As we enter September, with the slow fade of summer and the arrival of the new school

year, I would like to begin by reminding all of our drivers to be careful on Guilderland’s roads, please take particular care when you see children walking or bicycling, and be mindful of New York State law regarding stopped school buses. It takes a few days for people to get used to the altered routine involved with a full complement of school buses being on the road, especially during the morning commute, so a little extra caution is always a good thing.

Guilderland’s Fall Household Hazardous Waste Day Is scheduled for Saturday, September 15, at the Town Highway Garage on French’s Mill Road in Guilderland Center. In order to participate, you will need an event pass that is available

without charge at the Town Clerk’s Offi ce or at the Guilderland Transfer Station upon presentation of a vehicle registration or similar identifi cation showing Guilderland residency. Th e event will run from 8:00 A.M. until 2:00 P.M. Simply drive your vehicle into the event area at the Highway Garage, where trained workers will unload the materials you have brought for safe and environmentally appropriate disposal. Listings of materials eligible for disposal through this event can be found at the Town website, www.townofguilderland.org. Please call the Guilderland Transfer Station at 861-6776 with any questions you may have about the Hazardous Waste Day Program.

Summer may be winding down, but recreational opportunities still abound at Guilderland’s parks. Visit Tawasentha Park and enjoy our fi ve-mile network of hiking trails, basketball and tennis courts, playground, or picnic areas. Our neighborhood parks off er a variety of choices for active recreation or quiet enjoyment. Th e walking trail at the McKownville Reservoir Park has been resurfaced to provide for a more pleasant visitor experience. As the league season comes to a close, there is a wider choice of tee times available at Western Turnpike Golf Course, which is always a pleasant place to play in the cooler environment of late summer and early fall.

I’d like to provide a reminder that school and library taxes are due in September. Bills will be mailed to residents who do not have a tax escrow with a mortgage lender at the beginning of September, and the last day to pay taxes without a penalty is Monday, October 1. Payments may be made via mail, at the First Niagara Bank branch offi ces on Western Avenue and Carman Road, on-line (Mastercard and Visa accepted) at the Receiver of Taxes page on the Town website (www.townofguilderland.org) , or in person at the Tax Offi ce in Town Hall (cash, checks, and Discover Card accepted). Th e Tax Offi ce will remain open until 6:00 P.M. during September to accept payments.

Please remember that the Town’s role with respect to school and library taxes is acting as a payment agent only. Questions or concerns about residents’ school or library taxes should be directed toward administrators or Board members of the school district or library, who prepare the budgets that are funded by the collection of these taxes.

I wish all our residents an enjoyable end to the summer season and a smooth transition into autumn.

What’s up in Guilderland, you ask? I have gotten several calls and emails about all the openings and even closings of businesses throughout Guilderland over the past few months, so I thought I might try and let you all know what I know (which may not be everything!). Miyako and Go Wireless Verizon store both closed within a month of each other. Th e realty group, TRG, is looking for tenants. Th e Last American Video Store also closed at Star Plaza. And most of you have seen the old BFS restaurant transformed since its May 31 closing. Most recently Albany Auto Radiator closed, as well. New businesses that have opened far surpass the closed ones, though. Bloom and Bee Photography has opened across from the 20 Mall on Western Ave. Super Cuts Hair Salon opened in the 20 Mall, and Recovery Room IS opening January 2013. In Star Plaza, Fin your Fishmonger is opening at the old video store, hopefully by November! And then along Western Ave we have Nosh Deli in the old Wendy’s down by Crossgates, A new pizza place called Crispy Basil is coming soon (end of Sept) at the old friendly’s, and there is another pizza place that opened in spring called Milano at Cosimo’s Plaza. And Café Calabria Italian Restaurant has done a great job of making over the former BFS space. We have a few HUGE community events coming up that the chamber is coordinating; Souped Up on Guilderland on Sat. Oct. 6 at Altamont orchards where we will be auctioning the colorful Adirondack chairs; and Ladies Night Out Health and Wellness Expo October 2 at the Italian American Community Center. Watching the Olympics is one of my favorite sporting events to follow. But I can honestly say that I am always glad when it is over because I loose so much sleep trying to watch every night. Th is year’s events were so exciting to watch. I enjoyed the inspiring stories highlighting the hard work and determination these athletes endure to achieve their goals. One thing that I’m sure most of you noticed was the increased use of this blue, black and pink tape on the athletes. What is that stuff ? Well, it is called Kinesio Tape.

