The old adage, “you can’t please allof the people all of the time,” does-n’t apply when designing family

rooms. Generally speaking, these spacesmust meet the needs of many individuals,so it’s a designer’s job to make sure every-body is happy. This makes tackling family rooms fairly

difficult, and I was reminded of this duringa recent project for my clients, Becky andJ.D. They live with their two young daugh-ters in a lovely, 1960s-era home. Theylonged for a comfortable space where thewhole family could work, play and just betogether, but they were stuck with a cold, dreary basement space that seemed stuckin a ’60s time warp.Using the fundamentals of family-room

design, I set out to transform the dysfunc-tional space into a beautiful, relaxing, fam-ily-friendly zone.Good design starts with function, and

that’s especially true in a family room. Thecouple wanted the room to work on a fewdifferent levels — as a lounge, as a work areaand as a play space — so my job was to cramheaps of utility into a relatively small area.

I started with some minor renovationsand revamps. We installed a new drywallceiling with recessed lighting. The wallswere painted a light linen color, and Ichose a gorgeous vinyl flooring that lookslike wood but has the added advantage ofbeing waterproof. So perfect for base-ments!I decided to create an attractive, kick-

back-and-relax lounge space at one end ofthe room, and used the wall with the fire-place as my focal point. I spruced up thedated brick with a dark mushroom tonepaint, which really popped against the sur-rounding, lighter-hued walls. We alsoinstalled a clean, modern brushed-nickelgas insert and voila — instant face-lift.So much of what family rooms are about

today is electronics and media. So, Iflanked the fireplace with two store-bought base cabinets, customized withoriginal wood tops, that provide all sortsof media storage. Adjacent to this, beauti-ful new recessed cabinetry now houses abig-screen TV, a DVD player and the gam-ing consoles. The main seating in this space is a large,

mocha-colored sectional that is comfyenough for the whole family — and acts asa room divider between the lounge area

and the work/play area. Linen ottomansand a round wood table can be used forentertaining or for play activities. Using carpet tiles in cream, butter-

scotch and a warm gray, we created acomfy, durable and attractive area rug.Not only do they help keep feet warm, these tiles are great for dealing with littlemesses — if chocolate milk gets spilled, say, you can remove the dirty tile, have itcleaned and put it right back in.On the opposite side of the room I fash-

ioned a multipurpose work/play zone.Becky and J. D. needed a home office andthe kids needed a place where they coulddo arts and crafts. So I put in a large, white,L-shaped work surface and chairs as wellas a bank of storage underneath for artprovisions, books and playthings. The family needed a place to showcase

the children's masterpieces, so I used cus-tom magnetic blackboard panels to createa practical feature wall. With careful planning, a bit of paint and

some stylish furniture, I provided thisyoung family with a multifunctional roomthat is truly all things to all people.

Selecting the proper roof coatingsystem can get pretty confusingthese days. At any time, there could

be as many as a dozen manufacturers ofroof coatings telling you why you shouldbe using their system.

All Weather Surfaces Hawaii can helpensure that you receive the best advicefor your particular application.

Choosing The Right TypeThere are three main types of fluid-

applied roof coatings that work well inHawaii’s climate.

1.Acrylic Elastomeric Systems. Theseare by far the most popular and

widely used type of roof coating. They’vebeen around since the 1980s, and have

proven to be an extremely effectivemeans of water-proofing a roof structure.

They exhibit tremendous reflectiveproperties that substantially cool theroof surface along with the interior of thestructure. They can be used as a coatingonly, or used with a polyester fabric rein-forcement for the best long-term results. Also, extended warranties are availablethrough licensed applicators.

2.Polyurethane Elastomeric Systems.Again, polyurethane roofing sys-

tems have been around for many years, and are widely used for water-proofingroofs. They have similar cooling benefits, and are less susceptible to “pondingwater” conditions as their acrylic coun-terparts. Pricing and application are in

line with an acrylic system, and extendedwarranties are available through licensedapplicators.

