Canadian real estate is a tale of two markets the Prairies, and the rest, according to the latest resale forecast by the Canadian Real Estate Association (CREA), with lower national sales in 2015 due to decreased home sales in Alberta.
National sales are now projected to reach 475,700 units in 2015, representing an annual decline of 1.1 per cent. This would place annual activity slightly above but still broadly in line with its 10-year average, CREA reports.
Looking into 2015, CREA predicts an uptick in activity across most provinces, thanks to the weakened Canadian dollar, mortgage rate declines and the boost in the U.S. economy.
But that wontpositively impactthe resale forecastfor the Prairie provinces, where sales are expected to drag thanks to further declines in oil prices prompting potential buyers to wait while sellers continue to list. The biggest impact will be in Alberta, where home sales in 2015 are expected to fall 19.3 per cent well below the elevated pace set in the last three years of sellers market conditions.
In the face of Albertas high-supply-low-demand scenario, Ontario and British Columbia are singing a very different tune with tightening inventory and increasing demand, resulting in price gains that surpass inflation this year at 2.5 and 3.4 per cent, respectively.
Meanwhile, prices are expected to remain stable in other provinces, with the exception of Alberta, where average price is forecast to fall by 3.4 per cent, reflecting a pullback in sales for luxury properties compared to homes in more affordable price segments, according to CREA.
But as they say, what goes up must come down and vice versa. Looking ahead at 2016, national home sales are expected to increase 1.7 per cent to $482,700 units in 2016, in line with the anticipated economic recovery in Alberta and Saskatchewan. Meanwhile, anticipated mortgage rate increases are expected to keep activity in check in markets where homes are already less affordable and prices have continued rising, according to CREA, which forecaststhe national average price to rise by a further 1.9 per cent to $424,100 in 2016.

You know what they say: breakfast is the most important meal of the day. Well, its a good thing that breakfast also happens to be my favourite! If you love breakfast and brunch as much as I do, I recommend you check out Calgaryisms list top fi ve breakfast restaurants in Connaught the next time youre in for one of these meals away from home.
Holy Grill827 10th Avenue S.W., 403.269.4659I cant resist Holy Grill and the heavenly like meals this place serves! Try the Calgaryism eggs benedict if you get a chance: banana peppers, avocado, back bacon, spinach leaf and two eggs on top of a grilled English mu n, all smothered in hollandaise sauce. You wont go back to regular bennies after this!
MONKI Breakfast & Bistro1301 10th Avenue S.W., 587.352.7131Just down the street from Holy Grill is MONKI Breakfast & Bistro. MONKIs own take on your favourite traditional breakfast entre is worth trying. After all, its not like this place has been voted one of the best breakfast restaurants in Calgary by Calgaryism or anything (of course it has!). We recommend the steak and eggs or capicollo eggs benedict both will put a huge smile on your face!
Laurier Lounge1111 7th Street S.W., 403.228.3771Just across the street from Xenex Condos is the Laurier Lounge, homed in a historical building with a cosy charm that makes for a great breakfast or brunch sit-down every time. It also sits on a quieter street in the Beltline, which is nice for a spring or summer breakfast patio experience.
While all of Laurier Lounges meals Ive tried have been exceptional, one I highly recommend is the brunch plate. For $14 bucks you get bacon, one egg benedict, hash browns and two fruit mix crepes.
Reds Diner1415 4th Street SW, 403.266.3448Those looking for more of a typical breakfast experience should visit Reds Diner on the corner of 14th Avenue and 4th Street S.W. Apart from great food, Reds Diner also has great prices and can seat more customers than other smaller breakfast diners, which is nice if time is of the essence.
Once again, I recommend the protein-packed steak and eggs. The steak is cooked to perfection and so lean that it made me wonder if they had a chef from the Keg working the morning shift.
Galaxie Diner1413 11th Street S.W., 403.228.0001Another one of the best breakfast restaurants in Connaught is the Galaxie Diner. Consistency is everything in the restaurant business and Galaxie Diner delivers quality breakfast and brunch meals every time.
I highly recommend trying one of the gourmet omelettes. These delicious things arent only fi lling, but will have your taste buds reveling in every last bite. And the best part is that you can also build your own just the way you like it. Dont miss the Galaxie Diner, its one of the best breakfast restaurants youll go back to again and again.

