I simply adore getting dressed up for a spe-cial occasion. I feel incredible stepping out inluxurious fabrics and a bit of bling.That’s also how I feel about special-occasion

dining rooms. Because these aren’t everydayspaces, they contain all sorts of drama for thatonce-in-a- while “wow” event.I had the opportunity to design just such a

room for my clients, Christine and Adrian.They live in a stunning, century-old farmhousedripping with character. While most of thehouse was well lived-in, their dining room satdrab and unloved and unused.The room had great bones but needed lots of

work — from the dated ceiling to the old wall-paper to the dismal lighting. I knew I’d needmy most dramatic techniques to turn thisspace into a special-occasion dining room.The first order of the day was replacing the

crumbling plaster ceiling with white crownmolding and coffered ceiling panels, both ofwhich complement the house’s historical char-acter. I also replaced a set of windows withFrench doors, leading out to the grand patioand allowing in more natural light.It may sound funny, but the room’s color

palette was inspired by a gorgeous blouse Ipicked up on a romantic trip to Paris with myhusband. Something about the shirt’s dark teal

and black coloring, combined with its lovelybeading and dramatic silk, captured the look Iwanted the room.I replaced the old floral wallpaper with a

more dramatic damask pattern, trimmed withpaint in the same dark teal tone as my blouse.For an even more exciting effect, I called in aspecialty painter who stenciled and painted aglossy black glaze over the pattern’s raised ar-eas, which made the walls really pop. For theFrench doors’ drapes, I chose simple flowingpanels in a rich teal velvet.Dining rooms are really all about the table

and the chairs. Christine and Adrian had alovely pedestal table that could seat severalpeople. I had it sprayed in a light grey lacquerto match the rest of the palette.A common mistake people make in dining

rooms is to buy a matching set of table andchairs, which can be monotonous. I like to mixguest chairs in one style and head chairs in an-other for a more interesting, dynamic look. ForChristine and Adrian, I chose an eclectic mix:comfy guest chairs in a deep charcoal and twoglamorous end chairs upholstered in teal fabricon the front and a sparkly, silver-flecked blackfabric on the back.

I then installed new recessed custom cabi-netry in which the couple can display all oftheir gorgeous china. A new, smoky quartzcountertop on their existing buffet is simplygorgeous.

As for lighting, I installed halogen recessedlighting in the ceiling, two crystal sconces onone wall, two polished nickel lamps on thebuffet and an incredible crystal chandelier overthe dining table. A lot of the room’s drama iscreated by artificial light — bright, white lightthat enhances the glitter of the crystal and thesparkle of polished surfaces. Add a bit of can-dlelight and the room will simply dazzle in theevenings.

With a few final accessories — including anornate mirror and a deep pile area rug — thedining room was complete.

By using the principle of “special-occasiondining room design” and using colour andtexture in a super dramatic fashion, I created aspace that absolutely glitters. And when thesun goes down, it’s party time!

Let’s say you own a house or a condo that you want to rent. Orneed to rent. How hard can it be?

Well, consider this: You’ll need to figure out how much rent tocharge and then aggressively market the property. You’ll need to un-derstand the contract, making decisions on conditions (dogs lessthan 20 pounds OK) and exclusions (no smokers). And you wantto find a good, problem-free tenant. Then there’s that little matter ofwho’s going to show up at 11 o’clock on a Sunday night to fix a bro-ken air conditioner.

Sure, you could tackle this yourself. Or you could hire a humanfirewall: a property manager.

Property managers typically advertise the property for rent, showit to prospective tenants and deal with criminal background checks,rental histories and employment verifications. They also negotiateand confirm the first and last month’s rents and security deposits.

They conduct inspections and handle negotiations, coordinaterepairs and work with homeowner or condo associations.

“It’s so the owner doesn’t have to deal with the day-to-day prob-lems,’’ said Mary Rinaldi, past president of the National Associationof Residential Property Managers’ Florida West Coast chapter.

Property manager fees vary, but the most common is a percentageof the monthly rent, about 10 percent. Rents for a single-familyhome or condo can range from about $500 a month to more than$1,800. “The higher end, over $1,000 a month, is renting reallyquickly,’’ Rinaldi said, adding that she just rented a home “for$1,300 a month. A three-bedroom, two-bath with a pool. I had fourapplications within a week.”

Those on the “lower end sit for a couple of months,” she added.

Check whether your state regulates property managers. Mostproperty managers are reliable, and many are also licensed Realtors.But two people in South Florida were arrested earlier this year, ac-cused of posing as property managers, changing the locks of dozensof homes in foreclosure, renting the property and pocketing thecash.

