notes from the SuperviSor’S office

What a difference a year can make. In my piece in the March, 2011 issue of Our Towne, I “wondered out loud” when

spring might arrive. As I write about 2012, the question that first comes to mind is if what we typically think of as winter in Guilderland has ever truly arrived. As the days grow longer and the sunshine gets warmer, it seems as if perhaps the 2011-2012 season will be remembered for “the winter that wasn’t”. However, we live in Upstate New York, and those of us who have spent our lives here all understand that the threat of severe weather is certainly far from being over yet.

If a late blast of winter does arrive, our Highway Department will be fully ready to deal with Guilderland’s roads, and our Parks and Recreation Department will be ready to offer the skiing, sledding, and snowshoeing that it routinely makes available to residents in our parks over the course of a more typical winter season.

Meanwhile, it is not too soon for Guilderland families to be thinking about summertime opportunities for their children. Our Parks and Recreation Department is in the late stages of planning for the programs that will be offered in the summer of 2012. The brochure describing summer program offerings and containing registration information will be available on-line in the weeks ahead at www.townofguilderland.org and at www.guilderlandrec.com. The 2012

Summer Recreation Program brochure will also be mailed to Town residents in late March. Registration for all programs will begin on April 1, with registrations processed either on-line at www.guilderlandrec.com or in person at the Parks and Recreation Office on Route 146, across from the Tawasentha Park entrance. These summer programs are consistently popular with Guilderland residents, with many filling up well before the arrival of summer. Please be sure to check for program catalog later this month, and get your registration processed at your earliest convenience in order to insure a place in the programs of your choice for your children.

The latter part of winter tends to be a pretty quiet time of year here at Town Hall. I think that we are all just getting ready for the arrival of spring. I hope that we do not wind up “paying for” a mild winter season with a cold and wet spring.

Every month I write this letter I am cautiously

optimistic about saying anything about the weather, but I am now going to guarantee us a huge Nor’easter by saying I think we are almost through winter! Many of you, like my husband, are ready to get out and do some yard work! This issue is about home improvement, and I strongly urge you to look at the advertisements from our local companies; these people support the chamber, support our sports teams and families in need, and we need to support them right back. Plus, you could probably use some landscaping or tree work done, right? Upcoming events at the chamber are below, and don’t forget to check our website, www.guilderlandchamber.com for 40th Anniversary events. Our member directory is out, with a special 40th Anniversary cover, and if you don’t get one mailed to you, please stop by our offices at STAR PLAZA and get one free of charge.Fri. March 9- Breakfast Mixer in Altamont at Desolation Road Studios. Desolation Rd Studios (on your right on 146 in the Village of Altamont) hosts over 50 artists paintings, jewelry, pottery and crafts and more…and has cozy chairs and tables for open mic night or hanging out! Join owner Jim Miller, other chamber members and maybe even some Altamont businesses for coffee and pastries. 8-9 am, $5 members $10 non-members.Thurs. March 15-Thursday Coffee w/Women in Business-join other women in business for casual coffee and conversation…you won’t even know you are networking! Every third Thursday of the month at Panera at Crossgates Commons from 8-9 am and free!Fri. March 30- First Friday Breakfast -What’s New at University at Albany (and what’s in it for me?)-University at Albany President George Philip will summarize the expansions and improvements that have happened or are underway at UAlbany; great opportunities for our local businesses! 7:30-9 am at GCC Offices, 2050 Western Ave, Guilderland. $5 members, $10 non-members.Around town, we have a nice fancy gown shop; “a Propos” by Paesans Pizza, a cute hair salon in the 20 Mall called Snipits, the NYC Style Deli on the Old Wendy’s should be opening very soon, and the Appel Inn has moved their boutique/event planning/honeymoon business to Western across from the Library. And I can’t wait for the Penzeys Spice store at Crossgates, and Francesca’s Boutique there is open now. Call me if you see anything else that I have missed, it is possible.

