KGD is a global design, architectural, engineering and interior design firm established in 2003. We work across almost all verticals; transportation, healthcare, hospitality, education, commercial, residential and industrial architecture.
KGD is led by the three directors Nejeeb Khan, Ajay Gupta, and Shivalika Midha and over 300 dynamic architects and engineers from across the globe including USA, Spain, and UK with network teams in Delhi, Chennai, Hyderabad, Dubai, Al Khobar and Denver.
Nejeeb Khan, Managing Director, says, “We do not consider ourselves an architecture company or an interior, landscape or a master planning company; rather, we consider ourselves a talent company. Nejeeb Khan AIA, RIBA
Managing Director
An architect, an innovator and above all a visionary talks about his dreams of taking KGD to a new level in the real estate architecture and design.
Nejeeb founded KGD in 2003 along with Ned Kirschbaum
and Jim Bradburn of Fentress Architects. His prior exposure
to large scale projects globally brings an ambitious vision
for KGD as a player in the AEC industry. Nejeeb holds
a Master’s degree in Architecture from the University of
Colorado and is certified by the Royal Institute of British
Architects, the American Institute of Architects and Council
of Architecture.
Vision of Real Estate Studio
Our ultimate vision is to establish an architectural practice
as a true profession by building an institution wherein only
large scale projects are undertaken and also creating an
international platform where engineering framework and
guidelines are inspired from KGD. It is important that we
deepen our industry knowledge in specific project typol-
ogies including Hospitality, Transportation, Education,
Commercial, Residential and Industrial architecture and
provide expert advice and consultation to unique projects
under these segments. At KGD, we assure excellence
through well conceptualized and managed project processes

The contextual design for Indian real estate
sector:
Real estate plays a crucial role in the Indian economy.
It is the second largest employer after agriculture and is
slated to grow at 30% over the next decade.
The Indian real estate market size is expected to touch $180
billion by 2020.
The housing sector alone contributes to 5-6% of the coun-
try’s GDP.
Retail, hospitality and commercial real estate are also grow-
ing significantly, providing the much-needed infrastructure
for India’s growing needs.
KGD has developed a unique center of excellence for real

James H Bradburn FAIA
Co-Founder, KGD Architecture
James Bradburn was one of the founding Directors of KGD Architecture, he has also co-founded Fentress Bradburn Architects, in 1980, along with Curtis Fentress.
James is one of the celebrated architect who has keen understanding of materials & method of construction. He was instrumental in the design & execution of Denver INTERNATIONAL Airport, where for the first time, a fabric structure was utilized so aesthetically, functionally & economic way.
James has been a protege of John Dinkeloo, an architect known for carrying out the virtuoso structural systems and detailing of Roche Dinkeloo’s widespread, highly visible works. A person more attracted to open spaces than bright lights.
James has spent more than 25 years in Fentress Bradburn Architects before he retired. James is an enthusiatic mountain climber and has done many fourteeners . Currently James is staying in Denver.
Ned Kirschbaum AIA, CCCA, LEED AP BD+C
Co-Founder, KGD Architecture
Ned Kirschbaum is currently the principal & technical director of Fentress Architects, Denver, USA. It is one of the biggest architectural practices in Western United State. Founded by Curtis Fentress and James H Bradburn in 1980, it is a dynamic learning organization, driven to grow our ability to design, innovate and exceed client expectations.
Fentress Architects has designed $30 billion of architectural projects worldwide, visited by 450 million people each year. Fentress Architects’ design studios are in Denver, Colorado; Washington, D.C.; San Francisco, California; Los Angeles, California; San Jose, California; Shanghai, China, London and U.K.
Ned is a passionate architect with strong inclination towards detailing of complex buildings, like Airports, Cenvention Center, and Civic Buildings etc. Ned was involved in the design & execution of Dubai Towers, Denver Convention Center, and Clark County Government Center etc.
Ned is an avid traveler with keen interest of mountain biking.

