For those who thought to buy a house in Northern Co in 2013

and didn’t, you may be kick-ing yourself. But don’t be too hard on yourself. It’s not too late and 2014 is slated to be another great year to buy in our local market. Market forecasters are anticipating another year of increased home values and apprecia-tion. On average, home pric-es nationally saw an increase of 13.6% (Standard &Porrs/Case Shiller home price in-dex). Here in the local North-ern Colorado Market we see rising prices and healthy ap-preciation which is expected to be ongoing (Stats from IRES):

• Average Price home in first quarter 2013 Jan:

$291,995, Feb: $299,916, March: $304,294• Average price home in first quarter 2014 Jan: $300,574, Feb: $306,527, March: $338,757 (partial month stats)(These statics include all

areas reported within the Northern Colorado market on the local multiple listing service).

According to NAR, na-tional expectations on home values are expected to rise another 5% and our local market even greater.

Interest rates are addi-tionally expected to rise from 4-4.5-5%, making now the time. For every 1% climb in interest rate, buyers loose approximately 10% buying power. For example, a buyer who qualifies for a $300,000 mortgage at lower rates will qualify for $270,000 when rates rise. Rates at 5% are

still low in a 20 year histori-cal snapshot. It really is the time! Even with rising rates, buying a home is almost al-ways considered a great in-vestment in the long run of the investment. Renters, be aware. At the end of the year you have 12 processed rent checks. Home buyers have 12 processed, tax de-ductible mortgage payments and own an appreciating home as well. Talk to your accountant and see what makes sense for you. Current homeowners may want to consider now as the time to buy another or upgrade their existing home.

Home ownership has many benefits. There are the obvious tax benefits and wealth building. Consider some recent statistics from the National Association of Realtors about other ben-efits: 88% of American

homeowners report home-ownership as a “satisfying” experience, for every Ameri-can home purchased there is approx. $60,000 in direct and indirect spending within the economy and one job is created in the United States for every two homes sold. NAR stats also show that a homeowners net worth is 34 times greater than that of a renter, are 1.3 more likely to read a newspaper, and 28% more inclined to vote and follow American politics.

Word is out on the North-ern Colorado market. Invest-ing here is a great financial strategy. Affordable homes, beautiful neighborhoods, reasonable taxes, and a healthy culture and economy make it a perfect spot for home owners and investors to buy. Not to mention, 300 days of sunshine, beau-tiful mountain backdrops,

are a waste of time. The ma-jority of people who attend are nosy neighbors, ‘looky-loos,’ or other types of tire-kickers. Instead, their argu-ment goes, serious buyers today don’t want to wait for an open house. When some-one likes a home’s online photos, he or she will make an appointment to see the property during the week. So is it time to close the book on open houses? Not at all.

Why our parents needed open houses

A generation ago, the In-ternet, with its virtual tours, high-resolution photos and online floor plans, didn’t ex-ist. Our parents relied on real estate agents to preview properties for them or to present them with the basic details of homes to consider: how many bedrooms and bathrooms, in which school district, on how much land, and so on. Buyers needed to get inside of as many homes as possible to learn the mar-ket and identify what would work for them — and not work. Today, buyers can eas-ily vet potential homes by looking at photos and floor plans online through Zillow or using tools like Google Street View. But there’s only so much you can glean from that. By visiting a home, you can see how the online floor plan actually looks in the ‘real’ world. You can see details you’d probably miss looking at photos. You can get a feel for the property

and compare your reactions to the home to others you’ve visited.

People can turn into seri-ous buyers through open houses

Serious buyers don’t ma-terialize in a puff of smoke; they become serious over time. Many spend a good deal of time looking at properties online or at open houses on their own before even en-gaging an agent. They spend months or even a year active-ly looking with their agents. Buyers need to become edu-cated about the market, the types of homes available in their area, as well as what to expect in their price range. Open houses give buyers a no-pressure environment in which to deepen their edu-cation about the local mar-ket, so they can make a more informed decision. A buyer may use an open house as a first showing of the property. But when buyers become se-rious about a home, an open house provides them another opportunity to spend time in the home, to get to know it better, without the confines of a 15-minute private ap-pointment.

