We Care For You Sdn. Bhd. plan establish as a partnership business, involve of four
entrepreneurs, and our business location situate at Commercial Centre, Section 7, Shah
Alam, Selangor. Date of business commencement is on 18 th March 2012 launch at
Section 7, Shah Alam.
2.0.1 VISION
Our vision is to gain high profit and revenue generated by its sales. By this it can cover
all expenditure to set up business. Moreover, we provide good service with high quality
standards at reasonable or affordable price to the customer so that we can pledge
customers’ confidence and loyalty. We also aim to obtain more profits in service sector
within first three years and we also intend to franchise our business to another country.
2.0.2 MISSION
Mission of our organization are to achieve high growth and increase our profit with
enhance productivity. Other than that we are also want to be well known when
established and able open another branch.
2.0.3 OBJECTIVE
Objective of our organization are to make customer satisfaction with our good with high
quality standards service. Then, we want to boast customer confident and create loyalty.
Also, we would like to attract more customers and build a long good relationship with
them as well as sustain life by adopting a healthy lifestyle and quality of life.

2.1 REASON SELECTING PROPOSED
I. Provide service for the elderly.
Many parents are left alone at home by their children out to work. They get bored
because of the quiet life in the absence of a similar age peers. Then, we have
taken this opportunity to provide service for these groups to carry out various
activities that we serve for them with their counterparts throughout the day.
II. To appreciate the elderly.
This service is a token of appreciation to the elderly because they are also
contributing to economic growth in the past.
III. To open a business oriented club.
We would like to open a business oriented club for elderly to live a healthy life and
active even after retirement from their career before.
IV. Give opportunities to elderly for sharing their life with their peers.
We want to open up space to them to get to know the generation of their same
age and share ideas, opinions, expertise, experience and their hobby to friends.

2.2 FACTORS SELECTING PROPOSED
1. Low comparative advantage
Not many businesses like this in Malaysia; especially in areas that we chose. Our
closest competitor is the ‘Kelab Warga Emas Bandaraya Shah Alam’ that located
in Shah Alam Section 24 and Activity Centre for the Elderly (PAWE) provided by
the Ministry of Family, Women and Society Development of Malaysia that situated
in Cheras. However, the activities we offer more attractive and not limited to the
elderly for them to carry out a healthy and active life.
2. High demand from young people who had to leave their parents at home alone to
work.
Working children have to leave their parents at home alone. This will cause the
welfare of their parents are being neglected. They also will lead to a depressed
and lonely. It is very appropriate to offer to the elderly so that they can live more
happily.
3. Low cost services.
This business only requires a relatively high initial cost, but then the cost of
services are relatively low for the next operation because we do not involve any
kind of production but provide a club that has a variety of activities.
4. National policy for the elderly.
Elderly who form a part of the society and recognize as rich in experience and
skills, has contributed a lot to the nation. Hence, government has formulated a
policy which aims to establish a society of the elderly who are contented, dignified,
possessed of a high sense of self-worth and optimizing their potential, as well as
to ensure that they enjoy all opportunities besides being given the care and
protection as members of a family, society and nation.

2.3 FUTURE PROPECTS OF THE BUSINESS
2.3.1 Capital requirement
Capital requirement of a business is important. The funding of the business can be done with using the entrepreneur‘s own money or from external source such as borrowing loan from banks, finance company and cooperatives. Our partnership businesses contribute RM100,000 for each person.
2.3.2 Risky
We face on low risk to enter a particular business field which is low competitor. In Section 7 Shah Alam, there is no competitor nearby for this kind of business accepts for in Section 24. Therefore our company is able to enter the market easily. Based on risk on insurance scheme cover fire and accident at work is under Prudential Assurance Malaysia Berhad.

Based on financial, We Care For You Sdn Bhd is face on problem on first three year which is get a loss on sale, but our company able to recover loan and expenses because our profit still can support expenses and repay a loan.
2.3.4. Credit
We Care For You Sdn Bhd not facing on credit because our business is pay in cash. So, it not turns to a bad debt and will be treated as an expense for the company.
2.3.5 Foreigner Exchange
We Care For You Sdn Bhd not involve on foreign exchange and our business has not to face the risk of fall and rise in the exchange rate and our business using home currency unit in Ringgit Malaysia (RM).

In WE CARE FOR YOU SDN. BHD., we know that location is one of the most
important decision that entrepreneur should make. We aware that wrong choice of
location can result lower sales and higher operation cost. So, for that reasons we have
survey many strategic places to open our shop. After look at all aspects, we are agreed
to open our community center at Commercial Center, Section 7 Shah Alam. We choose
this place because of several reasons.

