- Column at grid line F/4 of Main Building appears to be
overstressed
1st Priority 1 Concern
The interior columns, C1, at grid line F/4 of Main Building is supporting 5 storeys with 6.25 m and 5.84
span length and part of the weight of a water storage on top.

From the result obtained, calculation check of
column at grid line F/4 appears to be overstressed
(FoS = 1.29). Other columns probably have
similar levels of overstress.

- Inconsistencies between the drawings provided and the
actual as-built conditions,
- Cracks appeared underside of roof slab and column
and
- Diagonal cracks on the storage wall on 4th floor
There are cantilevered slabs and
balconies at the sides of Main
Building that do not appear on the
drawings.

These cracks are found underside
roof slab and exterior column along
the balcony on 1st floor. It is not clear
whether these cracks are structural
cracks. We require that these items
be investigated in a Detail
Engineering Assessment.
Diagonal cracks were found on both
sides of storage wall on the 4th floor.
However, we did not find any diagonal
crack in this area on the lower floor.
3rd Priority 2 Concern

- Reinforcement left exposed at roof level and
- Waterproofing material at roof level to be
maintained/applied
Reinforcement is left exposed. We
were informed that they were painted
with rust proof paint (red oxide).
However, some of them were
remained unpainted.

Distress due to water ingress is noted
inside the building (see “Water Ingress”
slide, this report). No waterproofing
material is observed at the concrete roof.
The building does not feature any
shear walls; lateral stability is
provided only through rigid frame
action of beams and columns but it is
unclear if a design to BNBC seismic
provisions was done.
We require that these items be
investigated in a Detail Engineering
Assessment.
There is distress due to water ingress
noted on slabs, beams, columns and
walls.
