time and not available for sale, so rentals would comprise from 33% to 38% of total home inventory. that may not be a lot, but it is another 11K to 22K of properties not available for sale if the Gse puts a five year rental requirement hold.

Possible consequences: reduced rental values, continued low inventories and large volumes of sales in a few hands, further deteriorating neighborhoods with rental properties (if you buy into that mind-set).the reason the government is considering this method is to alleviate the banks having to do rehab, get the properties on the market faster and at a reduced price. the

pilot program is expected to be implemented by end of year and will include a holding time. in opposition to the idea, the following motion was passed at the caR meetings in January.“in response to proposed regulatory pilot programs addressing Gse and fHa Bulk sales and Rental

Restrictions on Gse and fHa Bulk sales of Reo Properties, c.a.R. allocate staff resources and monetary resources not to exceed $500,000 to lobby the appropriate legislative and regulatory bodies with jurisdiction and authority over said programs with the purpose of stopping or minimizing the negative effects said program may have on local markets within california.

additional resources and funds to be allocated towards a public media campaign. c.a.R. staff to determine the appropriate media to be used to address the issue. Due to the time sensitive nature of the issue, c.a.R. staff to take action within 30 days of the January 2012 BoD meeting.”

in yet another attempt to help our economy, i believe our government is in reality helping the investor pool to take control of the real estate market, thus undermining home ownership as the basis for economic recovery. the federal Government is now actively seeking new options for selling Reo properties held by fannie, freddie and fHa. the ideas seem to include some sort of bulk sale to investor groups without holding time and/or rental restrictions.

so far, the Request for information, Rfi, is vague as to details and the feds are asking for feedback as to what the bulk sale process would look like.

so, we have to ask ourselves how this would affect us in our market. the first question, how many rentals do we currently have? and the answer gleaned from a quick survey of Mls and corroborated by www.city-data.com is 31% in all of contra costa county, give or take.

Data from foreclosure Radar and contra costa foreclosures indicates that in contra costa county, there are approximately 3275 bank owned properties showing as foreclosed with an additional 470 coming on per month between actual trustees sales and investor purchases. What’s unknown is how many are actually controlled by a Gse; a conservative estimate is 50% or somewhere between 1873 and 3745 total homes per month. taking the low estimate at 1873, this would be 22476 homes controlled by investors. that is a 6.5% increase in possible rentals assuming few new homes being added to the total of approximately 344K homes in contra costa county.

even if half of the potential, meaning 11238 properties, we would have an additional 3.3% increase in homes

What is carbon monoxide? Carbon monoxide or CO is a colorless, odorless and tasteless gas. Due to this fact, it is very hard to detect the presence of CO in your environment. it is, however, imperative that the CO levels in your home are carefully monitored. even at relatively low levels, CO is poisonous because it rapidly accumulates in the blood thereby depleting its ability to carry oxygen. extreme cases of CO poisoning result in death.

at what level does carbon monoxide become toxic? according to the CO exposure chart, with exposures at 1 hour:0-9 ppm* CO no health risk; normal CO levels in air. 10-29 ppm CO Problems over long-term exposure; chronic CO problems such as headaches, nausea; not the most dangerous level. 30-35 ppm CO Flu-like symptoms begin to develop, especially among the young and the elderly. 36-99 ppm CO Flu-like symptoms among all; nausea, headaches, fatigue or drowsiness, vomiting; most CO detectors sound off here. 100 ppm + CO severe symptoms; confusion, intense headaches; ultimately brain damage, coma, and/or death, especially at 300 to 400 ppm+. *(parts per million)

regularly inspect fireplaces and chimneys to insure proper ventilation. never use a gas or charcoal barbeque indoors. never start a car or gas powered lawnmower or snow blower in a closed garage. install a carbon monoxide detector in your home.

aaron joined the Delta association in 1998. He obtained his Broker’s license in May of 2001 and acquired the coldwell Banker amaral and associates franchise soon thereafter.

it wasn’t long after that he became involved with the Delta association of RealtoRs®, first as an appointee to the Board of directors, and then as treasurer, President-elect and President in the year 2007. He currently is chairperson of the local Government Relations committee at the association. He serves as treasurer on the board of directors of east Bay Regional Data, inc., the regional Mls providing Mls data to Delta association members.

aaron is a lifelong oakley resident. He graduated from liberty High school and went on to st. Mary’s college, where he played football as a fullback.

He and his wife amy have two children, anthony and isabella, who receive plenty of attention from their Mom and Dad.

in addition to his active residential business, aaron’s other companies include coldwell Banker commercial, a. Meadows Property Management, and a. Meadows construction, a company involved in residential rehab and maintenance.

aaron effectively utilizes the talents of agents that are licensed with him to be involved in the operations of his various

companies.

Besides his devotion to his family, his interests include investing and building his personal real estate portfolio.He enjoys travel, but doesn’t get far, mostly camping and going to the santa cruz beaches, with an occasional tahoe trip.

aaron claims that he doesn’t have any hobbies, but it looks like kids and family top the list. He says he really

loves working out, that is, when he can.

He has served the Delta association of RealtoRs® in many capacities: committee chairs, treasurer, and President. His high level of sponsorship of the recent Delta installation of officers event helped to make the luncheon a profitable event.

the Delta association is appreciative of aaron Meadows. He has shown to be an unselfish contributor of his time and his commitment to improve the association.