3.Silicone Elastomeric Systems.High-volume solids (95 percent or

greater) silicone roofing systems are thenewest in the fluid-applied roof coatingarsenal. Although Silicone technologyhas been around for ages, the “high vol-ume solids” version is fairly new. Thesesystems have taken the industry bystorm. With their ease of application andminimal fabric reinforcement require-ments, and resistance to “ponded water,”silicone continues to prove to be thechoice of many licensed applicators andhomeowners alike. But be realistic whenchoosing a warranty that may be “too

good to be true.”

Not All Coatings Are Created EqualWhen buying an acrylic product, look

for qualifications such as ASTM D-6083or FM 4470 Class I. These let you knowthe system has been tested and meets thehighest of standards. Polyurethane sys-tems will have similar ASTM qualifica-tion listings. Silicones have much morelimited amount qualifications, but be cer-tain that you are buying the high-volumesolids version because the rest is just notthe same.

As always, contact the experts at AllWeather Surfaces at 487-3043 to find outwhat system will work best for your applica-tion and budget, and good luck with yourproject!

Americans still con-sider owning ahome essential to

the American Dream, andWashington policymakerswould be wise to keep thisin mind in the comingelection season. Proof of this statement

is evident in a poll con-ducted earlier this year onbehalf of the NationalAssociation of HomeBuilders by PublicOpinion Strategies ofAlexandria, Va. and LakeResearch Partners ofWashington, D.C. This

national poll reached2,000 likely voters andasked them about theirattitudes regarding home-ownership and housingpolicy. The results couldnot be clearer. Despite the ups and

downs of the housingmarket, and whether ornot they currently own ahome, voters overwhelm-ingly indicated they placea high value on homeown-ership as a core achieve-ment in their lives. Of thepoll respondents who arecurrent homeowners, nearly all of them, or 95percent, said they are

happy with owning ahome, and believe such adecision is important.Almost three-quarters ofthe respondents whodon’t own a home said it isa goal of theirs to eventu-ally buy one. Equally telling, voters

rated the importance ofhomeownership just ashighly as the importance ofbeing successful at their jobor being able to pay for afamily member’s educa-tion. “The bottom line is, even

after years of economicturmoil and an unprece-dented and prolonged

downturn in the housingmarket, homeownership isstill a central goal for mostAmericans,” said JimByxbee, president ofHomeworks Constructionand 2011 BIA-Hawaii pres-ident. “It’s an undeniablydeep emotional attach-ment that can’t be ignoredby the politicians who arelooking to address budgetissues by cutting housingincentives in the tax codesuch as the mortgageinterest deduction.”Americans also feel

strongly about the finan-cial benefits, and chal-lenges of homeowner-ship. Poll respondentssaid they consideredowning a home their bestinvestment, more thantheir retirement savings

program or stock marketinvestments. And 75 per-cent said that owning ahome is worth facing thepotential ups and downsof the housing market.Meanwhile, non-ownersidentified saving enoughmoney for a down pay-ment and closing costs asthe No. 1 barrier keepingthem from homeowner-ship, more than jobuncertainty or concernsthat the value of theirhome may drop belowthe purchase price. “Lawmakers need to

put themselves in theshoes of the averageAmerican, and see thatexcessive down paymentrequirements and areduction in housing taxincentives will keep

homeownership out ofreach for most first-timehome buyers and manymiddle-class house-holds,” said Byxbee.“This would be a fatalblow to the AmericanDream for many, manyfamilies.”To learn more about

homeownership andhousing policy in Hawaii, the latest trends in resi-dential construction andthe upcoming 55th annualBIA Parade of Homes inOctober, contact BIA-Hawaii at www.biahawaii.org.

