There’s a good rea-son why thekitchen and bath

are the most remodeledrooms in the home.When appliances, coun-tertops and cabinets be-come worn and dated,the atmosphere of theentire home is affected.

Yes, the home startsto feel “old.”

Owners planning tosell are generally ad-vised by their Realtorthat an investment inkitchen and bath re-modeling will probablybe recovered in thesales price, and that thekitchen is often the firstroom in the house po-tential buyers will in-vestigate.

Recently, the ownersof a 30-year-old homein Kailua’s Hillcrestcommunity — who lovetheir home and had nointention of selling it —

decided they would getmore enjoyment out oftheir abode if they up-graded and updated thekitchen and three baths.

The home was de-signed with an openfloor plan, with the pro-ject’s objective being toavoid opening up thekitchen and creating agreat room. The own-ers’ preference was toretain the kitchen as aseparate room whilemaking better use of theexisting space.

New cherry woodcabinets, granite coun-tertops, and ceramictile flooring were in-stalled. The oven andcooktop were replaced.“Appliance garages”were added under thecabinets to create aclean look and clear ad-ditional work space.Since the room was notlarge enough for an is-

land, two peninsulaswere added.

As a general contrac-tor as well as a kitchendesigner, Homeworkshas the expertise toperform structuralwork when needed. Inthis case, the Home-works’ team opened upa portion of thekitchen’s ceiling, whichhad originally beendropped to accommo-date an air conditioningduct and recessed light-ing, and the result was amore spacious feel dueto the extra foot inheight. The raised por-tion was trimmed withcrown molding to cre-ate a new design fea-ture, and ceiling fanswere added. New win-dow spaces were creat-ed above the sink areasin both the kitchen andthe laundry room.

The master bath was

totally gutted and re-done, which involvedmoving the plumbingsystem. A new, over-sized shower was in-stalled on the opposite

side of the room fromthe original shower, uti-lizing additional spacemade available by theremoval of a largeJacuzzi tub the owners

two sinks, and a newvanity with additionalstorage were additionalfeatures of the sparklingnew bathroom.

The guest bathroomwas also gutted and re-done, with the excep-tion being that the ex-isting bathtub was re-tained. Rather than re-place it, however, theowners opted to have itrecoated with a porce-lain finish.

The powder room hada “face-lift,” and the en-try was redesigned andreoriented. The existingstandard-hinged doorswere replaced by pock-et doors so they wouldno longer open directlyinto the main livingarea.

During the entire re-modeling process, theowners continued livingin the home. BecauseHomeworks was obser-vant of their schedules,inconveniences wereminimized. The ownersnoted that the only big

change in their lifestylewas using the mi-crowave and orderingtake-out more frequent-ly while work was inprogress in the kitchen.Homeworks also accom-modated the owners bytiming work on thebathrooms so at leastone was always accessi-ble.