Kinesio Tex Tape and the Kinesio Taping Method were developed by Dr. Kenzo Kase, a chiropractor in Japan more than 25 years ago. In the 1970’s Dr. Kase began searching for a sports taping method which could assist in the healing of injured tissue and muscles. He found that standard taping techniques, such as athletic taping, provided muscle and joint support; however, they reduced range of motion, did not support the fascia and, in some cases, inhibited the actual healing process of the tissue.

Kinesio Taping fi rst saw worldwide exposure during the 1988 Seoul Olympics. Since then, Kinesio has become a popular form of muscle taping used by many health professionals across the world. Most health professionals take a certifi cation course to become profi cient at applying the tape. Th is may sound silly, how hard can it be to put a piece of tape on your skin? Th e critical part about using Kinesio Tape is having the knowledge of how the tape is supposed to work, muscle and joint anatomy and having the correct diagnosis of the injury so tape can be applied to help heal or support the condition.

Kinesio Tape works by supporting injured muscle tissue, activating weak muscles, improving blood and lymphatic circulation, reducing infl ammation, reducing pain and heat in swollen tissues and increasing joint range of motion. Th is tape can be worn by virtually anyone and you do not need to be an athlete to be sporting some “cool” black tape. I have been using this technique since the day I started practice on kids and adults for many conditions. Some of the common conditions in which I have seen the greatest benefi t are acute ankle sprains, plantar fasciitis, shin splints, hamstring strains, patellofemoral tracking issues, swelling in knees from acute injuries, IT band syndrome, lumbar spine strains, postural correction, acute neck injuries, all shoulder injuries, carpal tunnel and supporting abdominal weight from pregnancy.

If a patient has damage to a ligament at an injured joint, I will oft en

use another taping technique called Specifi c Proprioceptive Receptive Technique (SPRT). Th is uses a very tough tape called Leukotape in which I apply to mimic the injured ligament. Th is allows the body to have a little support while it is healing, without restriction range of motion. It triggers proprioceptive feedback from the brain to get the healing process going. One great benefi t of these two techniques is that the tape can remain on your skin for 3-5 day, whereas traditional athletic taping should only be worn for a few hours during an athletic event.

In recent years, there has also been a birth of new companies coming up with similar tapes and making it easier to use. Brand such as Spider Tech and KT Tape have developed pre-cut pieces of tape that are designed for specifi c body parts, such as shoulder, knee, wrist, etc. Th ese can be very general and may not be injury specifi c. However, they are becoming popular products because now Kinesio Tex itself has started to produce these as well. Your best chance at success in using these tapes is to have a Certifi ed Kinesio professional diagnosis your condition and show you the proper application. You will be amazed at what a little black tape can do.

Q. What year did your business start?

A. Th e school was started many years ago by

Master Jon O’Kelly in 1988. We purchased

the school in April 2006 from my instructor

and changed the name to Capital Northeast

Martial Arts to refl ect the diff erent Martial

Arts disciplines that we off er-traditional Tae

Kwon Do, Defensive Hapkido, and Tai Chi,

along with 2 fi tness classes each week.

Q. Where are you located and were you

always in the same location?

A. We are located at 1811 Western Ave,

approximately 1/4 mile past Crossgates Mall,

in Westmere Plaza. Th e school moved to our

current location approximately 12 years ago

from 2508 Western Ave.

Q. How and why did you get into the

business?

A. I became interested in the martial

arts many years ago aft er my pre-school

age son started Tae Kwon Do lessons. It

was remarkable to me that I witnessed a

progression in his physical abilities as well

as an improvement in his focus and self-

confi dence. I’ve played and coached sports

my whole life, and I became intrigued by the

mind body connection, and started my own

training in Tae Kwon Do and Hapkido soon

aft er.

