I f you’re one of the many Calgarians who bought a new home earlier this year so you can

move in by 2015, then you’ll know planning a move over the holidays can be stressful.

The holidays are one of the most difficult times of year for moving, because not only do you have the festive season to prepare for, but there is added pressure to pack, unpack and ensure the home is ready for you and your family.

Further, a move during the holidays can be especially confusing for young children who worry about whether Santa can find their new address. So, take the time to reassure them that all will be well and despite the chaos of moving, keep up your traditions like putting out milk and cookies for that jolly old elf, or hanging up favourite decorations.

A new home for theHOLIDAYS

Once you’ve gone through the final inspection with your builder and have taken possession of your new home, the race to move begins. One of the best ways to minimize the stress is to be organized. Make list of everything that needs to be done so you can check things off as you go.

Also, rather than tackling the job of moving yourself or enlisting the help of friends and family – who are also likely facing their own festive pressures – consider hiring a professional moving company to help with the packing and unpacking, and lessen your stress.

When you’re packing up your old place, it’s a good idea to make sure your holiday decorations are packed together and clearly marked so they are easily accessible when you get to your new home. This way, you might not have time to unpack everything before the big day, but at least the new place will be decorated with festive cheer.

If this is your first home and you don’t have decorations, or can’t locate the old ones, don’t worry. Hanging a wreath on the front door, putting up a tree (even a small one), setting out some scented candles and playing festive music are a few easy ways to make your new abode seem more festive and comfortable.

There’s also a lot to be said for buying new decorations – it’s a new home, so why not go with a new look?

Of course, with stacks of boxes still left to unpack, entertaining friends and family in your new home may be daunting. Consider doing something that is less elaborate. Have some egg nog or other festive cheer on hand, serve a simple tray of cheese and crackers, veggies and dip, and you have the makings of a party that will toast a new home and a new year.

It’s also easy to agonize over cooking the traditional holiday meal with your dishes still packed and your favourite roasting pan nowhere to be found. Rather than stressing over how you’re going to get it all done, consider ordering in a festive meal, or having takeout. Even a simple meal can be made festive by dressing the table with candles, a colourful tablecloth and napkins. Alternatively, you can ask another relative to host dinner this year, taking all the pressure off you.

Just as high-quality apartment homes can be owned in “condo” form, so too can building lots be

owned outright, yet still enjoy the same collective efficiencies and controls through a condominium corporation. In fact, most Alberta subdivisions of townhomes and retirement villas are created and organized under the Condominium Property Act.

Historically, we could only buy a lot in a subdivision and build, or have the developer build, the house we wanted. The neighbours had nothing to do with one another in a legal sense, and the first level of local authority was the municipality.

For some, that’s still the way to go, but it means you’d better be prepared to shovel your own driveway and walkway, or find and pay someone to do it. It’s one example of the tasks that can be organized and paid for more efficiently by a group of owners.

Like a small community with its own mini-city council, a bare-land condominium corporation can deal with snow removal, lawn cutting and gardening, garbage removal, recreation facilities or even security services. Paying for these services together is cheaper than each owner fending for himself. And many of them would simply be impossible on an individual basis.

Range of options Condo bare-land developments offer a variety of lifestyles and service levels. In a townhouse development, you’d probably own the inside space of the home you buy, but all the owners together own the building exteriors and sponsor facilities like a swimming pool. You’d pay a monthly condominium fee, but you never dreamed you’d be able to afford a pool at your disposal daily!

In a bungalow-style bare-land condominium community you’ll find every property owner separately owns the entire house, inside and out, yet when they leave on vacation – snowbirds, perhaps – those owners know the lawn will be cut and the snow removed, and that all other collectively arranged services will be maintained. Although privately owned, their lot is managed land, maintained by the condominium corporation they, in part, own.