Check your prospective property manager’s experience, educa-tion background, references and involvement with professional as-sociations, Rinaldi recommended.

Clarify what you want a property manager to do.

“Sometimes, like for an absentee owner, a property manager isthe end-all, be-all point person, handling all background checks,accepting payment, being the person called when a toilet backs upin the middle of the night,’’ said St. Petersburg Realtor Tami Simms.“You also have some owners who will get a home warranty plan, sothe tenant makes the work calls and gets the work done.”

Or the renters may send checks directly to the owner; the proper-ty manager has only been hired to market the property and the ten-ant deals specifically with the owner, Simms said.

Some owners may have multiple properties and just want a thirdparty between them and their tenants. The property manager doesall of the screenings, rent collections and even keeps the home fur-nished, if needed.

Some owners don’t like the idea of strangers living in their home.The economy may have forced them to rent, but they want to re-main actively involved. They want contact.

“They know how the sprinkler system works, how the washer-dryer works,” Simms said. “They want to know and have a relation-ship with the people living in their home.”

and raking leaves to keep your house andyard in tip-top shape.• Clean one room at a time. When it

comes to housekeeping, bouncing fromroom to room is slower because you can’tsee clear progress. Plus, you’re likely to getdistracted along the way. Better to focuson one room instead.• Beyond giving your home a thorough

cleaning, your mission is to look for signsof insects. To keep your closets pest-free,remove all items and vacuum shelves andcorners, making sure they’re free of any-thing that bugs might want to eat: dust,other insects, crumbs and even foodstains.• Unless you’ve had a severe cold snap,

this is a good time to plant bulbs for nextyear. With a little forethought you canplan your garden’s color scheme for thenext four seasons. Choose those that natu-ralize so you don’t have to replace them

every year.

• With cold and flu season ahead, don’tget caught short on regularly used phar-maceuticals. Stock up on a new supply ofmedicine and dispose of those with ex-pired dates. While you’re at it, update yourstock of bandages and ointment, too.

• It’s time to clean and refill outsidebirdseed feeders. Bring feeders inside anduse a few drops of dishwashing soap pergallon of hot water and rinse thoroughlybefore drying and refilling. If your bird-feeder is a permanent fixture outside giveit a good spray with the hose.

• Check the condition of your insula-tion, especially if yours is an older home.Do you need more? To add to existing in-sulation, try an unbacked or loose-fill va-riety. For rooms or spaces with none at all,use foil-backed sheets. All costs will beeasily repaid in saved utilities over time.

• Fight flu season with the ancient dec-orating secrets of feng shui. Use theseitems and colors in the middle of yourroom or home to improve your physicalwell-being: yellows and all earth tones,browns and golds; ceramics, pottery, clay,brick, sand, stucco, tile and earthenware.

The housing crisis and playing kick the can

Q: I'm currently 13 months behind on mymortgage but am interested in keeping myhome. My question is: How do I know if Iqualify for programs that would let me stayin my home without losing it?

A: You raise an interesting question. You are13 months behind in your mortgage payments.You haven't paid your lender in over a year.With that in mind, it would be worthwhile toknow whether you have saved that money andhave it available for future mortgage payments.Most of the government's loan modification

programs have been a failure. These programshave helped some homeowners, but the vastnumber of homeowners who have applied forassistance through these government spon-sored programs or with lenders have not re-ceived any help.With that in mind, you'll soon see that the

future is bleak when it comes to having yourlender "help" you stay in your home. You maystay in the home for a while, but we assumethat your lender has already commenced fore-closure proceedings against you. If you havenot challenged those foreclosure proceedings,the lender will at some point attempt to fore-close on the home, evict you and sell the homein a sheriff's sale.So, to answer your question we have to

learn more about your financial situation. Ifyou are unemployed, the system does not havemuch in place to help you. If you are em-ployed, then the question becomes whetheryou have the means to pay the expenses forthe home, including the mortgage payments. Ifyou have income, then there might be a

chance for you to enter into a loan modifica-tion program.But the truth is that the lender will still try

to decide at this point whether it will get moreout of foreclosing on your property than if youare granted a loan modification. The lenderwill also be looking at all of those missed pay-ments.At this point, a lender might think that you

won't pay on a loan modification and may justdecide that foreclosure is a better option.Without a true government mandated pro-

gram that has certain requirements for lenders-- and such a plan isn't forthcoming -- the ideathat lenders will actually try to keep borrowersin their homes is a long shot. For mostlenders, it seems, their bottom line over thenext quarter or two is more important thanwhat might happen to neighborhoods or thereal estate market today, tomorrow or over thenext year or two.It's hard to read the minds of lenders, but