Aft er earning black belts in both disciplines,

I was asked to become an instructor at our

school and really enjoyed it. When the

opportunity presented itself to buy the school

that had become so important to my family

(my daughter had also started lessons by

then), we could not refuse.

Q. How many generations have been

running the business?

A. We are the fi rst, and our kids might follow

in our footsteps. My eighteen year old son

Rob is a 4th degree black belt, my fi ft een year

old daughter Gabrielle is a 3rd degree black

belt, and my youngest son Josh will get his

black belt in January.

Q. Do you have many regular

customers? Is there anything

specifi c that they are always

coming in for?

A. We have approximately 150

regular students; thankfully, that

number continues to increase. I

oft en hear that our school is like a

family, because of the atmosphere

of mutual support between

students and instructors alike.

Q. Are you known for anything special?

A. I believe we are being noticed for our work

with kids. Th e kid’s classes, ages 6 – 14, make

up roughly 75% of our students. We run

energetic and disciplined classes, designed

to keep the kid’s interested and moving. We

also have our Little Dragons program for

4 & 5 year olds that is held on Mondays &

Wednesdays. It’s really amazing what the little

ones can do.

We have an excellent teaching staff consisting

of two 6th degree, two 5th degree, and eight

4th degree instructors, as well as 1st, 2nd, and

3rd degree Black Belts who also are on the

fl oor teaching. In addition, we have our Black

Belt Leadership program where our teens are

learning the proper way to teach our system.

I am fortunate to have a very dedicated

and talented group of instructors who are

committed to our students.

Q. What hours are you open?

A. Our kids’ classes run from 4:30 to 6:30

during the week also on Saturday from 10:00

to 11:00.

Adult classes are held aft er the kids’ classes

and end at 8:30 Monday through Friday.

Th ere are also adult classes on Saturday

following the kids’ classes. Th e Little

Dragons class for four and fi ve years old

meets on Monday and Wednesday from 4:30

to 5:00.

Our adult classes run every night from 6:30

to 8:30 every night during the week and

Saturday mornings from 11 to 12.

Q. Do you sponsor any local teams, if so

which ones?

A. We sponsor a team in the Pine Bush Girls

soft ball league and we are a sponsor with the

Guilderland Youth Soccer League.

Q. What do you love most about the

business?

A. I really enjoy teaching both kids and

adults. Th ere is nothing more rewarding

than to see our students reap the mental and

physical benefi ts of Martial Arts. To see the

happiness from a child when they receive

their new belt or even when something clicks

and they get a new kick or technique is one of

my favorite things about running the school.

Q. What do you think is your biggest

challenge with the business?

A. People are very busy today and have

limited free time. Th at’s why Martial Arts

is perfect for a family because it’s something

that all-brothers, sisters, Mom and Dad, can

participate and share in.

Q. What do you want the community to

know about you?

A. I am very pleased and excited to run a

business in Guilderland and look forward to

being a member of its business community

for a very long time.

Q. Are you a Day Care or a Preschool? A. We are licensed with NYS Offi ce of Children and Family Services as a Child Care Center. We have a full day program for infants, toddlers and preschoolers and are open year round. We provide educationally and developmentally appropriate activities throughout the day to nurture each child and help them learn and grow. Our pre-school classrooms, ages 3 and 4, teach all of the pre-kindergarten concepts such as letter recognition and sounds, number concepts, beginning word sounds, shapes, colors, sorting and matching, sequences and much more! Children graduating from Pineview Preschool are well prepared to enter the elementary school system! We also offer a great summer day camp for grades K-4!

Q. What is your educational philosophy?A. We believe that young children learn best when they are fully engaged in hands-on activities. Children learn by using all of their senses. Children‛s play is their work! Forming positive relationships with caring adults is also very important for a child‛s social-emotional development and future academic success. Our teachers plan fun and interesting activities to help children learn concepts and skills and mature in all areas of development.

Q. Are you affi liated with anyone?A. Pineview Preschool is owned and operated by Pineview Community Church. Our preschool teaches basic Christian values and Biblical concepts. We believe and teach that God made us and loves us and wants to have a relationship with us through Jesus Christ. We have a very cooperative and supportive relationship with Pineview church. We work together on many events and programs such as the Winter Picnic, Vacation Bible School and Summer Day Camp.