Until next month-

Income Taxes and Financial PlanningIncome taxes are on the minds of many at this time of year. Amidst the process of gathering documents and having your taxes prepared are many opportunities which overlap with the ongoing relationship with your financial planner. Be aware of the following ways in which your financial advisor may be able to provide assistance with income tax planning:

Asset Allocation with Tax-EfficiencyYour investment portfolio should generally be constructed so as to minimize the income tax impact from your portfolio. One way to achieve this is to place high-tax assets, such as taxable bonds (or bond funds) whose interest payments are taxed as ordinary income, into tax-deferred accounts such as IRAs or 401ks. Another idea is to place tax-efficient holdings, such as blue chip stocks (or stock funds), inside of taxable accounts. Stocks may have some unique tax advantages, including a preferred tax rate on qualified dividends under current tax law.

Capital Gains/Losses PlanningA financial advisor can help you plan for the appropriate time to realize capital gains or losses. For example, an investor who finds him or herself in an unusually low income year may wish to realize some capital gains (generally speaking, taxpayers in a 10% or 15% marginal tax bracket can pay a 0% tax on some of their realized capital gains). Conversely, a taxpayer should be aware of the opportunity to “harvest” capital losses, which provides the opportunity to either offset capital gains or reduce adjusted gross income by as much as $3,000 per year.

Deferral Through Qualified PlansTaxpayers who are currently employed have a significant opportunity to reduce federal and state income taxes by contributing to tax-deductible qualified plans offered by their employers. These plans include 401k plans, 403b plans, and Section 457b plans (a.k.a. deferred compensation). Deferrals of up to $17,000 per year ($22,500 if over age 50) are possible with these plans.

Retirement PlanningMany taxpayers are also eligible to contribute additional funds to an IRA or Roth IRA. Eligibility and tax-deductibility depend on household income and availability of a retirement plan through work. Consult your financial advisor to determine your options, and remember that you have until the 2011 tax-filing deadline of April 16th, 2012 to make IRA contributions for 2011.

Effective income tax planning is an ongoing process. Planning ahead will provide more potential to improve your tax situation and your overall financial plan than waiting until the last minute. Coordinating the advice from your financial advisor with that of your tax preparer may enable both parties to better help you along the path towards your financial goals and objectives.

www.ClancyRealEstate.com

It is no secret that the Guilderland real estate market has changed dramatically over the past several years. Currently

there are approximately 129 existing single family homes for sale in Guilderland ranging in price from $89,900 to $1,600,000 with a median list of price of $285,000. Approximately 198 existing homes closed during 2011, with a median sale price of $224,700. On average about 22 homes sold each month in Guilderland in 2011. Based on this absorption rate and the current inventory, we have about a six month supply of homes currently on the market. This is great news as it is the lowest inventory we have seen in quite some time and in general represents a balanced market. However, if 2012 follows other years, the spring market will bring a dramatic increase in inventory. Therefore, if you are considering selling your home it is crucial you get ahead of the curve before the market is potentially flooded with inventory in the spring. This one move could literally save you thousands of dollars. The days of putting a sign in the ground and having multiple offers in 24 hours ended for the most part, in 2006. Today, a real estate agent needs to be a strategist that can position your home correctly to reach the right buyer. However, not all real estate agents are the same and many homeowners simply don’t know what questions to ask when hiring an agent. Picking the right agent can lead to a wonderful experience that gets you moving on with your life. However, hiring the wrong agent can cost you thousands and put your life on hold for months or even years! If you are considering selling a home it pays to know what questions to ask your agent before you sign any paperwork.

