On which side of thebed do you sleep?Think back to the

various homes you havelived in. Did you favor aparticular side of the bedor did the area you favorchange with each move?Do you ever wonder whatside of the bed is best tosleep on in terms of fengshui?

Over the years, I havenoticed that symbolism isinvolved in what side ofthe bed you sleep on.Although in my feng shuicourse of study I didn’tofficially learn anythingabout bedside positions,my clients do ask this ques-tion from time to time. So Istarted taking note of thisover the years.

My Informal FindingsSince there are rules

governing where the bedshould be placed, youwould think that therewould be a rule about whoshould sleep where. But asfar as I know, there is not.Over the years, it has beeninteresting to note whichsides couples choose tosleep on in relation to the

door. My informal findingshave been quite consistentfrom home to home.

Closer to door, moreresponsibilityIt seems that the person

sleeping closest to the dooris the one who is the “pro-tector” of the home andfeels a bit more “incharge.” That personseems to be the one whotakes more responsibilityfor the home and is ener-getically more in tune withit. This is not meant to saythat the person farthestfrom the door does notcare, only that the one whosleeps closer to the door

Hawaii has thelargest number of“flat roofs” per

capita in the nation, andalong with those flat roofscomes the nuisance ofponding water conditions.Ponding water is

responsible for more dam-age to flat or low-slopedroofs than any other roof-ing condition. It createsunneeded stress on anystructure, and we all knowthat it’s just a matter oftime before that waterfinds its way into the

building, causing costlyrepairs and other issues. Traditionally speaking,

ponding water has beenthe Achilles’ heel of allacrylic systems. Even thebest fabric-reinforced sys-tems have experiencedlong-term trouble withponding water — depend-ing, of course, on how longand how deep the pondedwater is. Some manufac-turers even exclude pond-ing water from their war-ranties. Well, worry no longer.

With the installation ofRoof Slope, ponding watercan be eliminated fromthe equation in one quickand easy step. Thoseunsightly “bird baths” orsmall areas where waterand dirt collect can befilled with Roof Slope aswell, leaving your roof tostay as white as the day itwas applied.Roof Slope is a durable,

water-proof, polymer-richcementitious material thatcan be used as a stand-alone repair, or be applied

prior to the application ofyour White Lava orTropical Roofshieldreflective water-proofingsystems, as well as tradi-tional roofing systems. The material is designedto create auxiliary slopeover various roofing mem-branes and materials todivert water flow todrains, scuppers or an out-side edge. It’s a quick andeasy way to fill low spotsin flat roofs and achievepositive slope to aid inproper drainage.

Roof Slope provides adurable finish that has theability to incorporate theappropriate colored roof-ing granules to match theexisting roofing composi-tion when used as a stand-alone repair.Roof Slope is approved

by most major roofingmanufacturers for use as aleveling material beforeinstalling a new roof toeliminate ponding water. It also can be applied ontop of almost any type ofroofing.

Roof Slope can be usedover a variety of sub-strates outside of roofing, such as a deck or walkway. It can be used to createpositive slope on almostany surface that may bebucking water. As always, this simple,

effective and affordablesolution is brought to youby the water-proofingexperts at All WeatherSurfaces Hawaii. For more information,

The highly competi-tive marketing cli-mate offers an abun-

dance of choices frommany companies engagedin the solar industry. Alongwith the many opportuni-ties to benefit financially, consumers must also becautious to prevent beingvictimized by the question-able sales tactics of a few. While there is little doubt

of the wisdom and viabilityof “going green,” beingaware of certain basic factscan keep consumers frommaking imprudent choices.

Tax CreditsThe renewable energy

credits offered by both thefederal and state tax author-ities are the heart of the

attractiveness and viabilityof solar energy. For bothsolar water heating andphotovoltaic (PV) installa-tions, the 30 percent federalcredit and 35 percent statecredit will offset up to 65percent of the gross cost. The federal credit is unlim-ited, while the state ofHawaii caps the credit at$2,250 for water heatersand $5,000 per PV system.

The state Department ofTaxation has issued a direc-tive defining what consti-tutes a PV “system” todetermine how many cred-its can be legitimatelyclaimed by the taxpayer.

Unfortunately, somefirms have engaged inschemes to mislead poten-tial customers into claiming

extra credits. In one pro-posal, 33 PV panels werewired through five centralinverters to justify claim-ing credits for five systems. This was accomplished bydividing the array of collec-tors into three seven-paneland two six-panel “strings.”