Q. Describe your facility.A. Our facility at 251 Washington Ave. Ext. in Albany, NY has large, well-equipped classrooms, a full size gymnasium, a full kitchen, a large motor room for infants and toddlers, a toddler playground, a spacious preschool playground with 4 different

play zones, a large grassy fi eld for running and sprinkler usage and a small hill for sleigh-riding!

Q. What kind of training do your teachers receive?A. All of our teachers have either a CDA (Child Development Associate), Associates Degree, Bachelors Degree or a Masters Degree. All of our full time staff receive 30 hours of training every two years. Here are a few of our recent training topics: nurturing and caring for infants, toilet-training toddlers,

classroom management, child observation and assessment, learning styles, block play and process-oriented art.

Q. What are your health and safety practices? A. We promote healthy lifestyles by teaching healthy eating habits and by providing lots of physical activity. The children go to the gym or playground at least twice daily. We serve well-balanced, low-fat meals. Our equipment, toys, fl oors

and bathrooms are sanitized on a regular basis. Hand-washing is a priority for the staff and the children. To keep children safe, we have a locked facility and fenced in play areas. Children must be signed in and out each day and our staff check ID‛s for any new parents, grandparents or visitors. Written parental permission is necessary to visit or pick up a child.

Q. What are your discipline practices?A. Every challenging situation is a teachable moment! Very young children are typically re-directed to a more appropriate activity or situation. As children get older we walk them through the problem solving process and teach them coping skills as well as verbal solutions to confl icts. We want to work together with parents for the good of each child.

Q. Do you offer any support for parents?A. We have a parent library of resource books and videos. We offer parent seminars on relevant topics such as discipline and time management. There are also classroom and school events which bring parents together to socialize and network.

Q. Do you follow a specifi c curriculum?A. Yes. We use Creative Curriculum by Teaching Strategies, Inc. Creative Curriculum gives us a guide for best practice based on research in the fi eld of Early Childhood Education. We have specifi c objectives for development and learning in all areas of child development for infants, toddlers and preschoolers.

WHAT GOES ON THE NET STAYS ON THE NET

I recently read an article that said one-third of divorces are

caused by Facebook! I found this hard to believe. First, how

do you measure something as complicated as the demise

of a marriage and attribute it to one thing? Second, Mark

Zuckerberg isn’t walking into anyone’s home and making them

do anything that they don’t want to do.

Exploring what was said in that article further, the statistic

actually was that Facebook is used as evidence in one-third of

the divorce cases in the United Kingdom. This I can believe. It is

amazing what people, from age 16 to 60, post on-line, say in an

e-mail, or text. On a daily basis, I am forwarded e-mails, texts,

and voice mails ranging from childish spats to outright criminal

threats.

Not only is the content incredible, but the sheer volume is

overwhelming. I cannot imagine the number of hours that

American businesses are losing as their employees spend their

day emailing, texting, and posting.

Potential employers often Google candidates and look them

up on Facebook. Is your Facebook page private? If so, what

kind of photo, if any, can the public see? A photo of you and

your children tossing a ball, or a photo of you dressed up as

if you are on your way to The Rocky Horror Picture show? Are

you emailing from your current employer’s account on what

is obviously your work time? If so, the employer may wonder

what you will do on her time if she hires you.

My general advice to clients is to ask themselves the following

questions before putting information in an e-mail, text, or on-

line:

1. If you did not have the benefi t of modern technology, would

you write down what you want to say on a piece of paper, put

it in an envelope, address the envelope, buy a stamp and walk

to the mailbox to send it? If the answer to this question is “no,”

what you want to say is probably not that important.

2. Is what you want to say longer than two sentences? There

are few words of substance that need to be exchanged that

takes longer than that.

3. Is a response required? If you receive a text that says

something derogatory, consider that your response may not

change the sender’s mind and instead begin a war of words.

My mother use to say if you don’t have anything nice to say,

don’t say anything.

4. Is what you are writing something you will impress a judge

with in court one day?

5. Is what you are putting “out there” something you will be

proud to have your loved ones see and remember you by

one day? This is probably the most important question to ask

oneself.