Design control is another benefit of condominium ownership in a bare-land condo development. Controls on what may be built seem unimportant, but we’ve all heard of the crash in property values that can occur when a neighbour decides to build a house shaped like a geodesic dome. It might be a terrific home, but can clash with neighbouring houses, and have value implications.

In a bare-land condominium subdivision, the developer will have created a set of controls, and you choose whether these are restrictions you desire, or choose to do without. If you buy a lot, your rights of ownership and investment value are equal to any other private-property owner. But you and your neighbours will together own the common driveways and facilities, and share the costs of any needed or desired extra services.

Evaluating a development Whether you’re shopping for a building site within a condominium subdivision or for a pre-built condo townhouse or condo retirement villa, there are documents you should see and questions you should ask.

The bare-land condominium plan will tell you a great deal. It must show the subdivision itself, much like any non-condominium subdivision plan will show a survey of the lots, their land area and perhaps even the structures on the lots. But as well, the plan will show the “unit factors” for each lot, or what portion of

Use empty egg cartons to store small, fragile ornaments

HOLIDAY DÉCOR… how and where to store it all!

It’s time to get festive and dig out the holiday decorations. But wait, which box did you store the wreath and outdoor items in? How much time will you spend “digging” this year? Every year my

Christmas decorations accumulate, so making the most out of my small storage room is important. I re-evaluate the items that are kept in these few bins, and not everything makes the cut. The “old” and damaged items go first. After that, there are always a few pieces that land at Goodwill for someone else to enjoy.

While most of us love decorating for the holiday season, not many of us look forward to packing it all away after such a busy time of year. Tossing a few items into the storage room and quickly closing the door may seem like an easy solution, but properly storing this year’s Christmas decor will make next year’s decorating a more joyous affair.

8 TIPS TO STORE YOUR HOLIDAY DECORATIONS AND SUPPLIES:

01 Use clear storage bins that stack well and number them (#1 of 10, #2 of 10).

02 Sort and store like with like, keeping items you normally display together in one box.

03 Use an empty coffee can to wrap light strings around. Store extra bulbs inside and slit the lid to put the receptacle end through.

04 Use empty egg cartons to store small, fragile ornaments.05 Recycle segmented cardboard (liquor box inserts) and place in bins

to separate delicate items. Don’t forget to wrap with tissue.06 Make an “open first” box with items you typically need early in the

season, such as cards and table settings.07 Put together a “toolbox” to store holiday essentials like tape, scissors,

ribbon and ornament hooks.08 Create a custom gift-wrap centre using a long under-bed box. Store

wrapping paper, ribbon and tags all in one handy bin.

If you are a creature of habit, take a few photos after your home is decorated to remind you how and where you displayed your treasures.

Before you head out to purchase extra wrapping supplies, take inventory of what you have left over from last year’s wrapping station. It’s no fun to dive into this holiday task with a few partial rolls of paper, and only a handful of tags.

CONTROVERSIAL MISSION ROAD REVAMP

CALGARY’S ASSURED COMMUNITIES and Calgary Urban Equities have broken ground on a new mixed-use project that is at the heart of the Mission Road redevelopment – and a source of some controversy among existing residents of this historic neighbourhood in the south-west quadrant of the city.

Following two years of intense planning and an involved approvals process, the shovels are now in the ground on Mission 34 – the $20-million, 47-unit townhome, apartment and live/work development which will redefine the corner of  34th Avenue and Mission Road SW and bring a “main street” vibe to the area.

The project is in sync with a national development trend that is seeing mixed-use projects and urbanization as the new norm, according to a recent report titled Emerging Trends in Real Estate 2015 released by PwC and Urban Land Institute. Young homebuyers are increasingly passing up the extra square footage afforded by suburban communities and embracing the move to mixed-use urban developments.

The theme of the Mission 34 development is intersections, “read: transitions,” says project Jonathan Allen, president of Calgary Urban Equities. Think live meets work, urban meets suburban, vision meets lifestyle, inspiration meets community, structure meets slope, aspiration meets opportunity. It’s a complex theme which arises from the urban conditions that already exist along the Mission Road corridor.

