Median sales prices and growth

1. Construction Method

a. Hedonic regression: models property values as a sum of their attributes

b. Repeat sales: observes the change in values based on properties with prior sales

c. Simple median: identifies the median value for each period and indexes the change

d. Simple count: observes the count of events and indexes the change

2. Adjustments

a. Smoothing: minimisation of noise to amplify signal whilst accounting for seasonality

b. Imputation: estimation of data points where there is insufficient underlying data

Indices are designed specifically for the purpose of tracking changes in the underlying market

attribute between periods, and not for assigning an intrinsic value to the market attribute.

The value of an index at any individual point in time does not offer any information or insight

without comparing it against the value at a separate point in time. It may not, in most cases,

trace back to an underlying intrinsic value of the market attribute.

“…the results of our analysis indicate that the stratified median price,

hedonic and repeat-sales property price indices developed [by CoreLogic]

represent a material improvement over the simple median price series that

have historically predominated in the Australian market. In this regards, it is

pleasing to see private sector organisations that are committed to

undertaking sophisticated residential real estate research…” Securities

Industry Research Centre of Asia Pacific

“The suite of indexes calculated [by CoreLogic] represents a significant

improvements in the quality of housing price statistics available in

Australia… We look forward to seeing these indexes as they are released

and believe that they will quickly take a central place in the macroeconomic

data framework of Australia…” Moody’s

postcode level, offering our clients the broadest range of indices

available in Australia