This flies in the face oflogic as most systems usingmicro-inverters limit themaximum number of PVmodules to 13, 15 or 17 per“string.”

If the tax departmentchallenges the five-systemclaim, it’s the taxpayer whois ultimately liable for taxesincurred on the disallowedamount — not the solarcompany. Even if acceptedby the state, the net costafter tax credits is morethan $21,100, exceeding thatof other designs by $4,000-6,000 or more.

Over CapacityPV systems are popularly

described by over-zealouspromoters as being “yourown utility company.” Thetruth is that this is a mis-leading overstatement ofthe facts. The net-meteringagreement with HECOdoes not provide for resi-dential systems to “sell”

any excess power generat-ed to them.

“Selling” power to theutility company remainswith commercial PV sys-tems. This involves a differ-ent arrangement withHECO.

Power Purchase Agreement A Power Purchase

Agreement, or PPA, is aleasing plan under whichyou substitute the solarcompany for the utilitycompany as the provider ofyour energy needs. Thepremise is that paymentsare somewhat lower thanwhat the utility companywould charge you and thatpayment increases wouldbe manageable. Up-frontcosts could be “zero down”(with escalating monthlypayments), “some moneydown” (e.g. $5,000, withlower non-escalating pay-ments), or a “pre-paidlease” (e.g. $23,000 paid up-front, with no monthly pay-ments).

They operate similarly toautomobile leases, but for a

longer term of 20 years. The structure and terms aredependent on interest rateconcessions and the appli-cation of rebates. The ener-gy tax credits are the majorcomponent as the solarcompany keeps the credits. They claim the consumeris then freed from con-cerns that our taxingauthorities might modifyor eliminate the credits, but you can be sure thatthe leasing deals would beadversely affected andmarkedly different shouldthat ever occur. In addi-tion, a minimum FICOscore of 700 is required forstandard leasing programs.

In general terms, leasingis better than “doing noth-ing” and remaining a“hostage” to the power

company. But, based on thefigures provided to me, pur-chasing your own PV sys-tem is an even better option.Consider that many sys-tems have a “pay-back”period on the net cost ofabout five years. In thosecases, there would be nopayments to the utility com-pany from years six to 20beyond the minimum “con-nection” charge. In thestandard leasing plans, monthly payments contin-ue to the end of the 20-yearterm, at which time you caneither buy the system, orhave the solar companyremove it. You’d then beback with the utility compa-ny.

Planning for the holidays is abusy and joyful time. But all ofthe decorations, extra electri-

cal cords and the parade of peoplegoing in and out of your home callsfor more safety precautions to helpyou make this holiday season safe

and happy for you and your family. Here’s a checklist for home holi-

day safety:

• Ask a friend or neighbor to watchyour house and take in your newspa-per and mail if you plan to spend theholidays away from home. Put lightsthroughout the house on timers toturn them on and off in your normalliving pattern.

• If you display a live Christmastree or live greenery, select the fresh-est possible. A moist tree is less like-ly to catch fire. Look for a trunksticky with sap and for green needlesthat bend and are secure on thebranches.

• When using a live Christmastree, cut the base at a 45-degree

angle. Place it in a container withwater and always keep the waterlevel above the cut.

• Place trees a safe distance fromstoves, radiators, vents, fireplacesand any other heat source that maydry the tree. Inspect the tree for dry-ness daily.

• Inspect all holiday light wiring.Defective, worn or frayed electricalwiring should be thrown away.Check for the UL label on lights. Also, be sure to use fixtures specifi-cally designed for outdoor use if youdecorate your house, trees or yard.

• Use no more than three light setson any one extension cord. Also, don’t run electrical cords under rugs.

Switching upsleeping habits has a stronger sense ofhome-protector energy. Italso seems that the onecloser to the door is more“in control.” This can beeither the male or thefemale, depending on whoplays the strongest role intheir relationship. If you go back to cave-

man days, the father or theprotector always slept onthe side closest to the caveopening so as to be in thebest position to protect hisfamily should an intrudercome in. These days, how-ever, I have noticed just asoften that it is the femalewho sleeps closer to thedoor.

My side, your sideSometimes people get

accustomed to sleeping ona certain side of the bed,and then when a couplemoves to a new home, each keeps the side that isfamiliar even when theposition of the door haschanged. When I haveasked them to think backto the original home inwhich each began sleepingon a certain side, theanswer often matches mytheory.

