NotesO 1 BHK of rodas enclave – soft launch – plan within 20-30 days,

possession after 3 years approximately.O Rutu towers – Sales executive – Shravan – helpful but did not

know a lot of details about rutu towers. Sales office was in a flat, no AC, he was sitting watching tv, dressing – unkempt.

O Rosa Gardenia – sales executive claimed that their USP is their quality of sales executives, thus very little advertising required on their part. However, he did not know where things were in the brochure. Handed me the brochure to read instead.

O Vihang Valley – phase 3&4 – only soil testing done.did not have a completely furnished brochure; lot of things still in planning stage. No website. Showed a video. Will provide bus services to thane station. Sample flat in 7-8 months. I BHK planning – not final

SUMMARY OF BROKERS OPINION

O Puranik City didn’t feature in any of the brokers’ preferencesO Slowdown in sales of residential properties due to which

demand is currently less compared to previous periodsO Also, interest rate is currently high on home loan, so most

people are waiting for that to come downO Customers also expecting prices of residential properties to fallO Brokers opine that demand for properties in the range of 30-35

lacsO More demand for houses for the rental purpose rather than for

residing purposesO Most of the brokers’ opinions were the same, thus no

quantitative data

Puranik CityO Sales office not air-conditioned, unlike other builders’ sales officeO Sales executive(the one sitting in the sales office) was extremely

uninterested, we had to keep asking him for the brochure, rate card, etc. He wasn’t asking anything from us. He kept getting distracted because of his computer/mobile. Didnt know the rate, wasn’t persuasive or convincing. Wasn’t dressed as sharply as other sales executives.

O Security – only manpower, according to the sales executiveO Helper(who showed the flat) was extremely helpful, kept giving inputs

about the flat and the area, knew everything we asked him.O Flats on the lower floors are right next to the club house. Can become noisy

for the residents. People have complained of the flat being congested. O Less visibility of Puranik City on GB Road.O None of the brokers mentioned puranik city at all. We had to ask them

about it. However, on asking and further probing, we got a positive response about puranik city.

RecommendationsO 1 BHK apartments demanded, especially by
