various homes you havelived in. Did you favor aparticular side of the bedor did the area you favorchange with each move?Do you ever wonder whatside of the bed is best tosleep on in terms of fengshui?
Over the years, I havenoticed that symbolism isinvolved in what side ofthe bed you sleep on.Although in my feng shuicourse of study I didn’tofficially learn anythingabout bedside positions,my clients do ask this ques-tion from time to time. So Istarted taking note of thisover the years.
My Informal FindingsSince there are rules
governing where the bedshould be placed, youwould think that therewould be a rule about whoshould sleep where. But asfar as I know, there is not.Over the years, it has beeninteresting to note whichsides couples choose tosleep on in relation to the
door. My informal findingshave been quite consistentfrom home to home.
Closer to door, moreresponsibilityIt seems that the person
sleeping closest to the dooris the one who is the “pro-tector” of the home andfeels a bit more “incharge.” That personseems to be the one whotakes more responsibilityfor the home and is ener-getically more in tune withit. This is not meant to saythat the person farthestfrom the door does notcare, only that the one whosleeps closer to the door

Hawaii has thelargest number of“flat roofs” per

How to eliminate ponding water episodes for good
The highly competi-tive marketing cli-mate offers an abun-
dance of choices frommany companies engagedin the solar industry. Alongwith the many opportuni-ties to benefit financially,consumers must also becautious to prevent beingvictimized by the question-able sales tactics of a few. While there is little doubt
of the wisdom and viabilityof “going green,” beingaware of certain basic factscan keep consumers frommaking imprudent choices.
Tax CreditsThe renewable energy
credits offered by both thefederal and state tax author-ities are the heart of the
attractiveness and viabilityof solar energy. For bothsolar water heating andphotovoltaic (PV) installa-tions, the 30 percent federalcredit and 35 percent statecredit will offset up to 65percent of the gross cost.The federal credit is unlim-ited, while the state ofHawaii caps the credit at$2,250 for water heatersand $5,000 per PV system.
The state Department ofTaxation has issued a direc-tive defining what consti-tutes a PV “system” todetermine how many cred-its can be legitimatelyclaimed by the taxpayer.
Unfortunately, somefirms have engaged inschemes to mislead poten-tial customers into claiming
extra credits. In one pro-posal, 33 PV panels werewired through five centralinverters to justify claim-ing credits for five systems.This was accomplished bydividing the array of collec-tors into three seven-paneland two six-panel “strings.”
This flies in the face oflogic as most systems usingmicro-inverters limit themaximum number of PVmodules to 13, 15 or 17 per“string.”
If the tax departmentchallenges the five-systemclaim, it’s the taxpayer whois ultimately liable for taxesincurred on the disallowedamount — not the solarcompany. Even if acceptedby the state, the net costafter tax credits is morethan $21,100, exceeding thatof other designs by $4,000-6,000 or more.
Over CapacityPV systems are popularly
described by over-zealouspromoters as being “yourown utility company.” Thetruth is that this is a mis-leading overstatement ofthe facts. The net-meteringagreement with HECOdoes not provide for resi-dential systems to “sell”
any excess power generat-ed to them.
“Selling” power to theutility company remainswith commercial PV sys-tems. This involves a differ-ent arrangement withHECO.
Power Purchase Agreement A Power Purchase
Agreement, or PPA, is aleasing plan under whichyou substitute the solarcompany for the utilitycompany as the provider ofyour energy needs. Thepremise is that paymentsare somewhat lower thanwhat the utility companywould charge you and thatpayment increases wouldbe manageable. Up-frontcosts could be “zero down”(with escalating monthlypayments), “some moneydown” (e.g. $5,000, withlower non-escalating pay-ments), or a “pre-paidlease” (e.g. $23,000 paid up-front, with no monthly pay-ments).
They operate similarly toautomobile leases, but for a
longer term of 20 years.The structure and terms aredependent on interest rateconcessions and the appli-cation of rebates. The ener-gy tax credits are the majorcomponent as the solarcompany keeps the credits.They claim the consumeris then freed from con-cerns that our taxingauthorities might modifyor eliminate the credits,but you can be sure thatthe leasing deals would beadversely affected andmarkedly different shouldthat ever occur. In addi-tion, a minimum FICOscore of 700 is required forstandard leasing programs.
In general terms, leasingis better than “doing noth-ing” and remaining a“hostage” to the power
company. But, based on thefigures provided to me, pur-chasing your own PV sys-tem is an even better option.Consider that many sys-tems have a “pay-back”period on the net cost ofabout five years. In thosecases, there would be nopayments to the utility com-pany from years six to 20beyond the minimum “con-nection” charge. In thestandard leasing plans,monthly payments contin-ue to the end of the 20-yearterm, at which time you caneither buy the system, orhave the solar companyremove it. You’d then beback with the utility compa-ny.

