is excited to announce itsfree upcoming presentationby Dr. Elliot Eisenberg, sen-ior economist of the Na-tional Association of HomeBuilders (NAHB). Eisen-berg will be traveling toHonolulu to present thefindings of his study, “TheEconomic Impact of Hous-ing in the City and Countyof Honolulu.”

The free presentationwill be held Friday, Dec. 10,at 10:30 a.m., at the DoleCannery Ballrooms. Theevent is open to the public.

He holds a Bachelor’s ofArts degree in economicswith first class honors fromMcGill University, as wellas a Master’s in Public Ad-ministration and a Ph.D. in

Public Administrationfrom Syracuse University.Eisenberg is a frequentspeaker on housing andhousing-related topics, in-cluding: the economic im-pact of homebuilding, theunintended consequencesof government regulationson house prices, residentialfire safety, how to reduceconstruction risk, andmany other topics.

He is the creator of the

multifamily stock indexand the author of morethan 50 homebuilding in-dustry articles. Eisenberg isfrequently seen on televi-sion and heard on radio,and his research and opin-ions have been featured inBusiness Week, Forbes,Fortune, most nationalnewspapers.

The results of the studywill focus on the income,jobs and taxes produced bythe home building industryin Honolulu. Home build-ing generates substantiallocal economic activity, in-cluding new income andjobs for residents, and ad-ditional revenue for localgovernments. Eisenberg’sreport captures the effectof the construction activityitself, the ripple impact thatoccurs when incomeearned from constructionactivity is spent and recy-

cles in thel o c a leconomy,and the

ongoing impact that resultsfrom new homes becomingoccupied by residents, whopay taxes and buy locallyproduced goods and serv-ices.

BIA-Hawaii commis-sioned Eisenberg to con-duct this Oahu study. Thistype of study has been suc-cessfully applied to con-struction in over 500projects, local jurisdictions,metropolitan areas, non-metropolitan counties, andstates across the country.

The word is out and people are flock-ing to purchase photovoltaic (PV)systems to reduce or eliminate their

electrical bills. There are a virtually unlimited amount of

products available today for residential ap-plications and many companies are toutingthe amount of electricity that their panelsproduce. This is only part of the equation;once the panels produce electrical power,that power needs to be converted from directcurrent (DC) to alternating current (AC) anddelivered into your electrical panel.

Choosing the right combination of prod-ucts to produce the most energy can be chal-lenging, but there is one combination that isclearly the best one available now. We call itthe “perfect match”. Sanyo panels and En-phase micro inverters are designed for eachother and together they truly perform betterthan any other product that is currentlyavailable.

We have known for a while now that this

combination delivered the most power to atypical household and we have been able tocompare systems through remote monitor-ing, but we have never had our systemmounted on the same roof, with the sameexact conditions until recently. A customercalled to request that we add more PV panelsto her roof. She had purchased a systemfrom another vendor approximately a yearago. The company provided her with 10solarpanels and micro inverters.

She was told that this was the highest DCwatt panel she could purchase with a microinverter. As a result, she has averaged a littleless than 1 kWh per panel per day. This com-bination produces on average 250 kWh amonth, or a reduction of $62.50 from herelectric bill. This left her with an averagemonthly electric bill of $110.00.

It is common knowledge thatgetting more than one esti-mate is important before

you hire a contractor (or evenan unlicensed person).

However, the devil is in thedetails. For example, one bidmay be 10 percent lower thananother, but what isn’t stated isthat the so-called low bid pre-sumes only basic fixtures likefaucets and shower valves andtile, etc. Kitchen and bathfaucets, for example, can rangefrom $69 to several hundreds ofdollars, and the differences aredramatic. You must ask whatlevel of product is included.

“Before the demo/remodel/up-grade work actually begins, weoften ‘go shopping’ with ourclients to help identify whichitems are best for a given budgetand where to get them,” saysGerry Peters of HPS Construc-tion Services.

HPS has pioneered the so-called kitchen and bath “plug-in” revolution. The key tocost-effective kitchen and bathimprovements, according toPeters, is to reject notions thatyou have to move drains andother plumbing or electrical, orsuffer through drafting/plansand permits cost and timeagony and frustration, to get areally nice looking, modern andfunctional kitchen and bath.

HPS says depending on thelevel of change, and whetherthere is current water or otherdamage, these upgrades can begotten for $3,500-$8,500 forbaths, including tub-to-showerconversions, and $9,000-$15,000 for kitchens, as a gen-eral scope of pricing range,saving up to 40 percent overthe old approach of tear it outand start anew.

Another major area of con-

cern when choosing theright bid, is to determinehow detailed the proposalis, and whether it ad-dresses potential unfore-seen hidden problems,such as termite and waterdamage.

On repairs and biggerprojects, watch out forlow ball, base pricing toget you hooked, but thenyou get add-ons forthings you thought wereincluded, Peters says. Un-foreseen damage, clearlyspelled out in advance, isa legitimate add-on, butonly when it is reallynecessary. On the otherhand, you, as a client, cannotadd things in that weren’t dis-cussed.

Assuming a handyman or so-called contractor knows every-thing about the project or jobs

you have for them, is a mistake.Remember that a state GeneralExcise Tax license is not a con-tracting license.

Watch out particularly forpeople walking your street and

going door todoor with a clip-board, saying theyare doing yourneighbor’s proj-ect. Check anddouble checkwhom you chooseto do businesswith. HPS offerslicensed handy-man services inaddition tokitchen and bathupgrades and re-models, plus othergeneral contract-ing services.

With a valid li-censed contractor,you get all thestate-mandatedprotection. Butoften you may feelrushed becausesome work needsto be done, or,someone mayrush you into say-ing because theyare offering a so-called great deal ifyou agree at that

moment.Final bit of caution: Don’t

make verbal deals. It must bein writing.
