Project Description/Project Title and Data Slide:Mixed-use development including college, hotel, residential, retail, meeting and office for the Miami Downtown area.

The dramatic design set forth for this building is visually daring and bold; yet upon further examination, inherently pragmatic in its organization of the complex programmatic mix. The structure is conceived of as a symbolic portal to a dynamic and ever-changing both to complement and be inspired by historic Freedom Tower. Yet the basis of the massing is derived from a stacking of the most efficient forms of each program.

The larger footprint of the program creates a podium with an elevated “Arts Quad” on its roof. Over this emerge two slimmer towers with ideal office and residential floorplate that hold up an elevated 300 key full service hotel. Other uses include office space, meeting facilities, an athletic center, and an undergound parking garage with loading and service areas.

The project's mass  and the interaction of its uses are sensitively sited to enhance its immediate context-- establishing a friendly pedestrian experience of plazas, quads, and arcades that provide space for the enjoyment of life.

This synergy between the layout of the different uses serves as a catalyst; exasperating significant enhancement to the campus experience and image through a local revitalization of the surrounding neighborhood. The buildings exterior is a direct expression of its ingenious structure where the steel frame creates an elegant exoskeletal system increasing building efficiency while eliminating the need for massive shear walls aside from the core. The project also incorporates a myriad of sustainable technologies and aims at surpassing LEED certification.