Ajay Gupta AIA
High-rise design brings with itself unique set of opportuni-
ties and challenges. It has been a single platform for us to
integrate high-end international design with innovation in
sustainability and engineering.
Exploration in Construction technology and Sustainability
has helped us come up with economical and time sensitive
construction methodology which has minimal impact to the
neighboring settlement and the city infrastructure.
All though high-rise buildings have been around for dec-
ades in the western society, its globalization has just began
in the last decade or so and will be a key growth driver in
the developing and emerging economies.
As KGD we are much focused in innovation and exploration
for new and better ways of creating high design and envi-
ronmentally responsible High Rise built environment.
How would you define International Design?
It is a design philosophy which integrates and applies the
entire lessons learned from build environment around the
world and implements the innovative and creative ideas
accumulated during the course to a client sensitive context.
KGD has been an active participant in the built environment
all over the world, bringing back knowledge and talent and
integrating those design philosophy to our current project’s
and constantly elevating the benchmark of design excel-
lence.

Focused and passionate architect gives his insight on international design.
Ajay’s leadership as a member of KGD’s board of directors
steers KGD’s technical and business process. At KGD, Ajay
serves as a Director to healthcare and commercial projects.
He holds 17 years of Architectural experience across India
and USA, especially in the Health Care vertical. He has
served in international architectural firms like Fentress,
RTKL and HDR.
Ajay completed his Master of Architecture from Illinois
Institute of Technology, USA. He is a member of American
Institute of Architects and Council of Architecture.
His expertise lies in strategy & feasibility planning, creating
efficient & productive designs and budget coordination for
hospitals.
What the major challenges in high-rise design these days?
Real estate is going through a dynamic transition due to
high cost of land and high aspiration on the growing middle
and affluent class. High-rise Residential Buildings bring
about a synergy to the above mentioned two issues, as it
helps in re-densification of the high cost of urban real-estate
and bring about global lifestyle and comfort for the consum-
ers in their built environment.

Dubai TowersThese twin towers rise more than 700 feet with a graceful tilt suggestive of two dancers in rhythm with one another, one convex and the other concave, artfully connected, yet independent. Referred to as the Dancing sisters (nick named as the SPICE GIRLS in reference to Dubai ‘s role in spice trade), this mixed use space was designed by Fentress Architects with KGD serving as local architect. Sitting across a man-made lake from the monumental Burj Khalifa, the tallest building in the world, these towers provide dramatic views of the Persian Gulf. They express the dynamic celebration and good luck to a booming city with a vertical skyline unlike any other in the world.

The clubhouse is located at the terrace court which is acts as a connecting element between two towers. The highlight of the project is the infinity pool at the terrace level which is situated on the 40th floor. The residential unit sizes vary from 2500-3500 sq.ft.

The Penthouses were created to create a cascading effect at the skyline of the total development. Despite the high density the concept were driven so maximum units have uninterrupted open view to enhance the living environment. There is also an exclusive separate tower for 3.5BHK measuring 2200sq.ft. planned above the clubhouse overlooking the pool and landscaped garden.

Jindal HousingThis residential complex consists of 8 towers of 12 floors where each tower has 8 units per floor. It caters to the executive level employees at Jindal and is located at Angul in Orissa.
The project is spread out on 13 acres of land. The design is such that the residential towers are located at the periphery provid-ing green spacing at the centre along with a club house. The traffic is restricted to the periphery. New technological concepts including speed floors, steel frames beams, grids and metal panels as wall fillers have been incorporated in the Master plan. A lot of research has gone into the planning and construction. This concept design may be found in various construction projects in Europe. However, it is new in India. This technology was proposed to Jindal by KGD and the former have acquired patent rights for the same.

BBCLThis project is located in the outskirts of Chennai near Old Mahab-alipuram road catering to the software professionals. The centre of the plot consists of a swimming pool and a clubhouse. The buildings are stilt + 4 floors with an inward looking view facing the pool and clubhouse ensuring privacy.
Modern concepts and contemporary designs with the incorporation of Vaastu has been adopted in the plan. Wooden cladding, vertical stretches of green, more usage of glass are a few of the key features of the project.