Planning for the holidays is abusy and joyful time. But all ofthe decorations, extra electri-
cal cords and the parade of peoplegoing in and out of your home callsfor more safety precautions to helpyou make this holiday season safe
and happy for you and your family. Here’s a checklist for home holi-
day safety:
• Ask a friend or neighbor to watchyour house and take in your newspa-per and mail if you plan to spend theholidays away from home. Put lightsthroughout the house on timers toturn them on and off in your normalliving pattern.
• If you display a live Christmastree or live greenery, select the fresh-est possible. A moist tree is less like-ly to catch fire. Look for a trunksticky with sap and for green needlesthat bend and are secure on thebranches.
• When using a live Christmastree, cut the base at a 45-degree
angle. Place it in a container withwater and always keep the waterlevel above the cut.
• Place trees a safe distance fromstoves, radiators, vents, fireplacesand any other heat source that maydry the tree. Inspect the tree for dry-ness daily.
• Inspect all holiday light wiring.Defective, worn or frayed electricalwiring should be thrown away.Check for the UL label on lights.Also, be sure to use fixtures specifi-cally designed for outdoor use if youdecorate your house, trees or yard.
• Use no more than three light setson any one extension cord. Also,don’t run electrical cords under rugs.

Switching upsleeping habits has a stronger sense ofhome-protector energy. Italso seems that the onecloser to the door is more“in control.” This can beeither the male or thefemale, depending on whoplays the strongest role intheir relationship.If you go back to cave-
man days, the father or theprotector always slept onthe side closest to the caveopening so as to be in thebest position to protect hisfamily should an intrudercome in. These days, how-ever, I have noticed just asoften that it is the femalewho sleeps closer to thedoor.
My side, your sideSometimes people get
accustomed to sleeping ona certain side of the bed,and then when a couplemoves to a new home,each keeps the side that isfamiliar even when theposition of the door haschanged. When I haveasked them to think backto the original home inwhich each began sleepingon a certain side, theanswer often matches mytheory.
Change of sides?If a couple shares that
their relationship has stag-nated and become routine,I sometimes suggest that
they change sides for aweek, “just for fun” and tosee if they experience bet-ter sleep, worse sleep, or ifthey feel they are gettingup on the “right” or“wrong” side of the bed.I also suggest this exer-
cise when a couple is inconflict and has opposingviewpoints. The exerciseallows them to “be in eachother’s energy” and oftenhelps them reach a bal-anced resolution by reduc-ing the polarity.Couples have reported
that switching sides isuncomfortable and weirdat first. In most cases, theone who sleeps nearest thedoor sleeps better than theother one, but eventuallythey go back to their origi-nal positions. Only a fewcouples out of a few dozenhave reported that theylike the new positions bet-ter.
Sleeping on a differentside may helpIf you are up for some
change, see how it feels tosleep on a different side ofthe bed tonight. Even ifyou sleep alone, you likelytend to gravitate towardone side or the other. Youmay find that changingpositions shifts your per-spective just enough thatyou see a new way to breakout of a limiting situationin your life.

your answer.Hard money is a short-
term loan based on anasset such as real estate,gold, precious stones,401k or other retirementaccounts. A hard-moneylender, or privatelender, looks to theasset/collateral as thelast-resort source ofrepayment rather thanthe borrower.
Hard-money lendersare private lenders, notbanks. They are individ-uals in the local areawho want to earn a large
and significant return ontheir money using a rea-sonably safe and tangi-ble vehicle (like realestate).
Hard-money lendersare not high-risklenders. They are quiteconservative at offeringloans in a first mortgageposition and in rarecases, a second mort-gage position. Becauseof their conservative
approach using asset-based lending, few hard-money lenders wereinjured.
As a general rule,hard-money lendersdon’t care about creditscores, income, debt-to-income ratios, bank bal-ances or paymentrecords. The collateral isof utmost importanceand primary focus forthe private lender.
Term and StructureA hard-money loan is
typically of short dura-tion, six months to ayear, with no pre-pay-ment penalty. There isusually no amortizationof principal during the
loan term — the princi-pal amount being due inone lump sum at the endof the loan term.
The borrower makesmonthly, interest-onlypayments as long as theloan is outstanding. Ahard-money loan shouldbe thought of as a short-term answer to a financ-ing need and not a long-term solution. As such,the hard-money lenderwill be looking forthe borrower to providea clearly defined exitstrategy when applyingfor the loan.