Age-restricted condos for the mature set
Where the Rolling Stones lead, baby boomers will follow as we all grow older, and that could be into an age-restricted condominium development where Generation X-ers are not particularly welcome. Discriminatory? You bet! Allowed by law? Certainly! Fair? Who cares?
Seeking peace and quiet, as well as golf and bridge partners, older people these days are often choosing to live in condo homes that do not allow children. In fact, some dont allow anyone under the age of 50 to live there, and those condo bylaws are as enforceable as any statute passed by government. Come to think of it, condo corporations have pretty well the same provincially bestowed powers as any municipality!
Seeing where the demographics and part of the homebuying public is heading, developers have forged ahead to create a variety of age-restricted developments. Most obvious are the villa homes, often situated adjacent to golf courses. These are usually duplex-style condominium bungalow homes with all the needed services and covered parking on the main level. If there is a basement, its supplementary, and may not be developed. In fact, some buyers never see the basement, as stairs-free living was their goal.
There are also apartment-style age-restricted developments. These, too, can come with a range of ages one must achieve before being allowed to reside on site. People younger than the specified age can certainly visit and stay over with Mom and Dad or grandparents, but the bylaws may dictate a limit to how long it is before a visitor becomes a prohibited permanent resident. Ironically, younger people may own one of these homes, but may not live on site until they reach the required age. This allows adult children for estate or tax reasons to buy or own their parents condo home in such a development.
The ambiance of age-restricted condo communities is naturally very different from an open-door development, which might be identical in terms of bricks and mortar. If the age restriction is 55 or 60 years, the place is going to be pretty sedate, with similar-aged people likely sharing common interests. If the age restriction is only 18 years or older, there will be a broader mix of retired and working people, but not a tricycle to be seen. Shop the market to find the location, degree of age restriction, and housing style that meets your needs and preferences.
For the budget-minded, Calgary also has a selection of long-standing apartment-style buildings that were previously designated as rental developments, but which astute developers converted to condominium homes with an age restriction. The restriction, of course, cannot be imposed on an existing homeowner. The buyer must be aware in advance that s/he is choosing to own a home that has the restriction already in place. In various city neighborhoods, then, we find affordable elevator-served condo buildings that have little noise and offer an organized seniors social life, yet are not care facilities in any way.
A new addition is the age-restricted denominational condominium community. These can be developed by a churchs charitable foundation,
and include all housing styles and a mix of urban, suburban and rural locations. While the age restriction is enforceable, one cannot be required to be of a particular faith or to attend a particular church as a residency requirement, although buyers naturally tend to be part of that religious community.
These new housing options are modern niche-marketing par excellence. And they allow people to choose the degree of restriction they desire in the mini-community where they make their homes. Our boomer comeuppance will be the creation of the first youths-only community, where a rave is held every night, and over-18s are welcomed only if they leave the Jack Benny records at home, and move on before dark!

2014 SAM Awards FINALISTS ANNOUNCED
The Canadian Home Builders Association (CHBA) - Calgary Region is proud to announce the full list of finalists for the 2014 SAM Awards. The SAM Awards, now in its 28th year, celebrates innovation and excellence in the residential construction industry in Calgary and its surrounding region.
The winners will receive their awards at the SAM Awards Gala on Sat., April 18, at the Telus Convention Centre. The top five entries in each category will be featured during the evening.
The record number of new construction starts in the Calgary region last year didnt stop our members from bringing home their best, says Shane Wenzel, chairman of the SAM committee for CHBA - Calgary Region. Even though the industry was flying, we had an incredible number of excellent entries to this coveted awards competition.
Entries totaled 834 in all categories of new home construction, including renovations, new communities, advertising and marketing, and more. The sales professionals in the field are also recognized.
This truly is the crme-de-la-crme in an industry that built 17,131 total housing units last year, says Wenzel. Its a tremendous accomplishment to be named a finalist and everyone is excited to put their best forward in a very competitive industry.
A total of 116 companies are vying for 58 awards in different categories, including the top Grand SAMs three builder categories (Builder of the Year, Builder of Merit for a small-volume builder, and Multi-Family Builder of the Year), Renovator of the Year, and Partner of the Year.
The awards cover 10 different categories and finalists are chosen through a detailed, scrupulous process with industry judges awarding points which are then authenticated by an accounting firm. Grand SAM Awards are presented to the builders, renovator and partner who have demonstrated a superior achievement in design, sales, advertising and/or service.
This competition is the highlight of the year for our members, says Wayne Copeland, president of CHBA - Calgary Region. And its taken very seriously. It is an incredible achievement to be elite in a very competitive industry where quality and innovation shine in every way. Congratulations to all the finalists and good luck at the SAM Gala.