Q7/Q, Seksyen 7, 40000 Shah Alam, Selangor. This is one of the most important factor
as it easy excess by public or customers thus reduce time taken and transportation cost
to reach this place. Just about 1 to 2 km from our community centre, there are many
residential areas. For example, Cristal Height, Section 7 Apartment, and other residential
areas nearby such as at Jalan Plumbum, Jalan Kristal, Jalan Platinum, Jalan Firus etc.
In term of availability of manpower, we are not so worry as this place is near to
housing areas. We also planned to hire 10 workers to support and operation every day.
Besides that, this place also near to our target market which is the group of senior
citizens. In long term, we are still looking and search the best place for our members to
do several of activities that are provided by us.
A transportation facility is not a big problem. Here, it connects with good
connection of roads and highways such as Damansara-Puchong Highway (LDP),
Federal Highway and NKVE. Our community centre is so easy to access close to many
of the focus areas and adjacent public facilities such as hospitals, universities,
recreational areas, shopping complexes, etc., which can facilitate the conduct of the
program we have planned. It just takes 1 minute to i-City, 3 minutes to UiTM, 5 minutes
to Bukit Raja, Klang and 15 minutes to Bandar Klang as well as nearby the New Shah
Alam Hospital, Petronas, Klinik Kesihatan, Old Town Kopitiam,Shops, KFC, Pizza Hut &
JAKEL Wholesaler.

Moreover, the price charge and packages for our members also affordable
compare to other community centres. Here, we will pay RM 2000 every month for 22 x 75
square feet which is ground floor - RM8 000 (1,650 sq. ft.), first floor - RM3 000 (1,650
sq. ft.) and second floor - RM2 000 (1,650 sq. ft.) which overall area of our community
centre is 4,950 sq. ft. that cost RM13 000. Thus, we save our monthly expenditure for
hire-purchase at this place than if we build our own premise.
Other factors that make us choose this place also because of available of utilities
such as water supply and electricity that will be supply and arrange by management of
Shah Alam City Council. We are located at location that is easy excess by customers,
availability of manpower, and good transportation facility.

2. The duration of the partnership 12 years to prevent the dissolution of the business. If one partner passes away or withdraws from the partnership, the business
will not be dissolve.

3.3 RECRUITMENT PROCESS

Recruitment involves the process of searching, identifying and selecting qualified candidate for position in an organization. The process is to hire about 10 experience workers. This recruitment process will be expected operate on one month.
3.3.1 Searching candidate
This is task of looking for candidates and inviting then to apply for vacant position in the business. It can be done by advertising the vacancy through the printed such as regional newspaper. This business refer to present personal because is less costly and a reliable way to get capable candidates.
3.3.2 Selection process
This process involves the task of reviewing the applicant, the short-listing applicants and selecting the best candidates for the job. Three most commonly used tools to facilitate these tasks are a job applicant, interview and selection process.
i. Job Application
A job application form is prepared by an employer to gather basic information about applicants. It helps to generate job related information such as age, gender, education level, previous employer can refer to the referees or ex-employer if further information is needed to evaluate the applicant.

This is the most frequently used method by employers to gain in depth information about applicant. Face to face meeting gives both parties a chance to learn more about each other. 3.4 SALARY
Salary is a fixed monetary reward paid to workers on periodical basis. We care for you Sdn Bhd using normal practice to pay salaried workers on a monthly basis. Salaried workers are expected to work a fixed number of hours which is 8 hours per day and 26 days per month. Salaried workers are not subjected to loss of pay in the case of allowed absences such as illness.
3.4 1 Contribution to the Employees Provident Fund (EPF)
It is the responsibility of the employers to register its employees if they are not yet contributor to EPF. It is mandatory for employers to contribute to the EPF for all qualified employees. At present, the statutory rate of monthly contribution employees is 11% of the basic salary. The employer’s portion of the monthly contribution is 12%.
3.4.2 Contribution to the social security organization (SOCSO)
Employers are obligated to protect their employees by contributing to the SOSCO. It is a form of insurance to protect the employees in term of monetary composition in case of unforeseen incidents at the work place. All employees earning RM3000 or fewer amounts are qualified to contribute to this fund. Employees earning more than RM 3000 a month can also contribute to the fund with the consent of the employers. The rate of contribution by the employers and employees is based on the basic salary.

