After several diffi-cult years in a rowfor growing turfgrass, this seasonhas turned out to bea pleasant surprise.Even lawns mini-mally maintainedhave made signifi-cant progress towardrecovery. If you enjoya quality lawn, weare quicklyapproaching animportant time ofthe year for perform-ing key maintenancepractices. First wewill talk aboutbermudagrass (forsun) and then tallfescue or a tall fes-cue/kentucky blue-grass blend (forshade).Bermudagrass isjust one of severalwarm season turfspecies for our area.Zoysia and buffaloare also regularlyused. These twograsses requirefewer fertilizerinputs than bermu-da. Contact theExtension office forspecific instructionson late summerlawn care for thesegrasses.

With all the soilmoisture available,bermudagrassshould respond wellto a nitrogen fertil-ization at this time.Don’t feel like youmust fertilize for thehealth of the grass ifit is growing somuch that you areunable to keep upwith the mowing! Ifneeded, one moreapplication can bemade in earlySeptember. Do notfertilize bermudawith nitrogen any

later into the fallthan mid-Septemberas doing so can setthe turfgrass up forwinter injury. Also,begin slightly raisingthe mowing heightso that your bermu-da goes into the fallabout an inch or sotaller than your nor-mal summer mow-ing height. An exactmowing height ishard to prescribe asit can depend on thevariety of turf youare growing.

Tall Fescue lawnscan be supplementedwith over seeding orcomplete renovationbeginning in earlySeptember. Fertilizertiming needs arevery different forthis turfgrass thanbermuda. Tall fescuefertilization shouldbegin in Septemberand continue intoearly winter.

When consideringrenovation in shadyareas, don’t forgetabout protecting

your trees. In almostall situations, whentall fescue is beingused as a turf grass,trees are close by.Consider replacingturf with mulch inthese areas. A lackof competition foravailable moistureand nutrients willbe beneficial for thetrees in the longrun. It will alsorelieve you of regu-lar reseeding of aturf area that likelytends to struggle. Ifyou do decide toseed under trees,limit the amount oftillage as much aspossible to minimizetree root disruption.

The other impor-tant considerationfor August is weedcontrol. Target thelast week of thismonth for a premer-gent application ifyou want to get ajump on peskyweeds next spring. I

Home constructionloans are typicallyreferred to as “storyloans” because thelender will want toknow the details -the whole story -behind the construc-tion of your home.Your constructionplans play a big rolein the interest rateand the optionsavailable for repay-ing the loan, less“cut and dry” than atraditional 30-yearfixed rate mortgage.Home constructionloans will depend onthe actual type offinancing you wantand the type of homeyou’re building. Hereis some helpful infor-mation on how homeconstruction loanswork.

Generally speak-ing, home construc-tion loans are short-

term, variable-rateloans. They’re pricedat a short-terminterest rate whichdepends on what’scalled the drawschedule, a detailedpayment plan for aconstruction projectagreed to by thelender, the homebuilder/contractorand the borrower. Asyou take draws(request money fromthe loan to pay thecontractor), thelender will chargeinterest based onthe amount ofmoney that hasbeen “drawn” todate.

In some cases, theborrower will havethe option to takeout a constructionloan that will then“automatically con-vert” to a perma-nent mortgage whenyou move into thehome. Or, you canstructure it so thatthere are two sepa-

rate loans, one toconstruct and one forlong-term financing.Both have positivesand negatives andits best to speakwith your local bankto determine whichfits your situation.

One-Time Closeloans are just likethey sound. There’sone loan closing witha modification of themortgage at the endof the build. Theinterest rate for both

the construction por-tion and final prod-uct (your dreamhome) are the same.One of the positivesof this loan is thatthe rate is the samefor the entire life ofboth constructionand permanentschedules. The nega-tive is that the termof construction islimited to a shortertime frame, thedraw schedule islimited (how oftenyou can pay thebuilder during con-struction), and therate is typicallyhigher than the cur-rent going 30-yearfixed rate.

Construction-onlyloans are short-termloans just for theconstruction of the

home. These loansusually range fromsix to 12+ months in

length. There is usu-ally an upfront fee(not typically associ-

ated with long-term

MYERS: My wifeand I have beenwaiting to buy ourfirst home, butnow we havedecided that it’sfinally time tostart shopping, as

prices in our areajust keep going up,and interest ratesare, too. What kindof documentationwill we need toprovide a lender inorder to get a

mortgage?ANSWER:

Documentationrequirements varyfrom one bank to thenext. Many lendersare being swampedwith loan applica-tions from potentialbuyers who, like you,are anxious to beatrising interest ratesand home prices.Getting the paper-work that you’ll needin order to qualify fora mortgage now cer-tainly is a good idea,because it will speedup the loan-approvalprocess.

More than likely,the lender that youchoose will ask forcopies of the past twoincome-tax returnsthat you and yourspouse filed and theW-2 forms that showhow much each ofyou have earned.Expect to produce

recent pay stubs, aswell.

The lender alsowill ask about youremployment historyfor the past severalyears, including thenames and addressesof the companiesyou’ve worked for. Ifyou’re self-employed,you will need to pro-vide a year-to-dateprofit-and-loss state-ment for your busi-ness and a currentbalance sheet.