Change of sides? If a couple shares that

their relationship has stag-nated and become routine,I sometimes suggest that

they change sides for aweek, “just for fun” and tosee if they experience bet-ter sleep, worse sleep, or ifthey feel they are gettingup on the “right” or“wrong” side of the bed.I also suggest this exer-

cise when a couple is inconflict and has opposingviewpoints. The exerciseallows them to “be in eachother’s energy” and oftenhelps them reach a bal-anced resolution by reduc-ing the polarity.Couples have reported

that switching sides isuncomfortable and weirdat first. In most cases, theone who sleeps nearest thedoor sleeps better than theother one, but eventuallythey go back to their origi-nal positions. Only a fewcouples out of a few dozenhave reported that theylike the new positions bet-ter.

Sleeping on a differentside may helpIf you are up for some

change, see how it feels tosleep on a different side ofthe bed tonight. Even ifyou sleep alone, you likelytend to gravitate towardone side or the other. Youmay find that changingpositions shifts your per-spective just enough thatyou see a new way to breakout of a limiting situationin your life.

Out of money andshort on time? Isyour project run-

ning over budget?Hard money may be

your answer.Hard money is a short-

term loan based on anasset such as real estate, gold, precious stones,401k or other retirementaccounts. A hard-moneylender, or privatelender, looks to theasset/collateral as thelast-resort source ofrepayment rather thanthe borrower.

Hard-money lendersare private lenders, notbanks.  They are individ-uals in the local areawho want to earn a large

and significant return ontheir money using a rea-sonably safe and tangi-ble vehicle (like realestate).

Hard-money lendersare not high-risklenders.  They are quiteconservative at offeringloans in a first mortgageposition and in rarecases, a second mort-gage position. Becauseof their conservative

approach using asset-based lending, few hard-money lenders wereinjured.

As a general rule,hard-money lendersdon’t care about creditscores, income, debt-to-income ratios, bank bal-ances or paymentrecords. The collateral isof utmost importanceand primary focus forthe private lender.

Term and StructureA hard-money loan is

typically of short dura-tion, six months to ayear, with no pre-pay-ment penalty. There isusually  no amortizationof principal  during the

loan term — the princi-pal amount being due inone lump sum at the endof the loan term.

The borrower makesmonthly, interest-onlypayments  as long as theloan is outstanding.  Ahard-money loan shouldbe thought of as a short-term answer to a financ-ing need and not a long-term solution. As such, the hard-money lenderwill be looking forthe  borrower  to providea clearly defined exitstrategy  when applyingfor the loan.

Pacific InvestmentGroup operates as a con-sulting firm focusing onthe facilitation of hard

money loans. We own aproprietary list of localprivate lenders and webring borrowers andqualified deals to ourlenders.

Pac. I. G. LLC does notoperate as a lender or abroker. We introduce ourprivate lenders andpotential private lendersto hard-money lendingopportunities. We ensurethat each lender is repre-sented by a legal firmspecializing in Hawaii

real estate, and we ushereach deal through theescrow process, wherethe transaction is furtherscrutinized by licensedprofessionals for theprotection of both bor-rower and lender.

As time goes by,things change.Televisions are

getting bigger, air condi-tioning installations aremore common, computersare in almost every homeand solar photovoltaicpanels are popping up onrooftops across Hawaii. So shouldn’t your home’selectrical system be mod-ernized also, to keep upwith all this powerdemand? Most older homes in

Hawaii may only have oneor two outlets per room.Extension cords andpower strips are goodsolutions to provide power

where it is needed. Theproblem, however, is thatthese are only temporarysolutions. Leaving exten-sion cords or power stripsas permanent power solu-tions puts people atgreater risk for housefires. Additional outlets, therefore, should beinstalled to supply perma-nent power where needed.A lot of today’s modern

appliances and electronics

require more power thanan older home may beequipped for. In fact, many older homes have allof their outlets on one cir-cuit. If more power isdrawn than the circuitbreaker is rated for, thecircuit breaker should tripoff. Circuit breakers are a

source of protection forour homes’ electricalwiring. Most people thinkthat a circuit breaker isjust a switch that can beturned off or on. If yourcircuit breaker trips off,it’s telling you that some-thing is wrong. The circuitbreaker itself may have

gone bad, a short may haveoccurred or too many ampsmay have been drawn. For dedicated equip-

ment such as air condition-ers, dedicated outletsshould be installed so thatother appliances and elec-tronic equipment can beplugged in without a cir-cuit breaker tripping off. Before hiring someone

to repair or upgrade elec-trical work, always lookfor a qualified and licensedelectrician. AlternativeElectric is a locally owned, licensed and insured elec-trical contractor, servingall electrical needs. Callfor a free estimate.

