About Us We have been a widely respected member of the Atlanta real estate industry since 1996. After more than 1500 successful sales, our track record remains spotless, a record we attribute to always placing our clients’ interests ahead of our own, providing “Un-Matched” service and helping our clients navigate the home selling process.

To say real estate is a part of my life would be a true understatement. As the son of two very successful Realtors, at the age of 6, I was already handing out flyers and newsletters on the behalf of The Monroe Team. I was probably the only 10 year old in the world that knew I was going to help people live out their dreams of becoming homeowners. After studying Business at Georgia Southern University, I decided to take the next step of becoming a licensed Realtor. It was a natural decision. I can honestly say it has been the best decision of my life! I love the people, the environment, and assisting our clients to avoid costly pitfalls, and to ensure a smooth and exciting buying and selling experience. The Monroe Team’s philosophy is to go above and beyond our client’s expectations and I’m proud to be a part of this heritage.

Real estate isn’t just a job for me; it’s my passion!! I believe that the foundation for finding the right home is built on trust, communication, and understanding. I think it is important to take the time to get to know my clients personally. With that relationship in place, I am able to find my clients a home that not only meets their needs, but fulfills their expectations. I truly believe that finding the right home isn’t a hard process when you have the right agent. I am a lifelong Georgia resident, growing up in Brunswick. I graduated from Georgia Southern with a Bachelor’s and Master’s Degree in Early Childhood Education. I taught for many years, but education just wasn’t where my passion was. I now live in Canton, Georgia with my husband, Jeff, and our three kids. When not working, I enjoy spending time with my family, college football, and reading.

Pricing your home accurately is the most effective way to ensure a successful sale. Allow me to repeat that - pricing your home accurately is the most effective way to ensure a successful sale.

No amount of marketing can sell an overpriced home. Many sellers are tempted to list their home with the agent who quotes the highest price.

Please keep in mind, the agent doesn’t set the price, the seller doesn’t set the price - the market will set the price, or value, for your home.

Fair Market Value is defined as the highest price a buyer is willing to pay for a property.

Pricing your home too high results in an average of up to 185 days MORE on the market then if it was priced at Fair Market Value.

The most effective method of pricing your home is to have a professional appraisal. Benefits of having a professional appraisal: • You receive an unbiased, third party opinion of the market value of

your home by a trained professional.

• You are positioned to quickly recognize and respond to a market offer. • You are positioned to effectively challenge a low lender’s

appraisal of your home, maintaining your higher contract price. A lender will consider a well-known appraisers valuation - they will not consider an estimate provided by a real estate agent.

Price THE PRICE OF A NEGOTIATING CUSHION

Pricing your property with a cushion for negotiation can be costly if it pushes the price above the Fair Market Value range. To begin the negotiating process, you MUST have interested buyers. If a property is overpriced, the number of people who see the property is reduced, so as the likelihood of an acceptable offer is reduced.

You will only get one opportunity to make a positive first impression with potential buyers. Well staged homes look better, photograph better, show better and sell faster than non-staged homes.

Home staging is not decorating. Decorating appeals to the person living in the house; staging is positioning the home to appeal to the psychological needs of buyers by creating a series of impressions that build an emotional connection to help buyers imagine living in the home. An AOL Money & Finance poll revealed that 87% of respondents said home presentation makes the difference in most sales.
