Marriage continues to be a hugely popular institution, and the wedding businesshas now evolved to include ceremonies for same sex couples, who enjoy similarrights as mixed sex couples.

Statistics show that in 2009, over 230,000* marriages took place in the UK, and most people still consider getting married as a commitment to a lifelong relationship. Every bride and groom are looking for a wedding day to remember -often once in a lifetime - and are prepared to invest heavily to ensure they achievethe day of their dreams.

Properly organised and marketed, weddings now take place seven days a week,throughout the year - leading to the opportunity to fill venue capacity and offer ‘off peak’ days at favourable prices.

The Tabor Group’s aim is to consolidate its position as the leading, high qualityoperator in the UK, and to further establish its brand both at home and overseas.

Since the formation of the Tabor business, both annual turnover, and most importantly, the average value of each wedding sold has increased every year. Indeed, in the 2010 financial year, in spite of global economic problems, we sawan increased number of weddings sold at each of our venues.

Our success is part of a planned management process based upon our detailedknowledge of the wedding market. Our pro-active marketing approach ensures thatwe maximise every sales opportunity, and we make sure we consistently deliver highquality weddings with a level of customer service that is second to none, in linewith our client’s needs.

Our objective is to recruit only those venues capable of carrying out a minimumof 200 weddings each year on an exclusive use ‘home for the day’ basis.

TABOR WEDDING VENUES

Our wedding venues offer exclusive use for the period of the wedding. Our objective is to make each member of the wedding party feel special in the luxurious surroundings, knowing that the beautiful venue chosen by the bride andgroom is their home for the day (and night).

Each of our wedding venues is chosen for its location and its suitability to be transformed into a Tabor property.

At a very early stage in the Franchise recruitment process we will carry out an initial onsite survey of your location, to assess its overall suitability as a Tabor Wedding Venue. Each location will need a period of “transformation” to meet ourcriteria - this can be as simple as internal refurbishment and possibly change of usefor some of the rooms and existing facilities. Alternatively some locations requiremore extensive work, and potentially some restructuring, but everything is plannedand budgeted in advance to ensure that it is the right commercial decision.

FENNES

A FARMHOUSE IN ESSEX

Fennes, our very first venue, was previously a farmhouse and home to the Taborfamily for over 400 hundred years. The decision to transform the house into a dedicated wedding venue was taken in 1995.

The venue now comprises the original house, carefully renovated and decorated, together with two adjoining silk-lined pavilions, with the capacity to accommodate small and intimate weddings through to those with 400 guests.

As with all of our venues, Fennes includes a stunning bridal suite - in Fennes’ case,located in a separate cottage. There are also seven additional luxury bedrooms forovernight accommodation.

Fennes is presently carrying out 225 weddings each year with an average value of c. £10,000

PARKLANDS

A COUNTRY MANSION ON THE

HERTFORDSHIRE/ESSEX BORDERS

Parklands at Quendon Hall is a substantial 17th century mansion that had falleninto disrepair following a period of non-occupancy, prior to our acquisition.

After a period of refurbishment, Parklands opened as an exclusive use weddingvenue in 2003. The house can accommodate between 30 and 120 guests for a wedding breakfast, and 200 with a dance floor for evening entertainment. Largerweddings can be accommodated in the permanently erected pavilion.

22 bedrooms, including a beautiful bridal pavilion, are available for guests on thenight of the wedding.

Parklands is presently carrying out 235 weddings each year with an average valueof in excess of £11,000.

WARWICK HOUSE

A TRANSFORMED HOTEL

Warwick House was acquired by The Tabor Group in 2010.

Previously a struggling hotel, the building was sadly neglected and required significant refurbishment work. In addition the building had some serious Healthand Safety and fire regulation issues and lacked the necessary licences for our business.

Nevertheless, its location and resources in terms of room sizes and numbers convinced us that we could transform the building from a sad, failing hotel to a vibrant, successful business.

We opened our doors in December 2010 with a capability of providing weddingceremonies and receptions for parties between 30 and 200.

The venue has a luxurious bridal suite and eight further en-suite bedrooms.