As the market slowed over the past several years, many real estate agents failed to adapt to the market changes and continued to conduct business “as usual”. Over the past 12 months we have sold many homes in days, that were listed with other agents for a year or more without a sale. We did it by doing things differently

and not simply putting a sign in the ground hoping for the best. The experience made us aware of how the market has changed and how real estate agents need to adapt. In response to the market changes and questions from our clients, we have compiled a free report “How to achieve top dollar in today’s real estate market- a maximum payoff guide for sellers”. These are items you simply must ask any real estate agent about before you hire

them. Doing so can literally save you thousands of dollars! This report is available free of charge by calling our hotline 24 hours a day. In addition, for an update on current market conditions visit us at www.guilderlandmarkettrends.com for a real time market update specific to your home and neighborhood.

DR. OSHINS IS PROUD TO INTRODUCE NEW TECHNOLOGY FOR 2012!!!!!!!

We are excited to have incorporated new digital x-ray technology into our office! This new technology allows my patients to appreciate the very limited radiation exposure, the ability to see their x-rays quickly on a computer screen and the time saved during their dental appointments due to the efficiency of digital x-rays. My staff and I also appreciate the time saving factor of digital x-rays, but more importantly we appreciate the increased clarity and quality of these x-rays from a diagnostic stand point.Along with the new x-ray sensors has come a software upgrade loaded with doctor and patient benefits. This intriguing new technology allows the dentist to enhance images and magnify areas of concern for the patient to see clearly what the doctor is prescribing and why. It even permits me to outline decay using a colored circle on the image. It is important for me that my patients understand the need for treatment and the ways in which we propose to improve their dental condition. I am excited and proud to offer this new technology in my dental practice and hope that my patients will continue to realize my commitment to quality care in the most conservative manner possible! If you have any questions regarding digital x-ray or this new technology, please call our office, or feel free to call and schedule a time to meet Dr. Oshins and view this new technology!

If you have any questions, please call my office at 518-356-5635 and ask for Dr. O!

Q. What year did your business start?

A. I started my business in September of 2003.

Q. Where are you located?

A. I have a workroom in my home where most of the fabrication goes on. I visit clients in their homes so we can collaborate and design around their furnishings.

Q. How do you get started with your clients?

A. I visit their homes to see their décor. I bring fabric, hardware and trim samples to assist in designing the perfect window treatment. For those that struggle with that vision, I provide creative suggestions and take as much time as needed to ensure the final plans are exactly what my clients are looking for. I use a professional installer to insure the final product is hung properly and securely.

Q. What are the benefits to being a sole proprietor in your business?

A. I work with my clients from the beginning to the end. My clients don’t have to worry about the details of their project getting mixed among several people. I am a perfectionist and have extremely high expectations when I purchase things for my own home and I would never offer anything less to those who put their trust in me to work for them.

Q. Are you known for anything special?

A. I offer a full range of home furnishings from shades and blinds to valances, drapery panels, bedding, pillows, and other accessories. I also make outdoor cushions and pillows as many people make their backyard an extended part of their living space.

Q. How can potential customers see your work?

A. I have a website that they can visit www.classicdraperydesigns.com. There are photos and an array of designs to check out. You can find me on my Facebook page, Classic Drapery Designs.

Kathleen, husband Steve and three children are Guilderland residents. She is a member of the Chamber of Commerce and has been in

business for 9 years.

Q. What do you think is your biggest challenge with the business?

A. The biggest challenge lately has been the economy. However, I offer competitive pricing and try to work within anyone’s budget. Fabrics and materials come in an array of pricing levels. Finding what fits within your budget is something that I strive to achieve for all clients.

Q. Other than home furnishings do you offer any other kind of custom sewing?

A. I have had some fun in the last year making t-shirt quilts and sports jersey pillows. The quilts are made from t-shirts and turned into keepsake blankets. I also turn old sports jerseys into pillows. I can embroider a message on them to mark the special moment. You can check out the photos on my website.

Q. What do you want the community to know about you?

A. I want the community to know that there are alternatives to some of the big name stores that overcharge and cannot provide the customer the same service and quality that I offer. I pride myself in working with people to find exactly what they are looking for and I want them to be thrilled with the finished project.