With the holidayslooming andkitchens full of

people cooking andpreparing holiday meals,be sure to have the rightcleaners on hand to makecleanup less trouble-some. Granite counter-tops require pH-neutralcleaners to help prolongthe surface shine and toprevent the sealer fromdegrading.

Stone Polish cleans, polishes and maintainsnatural stone surfacessuch as granite, marbleand quartz. The specialcleaning agents andwaxes in Stone Polishhelp to eliminate waterspots, fingerprints, dirtand other substances, which would otherwisedamage the color and fin-ish of the stone. It helps

to bring out the luster ofnatural stone, creating adeep, long-lasting shine.

For a more thoroughcleaner, Multi Clean isan extra strength pH-neutral, concentrateddetergent designed fordeep cleaning stone.Multi Clean gently andthoroughly lifts waxbuild up, oil and dirtfrom the pores and sur-face of all natural andcast stones without dam-aging the color and fin-ish of the stone. MultiClean would be recom-mended to use for disin-fecting countertops orfor heavy dirt cleanupprior to sealing.

If by chance you dohappen to get a stainfrom spilled oil, red wineor any other substancethat sat a little too long,

Island Stone Centeroffers poultice stainremovers. Overnight, thepesky stain can be gone,

and your granite will beback to looking like new.

It is important not touse household solventsto clean your stone coun-tertops, as they can stripaway the natural polishand shorten the life ofstone sealants. Othermaintenance products, stone fabrication sup-plies and pH-neutralcleaners and polishes can

be found at Island StoneCenter. Also availableare Stone Care kits, which contain both a

cleaner and polish sothat you can have bothproducts readily avail-able for use.

Where the Price is Right for Quality Cabinets

Page 12: Hawaii Renovation Nov 20 2011

This is the second articleof a three-part series.

Last week, we intro-duced a couple whois currently working

with Graham Builders tobuild a brand new hometo replace their 85-year-old house in Makiki.Working closely withGraham Builders’ designteam, the couple is wellon their way to having anew home that is bothquiet and energy efficient.Following demolition

of the old house June 21,Graham Builders beganconstruction of the newhome six days later.“The project is pro-

gressing extremely well,”said Evan Fujimoto, presi-dent of Graham Builders.“The homeowners visitthe site daily and we havecollaborated on a numberof items, including fixturelayouts, sound dampening

(and) scheduling, amongother things.”“The project is devel-

oping nicely and we haveto say that during thesepast few months, it seemsto be moving along at afast pace,” said the home-

owners in agreement. “It’samazing to see theprogress from demolitionto foundation to framingand to roofing.”The drywall phase of

the construction processis now complete. Interior

finish work follows, including doors and trim, painting, cabinets andcountertops, showers, electrical and plumbingfixtures, mirrors andshower doors, flooring, interior hardware andFreedomRail shelving (aversatile modular closet-organizing system).Installing sidewalks, driveways, fences andgates will be the finalphase. The house is notextremely large in termsof square feet, but will“live large,” meaning ithas a feeling of spacious-ness from an open andfunctional layout andfrom natural light thatfloods the interiorsthroughout the day. A bigconcern for the home-owners was noise abate-ment since their home issituated downwind, andless than 50 feet from theH-1 freeway. Insulation inthe walls and ceilings andthe use of Quiet Rockdrywall, in addition todual glazed windows, makes the interior very

quiet and peaceful. Ensuring the new homewill be as energy-efficientas possible also was highon the couple’s list.Working closely with thehomeowners, GrahamBuilders installed a lightgray “cool roof” that mini-mizes heat transfer andobscure glass clerestorywindows in the greatroom, which will reducethe need for lights duringthe daytime, among othergreen features. This story is the secondarticle in a three-partseries that follows theMakiki homeowners intheir design + build jour-ney and shares their expe-rience in building a newhome with GrahamBuilders. Be sure all lights are turnedoff before you go to bed orleave the house.

• Place candles and otheropen flames away fromdecorations. Never leaveburning candles unattend-ed and always supervisechildren when burning can-dles.