One of the funny things I see when I say “engineered woodflooring” is a wrinkling of the nose, as if an unpleasant odor hadsuddenly been noticed. Why this occurs is because peopleperceive the product as being cheap or substandard. But did youknow that this funny wood flooring with the ply layers below thelayer of oak or cherry is one of the best selling flooring productsin the country because of the stability of the product and thecosts it might save? The main purpose is not to skimp on woodbut to offer a better form of wood flooring. And the main thingyou need to know is that KAHALA FLOORS is the best brand of

Monier concretetiles are a great,l o n g - l a s t i n g

roofing system that hasproven itself in Hawaiiover the years.

However, many ofthese roofs are now 30years old and are startingto show their age. Do youneed a new roof or will anexpert repair solve yourproblem inexpensively? The answer to that ques-tion depends on exactlywhat is the problem withthe specific roof in ques-tion.

Here’s a list of somecommon problems, andsolutions, with olderMonier roofs.

1.Cracked Or MissingRoof Tiles

You can blame fallingcoconuts, heavy termitetenting contractors bounc-ing around on your roof, or

just the natural weatheringthat occurs when the pro-tective glazed coating onMonier tiles finally burnsout from the sun’s UVrays. Whatever the cause, the cracked tiles can bereplaced and recoatedwith a new protectivecoating to match the origi-nal color. LeakMasterRoofing has been doingthis successfully for morethan 21 years.

2.Missing Or BurntOut Roofing Felts

Under The Tile

Believe it or not, whenMonier tiles were firstintroduced in Hawaiimore than 30 years ago, they often were put downwithout any underlyingroofing felts at all. Thisworked fine for a while —until the tiles crackedover time. When thathappened, leaks occurredbecause the felts acted asa backup waterproofingsystem.

Even the originalMonier roofs that wereput down correctly withthe traditional 30-poundroofing felts — whichwere state-of-the-art atthe time — are now com-pletely burnt out afteryears of intense roof heat. They literally will crum-ble in your hands whenyou touch them. This is aserious problem that canbe fixed — but it isn’teasy. The existing con-

crete tiles need to betaken off, set to the side, and then re-installed aftera new Peel & Stick felt isput down underneaththem.

New heavy duty, rein-forced roofing felts —such as the popular Peel& Stick brand — will lastmuch longer than the old, flimsy 30-pound felts ofthe past. LeakMaster con-siders these felts to be agreat insurance policyagainst cracked Moniertiles.

3.Faded Or BareConcrete Tiles Due

To Sun ExposureAll coatings will fade

away over time. The pro-tective glaze coating thatwas put on at the factoryyears ago is no exception. After the missing tiles arereplaced you may wish toconsider recoating your

roof with a new protec-tive coating that willblock the sun’s UV rays.If you choose a lightercolor than your old rooftile, you also will be ableto reduce the heat insideyour roof. That new coolroof will make your homemore livable as well asyou lengthen the life ofyour underlying rooffelts.

Painting contractorJimmy Suh has beencalled an “artist” and

a “miracle worker” byclients who have seen himbring new life to theirhome or office with hisspecial talent. His company, Deep

decided it was time to ful-fill his family’s dream ofliving in Hawaii and movedthe business to Honolulu. His reputation was quicklyestablished as a first-rateprofessional, much of hisnew business generated byreferrals from satisfiedclients. In addition to working

directly with homeowners,Suh also contracts with

builders and architects fornew custom homes andremodeling jobs.“When new clients see

my DVD or photos of mywork, they always commenton the meticulous detailingwe are capable of,” Suh said.“I understand color and therelationships between col-ors, how some colors com-plement others, and I canadvise the client on choicesif they want advice. There isalso the matter of surfacesand textures — should awall or trim be finishedwith flat or glossy paint, smooth or textured. Thereare many choices to consid-er, particularly if the clientwants a whole new look. Ifall that’s needed is torefresh the interior or exte-rior of a home or office witha new coat of paint, samecolor, same style, we can dothat, too.“Anyone who has been

to San Francisco in recentyears knows how the oldneighborhoods are being

transformed with newpaint and elaborate detail-ing. Every architect andinterior designer wants anew and original colorscheme. As for our work inHawaii over the past twoyears, we can also providelocal references andaddresses so anyone inter-ested in having us quote ajob can start there.”Suh also makes it a point

of meeting with the clientat the job site to assess the

condition of the property, the amount of necessaryprep work, and to deter-mine colors of walls, sidingand trim. Once he knowsthe scope of the job, he pre-pares a written quote andtime frame for the client.“I assure them that I am

there at the job site toensure perfection and cus-tomer satisfaction for everyproject we take on,whether large or small,”Suh said.

