As one of the nation’s largest owners and operators of grocery-anchored shopping centers, Phillips Edison has always had a long-standing commitment to sustainability initiatives, based on a mission that is two-fold: be good stewards of the environment and do so in a way that makes business sense and adds value to our centers.
Our property management and construction teams are at the forefront of executing this mission at our centers. Over the past several years we have achieved success with upgrading our lighting packages with LED fixtures, replacing our HVAC units with more energy efficient models and installing white reflective TPO roofing systems at our centers.
We’ve recently been focused on establishing a solar energy program at our centers to take advantage of our biggest piece of unused real estate – our roofs. We currently own and operate five centers with solar panels, and have been trying to expand this initiative across our portfolio. Admittedly this has been one of our biggest challenges. Part of the challenge is finding the right solution that works for us and most importantly for our tenants. In the past two years, we met with and interviewed over twenty potential providers, and just couldn’t find the right solution.
We decided to shift our focus to finding the right partner and building a sustainable relationship with that partner – a
relationship that can last because it’s a win for all three parties – Phillips Edison, our tenants and the solar energy developer. We took a meeting with Blue Sky Utility at RECon 2016, and immediately knew we were on to something. Over the course of the past year we worked together to form a strong partnership. Blue Sky Utility invested the time in getting to know us and our centers. Together we developed the following solar energy program for our California properties:
• Blue Sky upgrades the roofing system at the center to a white reflective 60 mil TPO roof with a 25-year warranty at no cost to Phillips Edison or our tenants
• Blue Sky installs and maintains the solar panels, and manages the energy generated
• Phillips Edison buys energy to power common areas from Blue Sky at a 6-8% discount
• Blue Sky sells power to our small shop tenants at a 6-8% discount
Phillips Edison scores a major win in the relationship with the new roof installation backed by a 25-year warranty. Roof replacement can cost up to $500,000, which eats up capital budgets very quickly.

Comspark, Cincinnati’s first IT Educational Tech and Innovation Conference, was held in the fall of 2016. Shaun Smith, Tom Hess and Jason Bazar not only attended, but were involved in several events!
Jason participated in a panel on security analytics around threat detection, Shaun was on a panel on attracting and retaining IT talent, and Tom was recognized as a Cincinnati rising tech star. In addition, Shaun received the IT Leadership Award.

Earlier this month, the transactions group had the opportunity to tour Kroger’s new Corryville store located adjacent to the University of Cincinnati. The property, which officially opened on March 9th, is a $30 Million total rebuild of an older Kroger store and is the grocer’s first multi-floor store format in the region.
Consisting of approximately 85,000 square feet, the store offers 54,000 square feet of sales area on the first floor and dedicated customer areas on the second floor, featuring:
• A beer and wine bar with café seating• Unique and fun décor like a living wall of plants
and art from UC College of DAAP
Amenities also include:• 24 beer taps for growler fills• A walk-in beer cave• A wide variety of grab and go foods like
sushi and pizza• Prepared foods featuring Asian, Mexican and
Indian cuisines• 20 self-scan checkouts (including six located by
the café), a pharmacy and more.
A Little Clinic and Clicklist will be offered in the coming weeks. This will be the largest Clicklist in the region with dedicated drive lanes in the parking lot for their Clicklist program.

Richard and I were known to pull a few “harmless” pranks around the office and we decided to collaborate an awesome April Fools joke in the Salt Lake office. We decided to bring in donuts and “orange juice.” Although it looked like orange juice, it was actually the cheese packet from a box of Kraft mac ‘n cheese mixed with water.
So on April Fools day Richard and I set up the breakroom and stage it perfectly, and Joe Kindt enters with perfect timing. The words out of his mouth couldn’t have been more perfect, “donuts and orange juice, a slice of heaven!” Joe took a donut on a plate and poured himself a hefty
glass of cheese water. After one sip from his drink he ran to the sink and spit it out, exclaiming, “Guys, don’t drink that orange juice, I think something is wrong with it!” Meanwhile Richard and I are completely losing it!
Needless to say, Joe was a great sport about it and still laughs about it to this day. Unfortunately, he was the only person to fall for the prank in the office.

ORGANIZING & SHARINGPECO Community Partnership held their first event of 2017 on March 15th at Matthew 25: Ministries. Thanks to all who donated their time! In total, 18 PECO associates and 11 of their friends and family members donated 58 hours of community service. The group inspected mens dress clothes that will be shipped to countries like Haiti and Nicaragua to provide men with suits for job interviews.
