As another exciting summer draws to a close, it is my pleasure to reflect on
the amazing transformation our team at Emaar Misr has brought to the Egyptian real
estate development sector. The results of our unwavering commitment to redefining
the standard of modern living in Egypt are the remarkable changes that can now be
seen firsthand at Marassi and Uptown Cairo.
At Marassi, we are currently constructing almost a thousand residential units,
with delivery of over 150 of these to our first customers in the coming months. With
this achievement, Marassi will catalyze the transformation of the North Coast into
a truly international resort destination. From the very beginning, Marassi has been
meticulously developed according to the Emaar standard of quality, in partnership
with leading firms and using only the best construction and finishing materials.
This past summer, in preparation for the upcoming handover, members of our
expert staff treated prospective residents to a glimpse of the Marassi lifestyle,
leading daily tours of the resort community's completed residences and facilities.
Everywhere they went, our visitors experienced the Marassi vision coming to life, and
witnessed firsthand Emaar Misr's dedication to delivering world-class communities
to the Egyptian market.
Meanwhile, at Uptown Cairo, construction on the Golf Clubhouse has entered finishing stages. In addition, we are several
months into construction on two major roads, which will transform the community into the new heart of the city by connecting
the community to the Sixth of October Bridge and the Ring Road. These roads will vastly increase the convenience of life at
Uptown for future residents, the first of whom we will welcome in just a few months time.
Looking ahead, the coming months will yield many exciting milestones as we count down to delivery of first units at both
Marassi and Uptown Cairo. As our unique vision becomes reality, our team will continue to search for promising new sites to
transform into premium community developments in Egypt.

the collaboration between Giorgio Armani and

On April 27, the fashion icon and Mohamed
Alabbar, Chairman of Emaar, jointly presided

years. According to a Ministry of Investment report, the sector

Uptown to DowntownEmaar Drive Project Brings Future Uptown Cairo Residents Even Closer to the City Center
The Egyptian Electricity Transmission Company
has joined the Uptown Cairo team, winning the
contract for construction of a power supply plant.
The plant will provide uninterrupted electricity to
Uptown Cairo's business and retail facilities. The
EGP 120 million contract also calls for the review
and approval of Uptown Cairo's substation and the
project's linkage to the unified high-power grid.
Emaar's second Uptown electricity contract
signing complements the power infrastructure work
that is currently underway by South Cairo Electricity
Company on phase one residential homes.
The signing is yet another step taken by Emaar
to ensure that construction and finishing work on all
areas of Uptown Cairo is moving forward.

Total value of awarded contracts to date: EGP 1.2
billion.
New North Road connecting Uptown Cairo to
the 6th of October Bridge is in progress and on
schedule.

Ten kilometers of electric cables, water pipes and
sewage pipes have been laid.
The Golf Clubhouse is in the final finishing stage.
Uptown CairoConstruction UpdatesAs Emaar Misr prepares to to handover
the first residential units at Uptown Cairo,
construction on the EGP 250 million Emaar Drive
Project is well underway. The project will deliver
two new, three-lane roads, one to link Uptown
Cairo to the Sixth of October Bridge to the north
and the other to connect drivers to the Ring Road
and New Cairo via the Shaheed Highway on the
eastern side.
The Emaar Drive Project is yet another
example of Emaar Misr's dedication to providing
the utmost convenience to future residents of all
its integrated development communities.
The roads will truly transform Uptown Cairo
into the new heart of the city; Uptown Cairenes
will not need to choose between the comfort
of modern living and proximity to Cairo's main
attractions. On the contrary, the existence of
critical infrastructure, such as roads, ensures that
Uptown Cairo will very shortly become a leading
destination, attracting not only a discerning
clientele, but also high quality retail, dining and
entertainment businesses to serve the growing
community.

Utilities and roadworks, including the asphalt-base course, curb stones and light posts, have been
completed in Phase One of the Ring Road and in 60% of Phase Two.
70% of the utility work, including water pipelines, irrigation systems and telecom cables, has been
completed in clusters F and M.
Utilities and roadworks have been started in cluster D, as well as external finishing.
The Golf Academy is completed and operating, and the driving range has been completed.
The Beach Clubhouse is completed and operating.
Two mockup apartments have been finished in Catania, as well as two mockup villas in cluster F.
Exterior finishing work has started on the Catania apartments, 40% of the exterior finishing on the
TH cluster in M-West is complete, and 30% of the finishing on V1 villas in cluster F is complete.
Lagoon excavation side pitching is 30% complete.
Golf course site grading is in progress.
Marassi Construction Updates
From the first of July until August 10, Marassi
opened exclusively to prospective residents for
daily site tours. Our visitors were welcomed
at the beautiful Beach Clubhouse, where
they registered to tour the 6.25 million
square meter development. Staff
guides, driving a brand new fleet of
Jeep Wranglers, then led the visitors
on full tours of Marassi's seaside
communities and comprehensive
facilities.
Everywhere they went, visitors
witnessed the incredible progress
that has been made at Marassi.
Visiting villas, a model townhouse,
penthouse and apartment, they
experienced firsthand the signature quality for
which Emaar is known worldwide.
After each tour, our guests gathered at the Valencia
Village, where company representatives provided
information about homeownership at Marassi and
distributed giveaways. A photographer snapped shots
of guests with a Polaroid camera, against the stunning
background of the Marassi beach and the turquoise sea.
Live jazz performances completed each event.
In addtion, on July 16th, Marassi hosted an official
unveiling celebration. The stage was set up just in
front of the nearly-completed state-of-the-art villas,
to be handed over this December. Over 2000 guests
enjoyed a variety of international entertainment acts,
a spectacular laser show, and a breathtaking fireworks
display over the shimmering lagoon.