For all you do-it-yourselfers, the Library is the place to start planning your home improvement projects.

Are you a novice? James Carey’s 2010 book Home maintenance for dummies (643.7 CAR) may be just what you need.

If you have some skills, Refresh your home: 500 simple projects & tips to save

money, update, & renovate – the 2011 Family Handyman series from Reader’s Digest Press(643.7 REF), may suit your needs.

Those who have done projects previously should check out (pun intended!) Fix, repair & replace: upgrade your home like a pro! (643.7 FIX).

My husband and I rebuilt or

rehabilitated every surface in our first home and now live in a circa 1913 three story Victorian/Arts & Craft blend. The book we are interested in these days is Kia Ricchi’s Avoiding the con in construction: how to plan for hassle-free home building, renovation, and repair (692 RIC).

It may be that you are living a “starter” home and are unable or unwilling to trade up. I suggest reading Duo Dickinson’s Staying put: remodel your house to get the home you want (690.802 DIC).

These are just a few of the books available to you at the library. You can also find older books on the same subjects and books specific to remodeling or designing particular rooms.

Even though I live in an old house and spring is in the air, I’m not quite past the winter doldrums so what I’ve started reading the “Home repair is Homicide “mystery series by Sarah Graves (Fiction GRA). Set in Eastport, Maine to date there are fourteen

books featuring Jacobia “Jake” Tiptree. In a blurb about the author from the Maine Crime Writers website (www.mainecrimewriters.com):“Sarah lives in a big old house much like Jake’s,

so she knows what she’s writing about when it comes to fixing things. She’s not quite so experienced in the dead-body department, but that’s probably just as well.”

Happy reading! Barbara

Power Through ItJust the other day my sister Christine had a brilliant idea to make a short video and send it to the Good Morning America show. I learned, as she told me, that there is a segment entitled Your Three Words during which videos of people holding up signs with three inspirational words are shown. Christine’s idea was to write the words on boards and then have some students break them after we reveal the words. I loved the idea and within a few minutes boards were prepared with three words Power, Thru and It. Forgive the use of Thru instead of Through – we wanted it to be big enough and legible on the board. The breaks were successful and the video was submitted, hopefully it will be on the show.

The reason I liked it so much is that powering through things, especially difficult things, is something that martial artists practice and is part of great character. Everything in life is not rosy and every task we do may not be savory, so sometimes you have to power through it. Every time I see Dirty Jobs I remember the jobs I have done throughout my life and some of them were actually that bad, but I powered through them. In Taekwondo we are used to powering through breaking techniques on

various challenging objects. This is an excellent metaphor for powering through things in life. In fact, I often have students or visitors in a seminar learn a breaking technique, then draw something on a board that represents something they want to overcome or power through. Later we break the board together. I helped a second grade girl who was in downtown New York during the 9/11 attack over come her fear of fire using this

technique. That - was – awesome!

Some people like to test the water with their toe first, while others like to slowly ease into the water. I prefer to ask myself whether or not I will swim and then just jump in if the answer was yes. In Taekwondo we practice and decide ahead of time if we will break something, then when the moment comes we just power through it. In the words from a song that

should be famous The Solstice by The Second Generation, “Don’t look down, just hold your breath.” And of course the Power Thru It video is available on Guilderland Martial Arts Facebook Local Business, and the song is available on I-Tunes, and yes of course you guessed it, my children are in The Second Generation. But it really is a well produced and played song. Shameless plug alert :)

Q. What year did your business start?

A. We celebrated our Grand Opening the weekend of February 3-5, 2012. The Snip-its franchise, however, was founded in 1995.