I am sure that princes have been drinking and carousing since

the beginning of time. However, as Prince Harry can tell you,

without modern technology millions of people all over the

world didn’t have the “blacked out box” to know or remember

you by!

It seems like everyone today has questions about the current state of the Guilderland real estate market. How are values?

Are homes selling? How long will it take to sell my home? Th ese are questions that I hear almost every day. When I started in the business 20 years ago, a real estate agent’s primary evaluation tool was a CMA or Comparative Market Analysis. Using this method an agent would evaluate prior closed, pending, and active listings in an area to derive an estimated value for a property. Th is method is still used by many agents today. However, to really know what is going on in a real estate market in general, a more detailed statistical analysis is required.Based on recent Multiple Listing Service Data here is what is happening in Guilderland as of August 31, 2012. Th ere are roughly 149 existing single family homes listed for sale with an average list price of $315,219. Properly priced Guilderland homes are selling for about 96% of list price on average. Currently there have been 189 closed existing single family homes sales in 2012 with an average marketing time of 86 days and an average sale price of $260,896. Th ere are currently 59 homes under contract waiting to close. During the same period in 2011, 163 existing single family homes were sold in Guilderland for an average sale price of $262,995 and an average reported marketing time of about 94 days.In real terms, while prices have remained stable over the past year, the demand for homes in Guilderland has increased as is evident in the shortening marketing period and larger volume of homes sold. We are starting to see multiple off ers again on a fairly regular basis for homes that are price correctly, which is a very positive sign for home sellers. If this year is similar to the past several years, we expect a strong September and October for home sales. While the market is showing signs of strengthening, about 20% of homes listed in Guilderland in 2012 expired unsold. Based on the current absorption rate, Guilderland has about a 6 month supply of existing homes on the market. As a general rule of thumb, a 6 month supply of homes is considered to be a

So school has started! I am having trouble letting the summer go

because this summer was so great! Since a late June vacation with

my family, I have been here at the Taekwondo school having a blast

with my youngest son Mete in Summer Camp. We have been working

on the FMS eighth grade bridge math packet, watching movie fi ght

scenes, creating our own fi ght scenes, slicing watermelons with swords,

practicing our weapons techniques and most importantly helping our

students improve their martial arts skills while having a ton of summer

fun.

As great as this summer was, I know that I have to let it go and get

back to school. I have to let go of all of our summer fun, including

math, and let my son go back to school. Children will say they are not

looking forward to it, but we all know that they will be really excited

as they get back to their autumn schedule.

Encourage your children in a positive way through their educational

experience this year. Your children may be starting in a new school,

school for the fi rst time or just a new year in the same school.

Whatever their situation is, listen carefully to what they are saying

and help them through their days. Try to remember that it is the

fi rst time they are “where” they are, but we have been “there” before,

while keeping in mind that they perceive events in such a dramatically

diff erent way than we do. In fact, it may be really dramatic!

Sometimes the best way to help them is to listen. On the other hand,

sometimes you don’t get an abundance of information from your

children, do you?. Th e stories of their school days will come out, give

them time, be patient, do not rush it. By the end of September, we

should all have a pretty good feeling of how their school experience is

going.

One idea for creating the environment for conversation without

asking, is to demonstrate responsibility for homework by doing work

with them. I do not mean to do their homework with them, nor do

I mean to do it for them - that is their job. I do mean that you can

sit down with them and do some of your own work while they do

theirs, answering their possible questions as they work. Th e work that

you do is entirely up to you, but you must have something like bills

to pay, work on the computer from your job, emails …Does it really

matter? If it looks like work and you complain a little about doing it,

but do it anyway, is that not a most valuable lesson? Th e best part is

that this lesson is accomplished while spending time together, getting

their homework done and getting your work done. You can try to

develop your own ideas for opportunities to be together during their

homework, since many important conversations can come out of that

time together. It is easy for me, since I always have homework, and I

am good at complaining about it!

I wish all of you the best 2012- 2013 school year ever, fi lled with the

success of improvement, which is always the best personal academic

success, and as always, as we begin the football season, I must say:

GO DUTCHMEN!!!!!!!
