GREVESMÜHLEN

The charming landscape surrounding the town of Grevesmühlen with its approx. 10,500 inhabitants attracts those tourists seeking peace

and quiet as well as active vacationers. First mentioned in 1226 and a flourishing trading center located at the intersection of busy roads for

centuries, Grevesmühlen has a long history. Today, the town located in Nordwestmecklenburg County offers attractive living and working

conditions due to its central location and the nearby Hanseatic cities Lübeck, Wismar, and Rostock, as well as the state capital Schwerin.

Around 500,000 people live within a 50 km radius and there are several universities in the area. Direct autobahn access to the A 20 ensures

quick accessibility to suppliers and customers.

LUDWIGSLUST

The town of Ludwigslust, the former residence of the Dukes of Mecklenburg, with its unique, late baroque urban complex, has 12,700 residents and is considered a regional center in the Ludwigslust-Parchim District. Ludwigslust offers a modern infrastructure to work and live. The fast train connections via the ICE to Hamburg and Berlin, as well as the road connections via the autobahns A 14 and A 24 and several federal highways attest to the easy accessibility of the town. Ludwigslust is characterized by a wide range of educational institutions, secured day care for children, attractive housing for all generations in a green environment as well as a wide range of leisure and cultural activities.

The Stüdekoppel industrial area in Ludwigslust, with approx. 6.7 hectares of space still available plus possible expansion areas, offers a great potential for the development of new business projects in the metropolitan region of Hamburg. Since the completion of the additional section of the A 14 autobahn in 2015, this attractive business location has enjoyed direct access to the port of Wismar, as well as to other logistics hubs in northern Germany. The possible use of the resid-ual heat from an existing thermal waste incineration plant is a further advantage especially for industrial projects with a high thermal energy demand. Compa-nies from key sectors, such as the food industry, the electrical and mechanical engineering industries, the metalworking industry and the construction indus-try are successfully operating in Ludwigslust.

The Schwerin Industrial Park, with its 350 hectares of fully developed land, offers more growth potential than practically any other industrial site in the metropoli-tan region of Hamburg. It is located at the southern edge of Schwerin, near the au-tobahns A 14 and A 24. Global players like Nestlé and manufacturers from the au-tomotive, medical technology, and plastics processing industries and sheet-metal processing have already set up operations here. The aviation industry suppliers FLAMMAEROTEC GmbH and ZIM Flugsitz GmbH have also opened facilities at the site. The Swiss company Ypsomed is currently building a new state-of-the-art production facility. More than 200 hectares of land are still available. The owner of the industrial park is the City of Schwerin (State Capital).

5 | BRINCKMANSDORF BUSINESS PARK – NORTHERN SECTION, HANSEATIC AND UNIVERSITY CITY OF ROSTOCK

This site offers outstanding transport connections. The autobahns A 19 and A 20, the Rostock-Laage Airport, and the train connections to Berlin, Hamburg, and Kiel leave nothing to be desired. The Rostock Port can be reached directly via the autobahn within a few minutes. The port offers regular ferry connections to Scandinavia and the Baltic States. The city center can be reached quickly and easily by car or public transport. The northern part of the business park can be freely subdivided into lots or used as a large, single lot. Owing to the fact that the building land has not been divided into smaller lots, the site is also well suited for large-scale commercial projects, such as logistics and other services related to freight forwarding. The maximum noise levels established by the applicable planning law must be observed. A land-use plan has been drawn up.

7 | ROSTOCK-LAAGE INVEST!PORT BUSINESS PARK, ROSTOCK-LAAGE

The Invest!Port, an approx. 550-hectare industrial and business park in Rostock-Laage, is the perfect hub for accessing Scandinavia, the Baltic States and Eastern Europe. It is located roughly 25 kilometers south of Rostock at the intersection of the trading routes Hamburg-Szczecin and Copenhagen-Berlin. WAREN (MÜRITZ)

The Waren (Müritz) thermal spa is the economic, tourist and cultural center of the Mecklenburg Lake District, located on the north shore of the

117 square kilometers of Lake Müritz – the largest lake in Germany – as well as on the edge of the Müritz National Park. The maritime connection

with the town harbor directly in the historic town center, the lakeside promenades, and the lively shopping streets of the historical old town with

a variety of restaurants and bars characterize the town’s special flair. The numerous health services based on the local Waren thermal salt waters

as well as the many accommodation options distinguishes Waren (Müritz) as a health resort. In the Germany-wide street survey Vitale Innenstädte

2016 carried out by IFH Köln, the town center of Waren (Müritz) earned an average rating of 2.1, putting it in second place among the medium-sized

regional centers in Germany.

At the well-developed “Rothegrund Business Park” in the health resort Waren (Müritz), one of the town’s few undeveloped commercial sites is being offered for sale. The 9-hectare plot is situated at the northern edge of town, right on fed-eral road B 108 towards Teterow (A 20) and the railway line Rostock-Berlin. A community garden complex runs along the property’s southern border. Several other businesses are located in the immediate vicinity, including a producer of frozen baked goods, various companies in the skilled trades sector and deal-ers for building materials and cars. The land-use plan BP 51 “Gewerbepark Rothegrund” applies. In accordance with this plan, retail establishments are not permitted on the site. However, an ancillary factory outlet would be acceptable. There are no special constraints (e.g. with respect to cultural heritage or nature conservation).