Q. Where are you located and were you always in the same location?

A. We are located at 2080 Western Avenue in Hamilton Square, Guilderland.

Q. How and why did you get into the business?

A. I fell in love with the concept of Snip-its when I took my son to get his hair cut at the salon in Clifton Park. It was clear to me that it was something I wanted to be a part of for several reasons:

• I love working with kids. Their smiles, energy and excitement are contagious. Being an owner of Snip-its allows me to keep my full-time job as administrative support for the Albany City School District. I’m extremely fortunate to work with children and families in both my careers.

• Snip-its has revolutionized the children’s hair care industry. The concept is brilliant – making the tedious chore of getting a haircut into a fun, amazing adventure for kids.

• Snip-its’ stylists are trained and certified to work with children with special needs. As a mother of a child with Down Syndrome, I can appreciate this and know there are many parents in Guilderland who will feel the same.

Q. How many generations have been running the business?

A. Snip-its was founded in 1995. It currently has more than 60 locations in 26 U.S. states. My franchise in Guilderland is one of five in New York.

Q. Do you have many regular customers? Is there anything specific that they are always coming in for?

A. Being a brand new business, we have been blessed over the past few weeks with lots of great new customers. Children

and their parents are really excited about the salon – everything from our cuts and “princess up-do’s” to our hair care products, mini spa services and birthday parties. Our Baby’s First Haircut Package also has been in demand. We offer parents a certificate, a keepsake for that first lock of hair, and a photo to commemorate this milestone.

Q. Are you known for anything special?

A. Special is what we’re all about! From the moment you enter the salon – with it’s life-size characters, music and games – to the completion of the haircut when the child inserts his/her lock of hair into the “Snip-its Magic Box” for a prize – every moment at Snip-its is magical. We turn what would be a challenging experience into a fun-filled, entertaining, family adventure.

Additionally, our birthday parties – which include Glamour, Spa, Trip-to-Hollywood

and Rock Star party options – are true, one-of-a-kind experiences. Kids love getting the “princess” and “rock-star” treatment with hair and make-up, dressing up, and walking out the door with a fun new (albeit temporary) look.

Q. What hours are you open?

A. We are open Monday – Friday from 10 a.m. – 6 p.m.; Saturday from 9 a.m. – 5 p.m.; and Sunday from 11 a.m. – 4 p.m.

Q. Do you sponsor any local teams, if so which ones?

A. We donated 15% of the proceeds from our Grand Opening to The Down Syndrome Aim High Resource Center, an organization that has provided support for us and our son. Funds raised helped provide services,

resources and activities for members, including events, collateral materials, education and staffing.

Additionally, we’re looking forward to the opportunity to connect with and support more area organizations. We know that Guilderland is a very active community and can’t wait to get more involved.

Q. What do you love most about the business?

A. I love being able to create a magical, positive experience for both kids and their parents. Seeing kids walk into the salon for the first time with their eyes wide open and mouthing “wow;” watching little ones jump up and down after getting a Magic Box prize; or even seeing tears in moms’ eyes because for the first time ever, her child didn’t scream during a haircut---it makes all of the hard work worth every minute.

Q. What do you think is your biggest challenge with the business?

A. Introducing a new concept like ours could be seen as a challenge to some, but I don’t see it that way. Our uniqueness is what sets us apart from other businesses and is the driving force behind my passion.

Q. What do you want the community to know about you?

A. I want the Guilderland community to know that we are a family-friendly, independently owned business dedicated to our community and to providing the best possible haircut experience for kids and parents. We are kids’ hair experts – our stylists are trained extensively on the latest cuts, styles and trends.

Events planned at GCSD throughout the month of March

GUILDERLAND, NY— March is national Music In Our Schools Month(MIOSM)! In celebration, Guilderland Central School District is proud to announce a month full of events demonstrating excellence in music education:

• On March 5, Guilderland High School senior Halli Travers will be performing with the All State Jazz ensemble on NYSSMA Day at the Albany Convention Center. There is an 11 a.m. performance in the concourse as well as an evening reception with state legislators beginning at 6 p.m.