The prospect oforganizing yourhome can be an

intimidating one. Whodoesn’t get disheartened inthe face of overflowingclosets, jumbled filing “sys-tems” and messy garages?

But cleaning up thatmess is a great way to saveyour family time andmoney. The NationalAssociation of ProfessionalOrganizers estimates thatwe spend one year of ourlives looking for lost items. And a Harris Interactivepoll reports that 23 percentof adults say they pay billslate because they losethem, incurring fees.

“Generally, people dis-like household organiza-tional tasks such as recordkeeping and filing because

they are both inconvenientand time-consuming,” saysJoanne Lang, CEO ofAboutOne.com, a secureonline family managementsystem. “But with technolo-gy, it can be quick and easy, and perhaps even fun.”

Here are some tips tohelp you get a handle onall those little details:

Make Room For ThatCar

If there’s no room in yourgarage for your car, it’s timeto do a massive overhaul.

Install adjustable shelvingand hanging tool racks. Thiswill get toys and supplies offthe ground. Use stackable, clear plastic containers withlids so your items are safefrom garage dust, and rust, and easy to locate.

Stack frequently neededitems toward the bottomand middle shelves, andthe rest on the uppershelves. Don’t be afraid tostack high. After all, agarage is where you storeyour ladder!

Go Paperless! Advances in digital

technology are making iteasier to store and manageinformation in a central-ized location that is acces-sible from any computeror web-enabled device. For example, AboutOnehas developed a platformthat stores vital householdand family documents, like children’s healthinformation, photos andother records, in onesecure space.

“As a mother of four,I had several personalexperiences in which Ineeded immediateaccess to our criticalhousehold informationwhile at home or fromon the road,” says Lang.“I decided to developAboutOne to make iteasier for busy momslike me to manage fam-ily life.”

Find out how you canmake digging throughreams of paper a thingof the past at www.aboutone.com.

Clean The Closet Before lamenting

your lack of closetspace, take stock ofevery garment youown. Have you wornthis shirt in the lastyear? Does it fit? If not, then donate it orthrow it out.

Consolidate the remain-ing items with cascadinghangers, belt and tieorganizers, and storagebags for out of seasongear. Don’t forget that youcan stow some items

under the bed, on wallracks, or in your newlyorganized garage.

Take charge and get

organized. It’ll bring youpeace of mind, and per-haps save you some timeand money as well.

What do youthink of whenyou hear the

words solar power? Formany, solar power meansheating domestic waterfor the house, pooland/or spa, and creatingelectricity through pho-tovoltaic or PV panels topower such things asattic fans, which help inlowering your energycosts. Solar power may be

free, but you’ll need topurchase products inorder to convert powerfrom the sun. The mostcost-effective solarproduct is a solar hotwater system. If yourhouse can support asolar hot water system, itis usually the best place

to start. The currentHEEP rebate of $750,which is subtracted fromthe cost of the system, combined with state andfederal tax credits, makepurchasing a solar hotwater system sensiblefor most people. Heatingwater with electricity, after all, is expensiveand inefficient.Solar attic fans help to

lower the temperature inyour house. Even if youhave air conditioning, acooler attic will mean itcosts less to cool yourhouse. Attic Breeze atticfans are powerful unitsmade in America, comewith a lifetime warrantyand are extremely quiet.Adding one or two ofthese fully automatic