(OCI) inked a new EGP
300 million contract early
this year for the finishing
work on homes in the
Catania Village, one of
seven seaside residential
communities at Marassi.
A proven leader in the
Egyptian construction
sector, OCI will work with
Emaar to apply the rigorous
design principles envisioned
by the project's master-
planners. The Catania homes
will reflect Santorini and
Andalusian influences, with
exteriors and interiors of the
highest standards.
Following on the heels of the
Orascom contract, Emaar signed a
EGP 345 million contract with Dubai-
based contractor Al Shafar General
Contracting (ASGC), for the finishing work
on villas and townhouses in Marassi's Arezzo
and Vectoria Villages.
The two contracts clearly reflect Emaar Misr's
unwavering commitment to complete first-phase units
in time for handover later this year.

Egypt's diplomatic corps will soon call Mivida home,
choosing Emaar Misr's newest integrated development in
the Fifth Settlement of New Cairo as the site of a dedicated
residential village for the community.
Ron Krater of JZMK, Mivida's US-based master-planner,
took an audience of senior level foreign ministry officials
and ambassadors on a comprehensive virtual tour through
Mivida's verdant parks, down its winding trails, and into its
stately villas and community facilities.
The main focus of the presentation was to exhibit
Mivida's unique, green lifestyle, as evident in the master
plan. Mivida will offer a 33-acre central park, linear parks
throughout the development, and an extensive network of
walking and cycling trails, complementing several residential
villages in addition to commercial, retail, education and health
facilities. Mivida truly embodies an oasis of tranquility in one
of the world's most crowded cities.
Besides emphasizing the critical role that green, open
spaces will play in the cultivation of a vibrant and healthy
lifestyle for the residents of Mivida, the presentation
highlighted Emaar Misr's commitment to applying best
practices in sustainable development to the design and

Ginza signs up to bring first homes online by 2012
As the year progresses, Emaar Misr continues to recruit leading partners to transform
the Mivida vision into reality. With construction on Mivida's phase one residential units now well
underway, Ginza Construction joins the world-class team to bring the first villa community to
completion. Ginza will be responsible for all structural, mechanical, electrical, plumbing and finishing
work, ensuring that the residential design concepts are executed precisely as envisioned by Mivida's
masterplanner and architects.
The timing of the contract reflects Emaar Misr's commitment to keeping Mivida on schedule for
the handover of phase one units to customers in 2012. Meanwhile, construction is continuing apace
on the business park.
Emaar Misr is currently in negotiations with a number of other leading constuction companies and
expects to finalize several additional contracts for Mivida in the near future.

Countdown to Handover at Next MoveEmaar Misr's pavilion at Next Move 2010 showcased its three world-class integrated development projects
A Smooth TransitionIn preparation for the upcoming handover of the first residential units in
Uptown Cairo and Marassi, Emaar Misr's Property Handover Department
has developed a comprehensive protocol manual, which takes into
account every single detail that will make the client's transition into
their new home a smooth and hassle-free experience.
Once customers receive an official Notice of Completion from
Emaar, they may schedule a home orientation appointment that
will familiarize them with all the special features and amenities that
are available in their new community. New homeowners will
also receive a “Home Orientation Pack” with detailed
information about the project as well as final payment
and other move-in procedures.
Any snags encountered will be promptly rectified by
the Property Quality Assurance Division.

Under the theme “Unveiling World-Class
Living,” Emaar Misr's elegant display at Next
Move 2010 presented the tremendous progress
achieved over the last year in all three of its
projects. As residential units in Uptown Cairo and
Marassi near completion, Emaar Misr highlighted
its commitment to redefining the standard of
community development in Egypt.
Throughout the four day event, Emaar Misr
emphasized the world-class standards it applies
through the full cycle of integrated community
development. Emaar chooses to develop in only
