Indeed, lettingagents know the value of a goodbathroom when it comes tofinding tenants and it’s nodifferent with buyers looking tomove into a property with theirfamily, and who have little timeto spare on renovating. If youare thinking about installing anew bathroom, chooseappealing neutral colours and,as with the kitchen, refrainfrom allowing your personaltaste to dictate the colourscheme. Adding an en-suitebathroom to your masterbedroom has alsobecome a popularmove in recent years,adding value to theproperty andcatering for moderntastes. RobFarnham, directorof Venmores,commented: “Anew bathroomwould definitely helpthe seller to get the value of the investment back, but thisdepends on the bathroom beingsuitable for the house.” Theadvice is to choose somethingchic and not too cheap – assmart buyers will spot a cheapsuite. Danielle Rycraft, assistant manager at PLALettings’ Walton branch, has quicklyclimbed the career ladder. Danielle overseesvarious areas of the business including theaccounts, liaising with landlords andtenants, recruiting staff and ensuring firstclass customer service.

How did you get into property? I was doing an NVQ in business administration and wasgiven a work placement at a letting agency. It gave me aninsight into how interesting and varied the property world isand left me wanting to know more! I began working part timeat PLA Lettings about two years ago and was eventuallyoffered a full time job here. From there I trained as anassistant manager alongside one of the managing directors,working with landlords and tenants.

How has your career progressed? I’m currently studying for my ARLA qualifications, whichwill mean once they are completed I will be joining our seniormembers of staff who are already ALRA members. We have a really strong team here and the company is growing interms of staff numbers so we’re consistently taking on newproperties. My future goal is to open my own branch of PLALettings. This would be a real challenge and allow us to buildon the success we’ve already enjoyed.

What’s your guilty pleasure?Definitely shoe shopping! I can’t resist scouting out the newranges in Kurt Geiger and Topshop. I like to go all out forelegant party shoes with towering heels!

Q. A couple of years ago I bought a franchise from aCarpet Retailer. I set up a limited company andfinanced the start up of the business with £25,000 ofmy own cash and a loan for £60,000. This was in 2007,and after a few months the business failed completelyand the company was wound up. I lost all of my£25,000 investment. Can I get any of my money back?

A. It may be possible to at least get income tax relief on themoney you invested. This means you may be entitled toclaim a percentage of the £25,000 you lost. This would beup to 40% if you were a higher rate tax payer, and up to22% if you were a basic rate taxpayer.

Q. That sounds better than nothing, how do I claim?

A. There are a number of conditions which must be met,for example:

The company must have been an unquoted ‘trading’company, and HMRC have their own definition of ‘trading’.

You must have subscribed for ordinary shares in thecompany, for the amount you are claiming.

The company needs to have been wound up or struck off.

You will require income in the year of the loss or the yearpreceding against which to offset the loss, this can be asalary you drew from the company in question.

Q. I drew a salary of £20,000 from the company, andpaid tax of over £3,000, can I claim all of this back.

A. On the face of it yes, as your loss of £25,000 could beoffset against that income. If you think you are eligible toclaim you can have a look at the HMRC Helpsheet, 286.Having said this most people in my experience wouldrequire professional help to make the claim as the processis not straightforward!! You should find an accountant whohas experience in this area.

Stalled residential schemes acrossthe north-west have been grantedfunding from the Homes andCommunities Agency, with theregion set to benefit from a totalinvestment of over £27m. Thethird wave of Kickstart fundingwill unlock projects comprisingof 914 new homes at 13 key sites across the region, whichshould be completed as early asMarch 2011.

Liverpool’s successfuldevelopments include Bellwaysites Williamson Place andCressington Grange, where thereare proposals for aspirationalfamily housing, to be soldthrough HomeBuy Direct.

The Cressington Grangedevelopment in Garston willbolster regeneration efforts in the area, promoting increasedhome ownership and a range ofhousing tenures and types foropen market sale by March 2011.

What drew you to PrioryGate?The close proximity to wherewe were living meant we wereable to retain to retainfriendships we had in the areaand the size of the apartmentwas very important to usbecause we didn’t want to beconfined. We just really likedthe look of the place as well.We’ve only been here a fewweeks but we’re really gettingused to it now.

What are the advantages of the property?We had a very large gardenwhere we were, and we werefinding it a chore. When theleaves came down it was toomuch of hassle. We’re on thefirst floor now and that is what we prefer, as we can enjoyviews right across the field andthe university.

Retirees Lily and Tom Bunner recently moved to a three bedroom apartment at Priory Gate, the prestigious Newfield Jonesdevelopment in Aughton, near Ormskirk.

What about the kitchen?It’s a large kitchen with creamfitted units, divided by apeninsular unit. We’re stilldeciding how to accessorise it.

What about the bathrooms?The en-suite has high glosswhite units and touches ofturquoise and some pretty little mirrors. The mainbathroom is finished in red,white and black.