fans to your house canlower temperatures sig-nificantly. The greaterthe heat from the sun, theharder these fans work atcooling down yourhouse. Solar electric or PV

systems are extremelypopular right now. Newproducts are constantlycoming out that are moreefficient and less costly. After state and federalcredits are factored in,most residential systemspay for themselves with-in four to five years, andsometimes even less! Solar PV panels do not

last forever, however, butthey are getting better. Some of the newer panelsguarantee they will stillproduce 80 percent ormore of their original rat-ing after 25 years.Between increases inelectrical rates andincreases in efficiency, one would hope to makeup that 20 percent differ-ence over 20 years, espe-cially if you can get 15years or more of freeelectricity!Solar pool and spa

heating also are options. They usually requirelarger surface areas for

panels, due to thelarge amounts ofwater in pools andspas. Oftentimes inHawaii, we want ourpools to be cool, but ifyou would like to heatyour pool with thesun, it is an option. Solar work is cycli-

cal and many peopletend to want to installa solar system toward theend of the year, with thethought of being able touse tax credits sooner. If you are thinking

about installing a solarsystem this year, now is agood time to get started,

especially with HECO’s15 percent penetrationlimits on PV systems.Call EnergyPro Hawaiitoday at 596-2890 formore information or for afree energy consultation. Also, visit the websiteenergyprohawaii.com.

Hawaii is a uniqueplace to live — weall know this. But

not many residents andhomeowners know thatHawaii’s unique environ-ment and micro-climateshave an often unforeseeneffect on the long-termresults of their home reno-vations. For example, didyou know that manyManoa Valley homeown-ers have special concernsabout using Hickory woodfor their renovations?

Hawaii boasts 11 of the13 climate zones in theworld, each with uniqueecosystems and weathercharacteristics. Factorssuch as elevation, pressurevariations, rainfall, windand topography combineto create distinctive con-ditions to be aware of.Because of the odd effectsof the varied micro-cli-mates of the valleys, hills, plains, beachfront andeven desert that we find inour islands, not all materi-als work well everywhere.Working with specializedknowledge and experi-ence is the best thing torely on even before home-owners begin their reno-

vation project. To help you make the

best decisions for yourhome projects, CS DesignBuilders (formerly TheCabinet & Stone Factory)hosts a series of work-shops featuring specialistsfrom around the islands. These experts teachhomeowners what theyshould know before theybegin to shop, so thathomeowners can beequipped with the bestknowledge and make theright decisions.

Here are a few pointersmentioned at CS DesignBuilders’ last workshop:

1.A solid flat wooddoor will become

problematic in Hawaiibecause of the humidity. Ifyou want a slab door, aplycore (substrate) and awood veneer of a woodspecies would work best.

2.Cherry woods turnvery dark over a peri-

od of time inHawaii. You’llneed to pay spe-cial care to prop-erly coordinateyour floor andcountertop to getthe best colorscheme for thelifetime of yourkitchen.

3.Colors on differentspecies of wood take

on unique characteristics. For example, when you doa Maple door in a darkcolor such as burgundy, the color will be inconsis-tent — so match themwell. Also, plan for yourlighting to make sure youget the right results. Yourkitchen will look differentunder sunlight and artifi-cial light.

CS Design Builders hasbeen built on the reputa-tion of quality service intaking homeownersthrough the entire design-build process — from cre-

ating the initial designconcept all the way to thefinal touches, with a singlepoint of contact andaccountability to make theentire project as stream-lined and easy as possible.

CS Design Builders alsoprides itself in ensuringthat homeowners aretaken care of during theentire process of their ren-ovation; making surehomeowners get theirdream renovations doneright the first time; andmaking sure they are trulyhappy the first time theystep into their newly reno-vated kitchen.

“Knowing that we

helped someone maketheir dreams come true isone of the best reasons weare in this business,” saysco-owner David Chang.“Come in for a free, no-obligation consultation, and take the first steptoward making your owndream come true.”