you do know that they are in it to make a prof-it. If they are servicing loans, they are lookingto maximize the money from the loans theyservice. If they own the loans, they want tomaximize the money they get from theseloans.In many cases, that translates into banks

turning down a short sale today but acceptinga foreclosure or a deed-in-lieu of foreclosuredown the line.Real estate brokers are puzzled by bank de-

cisions to turn down some short sale offersand accept others. It sometimes seems that themarket is fragmented even within the same

bank, with some bank officers or negotiatorsmore willing to get things moving.Some banks have been better at dealing with

loan modifications and have a higher successrate than others. But the overall numbers aredreadful.So while you may want to keep your home

and work with a lender on a loan modification,the questions after 13 months of not paying onyour loan are whether you can afford the homeand whether your lender would even be will-ing to work with you.You're not alone; there are millions of home-

owners struggling to make ends meet. Many ofthem were never late on their payments andapplied for loan modifications only to have thelenders put them in trial loan modifications,report them as delinquent on their loans, startforeclosure proceedings, deny them a perma-nent loan modification and leave them worsethan they were before they came to the bankfor help.Others stopped paying their loans and effec-

tively lived for free in their homes until thebanks foreclosed and forced the borrowers tomove.The housing situation is terrible, and we

desperately need someone with leadershipskills to work with all of the different playersto come up with an effective solution.Kicking the can down the road has not

worked so far.

Tales gala, I was impressed by the devotion humans feel toward ani-mals and their creative ways to raise money to care for them. Thelive auction had many items of interest,from Caribbean condo stays to baskets ofwine, but what captured my fancy was theoffer of having your pets’ photo plastered toa billboard. For the right price, Fluffy willbe the spokes-animal of an adoption ad forthree months on the highway.Several of my dinner companions were al-

ready shaking their heads before I got thewords out, knowing the type of pets I keep.“A tarantula would be perfect for that bill-board,” I said, musing on the possibilities.“But right now the only pet I have is a pray-ing mantid. I wonder if that would helpthem raise pet adoption awareness?” Those at the table who didn’tknow me stopped chewing, looking mildly horrified.“She’d be easy to photograph; her wing is damaged and she can’t

fly. That’s why the humans rescued her before giving her to me –they didn’t think she’d survive,” I said, plying their sympathy for awounded creature. But good intentions took me too far; enthusingabout her laying an egg case didn’t elicit maternal ooohs and ahhhsI’d banked on.“How many eggs are in that egg case?” asked one guest, staring at

after each other, so you really end upwith about six fat, happy youngsters.”Discussing insects and cannibalism overdinner is one reason why I’m not invitedto many formal events.

The insect in question is a Europeanmantid (Mantis religiosa), picked up bywell-meaning people who feared for hersafety in winter. In this, the good Samar-itans are right; these insects, importedfor biological control, only survive ourwinters when it’s mild, although a few ofthe toughest manage to get through tospring. Thus, the European mantid isfound throughout much of Colorado.

It’s a big bug, measuring three-and-a-half inches long, green with a “bull’s-eye” marking under the front legs. Theseforelegs are spectacular: long, broad,edged in spikes and tipped with claws tohold prey close to feed. “I’ve had man-tids I can hear eating, crunching their

grasshoppers as they chew through theexoskeleton,” I said. Oddly, this tidbit ofinformation had the table guests lookingfor vacant seats elsewhere, and myspouse started pressing his knee againstmy leg in a subtle warning that I wasscaring people.The eggs she laid are encased in an in-

sulated, foamy material that hardens andgives them the appearance of a Styro-foam peanut. Mantids lay these most of-ten on hard surfaces such as rocks,pipes, fences, and plant stalks. In spring,they hatch, and hundreds of mantidnymphs emerge, feeding on soft insectsat first, then as they grow, moving on tolarger prey.Should you try rearing mantids at

home, keep them in separate terrariums.If you have an adult female, give her astick on which to lay the egg case, thenmove her into another cage; egg casesneed a cold period and are best storedfor a few weeks in an unheated place

such as a shed or on the north side ofhomes. Bring the egg cases indoors towarm them to room temperature andencourage hatching.Feed the nymphs small insects, such

as fruit flies, midges and small flies. Asthey grow, feeder crickets from petstores work well. Mantids need water, somist the interior surface of their contain-er once per week.Release your mantids into the garden

once days are warm. But take my advice,and keep your pet information to your-self. Non-gardeners just don’t under-stand.
