    boy Cy 40,

    es Jo 27CHARLEVOIX Its tournament

time, and that means, be prepared

for anything. The Ramblers were just that, pre-

pared, as they played out the slow-tempo strategy of East Jordan in

    coming away with a 40-27 Class C

district tournament victory onMarch 5 at Charlevoix High School.

The Ramblers improved to 15-6with the victory, while the Red Dev-

ils closed out a 5-16 season. It took a little to get things goings

as East Jordan scored the first point

of the contest on a Joseph Manvillefree throw at the 5:44 mark of the

first quarter.Boyne responded an a pair of

Ryan Carson free throws and a Kee-gan LaBlance jumper from about

six feet out to put the Ramblers

ahead 4-1 with 4:35 left in the quar-ter. Manville would respond with a

runner less than a minute later.Boyne City would close the quar-

ter holding a 6-5 advantage.Coach Weber did a good job of

slowing the game down and went

triangle and two on Keegan(LaBlance) and Jay (Redman),

    Boyne City coach Nick Redman

said. I was proud of the guys forbuying in that there wasnt going to

be very many possessions, so we

had to make them count.East Jordan went back to the slow

it down pace as they ran a spreadout three man dribble weave near

half court on multiple possessions, and eventually knotted the game at

10-10 on a Noah Bacchus triple from

about 26 feet with 4:40 left in the sec-ond quarter.

The Ramblers would then finishthe quarter on a 7-0 run over the

final 4:30 as Carson hit a jumper

and following an East Jordanturnover, Boyne guard Gerritt

Moeke found an open look for ajumper to make it 14-10 Boyne, and

newly called up freshman MaceoVroman scored his first career var-

sity points as he converted a layupand free throw following a steal and

Red Devil foul, for a 17-10 Rambler

halftime lead. Both teams came out of the half-

time break and had difficulty find-ing the rim as Boyne missed its first

three attempts and East Jordanmissed its first two shots in the pos-

    session limited contest.

The Red Devils would cut into theRambler lead and pull within a bas-

ket 20-18 with just under four min-

Ramblers show patience in slow-tempo contestutes left in the third on a Marcus Wingate floater

in the lane.Boyne City responded with a strong finish to

the quarter as they went on a 6-0 run, that in-cluded a jumper from freshman Corey Redman,

a pair of free throws from Jay Redman and a

basket by senior Collin Kruzel. The fourth quarter wasnt much different as

Boyne City managed only on field goal, but wereable to convert 12-of-17 free throws in outscoring

the Red Devils 14-9 in the quarter.Carson paced the Ramblers with 11 points and

five rebounds, while Jay Redman added seven

points and six rebounds.East Jordan was led by senior Wyatt Werner

    with 10 points.

The Red Devils hot-shooting John Richards

was limited to three points on a highly contested3-point shot midway through the fourth quarter

as Rambler freshman Corey Redman blanketedhis every move the entire contest.

Corey (Redman) did a great job on John

Richards, coach Redman said. He had beenputting up a lot of points on teams lately.

We also got great bench play from CollinKruzel, TJ Douglas and Maceo Vroman, the

coach added. The Ramblers moved on to play Charlevoix on

March 7, while on the other side of the bracket,

Harbor Springs and Elk Rapids played in theother semifinal. That and district final results in

    Cvox 45EAST JORDAN Coming into

the game with hard fought victo-ries over East Jordan and Harbor

Springs, the red hot CharlevoixRayders looked to add another

W to the win column on March2.

But Charlevoix ran into an Elk

Rapids team that entered thegame on the heels of a convinc-

ing 59-36 district semifinal vic-tory over Boyne City on

    February 29.

The Elks took advantage of theRayders two tough games earlier

in the week with a strong secondquarter, while Charlevoix went

cold from the floor as Elk Rapidsclaimed a 56-45 win the Class C

    district final.

Charlevoix got on the boardfirst, as Sydney Carlson put them

up 2-0 on a jumper from the leftside just over a minute into the

    contest.The two team would battle

back and forth in a fast paced

opening quarter that saw Raydersenior Jenna Way score 11 of her

    game-high 25 points, whereCharlevoix took a 17-13 lead.

    The second quarter saw both

team have difficulty finding thebottom of the net as neither team

scored for over a three minute pe-riod midway through the quarter

and with about 3:45 left in thehalf, Elk Rapids then broke a 17-

17 tie and went on an 11-2 run to

take a 28-19 lead at the break. The lone Charlevoix score

came on a pair of Kelsey Wayfree throws with 34.3 seconds re-

maining in the quarter.Elk Rapids opened the third

    with an easy basket, before

Kelsey Way added another freethrow to cut into keep the Ray-

ders within 30-20, after tradingbaskets over the next four min-

utes, Jenna Way scored the finalsix points of the quarter for

    Charlevoix keeping the Elks lead

at 10 entering the final eight min-utes.

Jenna Way would open thefourth quarter on the same note,

scoring the first seven points forCharlevoix as the Rayders pulled

within five 43-38, again at 45-40,

and the last time at 47-42 with

    3:37 remaining.

Elk Rapids then went to aspread motion offense as they

moved the ball and managed theclock, forcing Charlevoix to foul.

    The Elks capitalized on some

timely free throw shooting, going7-of-8 from the charity stripe with

under a minute remaining in thecontest.