Location : Chennai, Tamil NaduClient : BBCLProject Type : MidriseSite Area : 3.5 acresBuilt up Area : 0.85 Million Sq. Ft.
Nest InfratechDue to the existing contour of the plot consisting of a 10m slope, this project plan was challenging one. It consists of three phases and each of them was treated as an independent project with the incorpo-ration of Vaastu at every stage.
Each of the phases consists of stilt parking + 4 floors. The project mainly targets the IT professionals from offices in the surrounding area. The floor plan includes studio to 3 BHK apartments with area ranging from 600 Sq. Ft. to 1200 Sq. Ft. respectively.
The project incorporates modern technological concepts like glass ceiling, wooden panel, and glass canopy. All the three buildings have a specific feature on the terrace - one consists of a semi-covered outdoor party space, the other an open air swimming pool and the third, a clubhouse.

Rishabh BuilderThis Residential towers and villas are located in Raipur on 10 acre land. The design is based on Spanish architecture with intricate facade elements which makes it look more premium. There are about 30 luxury villas of 3-4 BHK along with serv-ant quarters ranging from 2200-2700 sq. ft. These villas are planned along the periphery away from the apartment towers with a separate approach road and overlooking the central green area. The township also has 40 villaments of 1600 sq. ft. We are also educating clients, conducting training sessions
for our client project team so that they can use the model

What do you feel are the challenges in Indian con-
struction industry from an architect’s point of view?
Indian construction industry is for the masses and the fea-
sibility of a project depends on the acceptability within the
masses. This I think is a good phenomenon as all architects
would want to design for the end users. The challenge I feel
is the fragileness in the market. A project could go from a
premium project to an affordable due the market demand.
Once the targeted end user changes then the whole project
has to be looked differently and needs to be restarted.
The other challenge is the effectiveness of the project man-
agement systems. Once the project duration goes beyond
the schedule, then in order to complete at the earliest,
quality is compromised. Indian construction industry has to
raise its benchmark on quality and detailing. Lot of designs
are compromised due the detailing at sites. A design can be
experienced well after completion only when each area is
detailed out for its fixing, transitions etc.

Understanding of Vastu principles are more important than
just blindly accepting it in modern life style. With proper
understanding of Vastu we will be able to provide modern
amenities which were not mentioned at all in any of ancient
books on Vastu.
STP, Transformer, Substation, are required for any master
plan but not discussed in any of the vastu books. Similarly,

Manyata Tech ParkThis is a mixed use building with office and retail space located within the premises of Manyata Tech Park. The 2 Lac Sq. Ft. mall component has a mix of restaurants, retail and recreation.
This is the single largest commercial building footprint in Bangalore. This is a LEED India GOLD certified project.
The intent was to break the box-like mass and monotony by intro-ducing patterns in the elevation using a few different materials. A combination of ACP and glass has been used in dynamic diagonal patterns and the glass expanses continue the pattern by alternating between reflective and transparent glass. On the parking walls, the pattern continues with louvers instead of glass or ACP, and vertical greens.
The technique adopted in the erection of this 3 basements, ground + 11 floor building, is top-down construction.

Sattva Business ParkThis is an IT office campus located in Hyderabad designed on 30 acres.
The emphasis of the project was to create a sense of undisrupted environment. The entrance with the golf course view leads to the rectangular amenities block. The amenities block overlooks a large plaza in the rear around which the four office blocks are arranged along a diagonal axis. Each block has a BUA of half a Million Sq. Ft. The entire office space has been planned in a manner so as to provide an unobstructed view of the plaza below.

L & T DeloitteThis is a twelve storey IT campus located in the heart of Hitec City, Hyderabad, developed by L&T ECC.
The emphasis of the project was to create a sense of undisrupted environment. the facilities is planned in such a way that the main lobby leads to a central landscaped street connecting all three blocks creating ‘micro-climate’ for the employees for informal gathering. The connecting bridges between the blocks and the central street gives the ‘campus’ feel to the facility.
Tha facade of the building is simple and minimal with protruding glass boxes, the pattern of the glass depicting the ‘Deloitte’ Logo with the ‘green dot’ and the vertical walls the building a unique feel.