• Keep a fire extinguishernear your Christmas tree.Make sure your family hasa fire emergency escapeplan. In case of fire, leaveyour home and call for helpfrom a neighbor’s home.

• When buying artificialdecorations, check for“flameproof” or “fire retar-dant” qualities.

• Never burn wrappingpaper in a fireplace orwood stove. Certain inkpigments react with heatand create airborne partic-ulates that are dangerous toinhale. Also don’t burnevergreens, they could flareout of control and sendflames and smoke into yourhouse.

• Cooking is a leadingcause of home fires andhome fire injuries. Whenyou cook, be sure to wearclothes that fit close to thebody so they won’t be ignit-ed by hot burners. Do notleave items cooking on thestove and be sure that pothandles are turned in.

As Akamai PestSolutions hasgrown, it’s amaz-

ing how many customersare so happy that theydon’t have to go throughthe fumigation process. For those who have

been through the process, they know what a hassle itis and how much stress isinvolved when it comes tobagging up food, dealingwith refrigerated itemsand any other consum-ables, and then having todiscard any leftovers. But that’s not all when it

comes to fumigation

nightmares. Homeownersmust also leave the securi-ty and privacy of theirown home and turn it overto a group of strangers. They may have to stay in ahotel or with friends, andthey’ll probably have toeat out, board pets andtrim and remove plants.

When they return, theyface the possibility ofroof, gutter and plantdamage, and may evenhave to deal with a break-in. And, hopefully, thevikane and tear gasses willhave already been flushedfrom the structure so theresident can enter thehome safely. The orange oil treat-

ment is so much safer andless stressful, especiallyfor the elderly and thosewith health issues, as wellas homes with childrenand pets. It’s also a greatalternative to avoid tile

roof damage, since tileroofs are fairly commonin Hawaii. It’s also a greatalternative to commercialstructures and condo-minium buildings becausethere are no move-outcosts or lost business rev-enue. Akamai Pest Solutions

offers a full structurewarranty with annualinspections and a renew-able warranty for as longas the customer wouldlike. If you are looking fora safer way to treat fordrywood termites, con-tact us for an estimate.

BACKPAGECOVERSTORY

One of SanFrancisco’s topvintage home

painting contractors,Jimmy Suh, moved hisbusiness to Honolulu twoyears ago and was quicklyrecognized for the qualityof his meticulous work.A record of the hun-

dreds of homes, both vin-tage and new construc-tion, that Suh transformedduring his 15 years in SanFrancisco can be viewedon a DVD he makes avail-able upon request. The precision of his

work and understandingof color, as well as thetechnical aspects ofpainting, have made DeepPurple Painting one ofthe most “in demand”painting contractors inHonolulu.Suh’s projects include

both residential andcommercial buildingslocated in neighborhoodsthroughout Oahu.He said he is amazed to

find that so many of thehome and business own-ers who have contactedhim, and eventuallybecame clients, attributethe poor condition of thesurfaces to badly execut-ed paint jobs from thepast.

“I’ve found that otherpainters have added coatsof water-base paint overoil base … you just can’tdo that without bad con-sequences later in theform of cracking andpeeling. The first thingwe do when we accept ajob is make sure the sur-faces are prepared prop-erly. Sometimes we needto strip off improperlyapplied paint. But ulti-mately the additionaltime and money investedin a first class, profession-al paint job pay offbecause the customerwon’t have to repaint fora long time ... maybenever,” Suh said.Suh’s standard proce-

dure when contacted bya new customer is to visitthe job site and assessthe condition of the inte-rior and exterior sur-faces, discuss color withthe owners, and, particu-larly if the job is an inte-rior, whether there willbe any special conditionsinvolved. It’s always important to

agree on a timeline whichis contingent upon theowner’s plans and lifestyle. If the job is for a clientplanning to put the homeon the market, or getting

ready for a party or anyspecial event on the prop-erty, deadlines may becritical.“If the project is a com-

plete repaint of an interi-or, we will have to sched-ule carefully in order toavoid inconveniencing thehomeowner,” Suh said.“We try to be as accom-modating as possible.Once we can determinehow long the job will take,we can provide a cost esti-mate. If it’s necessary tostay within a specifiedbudget, we can always tai-lor the job to suit the

owner’s financial resources. The one thing we won’tcompromise on is quality.”Suh provides estimates

personally and makes it apoint to supervise every

job from beginning to end.He notes that he alsoanswers his own phone.Call him at 739-2000 toarrange a meeting andobtain a free estimate.
