Water & Electric Building Energy Audits 1 Water & Electric Building 40 Station Road Built in 1890 the Water and Electric building has expanded over the years. A new garage was built in 2000. It connects the original building with another older garage. This has increased the square footage by approximately 8,000 square feet to approximately 15,000 square feet.. The older garage is neither heated or air conditioned. It is lit by ten incandescent bulbs of 150 watts. There are ten 10’x 4” sky lights and seven 4’x8’ single glazed windows. They are metal frame windows. There are three 12’x 16’ garage doors and a 6’x80” double door connecting with the new addition. It is a sheet metal building and there is a rotted section at ground level near the mid-building garage door on the east wall. This garage contains 5,100 square feet. Possible Options: Sky lights should be cleaned of the algae to aid in lighting the garage during daytime hours. Rotted sheet metal should be repaired. Incandescent light fixtures should be replaced with ----. The new garage has four 10’’x16’ entrance doors on the south side and one 12’x16’ door on the north side. Four ceiling fans and wall mounted fan on the north wall provide air circulation. Heat is supplied by three gas operated ceiling mounted blowers. It is lit by twenty-one 4’ florescent fixtures having two lamps each. These lamps are the new t- 8s. The product # is F40T12FW8651.There is insulation in the ceiling. There is a pass through connecting to the original building. It has a metal roller door but no insulated door and connects to the uninsulated garage area of the original building. Possible Options: An insulated door should be installed in the pass through. A timer or motion sensor should be installed for the light fixtures. More switching could be installed, separating the storage area from the garage. The original building has about 6700 square feet that is heated. Only 3000 square feet is air conditioned. The work area’s string of (3) 8’and (1) 4’ fixtures with 2 lamps are always on due the switch being semi hidden. The lunchroom is lit by (6) 4’ 4 lamp fixtures and 1 incandescent bulb in a closet. The reception area is lit by (6) 4’ fixtures, 5 of them have 3 lamps and 1 has 2 lamps. The rest of the office space is lit by (13) 4’ 4 lamp fixtures. Some of these lamps have been replaced with newer high efficiency fluorescence’s. There is no insulation in the attic and the stucco is broken in one spot at ground level.

Water & Electric Building 40 Station Road

Built in 1890 the Water and Electric building has expanded over the years. A

new garage was built in 2000. It connects the original building with another older

garage. This has increased the square footage by approximately 8,000 square

feet to approximately 15,000 square feet.. The older garage is neither heated or air conditioned. It is lit by ten incandescent bulbs of 150 watts. Possible Options: All the lamps in the office area and the lunch room should be replaced

with the new higher efficiency lamps. The garage could replace the old fixtures with the new t-8 fixtures and

shut down switching. The store room should change out the old fixtures for the new t-8 fixtures

and add shut down switching and additional switching for the rows between shelves and the work area.

The work area switch should be move to a more accessible

spot. The office area and lunchroom should be insulated. The outside stucco needs to be repaired.

When fully signed, this Scope of Work Attachment (“Attachment”) shall become part of the Direct Install

Program Participation Agreement (“Participation Agreement”) previously executed by the Parties in

connection with the installation of energy efficiency retrofit Measures to be performed by the Participating Contractor (or “Contractor”) at the above listed Facility. This Attachment, together with the Participation Agreement shall constitute the full Agreement between the Parties. Terms capitalized herein are defined in the Participation Agreement. The Participating Customer (or “Customer”) agrees to have Contractor perform retrofit work in connection

with the Measures listed on page 2 of this form (attached). In consideration of the Contractor’s performance

of such work, Customer agrees to pay Contractor based on the measure costs listed below under Customer

Unit Cost for the number of completed units for each Measure upon receipt of invoice; provided the

Contractor may collect a deposit from Customer prior to performing such work, in which case the final

invoice shall be net of such deposit. Customer and Contractor understand that conditions discovered during

installation may require that some measures identified in the energy assessment cannot be installed, or some

areas may require additional measures/quantities to be installed. Should conditions in the field dictate that

the Estimated Program Total Cost shown on page 2 increase by more than 10%, Contractor must obtain both

Market Manager and Customer written approval in the form of an amended Scope of Work Attachment

before proceeding with such additional work. By signing below, the Parties agree the above listed Measures shall be installed by the Contractor. The Customer shall pay

the Contractor as described herein following Completion and Acceptance of Measures. Customer certifies that he/she has

the authority to contract for retrofit work in the Facility in connection with the Measures listed and, if the Customer does not

own the Facility, the Owner has granted permission to Customer for performance of such work.