• Throughout the month, GCSD will welcome touring collegiate ensembles including the Bowling Green State University Men’s Chorus, who will be performing at Guilderland High School on March 5 beginning at 7:30 p.m. The High School Chamber Choir is scheduled to open that show. On March 7, the Fredonia Brass Ensemble will perform at Farnsworth Middle School beginning at 2 p.m. On March 16, the Pots dam Pitches (an acapella group) will be on stage at FMS beginning at 9 a.m.

• March also features student theatrical productions: Farnsworth Middle School MASK presents “Fiddler on the Roof” from March 9-11 and the Guilderland Players of Guilderland High School present “Hairspray” from March 15-18.

• On March 12, several student ensembles are slated to perform at the Empire State Plaza. The Farnsworth Middle School

Select Band and the FMS Jazz Ensemble will perform in the South Concourse beginning at 12:25 p.m. On March 26, the Guilderland High School Chamber Choir will perform in the South Concourse beginning at 11:30 a.m. Both concerts are free and open to the public.

• On March 21, the community is invited to attend the annual Cabaret at FMS, featuring the jazz and stage bands from the Middle and High Schools. Students demonstrate their creativity through improvisation; the instantaneous creation of music in the moment.

• Spring concerts round out the month with Lynnwood Elementary (3/26), Westmere Elementary (3/27), Pine Bush Elementary (3/28), and Farnsworth Middle School 8th Grade Band & Chorus and 6th Grade Orchestra (3/29).

Music In Our Schools Month is a nationwide event saluting excellence in music education. MENC: The National Association for Music Education sponsors this annual celebration, which focuses national attention on the importance of music in our schools. This year’s theme is “Music Lasts a Lifetime.”

We invite you to witness excellence at every developmental stage of music education by attending one or more of the events listed above. For more information, please contact District Music Administrator Lori Hershenhart at 861-8591, ext. 1106.

Pain in your wrist must mean there’s a problem in your wrist right? Not necessarily. Chiropractors take a larger view and often have more effective results with Carpal Tunnel Syndrome (CTS) by looking not only at the wrist, but the spine as well.

In a review of medially confirmed CTS, it was discovered that the majority of patients examined also had concurrent problems in the cervical spine. Chiropractors have been effectively treating CTS for decades, preventing the risky use of drugs and often preventing unnecessary injections and surgery. We take a fundamentally different approach than traditional care.

A chiropractor knows that if your hands have pain and tingling, the first place to look is your neck. That is where the nerve roots which traverse the arm and hand originate. Cervical adjustments, which are proven safer than commonly used over-the-counter anti-inflammatories, remove the compression at the nerve root and make a full recovery from CTS more likely.

The other critical component of effective treatment is the adjustment to the carpal bones, which become fixated,

contributing to irritation within the tunnel. I can tell you from years of personal experience with this common disorder, it is extremely effective. I have even treated cases where the patient has had surgery, which failed, but they went on to recover with the get-to-the-cause approach that I take.

Several years ago I also began using cold laser therapy as part of my treatment protocol for CTS. It works on the principal of bio-stimulation, which facilitates cell repair and regeneration. It works particularly well on nerve-related pain such as CTS.

I wish all patients with CTS would try chiropractic first, drugs second, and surgery as an absolute last resort. To get more information or to schedule a complimentary, no obligation consultation, call 869-3415 today.

Selling Your Home in 2012?Getting to the real estate closing table today is much more challenging than a few years ago. During 2011, only 47% of Guilderland single family homes

listed actually sold and closed.

Today it takes unparalelled market knowledge, a skilled negotiator, and an experienced problem solver to get you to the closing table.

With over 2000 homes sold and 26 years in the business, Fraida Varah has sold more homes in Albany County than any other realtor.

Find out what homes are selling for in your neighborhood by going tofraida.com and clicking “What’s Your Home Worth” ...or call us at 438-9302