There are very essential focus in our marketing strategies is to introduce our
services that we provide to customer, also to fulfil customer’s need, and to satisfy
their want. The business that we involve has the potential to go further in business

4.2 SERVICE AND DESCRIPTION
WE CARE FOR YOU SDN. BHD. aims to offer a tall quality and dependable
community centre services to people especially retired person and people who are age
45 years and above. With provided better facilities and surrounding, we are guaranty
our customer will feel satisfied and comfort.
WE CARE FOR YOU SDN. BHD. is a new service company in the business
market which provide new community centre services. Our company has become first
mover for this type of services that is differ in terms of our style, place, service which
also provide interesting activities that will not make our customer feel bored. There are
some reason why we choose this type of service is because nowadays there are too
many child who their parent live with them, do not know how to care of their parent while
they are working. Thus since a maid service is nowadays has become expensive, so
that we are here to provide them a place which can care of them with comfort
surrounding.
Other than that, since there are many retired person do not know what to do in
fulfil their day with interesting work, so, we are also provided many activities such as
cooking with chief, a land for gardening and many more. In term of our service, we are
not 24 hours operates as like other community centre services. This is because based
on our observation, majority for them who are live with their children; love to spend time
with them. So we are only operates from 7 am to 10.00 pm. Other than that, we also
provide services for anyone who want to organize any ceremony with affordable
charges.
To diversify our services, other than provide activities for the elders, we also
provide café for them to have their meal and it is also open to other people who are not
members. However, we outsource our café service to another company that use the
brand of WEERA Café for our café. This café is operates form early 07.00 a.m. until
09.00 p.m. every day. Apart from that, we also sell souvenirs such as mugs, key-chains,
t-shirts etc. for guests and anyone who interested. For our members, we already include
all the items in the packages.

4.3 TARGET MARKET
Our target market is senior citizens aged above 45 years of diverse races and
religion. We are aiming for the senior who has not worked, or at least less active in their
careers but still active in their daily life. Our target is people in the area around Shah
Alam, especially the resident population in Section 7 Shah Alam. We also are aiming for
customers who have financial security such as pension and insurance, but are living at
home and not actively working.
Our customers must be senior citizens who are still healthy and active to carry
out various activities and is keen to carry out their activities as well as desire to share
their experience with friends of a similar age to them. We are also targeting the seniors
who like to do things and like to socialize and have an active lifestyle.
We also want those seniors who want to live actively. This opportunity is also
open to the seniors that are still working but desire to carry out various interesting
activities other than working. Other than that, we are aiming for those who are friendly,
sporting, can mingle with others and want to spend their time with others.

4.4.1 MARKET SIZE
Based on the statistics from Department of Statistics, there are 646 890 people in
Shah Alam as a whole. Of the total, 150,150 is a senior citizens; 132,197 of Bumiputra,
6178 are Chinese and 11 493 are Indians. Of these, 25 874 are senior citizens aged
from 45 years of which 76,725 were men and the rest are women. We have projected
the market size for our services which are 0.1% or 5,000 people in the residents. From
calculation below, our company has evaluated that our market size would be 500
people per month. Thus, we estimate the number of members of our community centre
this year is about 6 000 people and estimated to increase to 7000 people for the
following year.

which each member will play a role in forming a close family relationship. Our business
concept is a club that provides a variety of interesting activities that will give maximum
satisfaction and independence to the elderly to live their lives as when they were young.
Our services are not limited to providing physical activities, but we also provide
spiritual activities, family and community services such as family visits to tourist
attractions, providing packages for Umrah with his family for any members who have
been registered, held a talk-religious lectures, skills classes for older people shared
their ideas and opinions, providing event management services in which each member
can hold our event at the community center with a reasonable service charges and so
forth.

We also provide a cafe that we outsource to a private company; ADR Enterprise
that use a brand of Weera Cafe. This cafe is open to all members and also those who
are interested to visit our cafe.
In addition, we as a community center agents responsible for safeguarding the
welfare of the elders who are members of our community center. Then, we are also
concerned about the health and welfare of each member. Therefore, we take the
initiative to provide health care services regularly, i.e. once every two months will be
medical check-up sessions by health experts that we bring a special from DEMC. We
guarantee the best service in terms of handling activities, efficiency, prudence in the
management, time management, a reasonable service charge, and fitness activities and
most importantly, we want a healthy elderly and young as ever.

Cost –based pricing is a method that our company used as a pricing strategy. Cost-
based pricing is based on the total cost of the service plus a standard mark-up.
Cost-based pricing is shown as below:
Price = Total Cost per services + mark-up
= RM 220 + (RM 220 × 50%)
= RM 330
The total cost per unit is based on the total up between the basic cost and the variable
cost. The variable costs are including salaries, utilities and class. The average profit
margin that we estimated for our company is 50%.