In our first full year of operation we are ahead of schedule in reaching our target of105 weddings with the target of 220 weddings each year by year three.

FRANCHISING

The term ‘Franchising’ has been used to describe many different forms of businessrelationships. The more popular use of the term has arisen from the developmentof what is called ‘business format Franchising’.

Business format Franchising is the granting of a licence by one person (the Franchisor) to another (the Franchisee). This entitles the Franchisee to trade underthe trademarks or trade name of the Franchisor and to make use of an entire business package that has been developed by the Franchisor. The Franchise systemprovides all of the elements that are necessary to enable a previously untrained person to successfully establish the business and run it with continual assistanceon a predetermined basis.

There are over six hundred companies operating on a Franchised basis in the UK.Many of these are well known household names such as McDonalds, Body Shop,Dyno-Rod, KFC, Pizza Hut, Tumble Tots, Kall Kwik and Alphagraphics. In addition, many companies operate on a Franchised basis internationally such asMarks & Spencer, MotherCare and Holiday Inns.

WHAT ARE WE LOOKING FOR FROM OUR FRANCHISEES?

To be a Tabor Franchisee you need to have (or acquire) a suitable location.

The location may currently be operating as a hotel - and may be offering weddings,however it will not be maximising the business opportunity that can be achievedas a Tabor wedding venue.

Your role as a Franchisee is to work with us and use our business format and systems to manage the business on a local basis within your protected Franchisearea.

This includes all of the day to day operations required to run a business of this type and size, including staff recruitment and management, so excellent communication skills are of the utmost importance. You may wish to run the venueyourself or appoint a manager to do so for you.

Another key role is implementing a local marketing campaign to maximise the opportunities within your area. We will train and support you in this as well ashow to service the enquiries that are generated either as a result of your marketingactivity or generated as part of our central marketing programme and website activity.

Our Franchisee support service means that you can access all the help and direction,as and when you need it, to enable you to develop and expand your business in yourFranchised area.

TABOR FRANCHISE PACKAGE

We want all of our Franchisees to be successful and have developed a bespoke package of training and support services needed by new Franchisees to set up andrun the business locally, including:

• Use of our brand and intellectual property• Initial site assessment to ensure suitability• Site survey and subsequent detailed report, plan and schedules listing the works

required and the costs to transform the location into a Tabor venue• Assistance with site transformation• Market research using our demographic data to assess the potential within

your local catchment area• Competitor analysis re the existing competition to identify their strengths and

weaknesses in the wedding market• Assistance with the development of a detailed business plan including cash

flow, sales and profit forecasts. This business plan is used on an ongoing basis to assess the performance of the venue

• Assistance with the development of a detailed marketing plan in line with the financial forecasts, the venue location and the local market research and potential

• The creation of a venue website following the successful online model that we have developed

• Search Engine Optimisation campaigns to ensure that anyone searching forwedding locations in your area will be directed to the website for your location

• On site support to launch your venue supported by PR and a launch event• On-site training for new staff members prior to the launch• Ongoing marketing and sales support including campaign development• Use of our central management system, software and technology (as

appropriate for the role of the Franchisee)• Assistance with local recruitment to develop your initial team

• Extensive initial and ongoing training on the bar and beverage operation, including supplier negotiations, profitability etc.

• Access to our approved and nominated suppliers and the buying terms that we have negotiated with them for all of our Franchisees

FINANCES

The financial potential of the business is directly dependent upon the amount ofwedding bookings that are generated at local level within the Franchisee area. It isalso determined by the size and resources of the venue.

There is a separate insert at the back of the brochure, giving an initial insight intothe financial potential of this business. However, we must stress that this is designed as an initial guide only as the financial potential is determined by the location itself linked to population and market size within the catchment area forthe venue.

We will discuss our financial model in depth with suitable candidates at an initialmeeting.

If you need to raise finance for either the purchase of a venue or the transformation works required for the venue then we can assist with this, offeringsupport to develop a detailed and professional business plan, with access to potential sources of finance.

