was going to get even worsebecause of the construction.Especially because a down-town round-about projectwas going on at the sametime.“I thought it was going to

be a nightmare betweenthree and six to tell ya thetruth,” said Towne. The roundabout is now

complete and Towne saidhe’s been pleasantly sur-prised.“It’s gone amazingly

smooth to tell you the trutheven from three to six whenthe traffic is blocked offthere it’s gone quite nicely,”said Towne. So how did VTrans

ensure traffic flowedsmoothly throughout theproject? Cole said new tech-nology is playing a hugerole. We’re also using a smart

work zone which uses blue-tooth signals to gauge howfast traffic is moving through

the work zone so we can alert drivers ahead of the work zonewith message boards of how long the wait is getting throughthere.” said Cole. It’s the first time the smart work zone has been used in

Vermont.“From our perspective, traffic has been flowing really

well,” said Cole.“Couldn’t have gone much better,” said Towne. The South bound bridge that is now complete was actual-

ly finished a week ahead of schedule, the North boundbridge is set to be complete in October, the final part of theproject, the North bound off ramp should be complete nextyear.

Potain cranes adjacent to the job site, whilethe second was placed on an elevated con-crete deck. A 275-ton (249 t) capacity GroveGMK5275 all-terrain crane, also owned bythe company, helped unload and setup theIgo T 130s at the site.

In their transport configuration, the Igo T130s travelled as a single trailer with anoverall length of 56 ft. (17 m). The convoyhas a ground clearance of just 1 ft. (.3 m) forbetter access to working job sites.

“The cranes are even versatile when itcomes to their own transportation,” saidO’Connell . “They require less manpowerand fewer trucks when compared with othercranes in their class. They’re definitely timeand money savers.”

At the job site, the cranes lifted panelizedwood-framed walls and other materialsweighing up to 2.2 tons (1.9 m) at heights upto 66 ft. (20.1 m) to complete the apartmentcomplex’s construction. With an 8.8-ton(7.9 t) capacity, the cranes had more thanenough capability to handle the lifts.

The wireless remote controls enabled thecompany to quickly complete lifts, with anideal line of sight for load placement. Theefficiency displayed by both Igo T 130sexemplified why self-erecting cranes havebecome extremely popular in NorthAmerica for low-rise residential, hotel andother commercial construction.

Quality and Agility on the Job Site

To David White, business developmentmanager at North American Crane &

Rigging, every square foot saved matters ina high-value real estate area such as GreaterBoston during construction.

“Saving space and causing as little dis-ruption as we can to a heavily urbanizedarea such as metro Boston meant significantcost savings for the general contractor, ourcustomer, and the city of Boston,” Whitesaid. “We were able to quickly assemble anddisassemble the cranes on the job site withvery little impact to local businesses and thecommunity. The general contractorexpressed that it was very pleased with thecranes’ performance and that it will use thecranes again in future developments in theregion.”

The Igo T 130 cranes arrived to the site inMarch. One of the cranes has completed itswork and the other will remain on site forabout two more months. The completed six-story structure will a 180-space parkinggarage, fitness center, theater and pool, among other features.

Shawmut Equipment, one ofManitowoc’s leading distributors in thenortheast, has served New England and theAtlantic provinces of Canada since 1957,according to the company. The company, athird generation family-owned business, hasconsistently ranked high in independent sur-veys ranking customer service and satisfac-tion.

A-1 Roofing and Construction Inc. Serves Newport, R.I.By Jay Adams CEG CORRESPONDENT

Many firsts have come to SeanNapolitano later in life — he is the first gen-eration owner of his well-regarded roofingand construction business in Newport, R.I.,first in one incarnation, and then another; heis the son of the mayor of Newport, JeanneMarie Napolitano, who took over that presti-gious office in January.

He is now the owner of A-1 Roofing andConstruction Inc.“When I was 8 to 10 years old, I was fas-

cinated by construction. I was constantlytaking things apart and trying to put themback together, and then I started to get goodat it,” said Napolitano. In 2007, Napolitano owned a small home

building enterprise called NapolitanoBuilding Corp., with 4 to 6 employees. Hisconstruction world changed, as did manyothers, when the economy plummeted in2008.“I went into a different focus due to the

downturn in the economy. I thought, ‘Whatis recession-proof?’ Well, roofing is reces-sion-proof and that was the building work Idecided to lead with.”He formed A-1 to be a roofing company

first, but it is much more than that. His com-pany builds at least three single-familyhomes each year from the foundation up —digging the footprint, laying the foundation,

building the structure, meticulously cuttingthe sheet metal for it, if need be and cappingoff its roof.A-1 does full service general contracting,

excavation, site work and site set up for util-ities. “We have an arm of our business that

builds single family homes. We also have anarm of our business that does commercialroofing,” said Napolitano. “We are heavyinto sheet metal work. We have over

$150,000 in mechanical equipment for fabri-cation of sheet metal for roofs, houses, build-ings, boats, hotels. We have the ability tomass produce fabricated sheet metal.”His working fleet includes 11 trucks —

vans, dump trucks, pick-up trucks, utilitybody trucks and the Equipter. “They are in awe to watch it,” said

Napolitano. “It is a neat piece of equipment, the Equipter 4000. It’s a self-propelledbuggy. You have a platform with joy sticksand you move it around. We’re the onlyroofing contractor in Rhode Island with oneof these. It goes up hills. It brings a plat-form/containment box right to roof level.”Napolitano bought his Equipter when he

attended the International Roofing Expo inNew Orleans in February. “I wanted to be forward thinking and push

the envelope of our business, going into the21st Century. This is the real McCoy. This isincredible. We have incredible cutting edgetechnology, literally, that nobody else has,”

said Napolitano. He spent $35,000 to procure it but has no

regrets as the machines literally give him anedge; like his Roper Whitney auto brake thatfabricates and bends custom pieces of metalwork. “We also have a mechanical shear, which

is basically a giant guillotine for sheet metal. It’s awesome equipment. It’s downstairs,”Napolitano said of his garage.“Commercial roofs generally all need

new metal edging on the perime-ter. We used to outsource thatmetal and buy it from a fabricator. Now, we do it all in house,”Napolitano said. Major projects include the

Long Wharf Mall in Newport;Garden City Shopping Center inCranston, R.I.; all the roofingwork on the Portsmouth R.I.