“The common boundary of communities is a common condition from which ‘main street’ mixed-use activities most often arise,” Allen explains. “10th St. in Kensington, 4th Street in Mission and 33rd Avenue in Marda Loop are

but a few local examples. The fact that this condition exists along Mission Road, combined with its historic significance and its ‘gateway location’ at the south end of 4th Street SW, made this neglected stretch of urban streetscape an ideal setting for the City to attempt to evolve an improved urban planning and approval process – and better development results.

“Mission 34’s ground breaking is as important for the early result of the City’s ‘Mission Road Innovation Project,’ as it is for the Mission 34 development itself,” Allen says. “That said, Mission 34 itself has been confronted with, and triumphed over, a broadly representative range of social, systemic, process and other issues which continuously hamper the implementation of the City’s policy around urban densification. It’s because of this that the Mission 34 project will be an important reference point in our ongoing understanding and continuous improvement of urban redevelopment planning, approval processes and ultimately, meaningful results.”

From a private development standpoint, Allen admits, “there’s easier ways to make a living! My company and our partners are genuinely committed to leadership in developing meaningful solutions to the complex challenges involved in improving Calgary’s urban communities. Though modest in scale, we’re proud of the result on Mission Road.”

Hottest condo launch since the recession: ANTHEM’S WATERFRONT

A SALES SUCCESS

THERE’S NO DENYING IT – CALGARY REAL ESTATE

IS HOT. Solidifying that statement is Anthem Properties’ recent sales success at their latest condo launch, Waterfront. The Vancouver-based developer managed to sell 252 of its suites at Waterfront in a span of just three days – the most units sold during a grand opening period since the recession, and just another indicator of Calgarians’ insatiable appetite for urban condo living.

According to Statistics Canada, 77 people move to Calgary every day, and by 2035, the downtown population will swell from its current 35,000 residents to 75,000. The boom is spurring a new downtown economy, and with it, expanding residential and commercial opportunities.

According to Greg Zayadi, vice-president of sales and marketing at Anthem, 1,800 people registered for a chance to purchase one of the 288 suites at Waterfront.

“People lined up before doors opened,” he said. “We built on the success of Waterfront’s first two phases. Even without a show suite, people bought condos based on location, floor plans and price points.”

Located in Calgary’s Eau Claire neighbourhood – “downtown along the bow,”   as the community’s tagline aptly reads – Waterfront is a master-planned community consisting of 10 buildings in various stages of completion, from already built and occupied, to those under construction, and more in pre-construction mode. When completed in 2018, the Waterfront community will bring more than 1,000 condo units to downtown Calgary.

“The downtown condo market is a segment of housing that never existed before in Calgary,”

said Zayadi. “The city’s skyline will be completely transformed in the coming years. We look forward to releasing more condos early next year.”

Anthem’s latest condo launch joins a slew of riverside condos, retailers, restaurants, hotels, the Eau Claire Market and urban parkland, which have combined to transform this formerly industrial area into one of Calgary’s most vibrant hotspots – and one of the most popular places to call “home.”

QUALEX-LANDMARK HAS ANNOUNCED IT received approval on its development permit from the City of Calgary for Park Point with a unanimous vote by the Calgary Planning Commission (CPC). This will be Qualex-Landmark’s sixth residential highrise condominium in downtown Calgary. The development permit allows the Beltline developer to prepare its construction schedule to start excavation in 2015.

Park Point will consist of two towers with 34 and 27 floors, beginning with phase one encompassing 287 new condominiums in the heart of Calgary’s thriving Beltline community. The mixed-use residential condominium tower will consist of a wide selection of one- and two-bedroom suites, street-level live-work townhomes, and penthouses.