The convenience factorOpen houses are also

a lot more convenient for the seller. Rather than hav-ing to clean the home and vacate it 10 times during the week, a two-hour Sun-day open house allows as many people as possible to take their time and view the home thoroughly. While a lot has changed in real estate in the past decade, open hous-es are a tradition that still makes a lot of sense. If no-body held open houses, buy-

ing and selling homes would be quite different. The same listing agents who complain about open houses would be frustrated by having to constantly run around town, showing properties to buyers who probably aren’t serious. Sellers would have to live on eggshells 24/7 to accommo-date countless private ap-pointments. If nothing else, open houses can help weed out the tire kickers so that when you make an appoint-ment to show your home, chances are it’s with a serious buyer.Open houses help sellers gauge the market’s re-sponse

Opening up your house to the masses is the best way to get a feel for how the mar-ket responds to your home. A good listing agent will want to see as many buyers come through as possible to gauge their reactions to the home. Are people walking in and out quickly? Or are they hanging around? What questions are they asking? What are their biggest hang-ups or concerns? This is the kind of valuable information you can’t get online. Ulti-mately, the same reasons for holding an open house 40 years ago are the same rea-sons you should do it today. In a sense, it’s like going to

the movies. Sure, you can download or stream movies at home to your heart’s con-tent. But there’s something about seeing a movie on a big screen, in a theater full of people that will always make the experience richer and more meaningful.

It’s true, washing win-dows isn’t something most homeowners look

forward to, but once the task is completed – the re-sults can be breathtaking. Plus, it’s easier to enjoy sunny days when your windows are sparkly clean. Here are tips on how to clean your win-dows like a pro.

EquipmentTo make window washing

less of a chore, make sure you’re armed with the proper tools. Pros recommend using a good quality squeegee. If you’re determined to make window cleanliness an ongo-ing priority, consider invest-ing in several sizes. A 12- to 15-inch squeegee will work for the majority of your win-dows but if you have divided windows, you may need a smaller squeegee as well.

Also on your must have list: a T-bar-style window scrubber. This device looks like a mop and comes with removable sleeves that can be washed when they get dirty.

While you’re gathering supplies, be sure to pick up a bucket that’s large enough to fit your largest squeegee and scrubber, lint-free cloths, sponges, a metal scrubber, ladders, detergent and steel

wool.

The basicsStart your beautification

efforts indoors and move outside, where the glass is likely grimier.

Many pros use just a squirt of dishwashing liq-uid in half a bucket of cool water. Without stirring up a bunch of bubbles, dip your scrubber into the bucket. Then, scrub your window, moving the scrubber up and down across the entire sur-face of the window. Use a smaller sponge to get into corners you can’t sufficiently clean with the scrubber.

Next, it’s time to squee-gee. Start in an upper corner and pull the squeegee evenly across the window, side to side. At the end of each stroke, wipe the squeegee’s blade with a clean rag. With practice, you’ll be able to an-gle the squeegee slightly so the water drips downward.

Remove any water re-maining on the edges of the glass with a damp – but not wet – chamois, then use a towel to wipe up any water spilled onto the sill or floor. Repeat the process until all your windows are squeaky clean – indoors and out.

cleaning pros encounter ev-ery day. Here’s a roundup of some of their tips for en-suring your windows are as clean as they can be:• The folks at Anderson

Window Co. advise it’s best to clean windows on cloudy, dry day. If you try to wash them on a bright day, you may find direct sunlight dries your clean-ing solution before you can properly polish the glass.

• For stubborn mineral stains that won’t budge with regular washing, Pella Corp. spokesperson Kathy Krafka Harkema suggests wetting the glass

and cleaning it with a small amount of nonabra-sive cleaner, like Bar Keep-ers Friend, on a clean, wet cloth. You can also use a solvent such as acetone or mineral spirits on a clean, dry, lint-free microfiber cloth. Simply rub the spots and avoid getting cleans-ers or solvents on the win-dow frames as they may discolor the finish. Rinse the window and squee-gee and the glass twice to remove the residue.

• New York City window washer Brent Weingard has a tip for spiffing up those hard-to-clean divid-ed windows: Use a hack-

saw to cut a squeegee down to size, to fit into the small window panes.