What’s your favourite item in the property?It’s very difficult to say, Isuppose it’s all our favourite! I’m really happy with themarble fireplace and the coal-effect fire in the living room.

What would be your dream buy?Everything in here is what we wanted. Most of the stuffcame from our previous homeand we’re very happy with itbecause we’ve had it for a longtime. It’s a nice, traditional,classic look.

What’s your theme?The living room is off a rather nice, wide hall as you enter the apartment. The room is predominantly cream,including the carpet, and we have chosen a lot of elm Ercolfurniture, which is very light. Movers

We have two lovely, large bedrooms and another we use as a dining room. The master bedroom has an en-suite and there is a separatebathroom across from the guestroom. The only new stuff webought for the apartment was the light beech furniture we bought from Stokers in Ormskirk for the bedroom. Again it’s a predominantly cream room, with splashes of turquoise.

Brendan Nevin Interview

Brendan Nevin is an experienced consultant, researcher and practitionerand also a visiting professor at Manchester University’s Institute ofPolictical and Economic Governance. Since 1997 Brendan has beeninvolved in a series of housing market studies, which led to the foundationand development of the government’s housing market renewal pathfinderprogramme. He was recently appointed as interim managing director ofNewHeartlands, the pathfinder hoping to tackle the problems of lowdemand and housing market uncertainty in neighbourhoods acrossMerseyside. Do you know how long you’llhold the interim position?It should be no more than sixmonths, pending anappointment. Interviewshaven’t been held for apermanent appointment yet,but it could be even less thanthat. I’ve taken on the rolebecause I’m very familiar withthe work and I’ve been doingresearch in the area for over adecade so it’s a case of usingthat experience to help theorganisation.

What do you hope toachieve in your time withNewHeartlands?We have a very good team here so we want to continue to function in the same manneras we have been doing.NewHeartlands will continueto position itself for newfunding and we want to makesure the new director doesn’tneed to catch up on any losttime. I want to hand over thereins with NewHeartlands in good shape so the newdirector will be in a strongposition to bid for futureresources.

What are the big challengesNewHeartlands face?There’s an election coming in 2010 so funding may beextremely tight in the future.Our job is only half done hereso the government need toensure we can be financed in order for us to continue our work.

Are you pleased with theprogress being made inLiverpool, Sefton and Wirral?Absolutely. If you look atNewHeartland’s output theyare meeting their targets everyyear and in some casessurpassing them. They aredefinitely one of the strongestof the nine pathfinders.

What’s been the highlight of your career?I’ve worked in the fields ofhousing and urban andregional policy for 25 years andI don’t know if there’s been anyone highlight. I was part of theprocess that designed thehousing market renewalpathfinder programme but Isee that as a long term projectrather than a single event.

It has been one of the biggestprojects of its kind for ageneration and it’s had a verypositive effect on people’s lives.

What do you like aboutLiverpool?I lived in Liverpool as a childand I think it’s a fantastic,vibrant city, with such a richheritage. I love the waterfrontand the many great buildingsand I find the people in the cityare challenging, humorous andvery stoic.

What are your passionsoutside the workplace?I’m a season ticket holder atStoke City and I manage to getto all the home games and someaway. We had 23 years outsidethe top flight so it’s good to beback. When we were relegatedin 1985 we held what was thenthe record for the lowestnumber of points, fewest winsand the lowest number of goalsfor a season in the top flight.You think it can’t get any worsethan that but what came afterwas unbelievably bad. As afather I don’t really have timefor any other passions!

Ruffle some feathersI am looking for some inspiration in decorating mylounge before Christmas and I want it to look reallydifferent. Can you suggest any new paint colours andfabrics that I should be looking at?

One trend at the moment seems to be a return to Tudorsplendour. It’s a fantastic look and we have only thehedonistic courts of Henry VIII to thank for it. Tointerpret this style through colour and your choice offabrics, the palette should be very rich, with burgundy,royal blues, emerald greens and golds. Whilst choosingfabrics I would look for embellishment, and the perfectchoice would be jewel- studded velvets, ruffed materialsand luxurious silks. This peacock chair by Cappellinipays homage to the splendour of the Tudor ruff and court.

“The location of PortsideHouse is phenomenal, just 200yards from where we are now.It’s a quality building, withgood sized apartments, carparking, and an internalcourtyard - which is a raregarden space in the city.”Indeed, the solid, reclaimedbrickwork fits in well in theRopewalks and is sure to lastwell. Tenants seem to agree, asAlex added: “Within two weeksof finishing the build we had50 per cent of it let to tenants.It appeals to investors andowner-occupiers, and for firsttime buyers it’s an affordablealternative to some of thebigger, landmark schemes, butwith all the advantages of citycentre living. Starting at£100,000 for a one bedroomapartment, the prices arerealistic.”

