are six tips to help you prepare.

1 | Get with the programs

There are various government

programs available to help you

buy a home.

Home Buyers’ Plan (HBP): The

HBP allows fi rst-time buyers to

withdraw up to $25,000 from their

RRSP to put toward a down payment

on a home. You have up to 15 years

to repay the funds.

First-Time Home Buyers’ Tax

Credit (HBTC): Eligible fi rst-time

buyers can apply for the FTHB to

help o� set the costs associated with

purchasing a home, such as legal

fees, disbursements and land transfer

taxes. The credit can provide up to

$750 in federal tax relief.

2 | Explore your options

First-time buyers can buy a home with

as little as fi ve per cent of the purchase

price as a down payment – as long

as the property is less than $500,000.

Anything higher than that, and the

minimum down payment for the portion

of the price higher than $500,000 is

10 per cent. So, assuming your price

range is at that threshold, you’ll need

to come up with at least $25,000.

3 | Check with the bank of mom and dad

If your parents are baby boomers

who have had the good fortune of

building equity over the years as they

paid down their mortgage while the

value of their property multiplied,

well… they may be in a position to

help. Many buyers are hitting up the

bank of mom and dad. In the last two

years, 28 per cent of fi rst-time buyers

called on their parents to help fi nance

their purchase; from 2010 to 2014,

only 17 per cent did.

4 | Become tech savvy

Mortgage consumers are becoming

very tech savvy. In Canada Mortgage

and Housing Corp.’s 2015 Mortgage

Consumer Survey, 78 per cent of

respondents researched online,

with 70 per cent using a mortgage

calculator to help determine their

payments. And social media is playing

a more important role – 20 per cent

used sites such as Facebook to learn

more, 17 per cent used a mobile

device, and of those, 22 per cent used

a mortgage related app.

5 | Befriend a broker or banker

Whether you use broker or a banker

for a mortgage, you’ll likely come to

value the relationship. In the same

CMHC survey, consumer loyalty

strengthened the longer people stayed

with their lender. But people are willing

to switch lenders to get a better rate

and save – a fact which is much more

prevalent for bankers than brokers.

And because brokers are able to o� er

products from multiple lenders, as

opposed to bankers who o� er only the

products of their own institution, the

share held by brokers is growing.

6 | Research, research, research

With prices rising as they are and

uncertainty in some markets,

thorough research is a must.

Everything from your target area,

housing type, builder or realtor,

fi nances, who you borrow from and

the structure of your mortgage – take

your time. Take months. Don’t rush

anything. Anything.

make. If you’re just starting to look,

there are a few steps you’ll need to

take before you can buy a home.

Determine how much you can a� ord

First, you have to determine what you

can a� ord. Your a� ordability is based

on your household income, your

current monthly debt payments and

the costs associated with owning a

home (such as property taxes, heating

costs, and condo fees).

A lender will also look at two

ratios to fi gure out how large your

mortgage can be. The fi rst is called

the gross debt service ratio. Your

monthly housing costs for (principal

and interest, taxes, and heating costs)

shouldn’t be more than 32 per cent

of your gross income. The second

is called the total debt service ratio,

which includes your housing costs

as well as any loan expenses (such

as credit card and line of credit

payments, and car loans or leases).

This ratio shouldn’t be higher than 40

per cent of your gross income.

You also have to come up with

enough money to make a down

payment. You’ll need to have a

minimum of fi ve per cent. If you’re

able to come up with a down

payment of 20 per cent or more, you

won’t need mortgage loan insurance.

And you should also have money

saved for closing costs, which could

be between 1.5 and four per cent of

the purchase price of your property.

Dip into savings

closing costs, one of which can be

100 per cent responsible for repaying

any loans you may have co-signed.

It doesn’t matter that you didn’t get

the money. It doesn’t matter that the

primary borrower swore you were

off the hook. The reason you’re

co-signing is to guarantee repayment,

and if the lender can’t get blood from

one stone, it’ll come looking for

your stones.

Co-signed debt is factored into

calculations that determine whether

you’ll get approved for any kind of

borrowing, including a mortgage.

That’s right. Since you’re on the hook

for that $27,000 loan you co-signed

for, that’s $27,000 less you can

borrow for your own purposes. Again,

people seem not to realize that there

is a limit to how much lenders will

let you take on. Perhaps it’s because

lenders have been so lax with this

particular rule that folks think credit

is unlimited. Well, the credit bucket

is not bottomless. Taking on the

responsibility of co-signing could

mean your ability to borrow for your

own goals is thwarted.

So how do you say no to family

or friends who see you as fi nancially

stable and a good resource for solving

their problems? Try this…

Tonya, both Paul and I would love

to help, but right now we’re just not

in a position to do so fi nancially. We

would be happy to sit down with

you and Tony to talk about ways you

could clean up the fi nancial mess

you’re in. And we’d be happy to help

in other ways, like taking the kids

when you guys are working extra hard

to get that debt paid off . But we can’t

co-sign right now. What else can we

be overwhelming — especially if

you’ve lived in a large house for many

years. Clearing household clutter and

deciding the fate of used furniture,

artwork and other items can be a

challenge. You want to maximize

the value of your stu� by holding a

contents sale, but how do you ensure

you’re getting the biggest buck for

your bang?

“You’ll be surprised as to what

people will actually buy. One person’s

trash is another person’s treasure.

Others will try to sell the items on

their own, while others will hire a

fi rm to assist with the process,” says

Laura Convery, manager of senior

services at Transition Squad, a turnkey

company specializing in helping

seniors downsize their homes, from

organizing, cleaning and clearing

value! Remember, the goal here is

downsizing.