RECHLIN | COUNTY MECKLENBURGISCHE SEENPLATTE

The Mecklenburg Lake District is one of the most beautiful landscapes of Central Europe, and the south shore of the Müritz – the largest lake wholly within Germany’s borders – has always been one of the region’s most popular holiday destinations. The Lake Müritz near Rechlin, with its sandy beaches, clear lake water, and well-developed tourist infrastructure, attracts thousands of vacationers every year. The lake area is particularly popular with water, nature, and active tourists, owing to its beautiful waterways and the scenic Müritz National Park. The aviation museum Luftfahrttechnisches Museum Rechlin presents a visual history of this region. The historical manor house Gutshaus Boek hosts temporary exhibitions.

Now that the harbor-holiday village and one of the largest marinas in Mecklen-burg-Vorpommern have been established in Rechlin on Lake Müritz, attractive properties will be available for tourism-related investments in the coming years. The urban planning concept for the municipality of Rechlin designates the fol-lowing investment areas on the Lake Claas: hotel and recreational facilities in the center of the harbor, health tourism facilities, lakefront residential and holiday accommodations, a shopping center with apartments, and a center for active tour-ism. The building site comprises approx. 8 hectares of lakefront land. The munici-pality of Rechlin intends to finalize the local land-use plans, as well as plans for public infrastructure provision, in consultation with the investors. The concept has been approved in accordance with regional planning objectives.

13 | HAUS DEMMIN, HANSEATIC TOWN OF DEMMIN

HANSEATIC TOWN OF DEMMIN

The Hanseatic Town of Demmin is located in the Vorpommern lowlands at the confluence of the Tollense, Trebel, and Peene rivers in three river country. A paradise of unspoilt nature with rare plant and animal species can be found here, embedded in five landscape and nature conservation areas in Germany’s largest coherent fen region. Demmin, with its abundance of lakes, rivers, and channels, has more different fish species than any other town in Mecklenburg-Vorpommern and is attractive for water-sports and fishing enthusiasts. From here, visitors can reach the lake Kummerow and the Baltic Sea by boat and make day trips into the surrounding region, including the Hanseatic Cities of Rostock and Stralsund, by rail, bus, car, or bike. Demmin’s churches, regional museum, medieval buildings, and cinema are also popular sites for tourists.

Haus Demmin is the name of a more than 6-hectares property surrounding the ruins of a Pomeranian princely castle and manor house on an island at the conf luence of the Peene and Tollense rivers near Demmin.

The municipal authorities’ current concept for the touristic use of the prop-erty includes plans for the construction of tree houses and/or small cabins (pods), a social building, a treetop path, and boat moorings. However, owing to the fact that these plans are still in the early stages, other tourism con-cepts are also conceivable and implementable. The castle ruins and manor house are protected historical sites and cannot be used at the moment be-cause of their structural condition.

The city known for its four historic gates, is located in the Mecklenburg Lake District. Nature and urbanity are brought together in harmony. Mecklenburg-Vorpommern’s third largest city has around 65,300 inhabitants.

Neubrandenburg is a regional center and plays an active role in the areas of business, culture, education and health. Tourists are able to discover medieval architecture and lively cultural events. Lake Tollense with its shorelines surrounded by forests offers a wide variety of physical activity and recreation opportunities. The nearby to the autobahn A 20 provides a fast connection to Berlin or the Baltic Sea.

Not far from the picturesque Lake Tollense in the emerging northeastern German economic center of Neubrandenburg, new investment opportunities are opening up for industrial networks. The Neubrandenburg Airport is located in the munici-pality of Trollenhagen on the transport corridor between Szczecin, Hamburg and Berlin just off the autobahn A 20. As a result, it also offers direct links to ports with ferry connections to Scandinavia. Six investment sites of various sizes are available – some for immediate use. There is ample space for expansion – in both large and small increments. This privileged location has access to a helipad and an approx. 2,500-meter, fully functional runway, making it particularly attractive to investors from the aerospace cluster.

16 | LUBMINER HEIDE ENERGY AND TECHNOLOGY LOCATION, LUBMIN

LUBMIN

The seaside resort of Lubmin is located on the bay, near the Hanseatic City of Greifswald in northeastern Mecklenburg-Vorpommern, flanked by the islands of Rügen and Usedom. However, tourism is not the only significant economic sector here: the Lubminer Heide Energy and Technology Location in the former district of Freesendorf includes an industrial port that has been operated as an internationally recognized transshipment center since 2006. It is now an important energy hub. For example, Russian natural gas from the NORD STREAM pipeline has been transported from here to other locations in Germany and Western Europe since 2011. The universities in Stralsund and Greifswald guarantee a steady supply of qualified workers in the region.

