Chapter 1

I’m Neal Hanks of Beverly-Hanks & Associates.

I would like to bring you up to speed on the current state of

real estate in Buncombe County. There has been a significant

increase in activity over the last few months.

The number of units sold in January of 2012 increased by 41%

over the prior year. The sales volume increased by 51% over

January of 2011. The number of units sold in February of 2012

increased by 20% over the prior year. The sales volume

increased by 11% over February of 2011.

The total change in real estate sales for Buncombe County

through February of 2012 is 30% both in units sold and sales

volume.

The impressive results of January and February are a continua-

tion of a strong second half of 2011 and the momentum

appears to be gaining steam, all positive signs as we head into

spring, the beginning of our traditional selling season.

It is important to have a basicunderstanding of indoor air pol-lutants whether you are buyinga new home or just wanting toimprove your current home.Radon, mold, dust, lead base

paint, asbestos, Volatile Organic Compounds(VOCs) and combustion gas are the mostcommon pollutants that are found inside ahouse.

Radon is an odorless gas. The EPA lists radonas the second-leading cause of lung cancer.It enters the home through cracks, drains andsumps. A simple test can determine whetherthe level of radon is dangerous. Mitigation isrelatively simple and inexpensive.

Mold is very common and occurs to somedegree in all homes. Depending of your levelof sensitivity this can be a serious problem.Mold grows where there is moisture. So ifyou find mold the first home

improvement is to find the water source andstop the moisture issue. There are severalenvironmentally friendly alterative to remov-ing and cleaning existing mold.

Lead Base Paint is probably in homes builtbefore 1978. It becomes a problem when itchips and cracks. It is very important to fol-low the Environmental Protect Agency guide-lines when remolding an older home.

Asbestos was used in insulation and otherproducts during the 1970s. It becomes ahealth issue when it is removed and the dust

Volatile Organic Compounds (VOCs) areingredients that may be carcinogen. Theyusually have that "new car smell" and cancause immediate physical systems. Commonproducts in homes are cabinetry, carpet andpaint. It is important that your home is airedcompletely before moving into a new orremodel house.

• If you build a water source, they will come(and stay). A pond or birdbath will help pre-vent birds from eating and going in search of

water.

• Birds need cover to protect themselves frompredators. Planting densely with a mix ofsmaller trees, shrubs and beds of annuals andperennials will do the trick.

• Avoid pesticides. These chemicals are poten-tially harmful to you and your family, and thesame goes for wildlife. Also, by killing gardenpests, you will eliminate a primary source ofprotein for birds in search of nourishment fortheir migration ahead.

Once you’ve invited all these creatures toshare your garden, you’re going to need totake some steps to make it safe for them.