3. Be prepared to negotiate.

Negotiating prices is the foundation

of every contents sale. Buyers

expect it, and a lack of willingness

to negotiate might frustrate them

and cost you a lot of unsold items.

4. Advertise. Promote your sale in

the community paper and on

social media forums, and tell as

many friends, family members and

neighbours as possible to spread

the word. Last but not least, 40

to 50 per cent of your buyers

will come from road signs, so

ensure they’re large, with proper

messaging and strategic placement.

5. Hand out tickets. Start an hour or

so prior to the sale to allow access

on a fi rst come, fi rst served basis.

staged the condo shabby-chic with

white linens and French Country style

for a young female buyer and it sold

in a week. The condo right next door

wasn’t staged and sat on the market.”

A home in the southeast was initially

listed with another realtor, but had

little interest until the owners hired

Cameron. She went in, did painting,

cleaning and furniture staging. The

home received four offers and sold

in a week for the same price as was

listed with the previous realtor. “In the

first two days they had more showings

then in 60 days with the other realtor

and that demonstrates why staging is

so powerful.”

And, she explains, that staging isn’t

just about furniture placement or

stylish decor. “I have sold properties

that were very out dated, but sold

because they were immaculate.

Staging is not only about show and

tell, but about whether the home has

been well cared for and shows pride of

ownership inside and out.

“Curb appeal is important because

you only get one chance to make a

first impression,” Cameron adds. So,

if a buyer steps out of the car and

there is road gravel and bits of garbage

underfoot, or if they see the lawn is

overgrown with weeds or paint is

peeling around the front door, they’ll

have a poor impression of what’s

inside to start with and may even

dismiss the property altogether.

So, to properly stage your home

start with cleaning, such as sweeping

walkways and driveways, mowing the

lawn, removing debris and cleaning

windows, outside. Inside, clean all

the surfaces, flooring, cupboards,

bathroom tiles and tubs and remove

odours. If you have a pet remove all

evidence of it whenever a potential

buyer comes through and during an

open house.

Then repair items such as broken

fence boards and broken baseboards

or tiles, and replace burnt out

lightbulbs or missing electrical

faceplates. And then, if needed, paint

with a neutral colour.

Finally stage the house to make

it welcoming. From the front

porch, by adding an inviting swing

and beautiful plants, to clearing

out clutter, taking down pictures

and artwork and rearranging your

furniture, or bringing in different

furniture, to ensure an uncrowded,

open functional space – all designed

so people can see themselves living

there and will ultimately want to

“Today’s buyers are very visual

and have more opportunity through

websites to view inside people’s

homes,” Cameron says. “When I

ask people if they read the listings,

overwhelmingly they say ‘no,’ they just

look at the photos and if they don’t like

what they see they move along.

“I have seen great properties that

are shown void of furniture and look

like an empty barrel so people don’t

bother with them, but as soon as you

add nice furniture and show people

what the home can look like, you

get viewings,” she says. “So, staging

a home and having great photos to

post is important.”

Cameron is a major believer in

staging and even authored a self-

published book, The Power of Staging,

which describes how she sold houses

that other realtors couldn’t even

through the peak of the recessions.

She provides advice to her clients

on how to stage their homes from

removing knick-knacks to clearing out

furniture. “I can’t tell you how many

homes I’ve sold this way.”

FOR THOSE OF YOU WHO lived as

adults through the 1980s, you may

view wallpaper as a thing of the past.

But, if you are buying a new home,

or are faced with the challenge of

decorating a new space, wallpaper

may be front of mind. Wallpaper is

coming back, but not in the way you

may think. It has been reinvented and

has become trendier than ever.

As we said goodbye to balloon

curtains, high hair and neon colours,

we thought wallpaper was on that

list as well. It turns out, wallpaper

manufacturers very savvy marketers,

and their eff orts are refl ected in

today’s interior design.

Wallpaper has moved past chicken

boarders in the kitchen, large and

bold fl oral patterns, or entire rooms

covered in the same look. We are

seeing wallpaper used in new and

exciting ways. There is now textured

paintable wallpaper, wallpaper for

focal walls, or fun designs that can be

used in small spaces.

The powder room is the best place

to have fun and experiment with

colour, texture and new designs. It is

a place where you can shut the door

and walk away, but your guests will

love your eff orts. One of our favourite

powder rooms was done in all-black

wallpaper with trendy light and

bathroom fi xtures. Because powder

rooms are on the smaller side, going

with a dramatic colour or pattern is

not too overwhelming.

Creating a focal wall is another area

when we use wallpaper a lot. Again,

we are seeing things in wallpaper we

have never seen before. There are large

shapes and patterns that can be applied

to the wall individually. Also, the focal

wall doesn’t have to be a full wall, it can

be a section or maybe it is a design that

carries over slightly to the adjacent wall.

Anther trend in wallpaper is the

introduction of metallics. Gold has

been huge for the last couple of

seasons and this has also been evident

in wallpaper. There are endless

examples from neutral wallpaper

peppered with gold geometric shapes

to black wallpaper with large gold

fans. And, since wallpaper is no longer

themed, these can be used in just

about any room in the house!

Faced with the task of decorating

a completely new space, sometimes

it pays off to take risks and think

outside of the box. Using wallpaper

lets you do both. Not only have there

been advancements in the wallpaper

patterns, but also in the product

itself. Most companies have pre-

pasted wallpaper that lasts longer

and is more durable. A nice added

bonus is the grid on the back that

a lot of companies as using. This

allows the homeowner to ensure

straight cuts when lining up to an

edge or matching the pattern on

the next sheet. If you are unsure of

your abilities, you can always hire a

professional to hang it as well.

However you decide to decorate

your new space, just make sure it

is something that you love and that

speaks to you, after all, you have to

live in it.