“Our conceptual plans have come to fruition with an incredibly modern residential condominium building,” says Mohammed Esfahani, president of Qualex-Landmark. “Development permit approval is an important milestone for the project and allows Qualex-Landmark to proceed with our plans to continue to inject the Beltline with superior architecture that will contribute to the improvement and liveability of the community.”

Residents of Park Point will benefit from a pedestrian-friendly and walkable neighbourhood with a unique urban vibe. Park Point will contribute to the energy and vitality of the streets and sidewalks with its street-level retail and live-work townhomes. Suites will have an open-air balcony or patio with views of downtown, Rocky Mountains, the historical Central Memorial Park and skyline beyond.

Loonies lead the way as AVI URBAN BREAKS GROUND ON

CANOE AT AUBURN BAYAFTER MUCH ANTICIPATION, AVI URBAN HAS BROKEN GROUND AT their SE Calgary condo development, Canoe at Auburn Bay. Charron Ungar, president of Avi Urban, celebrated this momentous occasion with excited staff and trades who braved the cold to be part of this significant milestone.

“The production launch of another Avi Urban development is always one of my most favourite parts of the development process,” says Ungar. “It signals a point where our vision for the community finally has a chance to become reality. It is an exciting time for us, because now our teams get to work on building, but it is also a great time for our homebuyers, as they will soon see the rendered image from the marketing brochure come to life,” he adds. “At the end of the day, we want to ensure a great build for Canoe, and this is a major milestone along that path.”

It is customary in some cultures to bury money under the foundations of a new home to bring the new homeowners luck and prosperity. With this thought, and to bestow goodwill on the new homeowners, all Avi Urban staff and trades arrived with loonies that they initialed and added good luck messages for all of those who will call Canoe at Auburn Bay “home.” The collection of loonies will be buried under the foundations of the development.

Canoe at Auburn Bay features studio, one-bedroom, and two bedroom-apartment condos ranging from 620 to 1,300 sq. ft. Inside, homes offer bright, modern elements like flat-panel cabinetry, glass tile backsplashes, personalized built-in options and nine-ft. ceilings. Outside Canoe, homeowners can connect with their neighbours in a lake country-inspired courtyard, complete with a custom fire pit. Hundreds of trees will surround

connective walkways that take homeowners through the development to the future LRT station and convenient retail plaza next door.

Starting in the $200’s, there are still units available in Canoe and the second building is scheduled for release in early 2015. MORTGAGE OPTIONSYou can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs.

All mortgages are of two basic types:

CONVENTIONALBuyer can borrow up to 75 per cent of the purchase price or the value of the property, whichever is less. Buyer has to pay 25 per cent down. A conventional mortgage cannot exceed 75 per cent of the value of the property.

INSURED OR HIGH-RATIOBuyer can borrow up to 95 per cent of the purchase price or the value of the property, whichever is less. The down payment can be as low as five per cent.

OPEN MORTGAGEAllows borrowers are to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high-interest rates to a longer term when mortgage interest rates fall.

CLOSED MORTGAGEThis usually has the lowest interest rate available but lacks the flexible features of other mortgage options. It’s a good

choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions.

PORTABLE MORTGAGEOffers flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

MORTGAGE OPTIONSYou can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs.

All mortgages are of two basic types:

CONVENTIONALBuyer can borrow up to 75 per cent of the purchase price or the value of the property, whichever is less. Buyer has to pay 25 per cent down. A conventional mortgage cannot exceed 75 per cent of the value of the property.

INSURED OR HIGH-RATIOBuyer can borrow up to 95 per cent of the purchase price or the value of the property, whichever is less. The down payment can be as low as five per cent.

OPEN MORTGAGEAllows borrowers are to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high-interest rates to a longer term when mortgage interest rates fall.

CLOSED MORTGAGEThis usually has the lowest interest rate available but lacks the flexible features of other mortgage options. It’s a good

choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions.

PORTABLE MORTGAGEOffers flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