• Micro-fiber cloths work well for cleaning win-dows. The experts at University of Nebraska-Lincoln Extension Service caution against using fabric softener when you wash these cloths as it will reduce their absorbency.

• Frosted, film-covered or decorative glass should be cleaned following the glass supplier’s specific cleaning recommenda-tions. Do not use razor blades or other scrapers when cleaning decorative glass.

Your lender will want to know as much about you as possible before approving your loan application. Before lending money, lenders want to make sure that you meet their credit risk guidelines. This is why it’s so important to check your own credit re-port ahead of time. What are the elements that make it a good report? What are the elements that may have low-ered your score? Remember, what you see on your credit report is what potential lend-ers may consider when de-ciding to offer you a loan.

Your credit is a snapshotThink of your credit report

as a snapshot of how you take responsibility for your

credit; it’s a snapshot that anyone with permission can review. You might say it re-veals the state of your credit’s health at any point in your life. For your own viewing purposes, your credit report is an excellent way to tell if you’re making good finan-

cial decisions that could affect where you work, play and live. There are certain types of informa-tion on your credit report that you should pay close attention to. These are areas that potential credi-tors will examine when checking your credit report to determine if you’re a good credit risk.

• Personal Infor-mation – Credit reports contain basic information about who you are. This information can include your full name along with variations. Your current address, along with past

addresses, will be included. And additionally, your So-cial Security number, date of birth, spouse’s name and current or previous employ-ers can be included as well. Verifying your own personal information is critical.

• Your Current Ac-counts – These accounts may include vehicle loans, mortgage loans or credit cards. These accounts will appear on your credit report as either in good standing or delinquent if you’ve made late payments that the credi-tor reported to the bureaus. Examine your account infor-mation to make sure it re-flects accurate information about when your accounts were opened and activity that took place.

• Your Closed Accounts – Even after you’ve closed an account, information about

it can appear on your credit report. Different information will stay on your credit report for different lengths of time. These past accounts, along with current accounts, are a glimpse into your credit his-tory and demonstrate your reliability to pay back loans.

• Negative Information – Negative items may include past due accounts, bankrupt-cies and court judgments. These items can harm your credit score and give poten-tial lenders an impression that you may not be a good credit risk.

• Credit Inquiries – As part of a lending-approval process, potential lenders will check your credit report; this type of inquiry is called a “hard inquiry.” A “soft inquiry” is when you review your own credit report to view what’s included on it.

These soft inquiries won’t im-pact your credit score. Hard inquiries can, especially if there are too many in a short length of time. Your credit report captures your financial behavior. By examining it on a regular basis, you can make better-informed financial de-cisions. Negative or incorrect information can impact your credit score — which, in turn, can impact your present and future ability to secure future credit at the most favorable rates. Whether you’re just starting out in life, or have been around the block a few times, having good credit is essential to securing the things in life you want at a good rate.

QUESTION: We purchased our home

for $745,000 in 2007. In July 2012 we paid in additional money, brought the loan down to $315,000 and re-financed. We were told that we had to pay for private mortgage insurance because the loan-to-value ratio was not at 75 percent.

Fannie Mae said that the monthly insurance fee did not apply, since we had more than 20 percent equity. Our lender will agree only if we get another appraisal to show we have the required equity. But based on the original purchase price, we have put much more than 20 percent into our house. This seems unfair.

ANSWER:Lenders want borrowers

to have either 20 percent down when buying or at least 20 percent equity when refinancing. Those with less cash or equity are required

to get backing from a strong third-party insurer such the FHA, VA or a private mort-gage insurance company.

There are several issues here:

First, with a refinance, how do we measure equity? Is it the appraised value of the property or the appraised value less marketing costs? There’s a difference.

Second, the original pur-chase price doesn’t count, unfortunately for you. The property is security for the loan and the lender has to consider the value of the property in today’s market. Past values may have been higher or lower, but the es-sential question for the lend-er is what can be gotten from the property today if the bor-rower doesn’t pay and the home must be foreclosed.

Third, with a “portfolio” loan – financing a lender keeps – the general rules may not apply. A lender could of-fer financing but on condi-tions which differ from con-forming loans, including a requirement to have private mortgage insurance even with 20 percent down.

If the loan is sufficiently attractive, it could still be a good deal.
