acant properties present a higher level of exposure from
almost all the perils insured by a fire policy. Particular
concerns are increased exposures from fire, theft and
vandalism. Because of these increased exposures, a minimum
level of protection and supervision are recommended to
protect your interests. These guidelines can also be used when
just a portion of a building is vacant and there are no prospects
for immediate occupancy.
Minimum visits to the location should be made per the
frequencies oulined in your policy.
Prior to entering the dwelling, a complete tour of the exterior
of the dwelling should be completed,
noting any vandalism or attempts at entry into the property.
All combustibles should have already been removed from the
exterior of the dwelling to reduce the potential for fire due to
vandalism. If it appears entry has been made, the local police
department should be contacted prior to entering the home
to complete the tour.
It is important the visits be thorough and documented and
not just a drive-by which will not reveal
the conditions inside the dwelling.
The interior tour of the dwelling should include all areas

clogged roof drains, rooftop structure damage from recent
storms, vegetation growth on the roof, or evidence of

Real Estate Hypnosis is the artificialinduction of believing the “rules” of realestate don’t change. That well establishedprinciples of real estate must be followedor you risk failure. Real Estate Hypnosis isan industry wide belief that success canonly come by doing what other successfulinvestors have done in the past. In otherwords, Real Estate Hypnosis is teachingall investors to do the same thing. It’ssetting forth artificial guidelines thatmust be followed and therefore, we asinvestors lose the very essence of whatmakes investing in real estate so great.Creativity!
Throughout the course of history, thepeople that are remembered, are thepeople that did things differently. Theybucked the trend. They did things societyor industries told them couldn’t be done.They sang songs and played music the“public” didn’t approve of. In other words,they diagnosed the hypnosis societywas imposing upon them and did thingstheir way, despite the potential backlash.

Let’s dismantle these Lies.
Lie #1: “You make money when you buy”– I can’t tell you how often I hear thisoutdated cliché. When I first startedinvesting, every “guru” I heard wasteaching techniques on how to get theseller down on his price. “Beat the SellerUp”, “Low Ball the Seller” and/or “Makethe Seller give you their price first”. Theyeven teach the “Offer Formula”. Youknow the one where they tell you to offerthe seller 65% of the ARV (after repairvalue) minus the repairs. I hate thisformula and I hated “beating up” thesellers on their asking price. Frankly, thereason most of you aren’t doing moredeals is because you are following thisarchaic formula.
Truth #1: “Price is irrelevant” – What if Itold you that you could pay full askingprice and still be massively profitable.What if I told you that you could offerMORE than asking price and still bemassively profitable. Most people lookat price and the single most important item when deciding to buy or sell a home.I could care less about the price. I wantthe seller focused on the price, so that Ican focus on what I want. Terms!
Lie #2: “You need money to makemoney” – This is the most powerful
hypnotic lie for most investors. For mostof my students this is the biggest barrierthey need to break down. This is thesingle most powerful belief preventingyour success. I know. I believed it for avery long time myself. I thought, if I don’thave money to invest, how am I going tobuy a house or rental property. However,I am living proof that you don’t needmoney to make money. I had no moneywhen I first started. When I say no money,I mean no money. In fact, myvery first deal I didn’t have the $4,000.00in closing costs needed to close thedeal. I took out a cash advance credit cardloan to pay for it. Yet today, I am awell established millionaire. You can betoo. You just have to disregard the beliefthat you need money to invest.
Truth #2: “The money is the easy part” - Itell all my students “If the deal is goodenough, the money will find you.” It’s true.There is so much money out there.www.MyRealWealth.com Just becauseyou don’t have money, doesn’t mean theguy next you doesn’t either. In fact, mostof my students are amazed at how quicklythe money comes to them when they sendit out. You see, if you are analyzing yourdeals the right way. If you are writingyour offers the right way and the dealworks, the money is the easy part. I knowthat may be hard for some of you to
believe, but I want you to really work onbelieving that that money will find you,once you have a good deal.
Lie #3: “It’s all in the numbers” – Don’tmis-read this! The numbers are veryimportant. If your numbers are off, youcan turn a good deal into a bad deal veryquickly. The reason this is a real estate lie,is because “experts” teach you to: a) FindLeads; b) analyze the numbers; and c)write your offers. Again, these 3 steps areimportant steps, however they are missingthe biggest piece. Thecommunicationpiece. How are we negotiating. How arewe overcoming the seller’s objections.How are we getting them to a “yes” state.The numbers are important. Yet, if you arefocusing on the numbers, it’s the reasonsyou are not doing more deals.
Truth #3: “Communication is the key tosuccess” - Every word you use. Everyphrase you speak has an impact. Thatimpact can be negative or positive. Thewords you use, the way you dress, howyou hold your body language and thetone of your voice, will determine howmany deals you do. You see, seller’s wantyou to be the expert. They want you to betheir problem solver. They called youto help them. To be the expert, you haveto act like an expert. This may bechallenging for someone who is new to thebusiness or may not have a lot ofexperience. That is why we teach you howto walk, talk and dress. You need toknow how to write contracts that deflectobjections. You need to know the wordsthat bypass the conscious filters. You needto know how to develop rapport witha seller simply by mirroring their bodymovement and language patterns. If youdo these things, you will be a mastercommunicator and master communicatorsare the investors doing the most deals.

This bill makes minor changes to the rules governing thismarket to allow for more flexibility and greaterdynamism. Below is information on HR 5301:
HR 5301 amends the Dodd/Frank to allow up to 2 seller-financed transactions per month (24/yr.) without the needfor the seller to be licensed as a mortgage originator.HR 5301 requires the Treasury Department to study theLVH market over the next 3 years and report back toCongress with suggestions for steps to improve the salesand financing of these homes. HR 5301 does not remove any of the safeguards related tothese transactions. Seller financiers must still comply with“ability-to-pay” portions of Dodd-Frank, as well as interestrate rules and the ban on balloon payments.
HR 5301 helps ease the credit crunch in the Low ValueHome market by giving seller financiers the opportunity toprovide this much-needed service to under served buyers.

(2) Contact your member of Congress at theirlocal office by first faxing to them the 1-pagepress release that is available atwww.MAREI.org/GrassRoots. Make sure youfollow up with their office by calling later to thankthem for considering co-sponsoring thebipartisan legislation known as HR-5301, theSeller Finance Enhancement Act.
If each member’s office receives multiple faxesand phone calls relative to this legislation, it’sgoing to raise their awareness.
