The kitchen is theheart of the home,but what do you

do if your kitchen is dis-tinctly unappetizing?Victor and May inheriteda dysfunctional kitchenrenovation from the pre-vious owners of theirhome, who managed tobutcher the space with achoppy layout and amonstrous obstacle of anisland.

May is a nurse whoworks 12-hour shifts.When she’s home shespends a lot of time in thekitchen, cooking onemeal that fits her son’sspecial dietary needs andanother meal for the restof the family.

But there was no joy tobe found when cooking in

this kitchen. Only twopeople could be in theroom at the same time,and the ceramic floor wasway too hard for comfort.And if that weren’tenough, the tiny kitchenwas sandwiched betweena den and a dining room,with walls restricting theflow of movement.

So what was the recipeto fix this nightmare?Simple: We basically

blew up the whole roomand then began to rebuildVictor and May’s kitchenfrom the floor up. To givethem the space theyneeded, I decided toremove the wall betweenthe kitchen and the fami-ly room, and enlarge thearchway into the diningroom. Today’s busy fami-lies spend a lot of time inthese rooms, so my plan

tions. Our organic process oftreating drywood termites with-out tenting is catching on fast.There are so many situationswith termites, and each one isdifferent. At Akamai, we try todevelop a treatment plan foreach individual customer. Thegreat thing about not having totent, other than the obviousinconveniences, is that a one-size-fits-all approach does nothave to be used. Would a doctorcut off a hand for an ingrownfingernail? Of course not, sowhy gas an entire house whenmost of the time very little infes-tation is present?

As you all know, it’s swarmseason, so keep watch andremember that swarming ter-mites may or may not be comingfrom inside your house, andoftentimes the swarmers aresubterranean termites.

We receive many questionsfrom our customers, so wewanted to share some with you:

Q:I manage a condominiumbuilding and only a few

units have activity. Do I need totreat the entire building?

A:No, of course not. We cantarget and treat individual

units, still inspect any otherunits and warranty the entirebuilding or complex.

Q:Do you check and treatattics?

A:Yes, attics are oftenplaces with drywood ter-

mite infestations.

Q:Can I keep the termitesfrom coming back?

A:No, unfortunately withour process, as with a

fumigation or heat treatment,there is no residual to kill futureswarmers.

Q:Is there a treatment thatis 100 percent guaranteed

to work all the time?

A:There are three proveneffective methods of

treatment used for drywood ter-mite treatment: fumigation, heatand orange oil. All three areeffective, minus human error. Sothe answer to the question isthat no method is 100 percenteffective all the time.

Q:So what can I do? 

A:Akamai can do preventa-tive treatments in attics

and crawl spaces with a residualmaterial if the home or businessowner agrees. This is not donewith orange oil, since it’s organ-ic and will biodegrade over time.A homeowner also can makesure cracks around walls andwindows are sealed, as well asattic vent areas. During swarmseason, keep the lights to a min-imum and put a pan of water

under a light so it will reflectinto the water and termites willfly into the water and drown.

Q:Can I stay in my houseduring and after treat-

ment?

A:Yes, since the processinvolves a drill-and-treat

method, the orange oil is goinginto the infested wood only. Wehave treated homes and busi-ness with people present. A bigadvantage over fumigating isthat anyone, especially someonewith a physical or medical con-

dition, won’t fear treatment anddoesn’t have to look for a placeto go.

Q:The fumigation processin California is now a

three-day process; Will this newprocess be done in Hawaii?

A:Only time will tell.California is very strict

when it comes to pesticides, andthey believe the three-dayprocess is safer for homeownersand for fumigation technicians,who have the potential to bedirectly exposed to the fumiga-tion gas. This decision is up tothe state of Hawaii.

The decision-mak-ing process, however, should notbe based on cost alone. Considera contractor who is trustworthy,reputable and provides qualityworkmanship.

Conduct a search on the con-tractors to see if they are activelylicensed and compliant with theguidelines and requirements forrunning a business in Hawaii.