Over our main courses of

chicken katsu curry, servedwith boiled sticky rice andpicked vegetables, and beefteriyaki soba noodles for Alex,we discuss the appeal of the cityand the region. A keen golfer,Alex moved to Southport whenhe began working on LiverpoolOne, and enjoys the region’squality of life. At 33, he’s madea name for himself for all theright reasons, and for investorsat Portside House, the pay offcould also prove substantial:“With rents achieving a yield of eight per cent in the currentclimate, it’s appealing toinvestors who can see the goodtimes must be set to return,even if not to previous levels.Values are on the up.”

Over cappuccino and decafflatte, Alex tells me an incentivefor investors to purchase fiveunits is a complimentary twoweek trip to a five star lodgeowned by one of the partners in the scheme, which sleeps 12,in Kruger Park, South Africa.“It’s a real escape from thehustle and bustle of the citycentre,” he tells me, but I cantell that, for the most part, heprefers to keep his finger firmlyon the pulse.

You really can’t beat a goodturkey dinner. What you can dowithout is a constant flow ofinsipid, mass-catered Christmasdinners over a succession offunctions that fall close to the bigday. HoSt, in Liverpool’sculinary epicentre, could not befurther removed from thisscenario and would therefore runclose to my ideal choice for anevent such as an office party. Therestaurant, so-named due to itsHope Street locale, offers anexciting fusion of east and weston its Christmas menu,consistent with its usual, wellcrafted, style. The layout isresolutely informal, befitting all-round festive joviality, withdiners eating from colourfulcommunal tables, seated on long,unassuming wooden benches.HoSt, with its serving hatchover-looking the main diningarea, echoes a bustling New Yorkoriental eatery in a relaxed,refreshing atmosphere and thoseseated at the window can enjoythe surrounding cobbled streetsand Georgian architecture. Themomentum of the inclusive,friendly atmosphere ismaintained by the food, withChristmas diners treated to aselection of starters to share. Mypartner and I sampled a platterincluding chicken satay withpeanut sauce, seared tuna withdashi mayo, aubergine and sobanoodles, crab cakes, rice paperrolls and duck gyoza dumplings.The wealth of styles and flavoursin one serving would surely be aconversation piece for anyassembled group, with thechicken satay and seared tunaproving particularly tantalising.My own contribution to thefusion came with the

accompaniment of a pint ofCains, a quirky appendage to apredominantly Asian venue.This was selected pre-dining atthe well-stocked main bar, beforewe eventually opted for areasonably priced bottle of Grillo,a crisp, fruity white, toaccompany our mains. HoStprovides a generous selection ofmains on its Christmas menu,with my partner choosing thetomato, red lentil and spinachcurry with sweet potato fritters.This delicious winter warmerwas evidence of the variety atHoSt, with the availability ofconventional ‘big plates’ or asampling of smaller tapas-styledishes, conducive to the partyenvironment. My selection ofwok fried three pepper beef withSzechuan pepper and icebergwith jasmine rice did notdisappoint, as the dish found theperfect balance of spice andflavour. By this time we had beenjoined on our table by a group offour and they, like many of the

other patrons, gasped in awe atour generous desert platter,hurriedly scanning through themenu so as to confirm the courseof their dining experience.Another unashamed party piece,the deserts to share includedginger nut cheesecake withpassion fruit jelly, carrot cake,ginger pannacotta and chocolateand chilli brownie with vanillaice cream, decorated with acandied chilli. It was certainly animpressive smorgasbord and weboth agreed the cheesecake,deliciously light and fruity,would prove a favourite for many.HoSt, which hails from the samestable as neighbours The Quarterand the renowned 60 HopeStreet, boasts its place in thecity’s cultural bohemian quarterand the venue is truly deservingof this status due to its marriageof affordability and style. Ifanywhere can rival its £18 a headChristmas menu for quality,choice and value I wouldcertainly like to try it.

The plot follows the lifeof Guido Contini, legendarydirector basking in the success ofhis most recent and greatestwork in 1960s Venice, played byDaniel Day-Lewis. Facing theprospect of his 40th birthday,Guido finds his creativeimpulses stifled. My Favourite//// NATASHA HAMILTON - SINGER

Natasha Hamilton, soulful solosinger and former member of thestormingly successful girl groupAtomic Kitten, is set to star inpanto at the Empire in the leadrole of Peter Pan. Ahead of herpreparations for the festiveseason, we asked her about someof her favourite things.

Liverpool venueI’ve sung in the new arena a few times andthere’s always a great atmosphere, but I think I’d have to say the Royal Court when I was with Atomic Kitten. That was one of the venueson our first theatre tour and the first big homecrowd we sang to, with all our families there, and the atmosphere was just electric. I’malso really looking forward to performing atthe Empire again; my first performancethere was aged 14 in a ‘RememberingDiana’ concert.

Beauty productI’d have to say Decleor Hydrafloral,

which is a really hydratingmoisturiser for winter, and shouldstop me from getting dry skin.

JewelleryI have a gold Roberto Cavalli ringwith a massive stone and a snakegoing over the top. It’s really heavyand I can feel the weight of it on myhand when I’m singing. It was aChristmas present from a friendand it’s my favourite piece of bling!