Library; the Landings housing developmentin Middletown; the Knights of Columbus inMiddletown; Newport OnshoreCondominiums; and Fenner Hall inNewport. “These are all projects I am very proud

of,” Napolitano said.“I had to evolve to stay in business. It was

extremely difficult. The competition wasfierce. But we have years of good reputation. We always do what’s best for the customer. We’re true to our word. There are timeswhen people call me and want a new roofand I tell them, ‘You don’t need a new roof.’I’ve done that 10 times at least.“I think this is a great business with a lot

of opportunity,” Napolitano said. “My num-ber one recommendation would be to alwaysbe painfully honest about assessment, price, everything. If it looks like a difficult project,

Napolitano is now the owner of A-1 Roofing and Construction Inc.

Napolitano’s charity work is selective and so is his demolition work occasionally, especially delicate adjustments when knocking down homes built around 1758 inthis most historic of cities.

A-1 Builds at Least Three Single-Family Homes Each YearI bring all the most difficult parts of thatproject up first,” said Napolitano. His company now employs 16 people,

including his new wife who is the officeadministrator and IT director, and his broth-er Joe, one of his carpenters.Another family member is well-known in

the city. Sean is the son of Jeanne-MarieNapolitano, the two-time, current mayor ofNewport.“I’m very proud of her. She got into poli-

tics after I got out of high school, as a long-time city councilor. She worked for myfather in the insurance industry since 1970,and he’s still doing that,” said Napolitano. They get along extremely well, but there

is one condition he has to follow, given theirrelationship. “I just have to be very carefulwhen I do bid on municipal jobs. Everythinghas to be by the book,” he said. “It’s more ofa liability than an asset.”“She is passionate about politics. I told her

a couple of years ago that she should proba-bly get out of it after she didn’t get selectedmayor. She was the top vote getter for threeor four years and they didn’t select her [to bemayor, a tradition for the top candidate] andshe was so hurt I told her she should get outof it. Then, she persevered,” he said.Does he have future political ambitions?“I want that to be on the record and I say,

‘No comment.’ ”This does not mean he is not involved in

public service, however. “I didn’t realizehow much community service would helpus,” he said. Napolitano serves on the boardof Rebuilding Together in Newport, a chari-table arm that rebuilds homes for two needyfamilies every year for free, utilizing thehands, minds and tools of dozens of volun-teers, including Napolitano.“Then we do ‘No Roof Left Behind.’ We

give a new roof to one needy family eachyear. Last year, we gave two. We partner upwith GAF Materials in New Jersey, whosupply the materials,” Napolitano said. “Weare a Master Elite contractor, which meanswe are among the top two percent of roofingcompanies nationwide [based on reputa-tion].”His charity work is selective and so is his

demolition work occasionally, especiallydelicate adjustments when knocking downhomes built around 1758 in this most his-toric of cities. “We have two houses that we are building

in Newport now. One is a historic renovationat 49 Second St. We are pouring a new foun-dation for a garage and a new two-storyaddition in the back. We just receivedHistoric District Commission approval, because the house is more than 200 yearsold. The new structure has to be in harmonyand the materials have to be in harmony with

the existing house. It’s a very uniqueproperty. It’s the James Brown Housein the Point section of Newport,” saidNapolitano.“I had to get historic approval to

knock down a dilapidated two-storyaddition in the back. We had to do it byhand. We’re talking about sledge ham-mers, man power and saws-all. It prob-ably took us two-and-a-half timeslonger to do it, than we usually do it.But it’s a neater, cleaner job,”Napolitano added.“We found a 6-inch, 29.5 pound can-

non ball while we were excavating.Everybody is fascinated with this,” hesaid pointing to the cast iron ball sixinches in diameter. “It’s unbelievable. Ilove it. It was under 12 inches of earth. We dug up the earth and we turned thisthing up.” It is quite possible the can-non ball is from the Revolutionary War.Presently, it’s the most impressivepaperweight in all of Newport.A-1 also finishes off modern proj-

ects like new roofs on the Bay VoyageHotel, and sub-contractor for compa-nies even outside of New England. “We do a lot of work for a lot of dif-

ferent GCs,” Napolitano said. “A ton ofgeneral contractors ask us to do sheet

metal work for them, etc. We’ve sub-contracted to Benchmark Constructionbased in Westbrook, Maine. Theycalled me up to finish a job in NorthSmithfield, R.I. It is unusual to workfor a GC from other states, but we dothat,” he said. “We are ripping down a house in

Skillman, New Jersey,” saidNapolitano. “A client of mine wholives on Indian Avenue in Middletown[R.I.] asked me if I would be willing togo down and handle the whole dealdown in New Jersey, because he wascomfortable with me. I interviewedthree excavators down there and Ihired one. I went through the permit-ting process. I had to familiarizemyself with that process down inMontgomery County, where Skillmanis, and then I could proceed. I just liketo expand my horizons and that’s agreat way of doing it.”For more information on A-1