Finalizing the agreement

The contractor should provideyou with a contract/something inwriting that outlines the scope ofwork as discussed, including anyadd-ons. It also should state allwarranty information and futureservicing of your PV system.Typically a deposit is required, sobe sure to get a receipt. Be cau-tious if the contractor insists ondealing only in cash. Cash has nopaper trail and cannot be can-celled like a check. Since PV sys-tems are eligible for state and fed-eral tax credits, a receipt showingyour purchase and installation ofthe system will be required.

Water is themost destruc-tive element

to our pavements. Fillingor sealing pavementcracks to prevent waterfrom entering the baseand subbase will extendyour pavement life byfive to seven years.

Continual maintenance,however, can potentiallydouble that. Water isvery intrusive and willfind its way into openvoids.

To enhance durability,pavements are made thesedays to expand and con-tract with seasonal tem-

perature changes.Consequently, cracks andjoints are expanding andcontracting when thepavement moves. Sealingthe cracks with a flexiblerubberized asphalt thatbonds to the crack wallsand moves with the pave-ment will prevent water

intrusion. Sealing cracksis better than filling them.As part of a pavementmanagement system,crack sealing can reducepavement deteriorationby restricting water pene-tration into underlyingbase and subbase layers.This restriction helps tomaintain pavement struc-tural capacity and limitsfuture degradation.Sealing prior to surfacetreatments enhances thetreatment and furtherextends the pavement life.

I then requested shetalk things over with herhusband before decidingwhether the estimate fittheir budget. After a fewemail exchanges betweenmyself and the deployedhusband, the couple set-tled on what they wantedto complete in their reno-

vation. I had the wifecome to our showroom tolook at some samples andfinalize the contract. Wethen signed the contractand went shopping fortheir appliances.

During the demo phasewe uncovered a couple ofunexpected obstacles.Blown-in ceiling insula-tion had to be removed inorder to install recessedpot lights. And rememberthat shoddy reno job Imentioned? It turns outthat we had to shore up asupporting wall beforewe could even get startedon the rest of our plan.

But once all of that wasdone, this project reallystarted to heat up! Myfavorite part of the reno-vation is the treatmentwe applied to the floor.We had to select a mate-rial that would meld withthe cherry-toned hard-wood and marble floor

tile in the adjoiningrooms, while providingthe cushiony comfortMay needed. Inspirationstruck, and I chose athree-color Marmoleumcheckerboard tile floorthat is easy to clean andsoft underfoot.

My plan called for a lotof counter space andstorage capabilities, twothings every kitchenneeds. We extended adurable and stain-freequartz counter down theentire length of thisspace, and a tiled back-splash that picks up thefloor colors. In the “den”end of the new kitchen, acozy sofa and a smallround table offer casualseating, while a built-indesk with lots of adjoin-ing storage space pro-vides a convenient placeto do homework. A wall-

mounted TV is posi-tioned above the desk,which was one ofVictor’s special requests.

White Shaker-stylecabinetry was chosen forthe perimeter of thekitchen, while dark cabi-nets were selected forthe long, multipurposeisland and for the storageunits surrounding thedesk. To give the darkwood a bit of a distressedlook, black stain wassprayed onto each doorand then removed byhand with a cloth, leavingbehind just a hint ofblack in corners and cre-vasses. The final effect ismodern with a twist oftraditional.

We found a very coolhanging cutlery-themedlight fixture for over theisland, and selected asmall chandelier for the

breakfast nook, and itslarger cousin for the din-ing room. New stainless-steel appliances, includ-ing a roomy French-doorfridge with bottom freez-er, are stylish yet incred-ibly functional. Thefridge is flanked by built-in pantry storage and lotsof cupboards. Everything

is in its place — andthere’s a place for every-thing.

New draperies and adining-room suite put thefinishing touches on thisspace. Victor and May’skitchen reno was a hugeproject that took a monthto complete, but in theend they were thrilled.