The project has three different entities of different activities planned in such a way that they compliment one another without compromising privacy. There is a central arrival plaza catering to the retail customers with landscape garden and performance areas with semi covered pedestrian access connecting the retail blocks on both the sides. Both office and serviced apartments are planned above the retail floors with terrace being used as a landscape garden serving the respective block.

The lulu tower is designed as the traditional indian gesture of folded hand ‘Namaste’.
The headquarters is designed as an iconic glass building with world-class conference centre placed on the rear side of the site.
The convention center is mainly designed for JW Marriot hotel conference facilities with a capacity of 1500 people. The two level convention center has specific spaces for VIP dining and recieving.

Namma MetroNamma Metro office building is located in Bangalore, as an expansion of Vivekananda metro station. This building has 12 floor of offices and 3 levels of retail below. The pedestrian bridge connects with the office building and metro station to provide better accessibility. This facility also includes car parking for metro commuters apart from its own dedicated parking area. The challenge was to work with traffic pattern both inside and outside the facility. The state-of-the-art facade represents the new-age technology with new materials and forms.

The campus has a state-of-art cafeteria with a semi covered deck dining areas planned along the water stream in the foreground giving the campus better scale and appeal. Extensive landscaped garden planned along the stream and the cafeteria for the ‘micro-climate’.

Shivalika Midha’s role as a member of KGD’s board of
directors is to drive all aspects of the company’s interior
design practice. Shivalika serves as a director to the interior
design vertical at KGD.
Her design philosophy revolves around transforming client’s
business model and culture requirements into innovative
and functional design space parameters. Shivalika also
spearheads company’s research and development initiatives
to keep up with the latest industry trends.
She has diverse experience in the field of Architecture and
Interiors with expertise in Design, Construction Detailing
and Project Management skills. Shivalika has spent her
initial years working with some niche architectural firms in
New York and Washington DC before joining KGD.
Shivalika holds a Bachelor degree in Architecture from
Chandigarh College of architecture, India and is an
associate member of AIA.

The highlight of this project is the artificial beach at the center of the plaza that creates micro climate that facilitates a variety of activites like beach wedding, parties, dining, board walking etc.
The plaza includes a number of facilities like mall with multiplex, office areas, a five star hotel and residential tower, planned around the artificial beach, that attracts all visitors.

BIAL Retail PlazaBIAL airport plaza is just outside the terminal designed to cater to all visitors and shoppers. The plaza is spread over an area of 50,000 sq. ft area and has two floor building where the lower ground level is the FnB space and the ground floor is the retail space.
The concept of this building is a sunken court area with a double storied open court with retail and FnB space located peripherally. The design of this project is planned to expand upon the already existing commercial space within the terminal.

ARSS Bus TerminalIn this project, the existing bus terminal on 14.43 acres has been converted to a mixed-use development, with 60% allotted for the bus terminal, and 40% for commercial use. The commercial zone with 7 Lac Sq. Ft. of BUA is located on the portion of the site facing the main road for better salability and to create a visible landmark with the shopping mall. The existing entry and exit points for the bus terminal have been retained to minimize distribution of macro level city traffic patterns. The curvi-linear road connecting these entry and exit points divides the site into two zones, with the terminal in the rear portion, and the commercial zone in the front. A green belt runs adjacent to this road creating visual appeal.

It is designed to have separate shopping spaces with a unique expe-rience specially targeting the High networth Individual Members, who would have access to all areas. The general public would have limited access within the mall. It has been designed as an iconic structure at the entrance of the whole development.

Sahara Quest This is part of Sahara Parivar’s expansion plan into leisure and retail
business. This was an international competition won by KGD. The
site of 11.5 acres is located in uptown Noida. The brief was to have
an iconic building with retail and leisure activity designed specifically
for crème-da-la-crème Ultra High Networth Individuals (UHNIs) and
High Networth Individuals (HNIs) ONLY with restricted access to
others. It also had a Ultra high end residential block planned as a
future development.
The two tapering towers cater to activities unique for the two different
type of target individuals. Each of the retail and the leisure activity
within the building has a scale seen never before. It was designed to
provide for ultra luxury experienced never before. The building has
16 floors with 2 basements of automated parking, the entire retail and
leisure building was towering at 75m. height.