Edward Tabor, Chairman and Managing Director, also civil ceremony pioneer,first ventured into the hospitality business back in 1995, when he opened up hisfamily home as a wedding venue - one of the first to offer civil ceremonies. Hissuccess has earned him a reputation as one of the most well known and respectedbusinessmen in the area, as well as the wedding industry.

Mike Hurst, Finance Director, is a Chartered Accountant with over 25 years’ experience in many areas of business and industry. He has been involved with thewedding business for many years, and with The Tabor Group for the last six years,ensuring a highly professional and efficient approach to the management of ourbusiness, together with effective strategic planning.

Jules Patmore, Deputy Managing Director, began her career in conferences andevents, moving into the wedding side of hospitality nine years ago. She has sinceworked for the two most prominent and successful exclusive wedding venue organisations in the UK, primarily in operations, but with extensive involvementin all areas of the business.

Kirsty Childs, PA to Deputy Managing Director, joined The Tabor Group inMarch 2011, with a background in recruitment and HR management. She has involvement in all areas of our existing venues, and provides much needed administrative support to the management team.

Julie Swanwick, Group Sales Director, has extensive sales experience, doublingsales at Fennes since joining us in 2006. Now spearheading a highly motivated salesteam across all venues, Julie is a valued member of the Board of Directors, and isconstantly looking at ways to drive our business forward, ensuring continued success.

Cresta King, Group Marketing Director, joined the company in 2004, primarilyto develop the sales at the company’s then recently acquired venue, Parklands,Quendon Hall. She achieved rapid success, quickly bringing bookings up to a levelof over 200 a year. Cresta has since gone on to develop the marketing operation forThe Tabor Group, making it one of the most high profile and instantly recognisedcompanies in its field.

Laura Furnell, Business Development Manager, has been with the Tabor Groupfor three years, having decided to settle in the UK after working in the super yachtindustry. She has worked across all our UK venues as a Wedding and Events Manager and has taken staff development and training forward within the group, enabling employees to access nationally recognised qualifications. Laura’s experience and knowledge provide her with the ideal skills to drive Tabor franchiseforward.

Steven Hill, IT Manager, has been with The Tabor Group for four years and hasbeen responsible for the development of all IT systems, including a bespoke database and day to day technical support. He has worked within the wedding industry for seven years.

Paul Coppin, Group Head Chef, joined Fennes nearly 10 years ago, and has been responsible for developing the range of menus we serve to our guests. Hispromotion to Group Head Chef three years ago has consolidated the catering acrossthe group, ensuring all our guests get to eat food of the highest standard, and optimum profits are achieved.

Amberley Cornes-Oliff, Group Facilities Manager, has worked within the wedding industry for many years in many capacities, including co-ordinating weddings. Having successfully completed a BSc Honours Degree in Surveying,Amberley was the ideal candidate to project manage the refurbishment of our mostrecent acquisition, Warwick House, culminating in promotion to Group FacilitiesManager. Amberley controls the maintenance operation for the Group.

FINANCES

Establishing a Tabor Group Franchise involves an initial investment in the form ofthe Franchise Fee, Professional Fees and any renovation or refurbishment work required to bring the venue to the standards of a Tabor Group venue.

The total amount will vary and is dependent on the individual venue but as a guidethe initial Franchise costs and the renovation costs together are likely to be between£80,000 and £100,000.

There is also a requirement for working capital which will again vary based uponthe actual bookings received by each individual venue. However, the amount ofworking capital needed by an “average” venue is estimated at £40,000. This sum willtake into account anticipated first year trading losses.

Year Two should generate an operating profit of around £150,000 and by the endof Year Two, the business should have repaid both its initial capital and working capital requirements.

Operating profits on an ongoing basis will again vary based upon the individualvenue (size and resources) and how the venue is managed. However, our experienceindicates that Year Three operating profits of £500,000 and Year Four of £700,000are realistically achievable. These figures are after all venue operating costs, including a management fee of 8% of gross sales net of VAT, and a marketing feeof 2% have been taken into account.

Please note that the above figures are intended as a guide only at this stage to illustrate the potential investment and financial return of a Tabor wedding venue.We have a very detailed financial model covering all aspects of the business financesthat we will share with you at the appropriate stage of the recruitment process.
