Docket PC17-047-DP – Development Plan – Chick-fil-a. The petitioner is requesting approval of a Development

Plan for Chick-fil-a. The subject property will be a 4,2988 sq ft lot (1.58 acres) located at 6240 Whitestown Parkway, Lot

1 of the Shoppes at Anson Development. The property is zoned PUD. The Technical Advisory Committee (TAC) reviewed

the plans on 11/15/2017. The petitioner is Chick-fil-a INC and project engineer is Progressive AE and property owner is

History o The Anson Development was approved by the Boone County Commissioners on August 6, 2004 and the

Boone County Area Plan Commission on July 14, 2004 to be zoned as PUD, Ordinance #2004-10

o Secondary Plat/ Development Plan for this site obtained WPC approval 8/14/17

Proposed Development The proposed lot will be developed as a 4,988 sq ft Chick-fil-a Restaurant with associated parking lot and drive-thru. The

restaurant will be open 6:30 am to 10 pm, Monday thru Saturday. There will be 108 indoor seats and 32 outdoor seats.

Drive thru will have a double drive up with room for 21 cars in the lane as well as a by-pass lane. Access to the site will

be through right-in right-out drive off Perry Worth Rd as well as a shared drive through the Shoppes.

Compliance The proposed Development Plan is in compliance with the standards of the Anson PUD.

Technical Advisory Committee Comments All TAC Comments have been addressed.

Staff Recommendation Staff recommends that the WPC approve Docket PC17-047-DP Chick-fil-a Development Plan.