    Taylor Blackmore and Alex

Dart each finished with 14 pointsto lead Elk Rapids, while Megan

Gregorski chipped in with 11 asthey improved to 13-9 overall, and

faced Lake Michigan Conferencerival Kalkaska in the regional on

    March 6 at Inland Lakes-Indian

    River High School.Charlevoix closes a 9-14 season,

Jenna Way finished with 25points, Kelsey Way added 11

    points and Carlson had sevenpoints.

    Cvox 68,

ho Spgs 48EAST JORDAN Jenna Way

and Kelsey Way scored 19 points

each as the Charlevoix Raydersavenged last season district final

and a pair of regular seasonlosses to the Rams in beating Har-

bor Springs 68-48 in the Class C dis-

    trict semifinal on February 29.

    The Rayders improved to 9-13

with the win, while Harborclosed out a 9-12 campaign.

    Charlevoix took charge right

from the opening tip on a SydneyCarlson triple for a 3-0 lead asthey took a 15-8 first quarter ad-

    vantage, before extending that to

33-19 at halftime. The Rayders led45-32 after three quarters.

Kelsey Way, keyed a strong de-fensive first half, taking three

charges on would be Rams pene-

    trators, and Charlevoix used

their high-intensity full courtpressure to rattle the Harbor ball

handlers into tur novers. They defeated us twice this

year and beat us in the District

Final last year, Charlevoix coachLeslie Hoffman said. I think that

helped put a little fire under us,this was more than just a huge

    win for our girls.

Also for Charlevoix, Megan Pe-ters had 11 points and Carlson

finished with nine.Jenna Lechowicz finished with

15 points to lead Harbor, whileElena Ongaro added 11.

We knew going in that it

would be a game requiring somehard hats, Hoffman noted. We

would have to battle and competeand be physical, Harbor is a good

team who works hard and playsaggressive.

Question & Answers AboutSelling Real Estate

The easiest wayto know whats cov-ered or whats not,is to contact your

insurance provider. Coverage willoften depend on the age of yourroof, the area you live in, and manyother factors, so its important to

know the specifics of your policy. Most homeowner insurance poli-

cies will provide coverage for roofdamage caused by unpreventablereasons such as vandalism or fire.Disastrous acts of God such ashurricanes and tornadoes are alsousually covered. Although wind, rain, and hail are covered by yourhome insurance policy, there aremany factors that determine ifyour damage will be covered, and ifso, how much you will be reim-bursed. The same basics that applyto your roof, may apply to your ex-terior property as well. Exteriorproperty is considered anythingthat is attached to the outside

structure of your home, such assiding and gutters.

Although wind, rain, and hailmay be covered by your home in-surance policy, there are many fac-tors that determine if your damagewill be covered, and if so, how

much you will be reimbursed. Some policies take the age of

your roof into account at the timeit is damaged. For example, if yourroof is under 10 years old, you may

be covered for the full cost of re-pairing or replacing the damagedsection of your roof at the time ofthe claim. If your roof is over 10

years old, you may only be reim-bursed for the depreciated value ofthe damaged roof. The depreciatedvalue takes the aging and wearingof your roof into account, meaningits value has decreased prior to any

damage occurring. Depending onwhere you live, some policies willonly offer roof damage coverage upto the depreciated value, regardlessof the age of your roof. Other poli-

cies will cover the full cost of re-pairing or replacing the damagedsection of your roof at the time ofthe claim, regardless of the age of

your roof. In most cases, your in-surance company will send an in-spector to your home to investigate

and verify your claim. If the dam-age is determined to be from aging, wear and tear, or poor condition of

your roof, it will typically be con-sidered normal maintenance, andwill not be covered under your pol-icy.

In some instances, water damagedue to flooding or surface water, might have to be covered under anadditional policy. Mold caused bycontinued water damage or leak-

ing, for example, also may not becovered by your insurance policy.Preventing leaks and inspectingyour property are crucial responsi-

bilities of the homeowner andcould help avoid unnecessary dam-age. If you are experiencing leak-ing due to a damaged roof, promptly remove any furniture orother belongings that could sustain

water damage.Replacing a roof or other exte-

rior property can be a time con-suming and expensive process.Thats why its important to take

certain steps to prevent damagefrom occurring.

Get your roof inspected by atrained professional who can iden-

tify areas that may need immediaterepair. Replace broken and wornshingles. Consider using impact-re-

sistant shingles, which may bemore expensive at first, but are de-signed to resist damage from hail,

saving you money in the long run.Remove any dead trees fromaround your property that couldpotentially fall onto your home.

To ease the experience of theclaims process and to help you re-ceive proper settlement for yourloss, take a set of before photosof your roof and exterior property.

Update the photos whenever youhave maintenance or repairs done. After damage occurs, take a set ofafter photos. Document and

record the damage as well as anyestimates, invoices and bills you re-ceive. Having all of this informa-tion on file will help ensure asmooth and hassle-free claimsprocess.

Overall, its important to remem-ber that all insurance companiescover roof and exterior propertydamage differently. Even the samecompany can vary coverage drasti-

cally by state or the age of yourroof or property. Policies also dif-fer in coverage limits, deductiblesand certain exclusions. The only

way to be certain of what your pol-icy covers, is to speak with your in-surance provider about the details.
