport related CO2 and location related factors
Water: consumption and efficiency
Materials: environmental impacts of materials such as embodied CO2 and responsible sourcing
Waste: construction resource efficiency and operational waste management and minimisation
Pollution: external air and water pollution
Land Use: type of site and building footprint
Ecology: ecological value, conservation and enhancement of the site
The overall score is determined by multiplying the number of credits per sector by an environmental
weighting factor which takes into account the relative importance of each section.
Once the overall score for the building is known this is translated into a rating on a scale of:
Pass - Good - Very Good - Excellent - Outstanding

By engaging with our Sustainability Consultants during the concept and feasibility stages of a project,
we can identify every aspect of a project that may be influenced by the BREEAM methodology. We
can then ensure that the most efficient, cost effective and sustainably conscious approach pervades
the design.
BREEAM UK Non-Domestic Refurbishment and Fit-Out
The latest in the BREEAM family of sustainability rating schemes has been developed by BRE Global to
assess and improve the sustainability of UK building refurbishment and fit-out projects.
The scheme’s flexibility derives from a new four part modular
approach, giving a range of certification options. Part One
deals with the building fabric and structure, Part Two is
concerned with core services (e.g. centralised M&E plant),
Part Three deals with local services and Part Four with
interior design. Refurbishment and fit-out projects can be
assessed against one or all of the four parts, or any
combination, depending on which are relevant to a particular
project.
BREEAM Accredited Professional
Hannan Associates have qualified and experienced BREEAM Accredited Professionals (BREEAM AP).
The BREEAM AP provides the design team with guidance and support from the early stages of the
design process, through to construction, to ensure that good environmental and sustainability practice
is incorporated into a building in an efficient and cost-effective manner.
Often sustainability is not considered until the technical design and specification stage of a project,
equivalent to RIBA Stage E; by this stage many opportunities for including sustainability measures may
have been missed. The BREEAM AP must be appointed to the design team by RIBA Stage C at the
latest, and as such, these opportunities can be highlighted and acted upon early, thus avoiding
expensive last minute ‘bolt-on’ solutions that are sometimes needed to reach specified BREEAM
targets.
The Home Quality Mark (HQM)
The UK’s new Home Quality Mark (HQM) is an impartial, 5-star rating scheme for new build homes
that has been created to replace the Code for Sustainable Homes system.
Developed by BRE, the UK's leading building
science centre, the Home Quality Mark is
based on years of building standards
experience, and is part of the successful
BREEAM family of quality and sustainability
standards.
It is expected that new homes meeting the
highest HQM criteria will be up to 50% more
energy efficient than existing dwellings in the
UK.

Hannan Associates have provided full BREEAM assessment services for the £40m project to redevelop Bristol City FC’s Ashton Gate site. The development includes building two new stands which will provide a multi-purpose stadium to be used for recreational and commercial events. The building has been designed to incorporate a combination of renewable technologies including PV and bio-fuels to provide a both heating and electricity.

Hannan Associates have provided full BREEAM assessment services for the three ≥150,000 sq ft new distribution and logistics warehouse and office space at Warrington’s Omega North & South sites. The development provides state-of-the-art facilities with fully automated “top spec” sortation systems to support changes in consumer demand in terms of volumes and product type.
The Co-operative Group Headquarters Manchester
Hannan Associates are proud to have designed the complex MEP services for the new build Co-
operative Group Headquarters in Manchester. Building Services contributed roughly 51% of the total
BREEAM ‘Outstanding’ score which constituted the largest contribution by any discipline.
Hannan Associates Sustainability Team provided BREEAM support and guidance to the M&E design
team throughout the life of the project. This holistic and integrated approach proved vital to the
success of the assessment, enabling Hannan to achieve unprecedented scores
within the buildings services related credits.
Overview of Environmental Features
The building has been designed with a double skinned facade and soaring open atrium which combine
to enable natural heating, cooling and lighting. The vast atrium floods the building’s interior with light
while the facade helps to minimise heating and cooling loads.
In summer louvres at the top of the facade open to allow warm air trapped between its inner and
outer skins to rise up and out of the building. In winter these louvres are closed to form an insulated
blanket around the building.