The Freesendorf/Lubminer Heide Energy and Technology Location on the Bay of Greifswald covers 120 hectares and has become the largest center for industry and energy in Mecklenburg-Vorpommern. It offers optimal conditions for meet-ing logistic transportation requirements: the industrial port is 7 meters deep with a total quay length of 940 meters and six berths.

It can accommodate ships with a draft of up to 6.1 meters. The regional network of inland waterways is easily accessible. The autobahn A 20 is nearby and ensures reliable connections to the hinterland. There is also direct access to the Deutsche Bahn rail network. The port offers a variety of services, such as shunting, weighing, waste disposal, and the bunkering of fuel and drinking water.

17 | HAUS DES FRIEDENS ANKLAM, HANSEATIC TOWN OF ANKLAM

HANSEATIC TOWN OF ANKLAM

The Hanseatic Town of Anklam, birthplace of Otto Lilienthal, has a population of approx. 13,000 and is situated in the middle of the Peene Valley River Landscape Park (Flusslandschaft Peenetal) directly on the river Peene, the Amazon of the North. As a regional hub and gateway to the sunny island of Usedom, Anklam can be reached via the federal highways B 109, B 110, and B 197 and is served by train and bus links, as well as an airport that can be used for charter flights. The A 20 autobahn is only 25 kilometers from the town. Visitors and residents enjoy the numerous cultural attractions, including museums, the town library, and the theater. Thanks to its proximity to the sea, beaches, Baltic Sea resorts and islands, Anklam is an attractive destination for holidays and excursions.

The historical “House of Peace” (“Haus des Friedens”) is located just a few min-utes’ walk from downtown Anklam. Built around 1870, the imposing, listed brick building, with its 3,700 square meters of living space and solid construc-tion, was first used by the Prussian military and later as a residential building. It has been empty for over 20 years. A use that ensures the long-term revitaliza-tion of the site, e.g. elderly housing, would be desirable. The building will re-quire complete renovation and refurbishment. A cost estimate for this work has been prepared. Roughly one third of the 5,700-square-meter site is occupied by the main and annex building. It is considered building land but is not subject to a confirmed land-use plan. The preparatory land-use plan classifies it as a “mixed area.” There are no building obligations (Baulasteneinträge).

18 | KULTURHAUS MURCHIN, MURCHIN

MURCHIN

The over 750-year-old village of Murchin is located in Vorpommern at the center of the municipality of Murchin northeast of Anklam and not far from the is-land of Usedom. Manor houses and a brick church bear witness to the history of the agricultural municipality. With its forests, lakes, Peene River, and “Lower Peene Valley” nature reserve the region is a natural paradise offering a relaxing place to get away from everyday urban life. The infrastructure of Murchin is appropriate to its village character. The village has a community center, a youth hostel and a daycare facility for children. There are two medical doctors in the municipality. Shops and supply facilities can be found in Anklam, approximately 9 kilometers from Murchin. The federal road B 110 leads to Usedom (east of the village) and to the B 109 (west of the village), offering connections to Anklam and Greifswald. Public transport is provided by a regional bus line.

The “District House of Culture” for the Anklam region was built in the early 1950s in Murchin as a palace-like structure with colonnade, perron, facade reliefs, ball-room and numerous event rooms. The two-story building with a partial base-ment has multiple sections occupying a total of 2,000 square meters (building footprint). After 1990 the building was used as a large discotheque for a short pe-riod of time. It has been completely empty since 2005 and is in need of renovation work. The property is located at the northeastern edge of the village and borders the federal road B 110. One of the adjacent plots is used as a community garden complex. There is no binding land-use plan. The preparatory land-use plan speci-fies use for cultural purposes and designates parking areas. The former “Culture House Murchin” (Kulturhaus Murchin) is listed in the registry of protected monu-ments of the District of Vorpommern-Greifswald.

19 | ALTWARP – AN ANCIENT FISHING VILLAGE ON THE LAGOON

ALTWARP

Located near the seaside resort Ueckermünde in the eastern part of Mecklenburg-Vorpommern, Altwarp is an old fishing village blessed with sites of natural beauty. Situated in the nature reserve “Altwarp Inland Dunes, Neuwarper See and Riether Werder” (NSG Altwarper Binnendünen, Neuwarper See und Riether Werder), the village is home to fewer than 500 inhabitants. The large pine, oak and alder forests, lagoon, lake, dunes and meadows create an extremely attractive, pristine landscape with above-average recreational value. Altwarp, which was first mentioned in the early 12th century, has retained its character as a fishing village: the harbor, together with tourism, is still the center of village life.

A 23-hectare property near the village of Altwarp on a peninsula at the southern coast of the Szczecin Lagoon is being offered for sale. The idyllic surroundings, with the nearby seafront and dense forests, combined with the lagoon, which is widely known as an excellent area for sailing enthusiasts, create ideal condi-tions for developing the site for tourism-related uses. The property is located in an area that was previously used by the German armed forces. It is occupied by multi-story functional buildings, some of which have commercial photovoltaic panels on their roofs. Part of the property is classified as a “mixed area”. A use for holistic-tourism purposes would be preferred.
