Global Financial Crisis (GFC) was a factor that until recently negatively affected Central Otago and Queenstown Lake’s property markets. With the improved economic outlook,demand for property has increased.

The Wanaka residential market has recovered to pre-GFC levels after a prolonged period of minimal activity. During 2014, significant premiums were paid for some mainly older residential properties with lake views.

Above $1 million the market is active although it can be inconsistent and subjective, but there have been sales up to $2 million and more.

Residential section sales continue in Stoney Creek, West Meadows, Kirimoko and Peninsula Bay, plus recent sales near Wanaka town centre; prices range from $225,000 to $885,000. Three thousand to four thousand square metre blocks with unobstructed Lake Wanaka and alpine views continue selling from $900,000 to $1.5 million.

With the Wanaka market recovery, markets in satellite towns such as Hawea, Albert Town and Luggate are more active with values recovering. The Cardrona market is improving, but with values still below pre-GFC levels.

The lifestyle market close to Wanaka is active with recent sales from $1 million to $3.3 million, with “Northlake” blocks reselling up to $335,000. Markets away from Wanaka remain slow with few sales.

The “managed” apartment markets, away from the town centre are recovering but remain fragile. In comparison, in town and close to the lake values are more stable but $2 million luxury units struggle to sell. The greater rural market for farm properties is recovering with sales indicating confidence has returned; regardless, parts of the local market remain at about 50% of pre-GFC levels.

The commercial market remains uncertain with few sales, most below historic value levels and yield expectations mixed but easing.

The graph below shows the half yearly median sale prices and sales volumes for residential dwellings in Wanaka since 2009.

Home selling in autumn is the second best time of the year to sell a home.

Families have returned from summer vacations. Kids have gone back to school. The holidays aren’t yet upon us and we are set to enjoy a period of normalcy, which is a great time to sell a home.

We watch leaves explode in vibrant colours as for sale signs pop up and people are happy and relaxed as the temperature begins to drop.

Here are some tips for attracting the autumn home buyer:

c l e a n u p t h e y a rdRake dead leaves and debris from your lawn. Don’t let overgrown vegetation block the windows or path to the entrance. Cutting bushes and tree limbs will let the sun inside and showcase the exterior of your home. Cut away summer vines and cut down dead flowers.

d r e s s t h e w i n d o w sRain and wind from over the summer months can make your windows dusty and streaked by autumn. You might not notice smudges, but buyers will, if only on a subconscious level. To sell a home, your windows need to sparkle.

ut i l i s e a ut u m n a c c e nt c o l o u r sYou don’t need to dump a lifeless sofa when you can accessorise its dullness with bright red, orange and / or golden yellow pillows. Toss a quilt or autumn-coloured throw over a chair. After you’ve cleared away the clutter and depersonalised each room, bring a little bit of autumn to each room by placing bold-coloured accent pieces in groups of threes and fives. Create an autumn centerpiece for the dining room table by arranging pine cones and nuts around orange candles, stick in a few leaves from the yard.

t ur n o n t h e l i g ht sAbove all, bring in the light. When days get shorter, the sun sets lower in the horizon and casts wider shadows. Pull up the blinds, open the shutters, and push back the drapes on every window. Turn on every light in the house, including appliance lights and closet lights. Brighten darker rooms with few windows by placing spotlights on the floor behind furniture, and for goodness sakes, turn off the TV.
